ongoing impact that resultsfrom new homes becomingoccupied by residents, whopay taxes and buy locallyproduced goods and serv-ices.
BIA-Hawaii commis-sioned Eisenberg to con-duct this Oahu study. Thistype of study has been suc-cessfully applied to con-struction in over 500projects, local jurisdictions, metropolitan areas, non-metropolitan counties, andstates across the country.

As a TOTOdealer in Hawaii,T.OKI often tellsour Hawaii cus-tomers it is com-mon sense to usewashlets, and that amajority of homes
in Japan have such aproduct. In Japan, washlets can be foundin all public rest-rooms in departmentsstores, airports, hos-pitals and hotels. There is a trend mov-ing in this direction inthe U.S, but the coun-try is considerablybehind when it comesto bathroom technol-ogy.
Today, residents arecatching on to the bene-fits of the washlet asmany are buildinghomes or doing renova-
tion projects and in-cluding washlets totheir home plans.
Washing with water isimperative for properhygiene, especially in thisday and age when thereare relatively inexpen-sive devices such as theTOTO Washlet. Wash-lets, which are great formaintaining good health, can also be attached toyour existing toilet.
Why a TOTO wash-let? In purchasingsuch a device, you willdiscover an unparal-leled cleansing experi-

BUSINESS
As the holiday seasonapproaches, we thinkabout family, friends,
food and parties. One thingthat may not cross our mindis our home getting burglar-ized. After all, this is thetime of the year when mostpeople are away from theirhomes, either on trips or atparties. With presents lyingaround the home and noone present, this is the per-fect time for a burglar tostrike. So what can we do toprotect our family andhome?
Installing a security mo-tion light fixture, may helpdeter unwanted visitors. A
security motion light, whenactivated, will light up darkareas of the property. Thiscould make unwanted visitorsvisible to homeowners andtheir neighbors. It also coulddeter theft because criminalsdon’t want to be seen andidentified. When vacationingor just out, these lights willgive outsiders a sense thatsomeone may be home. Whenthey are activated, a criminalmay think that a homeownerheard a noise and manuallyturned on the light.
A security motion light isn’tjust to deter theft, it has otherbenefits. When activated, itwill help provide visitors
light to see a pathway ordoor. These lights also givehomeowners the convenienceof not having to look in thedark for a light switch or keysto open a door. Motion lightsmay also help to identifyguests as they walk to anentry way, or cars as theydrive up a driveway.
Alternative Electric offersfree assessments and esti-mates. We can help advise ahomeowner on placement oflights and areas that may becovered through the motionsensor.
So don’t be left in the dark, give Alternative Electric acall at 630-6741 or 285-3663.

The word is out and people are flock-ing to purchase photovoltaic (PV)systems to reduce or eliminate their
electrical bills. There are a virtually unlimited amount of
products available today for residential ap-plications and many companies are toutingthe amount of electricity that their panelsproduce. This is only part of the equation;once the panels produce electrical power, that power needs to be converted from directcurrent (DC) to alternating current (AC) anddelivered into your electrical panel.
Choosing the right combination of prod-ucts to produce the most energy can be chal-lenging, but there is one combination that isclearly the best one available now. We call itthe “perfect match”. Sanyo panels and En-phase micro inverters are designed for eachother and together they truly perform betterthan any other product that is currentlyavailable.
We have known for a while now that this
combination delivered the most power to atypical household and we have been able tocompare systems through remote monitor-ing, but we have never had our systemmounted on the same roof, with the sameexact conditions until recently. A customercalled to request that we add more PV panelsto her roof. She had purchased a systemfrom another vendor approximately a yearago. The company provided her with 10solarpanels and micro inverters.
She was told that this was the highest DCwatt panel she could purchase with a microinverter. As a result, she has averaged a littleless than 1 kWh per panel per day. This com-bination produces on average 250 kWh amonth, or a reduction of $62.50 from herelectric bill. This left her with an averagemonthly electric bill of $110.00.
We suggested that she add eight of ourSanyo panels with the “Perfect Match” En-

When looking for some-one to build yourhome, make sure you
settle on a general contractoryou’re comfortable workingwith.
To qualify that statement, after interviewing potentialcontractors, you should baseyour final decision on the con-tractor’s quality of recent proj-ects, as well as his knowledgeof building, his relationshipwith sub-contractors and hisreferences.
Steven Wong of Island HomeDesigns (IHD) is a general con-tractor you can trust. He’s ontime for meetings, honest, com-municates well and finds solu-tions to problems.
Family and friends say it wasa brave task taking on a recentproject of tearing down an old
house and rebuilding it fromthe ground up. The house was avirtual buffet station for ter-mites, with its foundationblocks literally floating over thedirt.
But Wong had no fear andwas determined to get thingsdone. He has a calm demeanorand is patient with customers. If he doesn’t know about aproduct, he researches it andprovides feedback.
The relationship with yourgeneral contractor is a partner-ship. Like a maestro in a sym-phony, general contractorsorchestrate the sub-contractors,every move.
Many residents don’t have theexperience to coordinate homeconstruction from the ground up.Let IHD be the one to help youget started.

It is common knowledge thatgetting more than one esti-mate is important before
you hire a contractor (or evenan unlicensed person).
However, the devil is in thedetails. For example, one bidmay be 10 percent lower thananother, but what isn’t stated isthat the so-called low bid pre-sumes only basic fixtures likefaucets and shower valves andtile, etc. Kitchen and bathfaucets, for example, can rangefrom $69 to several hundreds ofdollars, and the differences aredramatic. You must ask whatlevel of product is included.
“Before the demo/remodel/up-grade work actually begins, weoften ‘go shopping’ with ourclients to help identify whichitems are best for a given budgetand where to get them,” saysGerry Peters of HPS Construc-tion Services.
HPS has pioneered the so-called kitchen and bath “plug-in” revolution. The key tocost-effective kitchen and bathimprovements, according toPeters, is to reject notions thatyou have to move drains andother plumbing or electrical, orsuffer through drafting/plansand permits cost and timeagony and frustration, to get areally nice looking, modern andfunctional kitchen and bath.
HPS says depending on thelevel of change, and whetherthere is current water or otherdamage, these upgrades can begotten for $3,500-$8,500 forbaths, including tub-to-showerconversions, and $9,000-$15,000 for kitchens, as a gen-eral scope of pricing range, saving up to 40 percent overthe old approach of tear it outand start anew.
Another major area of con-
cern when choosing theright bid, is to determinehow detailed the proposalis, and whether it ad-dresses potential unfore-seen hidden problems, such as termite and waterdamage.
On repairs and biggerprojects, watch out forlow ball, base pricing toget you hooked, but thenyou get add-ons forthings you thought wereincluded, Peters says. Un-foreseen damage, clearlyspelled out in advance, isa legitimate add-on, butonly when it is reallynecessary. On the otherhand, you, as a client, cannotadd things in that weren’t dis-cussed.
Assuming a handyman or so-called contractor knows every-thing about the project or jobs
you have for them, is a mistake.Remember that a state GeneralExcise Tax license is not a con-tracting license.
Watch out particularly forpeople walking your street and
going door todoor with a clip-board, saying theyare doing yourneighbor’s proj-ect. Check anddouble checkwhom you chooseto do businesswith. HPS offerslicensed handy-man services inaddition tokitchen and bathupgrades and re-models, plus othergeneral contract-ing services.
With a valid li-censed contractor, you get all thestate-mandatedprotection. Butoften you may feelrushed becausesome work needsto be done, or,someone mayrush you into say-ing because theyare offering a so-called great deal ifyou agree at that
moment.Final bit of caution: Don’t
make verbal deals. It must bein writing.

phase micro inverters. This second sys-tem (with two less panels) has beenproducing an average of 1.3 kilowatts aday, 312 kWh per month, or $78 permonth in savings. Our “Perfect Match”of products is delivering over 32 per-cent more power per panel than theother products. This translates to $186 ayear more, per panel! A typical residen-tial system consists of anywhere be-tween 10-30 panels, which means our“Perfect Match” will potentially pro-duce $1,860 to $5,580 more in annualsavings over any of the other systemscurrently available. These other sys-tems may produce more watts perpanel on your roof, but they deliversubstantially less kilowatt hours to yourelectrical system, where it really mat-ters.

Home siding inHawaii has al-ways been an
area of high mainte-nance and high frustra-tion.
Sun, rain, humid-ity and salt are con-stantly combiningtheir strengths tobreak down paintedwood, vinyl andaluminum siding.
Fortunately, moderntechnology has developeda new line of products thatlook great and are guaran-teed — in writing — to
stay that way. Windows Hawaii, an es-
tablished replacement win-dow company, has nowexpanded its offerings bybecoming the Hawaiian Is-lands’ distributor and li-
censed in-s t a l l a t i o ncontractor
for Craneboard siding.Craneboard’s revolu-
tionary, lifetime-war-ranted products canupdate the look of yourhome and put an end tothe aesthetic and main-tenance headaches ofyears past.
Craneboard is ahigh-tech acrylic prod-uct that looks and feels
like wood. Its attractive products
come in a variety of stylesand colors and, best of all, never need to be painted.
However, don’t confuse
Craneboard with the vinylsiding that you may haveseen in the past 10 or 20years.
Craneboard is an archi-tecturally designed prod-uct line that can coverwalls, eaves and over-hangs, as well as trim andfascia boards. Most impor-tantly, it won’t fade orchalk like vinyl.
Craneboard has in-cluded several unique fea-tures to increase the valueand performance of theproduct. Insulated backinghelps keep your homecool. Its patented solidbacking also includes Per-formguard to repel ter-
mites and ants.Revolutionary Smart-
Track technology, one ofthe product’s greatest ben-efits, allows your home tobreathe so that moisturevapor doesn’t get trappedin the walls and causemold or dry rot. And forhomeowners in Hawaii, that can mean peace ofmind.
Craneboard has beentesting this product forseven years, and the prod-ucts are already installedon more than 100,000homes nationwide. Thecompany backs its productwith the industry’sstrongest warranty, which
includes lifetime coveragefor the original home-owner.
So if you’re lookingfor an attractive solu-tion to the fading, chalk-ing and cracking, giveCraneboard a look. Youmight be surprised bywhat you see.
Windows Hawaii is of-fering a limited-time set ofincentives for homeown-ers. The company also hasaffordable window pack-ages.
