The 80s was a terrifying decade. And when you throw in historically high interest rates which nudged 17% for a standard variable home loan in 1989....it’s a nightmare of Elm Street proportions. Let’s not go there. However it is interesting to see how fashions – and our economic fortunes - have changed over the years. This week the Reserve Bank of Australia left its official “cash” rate at 4.25 per cent after consecutive cuts late last year. This equates to standard variable rates on the average home loan from major banks of around 7.3 per cent, with better deals out there for those prepared to shop around. Even without the cut, rates are at their lowest level since August 2010 (7.16%) and equal to what they were throughout most of 2005 and 2006 before they began an upward climb to 9.45% in August 2008. They bottomed out at around 5.55% from August to December in 2009, which were rates reminiscent of the 1960s. Read into those fluctuations what you will, but certainly there’s some value in the mortgage market at the present, assisted by increased competition amongst lenders, and a vast choice of loan products all forcing downward pressure on rates. Combined with high confidence levels and sustained consistency in the Sunshine Coast property market, we are noticing at Henzells Caloundra that it is a favourable time for buyers and sellers. Sure homeowners would have welcomed another cut this week for a bit more breathing space in their budgets, but nearly 20 years experience in the real estate industry tells me that rate fluctuations have little impact on the health of the overall property market. People will buy when they find the right home at the right price and when they have the right real estate professionals acting on their behalf who have the proven track record of delivering results no matter what the banks are offering.
