Habitat for Humanity Philadelphia is an independently chartered

affiliate of Habitat for Humanity International, a nonprofit

organization that seeks to eliminate poverty housing and

homelessness from the world, and to make decent shelter a matter

of conscience and action. Locally, Habitat Philadelphia is on a

mission to transform lives and our city by building and repairing

quality homes in partnership with families in need, and uniting all

Philadelphians around the cause of affordable housing. Reaching

out from Christian roots across faith, denominational, economic

and racial lines, Habitat works in partnership with prospective and

existing homeowners, volunteers, donors, community organizations

and all those who can help reach these goals.

Growth and optimism were more than just buzz words at Habitat Philadelphia this year. To better serve the growing need for affordable housing in Philadelphia, in 2012 we expanded our construction and weatherization/repair services and in the process forged strong relationships with city agencies, corporate and foundation partners, and the thousands of volunteers who join in our mission.

We’re thrilled to share some highlights with you:

• In 2012 Habitat Philadelphia created the Building Impact Strategic Plan, a roadmap to guide our dramatic growth in coming years. The plan hinges on three objectives: to strengthen and diversify our revenue streams; to leverage our partnerships and community engagement; and in so doing, to increase our impact through increased homebuilding and home repair (please see Impact Chart on page 5).

• This year Habitat Philadelphia had 10 homes under construction. Seven families purchased their energy-efficient Habitat houses and became first-time homeowners, responsible neighbors, and property tax-payers.

• In Summer 2012 we welcomed our newest cohort of 11 Partner Families into the homeownership program, and they began completing their 350 hours of sweat equity! We’re humbled and inspired by their stories of drive and enthusiasm to become first-time homeowners. Our Weatherization & Home Repair Program (WHRP) served 15 low-income homeowners in 2012, helping these families to stay in their homes and maintaining affordable housing in the City. The WHRP also expanded its partnerships, collaborating with Project H.O.M.E. to serve as general contractor for 10 repair projects, and receiving in-kind donations of materials and skilled labor from Dow Chemical and The Mark Group.

• The Habitat ReStore salvaged 275 tons of materials from the local waste stream. Our truck is rolling across town making free donation pickups. We encourage you to call today (see pg. 11) and let the ReStore empty your garage or basement!

• As we closed out 2012, we acquired The Other Carpenter (TOC), a West Philadelphia-based non-profit serving low-income homeowners in need of critical home repairs. The Other Carpenter has provided services to over 660 families since beginning in 2001. Director David Heaton retired in October 2012 and asked Habitat to begin administering the program. TOC’s mission fits perfectly with our goal to expand our services across the city, and we’re honored to welcome The Other Carpenter as an additional repair program of Habitat Philadelphia.

• Faith in Action! Habitat provides a powerful opportunity for all people to put their core beliefs about justice, loving our neighbors, equity and the environment into action. Zachary Wilcha, Development Manager for Faith Relations, leads the charge for Habitat’s new initiative and welcomes the opportunity to meet with your faith community.

Growth and optimism are everywhere at Habitat for Humanity Philadelphia, and, even more importantly, among the families and neighborhoods we serve. Every day we are truly thankful to be working with our partner families, our 2800+ volunteers, our dedicated staff and our Board of Directors.

Take a look at our growth!

Habitat Philadelphia is expanding its programs to meet the critical needs of our city, where 1 in 4 households must choose between keeping a roof overhead and paying for other essentials such as food and school supplies. In the next three years we will increase the number of houses we build or rehab, and dramatically expand the number of families we serve through projects in the Weatherization and Home Repair and The Other Carpenter programs.

The Weatherization and Home Repair Program (WHRP) and The Other Carpenter (TOC) complete smaller projects which take less time and money than traditional homebuilding. This enables Habitat to expand its impact and serve more families across Philadelphia.

Our Partner Family: Deidre Meade Building her family’s future with Habitat

Deidre Meade is working hard to raise her four-year-old son Shahid in a safe, stable home. She braves the weather year-round as a bicycle security officer at Temple University. And she is dedicated to finishing 350 hours of Sweat Equity work with Habitat Philadelphia, to build a bright new future for her family.

Owning a home has been a long-time goal for Deidre. Several years ago she and her son moved into a house that (unbeknownst to them) was filled with flaking lead paint. Shahid developed signs of lead poisoning and had to begin treatment to counteract the effects. Deidre paid to have the house treated, but knew this wasn’t enough. And despite working overtime at her job, she couldn’t save enough money to pay the deposit on a new rental. She knew that Habitat Philadelphia’s homeownership program was the perfect opportunity, and when she found out she’d been accepted, “I started screaming, shouting, and crying” all at once, she said.

Deidre now spends two days a month working on Habitat’s construction sites and attending workshops on everything from financial literacy to home maintenance. Sweat Equity is a big commitment of time and energy, but Deidre is no stranger to hard work and big dreams!

Our FAMILIES:

Habitat Philadelphia is about hard work and partnership. Partner families invest 350 hours of Sweat Equity, and Habitat invests in their success, too: we sell our houses at cost, with a zero-interest mortgage. This ensures that families pay no more than 30% of their income on housing—empowering them to focus on other critical expenses such as health care, child care and education. Habitat families become engaged, long-term neighbors and tax-payers, building strong neighborhoods and supporting our City. And every zero-interest mortgage payment is “paid forward” towards future construction projects and more family partnerships. Together, we are transforming poverty housing in Philadelphia.

Our New Homeowners: The Garoma-Hailu Family

Sintayehu and Birhane entered our homeownership program in September 2010. They purchased a Habitat house in December 2012, just in time for the holidays

Sintayehu and Birhane grew up in Ethiopia. They earned professional degrees (Sintayehu as an ecology professor, Birhane as a nurse) and dreamed of moving to the United States. After being selected in the U.S. State Department’s Diversity Visa Lottery for legal residence in America, they packed their belongings and flew to Philadelphia. But reality quickly set in when they found that their degrees wouldn’t transfer to American accreditation systems. They suddenly had no job prospects, and almost no community to turn to for help.

Sintayehu and Birhane were committed to making things work, taking multiple jobs and enrolling in community college courses. They made do with a cramped, frigid one-bedroom apartment (all they could afford). But when their daughter Sifin arrived they knew they needed a better home. They applied to Habitat’s homeownership program and were overjoyed to find out they’d been accepted. Between work, school, and Sweat Equity, it’s an understatement to say that Sintayehu and Birhane have stayed busy. But they couldn’t be happier to own a safe, decent affordable home as they advance their careers and raise Sifin, now three years old. Birhane is close to finishing her advanced certifications and is excited to practice nursing again. Sintayehu is pursuing a graduate degree in biology and hopes to teach high school science. We congratulate the Garoma-Hailu family and wish them best of luck as they turn one dream after another into reality!

Every 5 1/2 minutes around the world, Habitat for Humanity volunteers help move another family into safe shelter.

Habitat Philadelphia builds globally as well as locally, supporting 124 additional fami-lies throughout the world since 1986!

Habitat Philadelphia’s volunteers are the heartbeat of our work! In 2012, over 2800 individuals and groups partnered with us at our construction sites, our home repair projects, and our ReStore. Here, some of our dedicated volunteers explain why they’re a part of the crew.

“In 2012 I committed to volunteering at Habitat Philadelphia’s construction sites at least once a month for the whole year. I like learning skills that I can

bring to my own projects at home, and I like seeing the dramatic change that takes place in the homes and the neighborhood! The staff is so patient and friendly. The work is tangible, and you see results immediately.”

Amanee volunteers on our Family Services Committee, which supports the homeownership program. “This is Habitat from a vantage point that’s totally different from working on a construction site. I reviewed applications for this year’s Partner Families, and I’m so excited about their journey to homeownership. The need for safe and affordable housing is loud and clear, and Habitat is doing necessary work to even the playing field for many Philadelphians.”

Members of the church have been volunteering with The Other Carpenter for a decade, and we welcome them to Habitat Philadelphia! The acquisition is “fantastic—it’s a great way to ensure that the important work of The Other Carpenter continues in the neighborhoods of West Philadelphia,” says volunteer Don Smith.

Reduce, Reuse, Recycle, ReStore!

We celebrated the one-year anniversary of the Habitat Philadelphia ReStore in 2012! The ReStore is a second-hand retail outlet where quality donated home goods, furniture and building materials are sold to the public at a fraction of the original cost.

New donors, new volunteers and new customers come through the doors each week—and every one of them is critical to our success. And, the ReStore is a vital stream of funding—all proceeds go back towards Habitat’s homebuilding and repair programs. In 2012 the ReStore grossed over $383,000 to help low-income Philadelphians in need. The ReStore is a win for everyone.

The Building HOPE Luncheon gets better every year! Our third annual luncheon, on May 1, 2012, was held at the Crystal Tea Room in Center City Philadelphia, having outgrown its former location.

Thanks to the efforts of our 23 sponsors, 67 table captains and dedicated event committee volunteers, this year’s luncheon raised $186,000 for Habitat Philadelphia and inspired over 760 guests!

Tom Burgoyne, “Best Friend of” the Phillie Phanatic, shared his reflections on collaboration and staying true to the game—both in baseball and in striking out poverty housing. Jennaphr Frederick of Fox 29 joined us as MC. And Habitat homeowner Annette Martin and her daughter Alijaynae wowed the audience with their story of perseverance, from entering the homeownership program to studying for advanced degrees in their new Habitat home.

We thank all of our guests this year for believing in the families of Habitat Philadelphia and helping to transform more lives and our City. Every penny was put to hard work—together with our partner families and volunteers—as we built new homes and new lives in 2012.
