Pride of ownership, integrity, and a sense of accomplishment are their motivation. Above all, the Home Builders Association of Greater Springfield is committed to excellence. HBA members submit to an extensive screening process to ensure that they are professional builders/

remodelers with the experience, integrity, and financial stability to protect you, their customer. Also for your protection, the HBA requires all members to carry both general liability and workers’ compensation insurance. This assures you, the homebuyer that, any claims of injury on the worksite will not come against you or your property. Hiring a builder/remodeler who does not carry this state-required insurance could place that legal liability directly on the property owner. Our local HBA assists in policy-making on the state and federal level. In Washington D.C., the National Association of Home Builders (NAHB) is constantly monitoring and responding to proposals by the federal government that affect the home building industry and, ulti-mately, the price of your new home. NAHB provides our members the latest information on the best technology, trends, and construction tech-niques available from across the nation. The HBA is also a member of the Home Builders Association of Missouri (HBAM). Since it’s formation in 1954, the HBA has been educating the public on the benefits of owning a home, built or remodeled by one of its members. I encourage you to come and see what the local HBA builders and remodelers have to offer. By attending our trade shows in January and October and the Parade of Homes in June, you can see the beautiful homes and the newest ideas in building, remodeling and decorating. Whether you are interested in a home that emphasizes energy efficiency or you want the full array of green building features, the Home Builders Association of Greater Springfield supports the homeowner’s ability to make the choices and select the options that work best for your project and budget. HBA member builders and remodelers have the professional technical training and common sense approach to meet your individual needs in the most affordable and effective way. We have worked to prepare the industry for your increasing interest in energy efficiency and sustainable construction by educating and credentialing building professionals, developing measurements for green building, and advocating at the local and state levels for credible, voluntary, and market-sensitive energy efficiency and green building initiatives.

The HBA of Greater Springfield is proud to announce that many HBA members have taken courses and been awarded the Certified Green Professional (CGP) designation from the National Association of Home Builders. This designation is a reliable way to identify builders, remodelers, manufacturers and other members of the construction industry who are committed to making your home energy efficient and even certifiably green, if that’s your choice. CGPs understand that combining good, cost-effective building science with the right products and materials can help create a home that’s healthier and more efficient—while being kind to the environment.

By incorporating the National Green Building Standard into the curriculum, CGPs are trained to incorporate energy, water and resource efficiency, improved indoor environmental quality and sustainable and locally sourced products into their projects. If they are building a new home, they understand how to preserve the natural contours and water quality on the lot or site.

And because operating and maintaining a home correctly is the only way to make sure it “lives green,” the CGP is your resource for home owner education – from helping you choose the right products to advising you on how to ensure everything works the way it is designed. Your CGP can explain the “hows” and “whys” of green building and help you decide the aspects that are appropriate for your project.

CGPs must successfully complete 18 hours of classroom instruction and have at least two years of building industry experience before they earn their designation. They also are required to adhere to the CGP Code of Ethics and complete 12 hours of building industry and green-related continuing education every three years.

The largest American generation is either retired or quickly nearing retirement age. Baby boomers, the generation born between 1946 and 1964 and who count more than 76 million, may be getting older, but they are definitely not ready to head to the retirement home!

The boomer generation is more active than generations past, has a more sophisticated style and wants options and choices in their homes. Whether they are selling the homes where they raised their children and heading to sunnier pastures, or staying put and redesigning to accommodate their retired lifestyle, boomers are making an impact on new housing trends.

Some features that home builders and remodelers are seeing as they begin to cater to the boomers include:

Home OfficesSome boomers are choosing to work past the age of 65. As they transition from a traditional 9-to-5 job, however, they want home offices for flexibility. A second career or part-time employment often eliminates the hassle of commuting while keeping them active and bringing in supplementary income.

Tech/Media CentersThe tech-savvy boomer generation wants top-of-the-line amenities for their homes such as a media room with surround sound and central control systems, which manage all media sources in one location. The house may include a wireless home network (Wi-Fi), remote control lighting and security features.

Wider Doors and HallwaysAs a person ages, there is a likelihood that use of a wheelchair might become a necessity. Designing a home that is livable now but can transition and be functional as the occupant ages is important in ensuring that the home will be a good long-term investment. Wider doors and hallways are useful for moving larger furniture today, and will also be wheelchair accessible tomorrow.

Better Lighting/Bigger Windows The need for more lighting usually increases as we grow older. To accommodate this, builders are adding more windows and making them larger to let in more natural light. They are also adding more light fixtures in areas including under cabinets and in stairwells. Multiple switches to reduce the number of trips and dimmer controls to eliminate glare are other options.

First-Floor Bedrooms and BathroomsMore than 40 percent of new homes have master suites downstairs, a 15 percent increase over a decade ago. Boomers not wishing to go up and down stairs with bad knees and aching backs have helped fuel this trend. The bedrooms are also bigger, with larger walk-in closets and bathrooms that have a separate tub and shower and dual sinks.

Easy to Maintain Exteriors/Landscaping Yard work, painting, and other landscaping chores may no longer be enjoyable to aging home owners. People who move to a new home when they retire may opt for a maintenance-free community. Those that choose to stay in their homes might make improvements to exterior surfaces such as installing stucco, brick or low-maintenance siding. Lawns are being replaced with living patios, decorative landscaping, or flower beds which can be a hobby for gardening enthusiasts.

Flex Space“Flex space” has become more prevalent in both new homes and remodeling. Flex spaces are rooms that take on the purpose of the present home owner's needs but can adjust with changes as they occur. What may have once started out as a guest bedroom can be redecorated to serve as a hobby room or library. This allows home owners to stay in their homes longer as it continues to serve their needs throughout life’s stages.

Design on a BudgetSpend lazy Saturday afternoons browsing the pages of Architectural Digest or Dwell, wishing you had the budget to hire an interior designer to replicate their artistic interiors? Well-designed rooms don’t always have to come with a huge price tag; in fact, designing on a budget may be easier than you think. Many times, by changing small elements, you can give a room an entirely new personality. Sometimes adding a few colorful pillows or picking up a paintbrush is all you need to do to make your room look like something out of the pages of a magazine.

One of the most common fixes for a boring room is color. “Color is easy to do and inexpensive,” says Kathy Browning, owner of Design Consultants, a design firm in Virginia Beach, Va. Updating the color of just one wall in any room will give it an entirely new feel. Painting, when approached correctly, can be an enjoyable experience with instant rewards. Lauren Warnock, vice president director of design at Mary

Cook Associates, an interior design firm based in Chicago, reminds home owners that warmer colors can make a room feel cozier and more inviting. Cooler colors like grey or “stark white,” on the other hand, may give a room a more industrial feeling. “Light airy colors open up a space, while deep, darker colors can make a room appear smaller,” Warnock says.

For the style-conscious, earthy tones such as ambers, browns, and rust are currently popular. “Using modern glamour hues such as white and black with a punch of a teal, coral or chartreuse color is very hot as well,” says Warnock.

Connie Edwards, director of design for Shenandoah Cabinetry, has her own advice when it comes to color, particularly if you are looking at the kitchen. “You can never go wrong with neutrals, but color is hot now,” Edwards says. “Not necessarily vibrant colors — although for the right space, they can be fabulous — but think along the lines of buttery yellows, soft sage greens and nearly neutral blues.”

Adding accents to pieces you already own can also make a large difference. For instance, if your couch is not as exciting as it once was, try throwing a few fun accent pillows on it. Remember, throws and cushions, when selected as accents, can really bring new life to a tired piece of furniture. “The use of pillows, throws and draperies in living spaces enhances a room in many ways,” Warnock says. Fabrics also can add beautiful softness to a room and allow additional patterns and textures to be brought into a room.

Another budget-friendly change is to rotate the artwork in a room. Using the same frames but changing the images can easily create a new theme or mood, and combining several different frames in different finishes and sizes can achieve different looks.

Often overlooked but strikingly effective, updated lighting can work wonders. “Lighting will dramatically change the mood of a room,” Warnock says. Try installing a new fixture or simply swapping out the shades on current fixtures. Installing dimmer switches can also make for an interesting change.

Kate Brennan, vice president of new business development at Mary Cook, offers some advice for ready do-it-yourselfers. “Get excited about the transformation that will occur — usually people become more inspired to continue updating their homes.” Brennan says. “Take your project one step at a time and follow your gut.”

DID YOU KNOW that there are COSTS associated with where you choose to build your home – and these costs you pay before anyone ever hammers in the first nail? It is important not to dismiss the IMPACT of these costs on the overall price of your home.

“In our area, for every thousand dollars added to the cost of the median-priced home ($171,430), 512 families no longer quality for financing,” said Past President Matt Bailey. “That means adding pre-construction costs of even a thousand dollars can make a real difference in a family actually being able to buy that home.”

Bailey goes on to say that the HBA has developed a tool to help potential home owners and builders consider pre-construction costs and shop for the best place to build. “LookB4UBuild.com offers an opportunity to compare pre-construction costs among cities and counties in a 10-county area,” Bailey said. “A recent study by National Association of Home Builders’ economists found that 25% of the cost of a single-family home is attributable to government regulation. The average person and even many in the housing industry are not aware of the full burden of pre-construction costs until they are already pretty far along in the process. The more information people have about those regulatory costs before they build, the better off they are in terms of being able to afford the new home they want to build or purchase.”

While these fees and costs vary widely from place to place, there are some ”standard” costs that most governments have if they issue building permits and have building codes, conduct inspections and so forth. Some areas do not have building codes, do not issue permits, or conduct safety inspections. Do An AuditBefore you invest a lot of time deciding where things should go, look through your closet, files and drawers to determine what can be thrown or given away. For clothes, it is a good

rule of thumb to get rid of items that you have not worn in more than 12 months.

A lot of your household financial documents and papers may be available online through the provider company’s website. If that is the case, discard old financial statements or bills that you can more easily access electronically. Invest in a paper shredder for these

documents to protect your identity and accounts.

It is very easy to allow cabinets and drawers to become cluttered over time, especially when you have to do a quick cleaning of your home when you have surprise visitors. Declutter those drawers periodically to keep from accumulating outdated flyers, menus, magazines and newspapers. This will open them up so you can store more day-to-day items

that you need to quickly reach.

Buy Furniture That Doubles as StorageIf you are looking to replace old, worn-out furniture in your home, buy pieces that also can serve as storage. Consider a coffee table that has drawers or an ottoman that can open up

and double as a spot to store your blankets.

Make Use of Wasted Square FootageIn closets and in the kitchen, use all of the space that is available to you. Often home owners are giving up valuable square footage if they don’t install cabinets or shelves that go up to the ceiling. Store items that are either out of season or that are rarely accessed — such as holiday decorations — on the higher shelves where they are out of the way. This will

free up the lower shelves to allow you to get to the things that you use on a regular basis.

Bed RisersBy simply raising the height of your bed a few more inches, you can gain a lot more storage space that is also hidden away. Bed risers can be found in home design and improvement stores in different shapes, styles, textures and colors to complement your current bedroom furniture. They are inexpensive and not only give you added storage space, but will also

give your bedroom a new look.
