Expect property for sale in Marylebone to hover around the 1

million mark, with the overall average price paid for a property in

the area standing at 1,376,977, according to property portal

Rightmove. However, this price shouldn't lull anyone into a false

sense of security as one-off homes of magnificent proportions

and character are regularly sold for in excess of 20 million.

Overall sold prices in Marylebone were up 11% on the previous

year, and up a massive 41% on 2011, also according to Rightmove.

Who's buying in Marylebone?

Reputed for its village atmosphere, Marylebone is an oasis of

calm - hard to believe given its location off of Oxford Street andRegent's Park. The chic ambience attracts home-grown and

mainly European movers who are looking to put down roots in

the city. Marylebone's close proximity to Harley Street means the

medical fraternity are happy at home in W1, as are young

professionals drawn by the excellent tube service from Baker

Street and walking distance to the West End.

The Portman Estate encompasses 110 acres of Marylebone and over

500 properties. Another 92 acres of Marylebone come under the

Howard de Walden estate. Both estates feature swathes of Georgian

garden squares, which give Marylebone its characteristic charm. W1

Marylebone area highlights

While Marylebone residents can walk to the West End in a matter of minutes, they often choose the

neighbourhood as a base as it offers all the retail and dining facilities a discerning urbanite would ever

need. The restaurant de jour- Chiltern Firehouse - is set on Chiltern Street in Marylebone, and is attracting

a cult following. Marylebone High Street is the centre of the community with restaurants, boutiques and

one-off stores selling everything from Scandinavian furniture to cheese at La Fromagerie, although the

weekly farmers' market that takes place every Sunday on Cramer Street draws in the crowds. Away from

the main thoroughfare, New Quebec Street and Seymour Place are worth a look for interestingindependent retailers. Community is king in the neighbourhood and the Marylebone Summer Fayre is an

annual highlight. Other attractions in the area include Wigmore Hall in Wigmore Street, exhibitions at the

Wallace Collection in Manchester Square and the Everyman Cinema in Baker Street.
