Customer segmentThe Food hall will have a vast range ofcustomers serving both arriving anddeparting passengers, airport staff andother visistors
• Nearly 22 million passengers travelledthrough Helsinki Airport in 2019 and thisamount of travellers is estimated to havereturned year 2023-2024.
• Helsinki Airport has become an interestinghub between Europe and Asia, and hasrecently experienced a significant growth inAsian travellers (mainly Chinese andJapanese), other strongly representednationalities are besides Finns, Swedes,Germans and Brittish travellers.
• There are 15 000 people working in theairport area and 37 000 people in the rapidlygrowing Aviapolis region.
• There are also several hotels around theairport, for example GLO Hotel Airprot,Scandic Hotel Airport and Hilton HelsinkiAirport
Passenger volume – general forecast
The preliminary passenger volume forecast2022 – 16 million2023 – 21 million2024 – 22 million2024 onwards a modest, but continuos, growth is expected.

Food Hall is located in Terminal 2 extension’sfirst floor where most commercial services arelocated.
The floor is called the Arrivals floor – but bothdeparting and arriving passengers passthrough the commercial area.

Next steps regarding Food Hall
Interested parties are requested to submit a proposal, including
1. RENT PROPOSAL, based on the following principle:- a Turnover based rent % payable monthly,- a fixed yearly minimum rent EUR (i.e. monthly minimum rent *12), and- an estimation of the yearly turnover
2. Proposal on lenght of the contract (1-5 years)3. Proposal of level of investments and split of investments (for your concept)4. Concept description

Additional information for proposalsNote 1: The minimum expected turnover based rent is 12%
Note 2: The difference between the paid turnover based rent and the fixed yearlyminimum rent shall become payable only if the Turnover based rent paid by the end ofeach calendar year is less than the offered yearly minimum rent.
Note 3: A fee for joint maintenance and cleaning of the common areas at the Food Hallpremises shall be agreed upon parties and charged additionally.

Planned operating model• The idea is that one of the selected Operator’s is defined as the ”Anchor Operator”• The Anchor Operator shall have generic responsibility of the cleanliness and
functionality of the entire Food Hall• An operations fee is paid by the other operator to cover for the generic costs based on
actual costs
