HESWALL police have used pedal power to raise cash for a good cause. They cycled to all the police stations on the Wirral in aid of Claire House Children’s Hospice. You can read more on page 4. The police have also been busy with their day job, cracking down on underage drinking in the area. “Building success into community protection and enhancement” Over the last few years a number of residents have voiced sadness at the decline of the Brimstage woods area and in particular the Cheshire railings which define the boundary at the junction of Brimstage Road and Barnston Road.

Jeff, having learnt of the work carried out by a local resident on a purely voluntary basis, keeping the area tidy and paths open for use by local residents was determined that improvements were made to this area.

Jeff said “Progress over the years has been slow, with many reasons being given by council officials for not carrying out restoration works including a lack of available resources. I think however, that it is important that council tax payers in Heswall see the local authority investing in their community”.

Following a site meeting earlier this year with a senior council officer, the Heswall Conservative Action Team was able to secure a commitment to carry out restoration work to the Cheshire railing at the site which was in very poor condition. They are now in place.

Councillor Les Rowlands said “I`m delighted that our persistence & determination has paid off and the original railing has been replaced with like and not a cheaper and plainer version. This work was long overdue and brings a clear improvement to the immediate area”.

Jeff concluded by adding that “I hope this will be the first in a number of initiatives to enhance this

important and prominent Heswall site”.

HESWALL Neighbourhood Policing Team successfully completed a 50-mile sponsored bike-ride in aid of Claire House Children’s Hospice.Claire House is a part of Heswall Neighbourhood and offi cers visit regularly to show

their support to the staff and children. The hospice needs to raise £200,000 every month to keep its doors open and the offi cers’ aim was to raise at least £2,500.The sponsored ride received support from local businesses Castle Motors, Wirral

Wheelz, K-cycles, Iceland, and the Ravenscroft Public House.Fourteen people did the ride and police were accompanied by the local sports

development offi cer. All the offi cers completed the route, despite the fact that some were on borrowed bikes because they didn’t own one.The weather was fi ne and the

riders and back-up team visited all Wirral police stations, clocking up an impressive 53-miles. Neighbourhood staff collected donations at all stations raising nearly £500 from on-duty colleagues. This made a signifi cant contribution towards the goal which has now been exceeded with over £2,600 collected to date.Donations can still be made

HESWALL Film Society is being wound up due to a lack of committee members.In recent years the society has experienced a declining membership which puts its

future at risk.The society has been showing fi lms in Heswall for 40 years but recently faced an

uncertain future due to a shortage of members and offi cers.Secretary of Heswall Film Society, Vanessa Matthews, said: “If anyone is interested

Helping your pet cope with Bonfire NightWhile we as humans may enjoy celebrating 5th November with fireworks, for many pets this can be an extremely stressful time. Dogs and cats have extremely good hearing and can be startled or afraid of noises that are loud or unfamiliar. There are a number of things that you can do to help your pet during this period so that they feel more secure and to help keep them safe.Protecting Cats and Dogs from Noise and AccidentsNever let your pet outside while fireworks are being let off, even if you think they won’t be fright-

ened as they can be very unpredictable around loud noises which could result in an accident and/or injury. Make sure that you have exercised your dog earlier in the day before the fireworks start so that they are more likely to settle in the evening. Keep all windows closed and curtains drawn and block off your cat or dog flaps so that they can’t escape. It is advisable to have your pet micro-chipped so if they do get out, they can be easily traced and reconciled with you quickly. Having background noise which they are familiar with can be helpful to distract them, eg TV or

radio and this will block out some of the noise of the fireworks. Try to avoid leaving your pet alone as this can make them more stressed. There is also a product known as D.A.P (Dog Appeasing Pherom-one) which can be given to your pet in the lead up to Bonfire night. This simulates a scent signal that bitches produce to help their puppies settle and feel safe. D.A.P has been proven to help reduce firework fear in dogs and it comes in a variety of formats but the most effective product comes as a plug-in which you use in your home and is suitable for dogs of any age. It is advisable to start using this for a few weeks before the fireworks start so that it has time to take effect and your pet will get most benefit from it. Ask our staff for further details on this. Protecting Smaller Domestic AnimalsPets such as rabbits, guinea pigs, rodents and birds all need to be treated with special care when

fireworks are being let off as these animals are easily frightened.Make sure that you bring outdoor hutches and cages inside for the night or into a shed/garage

where they can be kept as quiet as possible. You can cover hutches & cages with a blanket to lessen the noise and keep the animal calmer but make sure that they have sufficient air circulation. You can also give your pet extra bedding to burrow in which will help to make it feel more secure.If your pet does have to stay outside, try to face its hutch/cage towards a wall and again cover it

with a blanket. Make sure that you do not let off fireworks anywhere near its cage and check regu-larly to make sure that it is not becoming stressed.

IN most cases where a couple purchase a home they will purchase it in joint names. The way in which they actually have the joint ownership worded in legal terms can have signifi cant implications not only in the case of the death of one of them but also in the situation where they split up and they were not married. If a couple hold the ownership in their home

as benefi cial joint tenants the survivor of them will become entitled to the whole ownership of the property and the half share of the fi rst to die will not pass to anyone else. This might not be the desired result in the case of an unmarried couple or where the surviving spouse was already in residential care with a potential claim on the property for the care fees paid by Social Services. There would be entirely different results if on the

other hand the couple were to hold their home as tenants in common because not only could their respective shares be left by will to whomsoever they chose but also their shares could be held in unequal amounts to refl ect what each had put into the property. It is usually helpful to consider what type of

ownership is to be preferred when you buy your home as this can then facilitate the leaving of your share in it by will in a situation when you may not necessarily leave it to your spouse/partner. In most cases, this will not be because you do not want him/her to inherit the share but because you do not want Social Services to claim it. (We should mention that holding as tenants in common has often proved a benefi t in the past in connection with Inheritance Tax planning wills but this is of less signifi cance now due to recent changes in Inheritance Tax law and may be of even less signifi cance in the future.) The rights of the surviving spouse/partner do not need to be prejudiced in a tenancy in common situation where the other’s share is left to someone else as it can be put into a small trust in the will so that the surviving spouse/partner is entitled to enjoy the benefi t of the share of the

deceased owner in the home and following the death of the surviving spouse/partner the share then passes to eg the children. In the case of unmarried couples owning the

home we usually recommend that not only do they hold as tenants in common but also that they have a separate agreement or declaration of trust detailing what is to happen in the event of either a sale situation or one of them no longer wishing to live at the property. It is often the case that the ownership is not in equal shares and, for example, part of the deposit has been provided by one partner sometimes with the assistance of his or her parents; this leads on to the fi nal part of this article. one of the factors resulting in the current state

of the housing market is the lack of fi rst time buyers able to proceed. The fi rst time buyer is often the fi rst link in a “chain” of conveyancing transactions. Because of the current reluctance of many lenders to loan more than 80% of the value, fi rst time buyers are having to scrape around for a large deposit often in a situation where they are still saddled with student debts. Some fi rst time buyers will be fortunate enough to look to parents to help them onto the property ladder. In cases where there is only one fi rst time buyer

then we could well advise the parents on being joint owners of the property with their child and once again there would be the consideration of whether or not there should be a tenancy in common backed by a declaration of trust.

Steve McCahill has limped off with a badly cut forehead - Tom Ferrie

To finish the summer off in style the Mayor and Mayoress of Wirral, Andrew and Kathy Hodson held their Last Summer Wine Dance at Thornton Hall Hotel & Spa. The Mayor and Mayoress, who live in Lower Heswall, were delighted with the success of the event which raised approximately £7,000 which will go towards the Mayor’s Charities. The next event will be held in March 2010 and it it highly recommended to reserve tickets for it. The event was once again organised by Ina Schmidt of Diamond Events. PLANS for al fresco dining at The Ravenscroft pub, in The Mount, have been criticised by the Jehovah’s Witnesses.The pub’s owners want to extend the licence to allow alcohol to be served in the

outdoor area. But the Jehovah’s Witnesses say it will create too much disturbance at the nearby worship hall.

A NEW health centre will be built at the former Warrens Nursery, in Thingwall. Wirral Primary Care Trust and West Wirral Group Practice fi nally got their scheme

through the council after an eight year planning wrangle.The multi-million pound project will replace surgeries in Heswall, Irby and Thingwall.

YoU may have driven past Caldy RFC a hundred times and not realised that it is one of the biggest and most successful rugby clubs on the Wirral. Situated between West Kirby and Heswall, it

is set in the beautiful grounds of Thurstaston Country Park and not only plays host to Caldy’s four senior squads but also has an extremely successful Junior and Mini’s section that includes two fl ourishing Girl’s sides at U15 and U18.Caldy’s 1st XV have been leading the way

with their consistently strong performances that have secured them a place in the National 2 North League. Director of Rugby Matt Holt says: “The boys

have done well, we managed to fi nish a strong second last year to ensure our promotion into the new National Two North Division. There is no denying that this league is going to be an extremely competitive one but I am confi dent that we can improve on last year.”Caldy RFC have a one Club policy that

ensures both the Junior and Mini’s sections are well supported and as such thrive in their own right. At the end of last season the Junior section’s success was highlighted on Sunday

the 26th of April when the U13’s, U14’s and U15’s each fought their way to victory in the Cheshire Cup fi nal that was hosted at the club. The U13’s won a thrilling fi nal against local

rivals Wirral, battling their way back from 10 – 14 down to win their 1st Cheshire Cup fi nal 17 – 15 in a closely fought game. The U14’s had an equally tough fi nal against

Stockport. However, a previous training session with, All Black, Zinzan Brooke managed to provide the boys with all the drive they needed to overpower the Stockport forwards and fi ght their way back from 0 – 7 to take the lead and fi nish a comfortable 20 points to 7.The pressure was now on for the U15’s

to complete the hat trick and win their fi nal against a strong Lymm team. The tight score line (5-5, 10-5, 17-10, 17-17) refl ects just how hard the boys had to work for each point. Lymm never backed down, even when Caldy were awarded a penalty inside Lymm’s 22 in the last fi ve minutes of the game. Liam Isaacs made the decision to kick for goal and delivered making the score 20 – 17 and, for the third time that day, Caldy celebrated in style.

Iain Corlett, chairman of the Caldy Junior section commented: “It was such an amazing day, electric, and to have hosted it at the club as well, the atmosphere was unbelievable. It’s a day that won’t be forgotten at the club, we’re so proud of our boys – all of them!”It is not surprising that many of the 1st and

2nd team places are fi lled with players who have come right through the club. There are also those players, such as Shaun Woof (club captain), who have progressed to play representative and Premiership rugby, but who have returned to Paton Fields to play at their beloved club and pass on their knowledge and experience. Woof refl ects, “This is a club you come back to, we all do, it’s a special place”. Having said that, it is also a club that
