It was along the White River that some of Hamilton County’s first inhabitantsresided. The Delaware Indians cultivated crops and built a village onthe river’s west bank. William Conner built a log home and tradingpost, the area’s first, on the east bank in 1802. His enterprise quicklydeveloped into a major trading center. The Treaty of St. Mary’s in 1818,and subsequent removal of Native Americans to lands to the west, opened the area to settlement by the new Americans.

In 1822, the land office in Brookvillemade large tracts of land available forpurchase and settlement. Connerbought substantial parcels in what wouldbecome the counties of Hamilton andMadison. Hamilton County, named forAlexander Hamilton, was established ayear later. Originally the new county wasdivided into two townships, White RiverTownship in the north and DelawareTownship in the south. The division wasshort-lived, lasting only a decade. As wasthe case in many other newly formedcounties, Hamilton County was furthercarved, in 1833, into the nine townshipsthat remain today.

Soon after formation of the county, the village of Noblesville was selected asthe county seat. William Conner andJosiah Polk platted the town along theeast bank of the White River severalmiles north (upstream) of Conner’sflourishing trading post. This location ison the north edge of what was calledHorseshoe Prairie. The first publicbuilding erected in Noblesville was a jail.A log courthouse soon followed, butwas replaced in 1831 by a frame structurelocated on the site of the present building, which was completed in 1878.Cicero and Stony Creeks, tributaries ofthe White River, had many gristmills

along their banks, which contributed tothe expansion of Noblesville Township’sagricultural economy.

Ideal farmland and access to majortransportation routes lured diversegroups to Hamilton County, sparkingrapid growth. The Roberts Settlementin Jackson Township was settled bydescendents of a North Carolina valet.

Westfield, settled in 1832, thrived asone of the Quaker communities startedin the county. It was an important stopalong the Underground Railroad in theyears prior to the Civil War. UnionHigh School was started in 1861, anddrew students from around Indiana andsurrounding states. The school, whichclosed after over fifty years of service, ultimately became the home of theUnion Bible Seminary. Westfield is alsothe site of the first Carnegie library inHamilton County (1910). With itstremendous growth in recent years,Westfield became a city in 2008.

Clay Township folks wanted to designate an area where local businessescould locate and flourish. In 1837, fourlandowners plotted fourteen lots andoffered them for sale. The village wasinitially called Bethlehem, and a postoffice, opened in 1846, carried thisname. As there was another Indianacommunity with that name along the

Ohio River, in 1874 the name was formally changed to Carmel.

Two critical developments had a profound impact on Hamilton County’seconomy in the post-Civil War years. The construction of railroads and thediscovery of natural gas fields sparkedthe development of manufacturing andgrowth of several towns.

The Anderson, Lebanon and St. LouisRailroad, and the Monon soon followed the county’s first railroad, thePeru and Indianapolis. Towns likeFishers, Eagletown, Jolietville andDurbin sprang up along the lines andbecame commercial centers for theirrespective surrounding areas.

Fishers was platted in 1872 along therailroad. It is the only surviving town inDelaware Township, the smallest in thecounty. Fishers remained a quiet villagefor its first one hundred and ten years.I-69, and easy access to Indianapolis’beltway (I-465) spurred the town intobecoming the fastest growing communityin the state. In the 1990s, Fishers alsodeveloped into a retailing dynamo, withextensive shopping options followingthe subdivisions that seem to sproutfrom the ground like the crops they aredisplacing. Many jobs are tied to the“new economy” businesses that havelocated to Fishers over the past dozenyears. In the 21st century, only Fishersstill enjoys a railroad connection (andactive passenger station), but it is nolonger the stimulus to this community’srecent explosive growth.

Sheridan, like Carmel, is a community that was platted under adifferent moniker. In 1866, EgbertHigbee laid out the town of Millwood.Seventeen years later the communityreceived a post office, and “Sheridan”was chosen as the new name for thetown. Growth was slow until the MononRailroad arrived in 1882, and the town

became an economic center for thenorthwest part of Hamilton County, aswell as the mostly rural areas in adjacentBoone, Clinton, and Tipton Counties.Area natural gas fields did not have thesame effect on Sheridan’s growth as ithad on other nearby communities.

A few towns bloomed during therailroad expansion years only to all butdisappear a few decades later. Becks,New Britton and Millersburg leave fewremnants of their fleeting importancealong the “iron horse” trail. Hortonville, founded in 1832, prospered as the firststop south of Sheridan on the MononLine, but never grew beyond a smallcrossroads village with a few stores anda couple of factories. Sheilsville nevergot the chance to grow, as the townfaded away when the Peru and ChicagoRR choose to go through Buena Vista(Atlanta) instead.

In 1887, natural gas wells were drilledjust north of Noblesville. This valuable19th century energy source bestowedprosperous times to the small towns ofAtlanta, Arcadia and Cicero. In Cicero, manufacturing firms like the ModesTurner Glass and Bonita Glass hadhundreds of employees. During this era, some of the finest residences in thesetowns were built. The gas boom alsoimpacted Noblesville, solidifying itsposition as the county’s economic center. Today, some remnants of the“gas-fired” manufacturing sector stillsurvive, and form the nucleus for thecounty seat’s diverse economy.

The 20th century initiated change inHamilton County. Its inclusion in theIndy metro area has rapidly expandedthe county’s transportation, economicand social systems. Growth, and furthercommercial development presents someunique challenges for Hamilton Countyand her many thriving communities.

REAL ESTATEREAL ESTATE

Hamilton County residential living options range from “fixer-uppers” in the core of older communities, to the “paint is still wet” homes built daily, usually in the Fishers, Carmel, Noblesville, and Westfield areas. New homes in all price ranges are being added to the county’s housing inventory at a rate well above the state average. In 2006 county population growth ranked 25th in the nation according to the CensusBureau, and the number of new residential communities appearingreflects this strong standing.

Many of these new homes are indevelopments and subdivisions outsideof municipal limits, but essential publicsafety services are usually provided bytownships, or nearby cities and towns.Unincorporated areas of the countyareas are protected by the HamiltonCounty Sheriff Department. More ofthese neighborhoods are annexed everyyear, and become part of fast-growingcommunities like Noblesville and Fishers.

Annual new home construction starts in these high growth areas (2007 estimates) (town/townships):

Carmel/Clay (477)Fishers/Delaware-Fall Creek (751)Noblesville/Noblesville (626)Westfield/Washington (410)

Areas not shown in the previous boxhave not had as significant an increasein new home construction activity asthose listed. The balance of HamiltonCounty had approximately 148 newhousing starts during 2007.

New home price ranges in selecthigh growth areas:

Carmel ($239,000 - $2,795,000)Fishers ($150,000 - $3,200,000)Noblesville ($109,000 - $ 969,000)Westfield ($143,000 - $1,575,000)

As additional homebuyers seek theserenity of the rural quality-of-life foundin the northern townships, an ever-increasing growth rate is anticipated inthis region. In 2007 Hamilton Countyissued permits for 14 new homes inunincorporated parts of the county thatare not within the eight municipal“zones.”

Local towns and cities issue permitsfor sites outside of their borders butwithin municipal “zones.” Many ofthese new homes are in neighborhoodsthat will be annexed into city/town lim-its within the next few years. As Fishersgrows, very few developments in FallCreek & Delaware Townships will be inunincorporated.

Existing housing stock ranges in agefrom many decades, nearly new, with afew turn-of-the-century homes locatedin the center of most towns. There arestill some “remarkable buys” to be foundat pre-restoration prices, and small-towncharm adds a lot to their desirability.

Noblesville is home to a large varietyof restored Victorian houses, thoughsome are awaiting their “second chance.”Many of the historic homes throughoutthe county have been converted intobusiness offices and retail stores, addinga touch of old class to new businesses.

Much of the housing has been built

Page 36: Hamilton County Indiana County Wide Guide

in the past seventeen years, a periodwhen the county experienced a 140%growth in population. The 152,725 newresidents promoted construction ofmore than 54,700 new units. HamiltonCounty residents enjoy a wide range ofnew housing options, priced from$100,000 to upwards of three milliondollars.

Existing home price ranges in selected high growth areas:

Carmel ($115,000 - $4,750,000)Fishers ($110,000 - $3,200,000)Noblesville ($ 60,000 - $2,400,000)Westfield ($100,000 - $1,599,000)

The median value for housing (both existing and new) in HamiltonCounty is about $375,650. This is overtwo and a half times higher than the Indianapolis-Carmel MSA(Metropolitan Statistical Area) figureof $139,500. This high average reflectsthe growing number of up-scale subdivisions scattered throughout thesouthern half of the county, mostly inor around Carmel and Clay Township.

Homes of all price ranges can befound throughout the county, attractingfirst-time home buyers, growing families,empty-nesters, and those seeking luxurious estates in the serenity ofHamilton County.

Several developments, includingBridlebourne and Treesdale in Carmel, and The Overlook at Hamilton Properand The Woods at Hamilton Proper inFishers, are home to exclusive, million-dollar plus homes. Some Carmel andFishers neighborhoods consist of homesranging from $650,000 to $1,000,000.

The Village of WestClay, an exclusive planned community north ofCarmel, is selling custom homes for$900,000 to $1.7 million. There ismore affordable housing surrounding

an “old fashioned” town square thatoffers shopping and dining in authenticreplicas of 19th century storefronts.

Windemere at Carmel, WilliamsRidge (Carmel), and The Approach atHamilton Proper (Fishers) all offerhouses from $700,000 to $1.4 millionand lots in the $125,000 to $299,000price range. Noblesville is home to theupscale Sagamore community, andWestfield offers the Bridgewater Club, both built around beautiful golf courses.

As the population of the countygrows, dozens of other high-end housingdevelopments come online each year, increasing the value of the adjacentproperties. Property values in the county have been appreciating at afaster rate than metro Indy, trendingahead of most of the rest of the state. The 2000 Census reports the vacancyrate for Hamilton County residenceswas an unusually low 1.5%, comparedto 7.6% in Indy, and 7.7% in the restof Indiana.

Relocation & Moving Tips

When moving in or out of a house or apartment, be sure to contact the appropriateutility suppliers (electric, gas/propane, water, phone, cable). When initiating serviceat a new location, plan on some “turn on” services having to be scheduled up to a weekin advance. Some utility suppliers will require a deposit prior to starting service (besure to return any cable/modem boxes, and to reclaim any deposits you paid after any“turn off” service is completed). If the prior residents had an operational security systemin place, determine what the costs for continuing service with the current vendor willbe, or “shop” alternative security service suppliers. Upon moving in, test (or replace) all smoke and carbon monoxide detectors and batteries.

Advise all of your insurance carriers of any changes in coverage and address (auto, homeowner, and renter’s insurance rates can vary substantially by where you reside). If moving into a house, consider having all entry door locks changed (previous ownersmay have circulated keys with delivery people, contractors and others).

Contact (or go to) any post office for a free “Change of Address” kit and follow theinstructions. Also, as you receive monthly (or quarterly) credit card bills, insurancepremiums, and other correspondence/periodicals, use any “Change of Address” forms or cards provided, or note changes on the front of invoices. The Indianapolis metropolitan areasupports a wide array of professionalfranchises in both major and minorleagues. All sport teams play in excellentvenues within the city.

The 2007 NFL World ChampionColts moved to Indianapolis fromBaltimore in 1984. The new 63,000-seat Lucas Oil Stadium opened for the2008 season. The addition of severalkey “Pro-Bowl” players in the past several years has given Colts fans causeto dream of additional AFC and SuperBowl titles.

The Indiana Pacers won three ABAchampionship titles prior to entering theNBA in 1976. After twenty-five yearsin Market Square Arena (razed, 2001),the Pacers moved to the new ConsecoFieldhouse in 1999. In this spectacular

state-of-the-art “retro-look” multi-usearena the Pacers hosted their first NBAfinals in 2000, ultimately losing to theL.A. Lakers in six games.

The Indianapolis Indians have wonmany championships in their 121 yearsof competing in several minor leaguebaseball associations. Since 1996 theyhave played in Victory Field, consideredby many as “the best minor league ballpark in the country.”

Hockey great Wayne Gretsky firstplayed professionally in Indy with theold WHL Racers. The current minorleague hockey franchise is the IndianaIce, whose home is the StateFairgrounds Coliseum. The intimateconfines of this venue are enhanced bythe banners documenting the divisionand league championships won by Iceplayers, some who have gone on to the NHL.

Indianapolis is synonymous with auto racing. For the last ninety years thefamous Indy 500, run on Memorial DayWeekend, was the world’s top event inmotor sports. In 1994 the “good ‘olboys” from NASCAR started racing intheir circuit’s largest-attendance (andbiggest payday) event, the Allstate 400at the Brickyard (run in early August). In 2008 the first Red Bull IndianapolisGP race was run on the recently configured MotoGP course at theIndianapolis Motor Speedway.
