Eaglemont is one of Melbourne’s smallest, most tightly held residential pockets in which families tend to stay in the one

house for about 20 years.Th at’s not surprising when you

consider its leafy landscape, its proximity to the city and the winding Yarra tracks. Living in Eaglemomt is like having the country on your doorstep with the best of schools, shops and facilities in the area.

Th en there are the houses. Take Glen Park, in the Mount Eagle Estate, laid out by Walter Burley Griffi n, who designed Canberra. Th is house is named aft er the green enclave on the property’s southern boundary, which is one of the signature parks that Griffi n included when he designed the suburb. Th e park is available to all Brooke Street residents.

For more than than 70 years, it has hosted neighbourhood gatherings, street parties and, of course, been the local playground for generations of children.

Built about 1930, and set on a magnifi cent block of 2310 square metres, this house has had only two owners.

Th e fi rst, an English couple, built it to look like their home in England: it has a clinker-brick façade with dormer windows peeping out from the terracotta-tiled roof and a verandah – still part of the roofl ine —

supported by grey-painted timber posts and with grey-painted timber lining boards.

Th ey even went as far as using English oak in the house, so that the formal dining and living rooms have oak skirting boards, picture rails, window frames and mantelpieces above the open fi replaces. Th e living room also has original cabinets on either side of the fi replace, and the dining room, with a timber-beamed ceiling, looks like something from the pages of English Country Life magazine. Th e current owners bought the house 20 years ago, and say that they consider themselves “very fortunate” to have lived here. “It’s so peaceful and when you are outside, you look out and have got that wonderful backdrop of the garden and trees,” they say.

Th ey have renovated and extended Glen Park in the most sympathetic way, being mindful of its history. It now has 11 rooms, including a study, modern bathroom, kitchen and family meals area and bedroom/retreat upstairs. Th e tiled kitchen overlooks the new family room, where an open fi replace has an exposed brickwork chimney breast to complement the brickwork of the original fi replaces. A built-in aquarium is another feature in the new part of the house. Clinker bricks were also used for the exterior extension.

Upstairs, the children’s retreat still includes two original nooks with window seats set beneath the

The Mount Eagle Estate was

designed in 1915 by Walter

Burley Griffi n. The design

incorporated curving streets

that followed the contours of

the land and private parklands

and was an early example of

the garden suburb style of

town planning. In England, the

main example of the garden

suburb design is Hampstead

Garden Suburb in London. It

was established in 1907 and

is regarded as one of the fi nest

examples of early 20th-century

domestic architecture and town

planning. Griffi n was a exponent

of this movement by the time

he arrived in Australia to design

Canberra. Of the garden suburbs

he designed, The Mount Estate

in Eaglemont and the nearby

Glenard Estate, which he

designed on similar principles

in 1916, are his most famous.

Griffi n became a resident of

Eaglemont, living at 23 Glenard

Drive, alongside the house of

brother-in-law Roy Lippincott.

Griffi n, with wife Marion Mahony,

designed many houses in

Eaglemont.

dormer windows. Th e upstairs zone, which was once one long room that mimicked the width of the downstairs design, now has three bedrooms, with a bathroom off the retreat.

But this property is more than just the house. Th e owners were careful to maintain the front garden in its English style. A brick path bisects the large lawn and wide curved garden beds are planted with bulbs such as bluebells and daff odils and freesias.

In the back garden, a magnifi cent area has been developed as a series of garden rooms. Th e fi rst is the al fresco entertainment area, bordered by a retaining stone wall built from rock that looks like the stones used in original Eaglemont houses.

Th e second is the swimming pool area that is surrounded by sandstone paving and that has a large, sunny pool deck. A series of shallow steps leads to another room where there is a magnifi cent level lawn big enough for a cricket match. Beyond this “fi eld” are original and historic lemon-scented gums and a 100-year-old bunya pine tree, native to Queensland.

Standing in this garden only 10 kilometres from the city, it is easy to see why Eaglemont wins people’s hearts and makes it very hard for them to move. When they do, it’s usually to another house in Eaglemont. \

the smiles on people’s faces. Treetops Estate

became a reality almost eight years ago – about

the time this house was built on your classic

1000-square metre block by local builder L.P.

In 1924, city councillor Albert Jones carved up some of his hilltop land in Eaglemont to build a house

for his son. Eighty-six years later, Melusina is on the market. The house is big in proportion and on

charm. From the terraced lawns along Mount Street to the orange-fl owering hedge at the high western

border, this property fascinates and delights. The solid-brick shell is lined with white shingles and

crowned by moss-dappled terracotta tiles. In the formal front rooms, a collection of art deco leadlight

and stained-glass windows play tricks with the light. In the family hub, full-height multipane windows

The bricks complement the bluestone garden steps, while inside, exposed brick walls contrast with

open fi replace in the lounge or the pot-belly stove in the family room. Large feature windows fi ll these

property can be a slightly disorienting

THIS coming weekend is a

“Super Saturday”, one where the market has a larger than normal amount of stock on off er at auction. We call them

majors, and for agents and market watchers they are like the Masters in golf or the grand fi nal in footy.

Why do they occur? Th ey happen because of Melbourne’s many public and school holidays, and because of our obsession with big sporting events such as the Melbourne Cup and the grand fi nal, which interrupt even the momentous occasions of house buying and selling. Smart agents plan holidays around these times in order to stay married and in touch with kids. So, miraculously, few auctions or opens seem to fall on holiday time.

Many high-end houses are sold by auction, which, traditionally, takes four Saturdays to crescendo. So avoiding holidays and sporting fi xtures for a four-week run is considered vital.

Human beings are herd animals. We like to sell houses in the new year and in spring and we are not keen on selling in winter. As buyers, we can only do our thing when the house stock is there to do it. So our buying activity follows the selling patterns.

At this time of year, in order to have a clear four-week auction campaign, you need to start aft er the grand fi nal and fi nish before the Melbourne Cup. Only one Saturday qualifi es for that timing – October 23. Hence the more than 1000 auctions across Melbourne and the more than 200 million-dollar-plus auctions in this magazine’s focus area – a Super Saturday.

In spring there is oft en a Super Saturday just before the grand fi nal, but the election uncertainty ruled that out this year. Th ere will be one or two in late November/early December, especially because of the likely late fi nish to the markets this year. Th at’s due to the nervous nellies who waited and

waited and those who bought late and therefore could only sell late.

Next year we will get Super Saturdays in the last two weeks in February. Th e Australia Day weekend is the starting gun for the markets and, four weeks later, like a quick romance, the babies begin arriving. Th e following Super Saturdays are determined by fi tting in selling campaigns between Labour Day and Easter. And, fi nally, there are always one or two pre-winter Super Saturdays in May – depending on school holidays and Easter.

So why are they important? Well, they are a real battle where large numbers of gladiators do battle all across Melbourne. With 10 skirmishes in Diamond Valley, six brawls in Toorak, one or two scuffl es in Ivanhoe and a couple of rip-roaring ding-dongers in Brighton, the generals (agency owners) will get clear feedback on where the fi ghting is headed and what

the strategies should be in the aft ermath. Most selling agents and some buying agents can get trend knowledge by noon from 10.30am results and can apply this to the aft ernoon auctions. Th at is why we go to so many auctions. Mere mortals will get this knowledge a bit later. So by this time next week, as you prepare to put your bets on, we all should have a pointer as to what will happen in the property market between Melbourne Cup and Christmas.

Bring it on – we love these Super Saturdays. Th ey let us all know what is really happening in the market.
