When talking about the Hoboken Real Estate Market I sound like a broken record when I say it is on fire. 2014 ended

with just over a 1-month supply of property and the first quarter of 2015 ended with less then a 1-month supply. When

speaking about the supply of property you look at the number of homes that sold the previous month and the current active

homes and then if no other homes were listed for sale when would you run out of homes to sell. For example, on April 1st we

were able to see that 182 homes went into contract in Hoboken during the month of March and yet on April 1st there were only

141 homes available to sell.

Does the lack of inventory affect value and length of time on the market...

absolutely! If priced properly most homes are receiving multiple offers and

during this feeding frenzy peoples emotions and frustrations sometimes

has them making offers way over asking price. For example, I recently put

a home up for sale on Washington Street asking $675K. The price was

determined after going through comparable properties of similar size and

features. Within 1 week there were 60 showings with the winning offer at

$761K. Does that mean it was priced wrong…No. It just shows and proves

that the market sometimes has more power then a comparable property yet you can’t rely on a bidding war always happening.

If you find a home that you like and are lucky enough that there are not multiple offers do NOT think there is something wrong

with the home.

What does it take to sell a home, get the most money and most importantly make sure the transaction is completed?

Proper Pricing:

Pricing a home is accomplished by looking at similar homes that have recently sold, looking at homes that have been active for

long periods of time and are not sold and more importantly having an expert that understands the market and trends to make

adjustments for things such as view, layout, amenities and location.

Exposure (marketing):

Is selling your home on your own wrong? No. The question is can you do it in the time you want and can you maximize

your money? Statistics show that if a person sells their own home there is a 90% chance that a realtor will bring them their

buyer, which means they are saving half of what they set out to try and save…or are they? Maximizing money starts with

maximizing exposure. Since a buyer doesn’t pay the compensation to find a home, the majority of buyers utilize a realtor.

The main reason buyers look at for sale by owners is because they believe that since the seller isn’t using a realtor they can

buy the home below market value, yet both the seller and buyer can’t both save the commission. Consequently, there are

more buyers working with a realtor then searching on their own. I recently had the pleasure of helping a family in Bayonne

that was for sale by owner for almost a year. Within 6 weeks of listing their home for more then they were asking on their

own they were deciding between a couple of offers. Another couple in Hoboken spent many weeks trying to sell on their

own including utilizing their buildings online site. Within a few weeks of me listing his home he was in contract and after

compensation netted more then he was asking on his own…..you ask why? Exposure! In order to maximize the value of

anything you sell, you want to expose it to the most buyers.

Experienced Realtor Skilled in Negotiation:

A realtor skilled in negotiations will have the knowledge and experience to get you the best deal. Is there a difference

between realtors? Yes. For starters, most realtors do not specialize in representing sellers so it is important to understand

how many seller represented negotiations has a realtor performed. Question. If you had to get a heart surgery would you hire

an orthopedic surgeon? You may be saying that would be a crazy decision but they are both doctors. Well the same holds

true for realtors. There is a special skillset in representing sellers and negotiating contracts. These skills can be related to

better values, making sure the transaction doesn’t fall apart because of the appraisal or home inspection, how to deal with

multiple offers and other many other skills and tactics to ensure the best deal.

When choosing a realtor to represent the sale of your home ask yourself or the realtor a few questions?

1) Think of the value of your home. Would you give that amount of money to a stockbroker that was new in the business or doesn’t have a track record of proven results?

2) How many homes have you sold in the last 6 months representing the seller?

3) Ask the realtor is they are in real estate full time or part time.

4) Ask the price range of the homes they represented.

5) Ask for references.

Prices are high…..is it still a good time to upgrade?

Although it is important to watch values it is just as important to look at interest rates and to follow your goals. If you are

looking to upgrade in the same market but hesitant because prices are higher keep in mind that if you wait for prices to trend

down then you will also watch the value of your home decrease. However something even more important is to view your

home ownership costs over a long period of time….say 10 years. With interest rates so low right now it is a fantastic time to

be upgrading now instead of waiting a year or two for prices to adjust. To understand this lets purchase a home that is worth

$900,000 today with 20% down. That is a mortgage of or $720K and with an interest rate of 3.75%. That would give you a

mortgage cost of $3612 a month (without taxes). Over the next 10 years that home will cost you $433,440 in mortgage costs.

Now if you waited for values to adjust down which could happen when interest rates go up then maybe we would have the

following scenario. Interest rates have risen to 6% and that $900,000 home is now at $850,000. With 20% down you would

have a mortgage of $680,000, which would cost you $4,077 a month so in 10 years you will spend $489,240. Net effect you

haven’t saved anything.

IT MAY BE TIME TO REFINANCE

For anyone who bought in the last 5 yrs, there is an incredible opportunity right now to refinance. With market values of homes in

the area at all time highs and rates at near all time lows, homeowners have had great success in 2015 lowering their payments

and benefiting from redoing their mortgage terms. The old adage of

refinancing only if rates have improved by 1% or 2% is no longer the case.

There are many reasons why one would look to refinance in the current

market. If you had an adjustable rate when you bought and want to keep

the property long term as a rental, it’s a perfect time to lock your interest

rate before you move. In addition, if you had a fixed rate but know you will

not be staying for more than 3 or 4 years, you might go the opposite and

refinance into a low rate adjustable. Adjustable rate mortgages generally

have a lock in period of 5, 7 or 10 yrs and will be lower than the current 30

yr. rates. If you paid PMI on your previous loan due to the fact you had less

than 20% down, this is also a great opportunity to eliminate that while also lowering your interest rate. Many times, especially

for fixed rate loans, you can also get credits at closing from the lender to eliminate a good chunk of the refinancing fees making

it a very easy decision. Either way, with the current market conditions, it’s definitely worth it to speak to a local lender and just

do a quick analysis of your scenario similar to what you would do with your financial advisor annually.
