New day clinic and sub-acute hospital opening in Pretoria East In close proximity to the Intercare facility, a brand new Residents in Pretoria East can look forward to a brand new Intercare day clinic and sub-acute hospital situated in the Hazeldean Office park, on Silver Lakes Road. This 2700sqm facility is seen as a real asset to the rapidly expanding upmarket suburb of Hazeldean, and brings the developers of the Hazeldean node yet another step closer to the completion of its full-circle-living concept in Hazeldean. Construction of this modern Intercare facility was recently completed, with installation of services currently underway. The Intercare day clinic and sub- acute hospital will start operating by early September 2012. The day clinic will cater for minor surgical procedures, and the sub-acute will allow for post hospital recovery and monitoring. The facility will also include services such as Physiotherapists, consulting rooms, etc. “In line with best building practices, the Intercare building has been orientated in such a way that it minimizes solar radiation, and maximises natural light. Double glazed windows and facade sections have been included to reduce heat transmission, with facade cavity walls complimenting the thermal insulation of the building. To minimise energy consumption, heat pumps have been installed to provide warm water, and high efficiency low energy lamps in all lighting fixtures”, says Abland Project Manager, Hannes Kleynhans. As part of the development of the Intercare facility, property developer Abland undertook to upgrade the nodal stormwater infrastructure at a cost of approx. R6.5 million. The upgraded infrastructure includes a storm water channel along Lipizzaner Road and a formalized piped storm water system from the northern corner of the Hazeldean Office Park, past Newmark Estate, discharging into the Silver Lakes feature ponds. This will greatly improve the nodal storm water management. Engen Filling Station is currently being constructed. The filling station is situated on Silver Lakes Road, adjacent to Virgin Active Gym in the Hazeldean Square Convenience Centre, and will be operational by 21 October 2012. It will start off with 4 pump islands, will include a Quick Shop with a Corner Bakery and you can also get some delicious Equatorial coffee. Current residential developments in Hazeldean are showing significant growth in the current economic climate with construction activities in The Retreat, The Meadows, The Ridge and Oukraal Houses at an all time high. The Retreat Retirement Estate is doing so well that it recently launched its fourth phase. Sales are picking up at the investor-targeted Oukraal Apartments. The lifestyle offered by the 900 hectare Hazeldean full-circle-living concept is becoming increasingly sought-after with families, retirees, investors and the like. Isabella’s Cake & Food Shop originated in Groenkloof,Pretoria, and the Hazeldean Square branch, which opened in December 2011, was the first of manyfranchises now situated in Gauteng. Owner Leani van derWesthuizen is a CA who worked as an AuditManager for 2 years before opening Isabella’s at Hazeldean.

Upon entering Isabella’s you will be greeted by an interiorthat is tastefully decorated with chandeliers and gorgeouswallpaper, with pink, white and black decor, which is chicand inviting. The ambience is relaxed and intimateand the service at Isabella’s is of the highest standard.

The display counter offers a tempting selectionof mouthwatering cakes and pastries, and croissants,cappucinos and breakfast quiche are amongst manyof the delicious daily treats available from earlymorning. Fresh pastries are baked daily, with Red Velvet,Nougat Cheesecake and Carrot Caramel Cakes amongthe favourites. Their lamb dishes are to die for and all of their food is made from only the f inest a n d f r e s h e s t o r g a n i c p r o d u c t s .

They serve breakfast and lunch, with a harvest tableavailable in the afternoon. At the harvesttable you can choose between chicken pie,lasagne and a variety of salads. Over weekendsa harvest breakfast table is also available offering a variety of delicious breakfast dishes.

Litigation is a formal process for resolving disputes incourt, based on the rights of the parties involved. Itis governed by extensive rules that are designedto increase the likelihood that all of the relevant factsare known by all parties. If you believe your rightshave been infringed you have a cause of action aga ins t a group o f peop le or a person .

A sectional title dispute is any situation in which a significant difference of opinion has arisen betweenowners of units or between an owner and the bodycorporate. The dispute can be in regard to any aspect of the management and control of the scheme or from the actions of trustees, owners or residentsin the scheme. A typical sectional title dispute may involve one or more owners, tenants, the trustees and the managing agent. The large number of parties involved in and affected by sectional title disputes can make them quite complex. Because of this complexity, resolving sectional title disputes through the traditional method of going to court (litigation) is an extremely lengthy and expensive process.

Negotiation, the least formal way of resolving a disputedirectly between the parties involved. A more formalversion of this process is to have each party representedby an attorney who negotiates on their behalf.

Mediation is an alternative to going to court. Inmediation, all parties involved in a dispute meet and tryto settle the matter with the help of an impartialmediator. The mediator is trained to help people settle conflicts collaboratively and has no decision-makingpower. The mediation takes place in a private, informalsetting with a non-confrontational atmosphere.

Arbitration is a process in which an independentand neutral third party hears evidence and argumentsf ro m t h e p a r t i e s i n vo l v e d i n a d i s p u t eand settles the dispute by making a binding decision.
