Hello everyone. Happy May Day
Thank you to everyone that came to our last Membership meeting.
We had a nice turnout and the program was both interesting and
informing. Thank you to our own Wade Williams and NAR’s Chad
Curry.
I’m really looking forward to our RPAC event to take place on May
3rd at the Armory. We are playing Hollywood Squares, it’s sure to be
an event to remember. I hope you will all attend. We will have fun,
learn about RPAC, eat some hors d’oeuvres, bid on some auction
items and make some money for RPAC. Make sure to look for
pictures on Rock-Green’s Facebook page. If you have anything you
want to add to Rock-Green’s Facebook page let Vicky or Sue know.
What a seller’s market we are in. Just think a few years back we were
in a buyer’s market. We are all feeling the tight inventory and
scrambling to make our buyers first. This our lowest inventory in 2
decades. I’m doing my best to get new listings for all of us. I know
you all are too. Keep up the hard work. Take time to enjoy this lovely
season.

A Note from your Association Executive:
Wow! April left with a bang and hopefully May will
brighten up with blooms every day a little bit more. As well as your listings, I hope they start to bloom and your businesses start to flourish.
The membership meeting was well attended and I hope everyone was able to take a little nugget home with them. Our next meeting
will be a safety meeting and just in case you haven’t heard. A fellow REALTOR® in Indiana was brutally attacked and raped in the middle of the day. Police arrived on the scene to find her
unconscious in the basement. Please take a moment to reflect on your office policies and stick to your safety plans. We want you all to be safe and do not want to hear of any attacks here in our communities. Be vigilant and Be Safe!!!

MLS INFORMATION **Our new Supra key system allows you to set email or text alerts when an agent opens your keybox, and when they leave your listing. You can also send this alert to your seller or team member(s). Alerts can be set up via www.supraekey.com. If you are new to this website, you will be prompted to set up an account (hint: your key
serial number displays at the top of your ekey screen). Click here for detailed instructions on setting up showing alerts.
**Granting Non-Member Access (NMA) to your Keybox
Listing office/agents now have the ability to grant keybox access to non-members (i.e. contractors, Realtors from other MLSs, sellers who lock themselves out) for specific keyboxes assigned to them. The intent of the NMA access is for those
who do not need access to keyboxes on a regular basis. Detailed instructions can be found on the home page of paragon. There are no additional fees for NMA access.
If you are working with a service provider who needs more
than occasional access to your keyboxes (i.e. photographer, home stager), there is an option for them to lease their own keycard as a non-member. These “sponsored” non-members will have access only to specific keyboxes via a call before showing code. If you have a service provider you
would like to sponsor for this type access, please call the MLS or email [email protected] for more information. EKey fees apply for this access.
**By default, there is a calendar in the lower right corner of the Paragon home page. Those with broker/manager/administrative access can post events for display on their agents’ calendars. Click the green plus sign to add an event. Enter the event title, location and select Personal, Office or Firm. Selecting Office will display the
event to just those in your branch office. Selecting Firm will display the event to all agents in your company. Those with agent level access can post personal reminders. If you utilize the Tasks feature within the Paragon Contact Manager (located under More Information within the contact), these tasks will display on your Paragon calendar as personal
reminders.
**Building Contract/Under Construction/ New Construction
Our Type feature pick list contains three distinct stages for properties under construction or newly built. It is important to update this feature as a home moves from plan, through construction, to finish. Select Building Plans with Lot for
proposed homes not yet started, select Under Construction once a hole has been dug, and select New Construction/Never Occupied to indicate the new home is finished. While Under Construction, you must also include the estimated completion date or stage of completion in the first
line of the public remarks. A photo is required once the home hits the New Construction/Never Occupied stage. If you show a property and find it is not labeled correctly, please let us know and we will follow up with the listing agent.
**Please make sure your seller dates all
amendments the day of or prior to expiration date.
**Please enter your sold property into “Offer no-show” (click save) then enter the sold information into Paragon™ with the exception of SBP (Sold Before Publishing). SBP are entered directly into sold status, do not enter as active. Please make sure on all SBP’s you have an outside photo of the sold property. Questions call 608-755-4841.

Rock County Housing Statistics
Madison, Wis. —After relatively flat sales through the first two months of 2017, existing home sales rebounded sharply in March, pushing first quarter sales and prices well above their levels last year. March home sales were 7.2% higher than those of March 2016.
What is amazing about these record sales is that they are occurring against a backdrop of very tight statewide inventories. Regions that had more inventory saw more growth in sales.
Housing affordability has fallen over the last year, due primarily to rising mortgage rates and rising home prices. The good news is the typical qualified buyer can purchase more than twice the value of the typical home in Wisconsin, but buyers have to be prepared to move quickly, especially in the red hot urban markets. Rock County Housing Statistics—The median price for March 2017 is $143,412 and for the month of March in 2016 it was $123,950 that was an increase of +15.7% and the Sales for March 2017 is 186 and March of 2016 was 150 that was an increase of +24.0%. Annual Housing Statistics—The median price for March 2017 was $125,000 and for the month in March of 2016 it was $124,250 that was an increase of +0.6%. The sales for March 2017 was 410 and in March of 2016 it was 376 that was an increase of +9.0%. All county figures on sales volume and median prices are compiled by WRA and are not seasonally adjusted. Median prices are only computed if the county recorded at least 10 home sales in the quarter. Beginning in 2010, all historical sales volume and median price data at the county level have been re-benchmarked using the Techmark system, which accesses MLS data directly and in real time.

Five Good Neighbor Award winners will receive $10,000 grants, national publicity, and travel expenses to attend the 2017 REALTORS®
Conference & Expo in Chicago. In addition, five honorable mentions will receive $2,500 grants for their charitable projects.
Eligibility Criteria 1. Nominations must be accompanied by a completed entry form to
be considered (REALTORS® may nominate themselves or may be
nominated by another NAR member, a state or local association
executive, or the community organization they serve). You must
submit an original and four copies of the entire entry package.
Contact the Association office for a copy of the entry form.
Prescription for Danger Securing prescription durgs during open houses is a precaution all REALTORS® need to remind sellers to prioritize during the selling process, since they will be inviting the general public into their home to view it. There is big money to be made in the sales of certain prescription drugs, and open houses are among the easiest ways for individuals to acquire them. One reason Drug thieves target open houses is because homeowners don’t consider their prescriptions to be items of discernible value. However, when you consider the street value of some prescriptions, drugs can total into the thousands of dollars, it is no wonder why someone would want to sell them. REALTORS® also need to recognize where risks reside when they are staging open houses. Look for any easily-accessible locations where prescription drugs are located. Talk to your clients about ways to secure these items before prospective buyers are invited into their home. “Recipe of the Month”
Beef Barbecue
This is a wonderful shredded beef barbecue that is so flavorful. An old favorite.
1 (3 to 4 lb.) chuck roast 2 cans cream of tomato soup 1 c. catsup ½ c. brown sugar ½ c. vinegar
Cover roast with small, sliced onion in covered roasting pan. Roast at 325º for 4 hours. Remove from pan. Discard bones and fat. Save the drippings for French onion soup! Mix remaining ingredients. After allowing meat to cool, shred with your finger. Add remaining ingredients and
cook over low heat for 1 hour.
Chocolate Marble Cheesepie
CHOCOLATE CRUMB CRUST: 1 ¼ c. graham cracker crumbs ¼ c. unsweetened cocoa ¼ c. sugar
Combine in small mixing bowl. Blend in ¼ cup melted butter. Press mixture firmly onto bottom and up side of a 9-inch pie pan. Freeze.
¼ c. unsweetened cocoa 2 T. milk 1 (14 oz.) can sweetened condensed milk
3 tsp. vanilla ½ c. whipped cream 12 oz. cream cheese, softened 2 T. lemon juice
Combine cocoa, milk and 2/3 cup of the sweetened condensed milk in a small saucepan.
Cook over low heat, stirring constantly, until mixture boils. Remove from heat; stir in 1 teaspoon vanilla. Cool completely. Whip cream until still; fold into cocoa mixture. Beat cream cheese in a small mixing bowl until light and fluffy. Gradually beat in remaining condensed milk, lemon juice and 2 teaspoons vanilla.
Alternately spoon cheese mixture and chocolate mixture into prepared crust. Swirl through batter with a knife for a marbled effect. Chill until firm. Yield: 8 servings.
