Dear C.R.: The value of anygiven coin depends on its rar-ity, condition and popularitywith collectors. Rare andvaluable coins have to bestudied exhaustively to deter-mine exactly what their con-dition is, andthis certainlycannot bedone in aphotograph.

Yet pho-tographs arecritical towhat we do,and we can-not answer questions with-out clear, in-focus pictures.Letters and e-mails withoutsuch images are discarded be-cause we cannot offer anyopinion on unseen objects.

We are reiterating this be-cause more than half of all in-quiries still do not includephotographs – or the pho-tographs are too poor in qual-ity to be used. That said, thephotos of the coin sent byC.R. are clear – we can see theword “L i b e rt y ” distinctly, andthe curls on Miss Liberty’sneck are clear and unworn.

The U.S. government au-thorized the minting of silver-dollar coins in 1792, but ac-tual coinage did not begin un-til 1794. The resulting coinwas only made in 1794 and1795, and it is thought thatless than 1,800 of the 1794swere minted. Those in excel-lent condition should be val-ued at more than $100,000.

The silver dollar becamethe standard for Americancoinage in the 19th century.The early pieces were 89.24percent silver and 10.76 per-

cent copper. Throughout thefollowing decades, the silverdollar went through a num-ber of design changes, but theconfiguration of the coin be-longing to C.R. was firstminted in 1878, created byGeorge T. Morgan – and theterm “Morgan dollar” is com-monly applied to this type ofcoin.

This coin is composed ofabout 90 percent pure silverand should weigh 412.5grains. Morgan dollars wereminted between 1878 and1904, when their production

was curtailed because of a sil-ver shortage. This type of sil-ver dollar was reinstated in1921, just for one year.

The Philadelphia Mintmanufactured the 1889 silverdollar in today’s question,and we know this because nomint mark under the eagleexists on the reverse. Thesesilver dollars were also mint-ed in San Francisco, New Or-leans and Carson City, Nev.,which all had mint marks: “S”for San Francisco, “O” forNew Orleans and “CC” forCarson City.

Of these, the examplesminted in Carson City are themost rare. Only 350,000 weremade, and uncirculated ex-amples can be quite pricey.Unfortunately, Philadelphiaproduced 21,726,811 of thesesilver dollars that year, andC.R.’s example should retailbetween $20 and $30.

The experience of buying a home forthe first time in a market prime fornewcomers may be both daunting andexciting. As first-time buyers are thrustinto a world of Realtors, Federal Hous-ing Administration loans and $8,000tax credits, matching media-hyped ex-pectations with real-world realities is acomplicated challenge. “My experienceis that people sort of have lofty expec-tation because we hear it’s a great timeto buy interest rates are low, prices arelow, but when they actually speak to alender and find out what it is going tocost to take out a $200,000 loan theyare surprised,” says Sally Grenier, bro-ker associate for Coldwell Banker Resi-dential Brokerage in Longmont.

Filtering facts from the heaps of in-formation is a good place to start. RyanHegel, 22, a laser welding tech at amedical company in Boulder, had tosift through some questionable advice.“A lot of people told me I could use the$8,000 tax credit toward the downpayment,” Hegel says. “I was at least amonth into it (buying a home) before Ifigured everything out. To be honest Istill don’t feel like I have enough infor-mation on it.” The stipulations of theenticing $8,000 tax credit are just oneof the many educational hurdles Real-tors have to educate their clients on.

“There are some requirements thateveryone doesn’t know. For exampleyou have to stay in the home for at

least three years. It’s really an incentivefor people to use that money them-selves and do something productivewith it,” Grenier says.

How researched should a potentialfirst-time buyer be?

The journey to first-time home own-ership could start on a whim, muchlike it did for Hegel. “I probably spenta month researching before I got a Re-altor, a month prior to that I had nothought in my mind that I would bebuying a home.”

Still, being well researched can avoiddisappointment and help level expec-tations. Grenier says talking with alender is a good first step, along withgathering personal financial informa-tion. Having bank statements availableand knowing any outstanding debtshelps lenders assess what price range isrealistic for loan qualification.

Grenier says potential home buyersshould be cautious if they qualify for abigger loan than they anticipated be-cause that could drastically effectmortgage payments. “They need totake that number with a grain of saltand see what is comfortable to them.”

Knowing the specifics and qualifyingcriteria for the $8,000 tax credit or fineprint information like the minimum of3.5 percent money down needed for anFHA loan, can go a long way in mak-ing realty dreams a reality.

It Can Be a Scary WorldMuch of the anxiety in buying a

home for the first time comes with thenewbie territory. The looming “whatifs” can help in making wise decisions.Hegel’s fears of being stuck in an ex-pensive mortgage or losing his job as-sure that he will take extra precautionsbefore making final decisions. “I’m justworried about paying all my expensesand bills, and making sure financialwise that I make the right decisions soI don’t get suckered into a bad deal.”

Take Advantage and Don’t Miss theDeadline

All fears aside, home ownership isappealing for first-time buyers becauseit’s bigger than closing the deal and re-ceiving the keys. Owning a home is ameans to establish equity and stopwasting money on rent every month.

With the Nov. 30 deadline for the$8,000 tax credit around the corner,first-time buyers must be realistic andadvantageous. “That’s my biggest fearthat if I get something I will have tojump on it to make sure it closes intime,” Hegel says. “Without the $8,000tax credit I don’t know that I would beable to get a house.”

Combining realistic expectationswith the advantages of the market to-day will hopefully lead to a happyhome ending.

After only living with roommates,Hegel looks forward to the exclusivityhome ownership will afford him. “It’s alittle more personal than sharing a wallwith somebody, just having your ownspace.”

Tips make transition indoors for plants easier

One of the worst houseplants Iever had was a chili pepper. Grownin a container on a patio, the plantwas lush with leaves, blooms andyoung fruit just as fall grew near.Since it was in a pot and easilymoved, I reasoned that, if broughtindoors, it would continue givingus chilies.

What a disaster. Shocked by thesudden change in light, tempera-ture and humidity, the plant react-ed to this kindness by dropping itsblossoms and leaves, becoming asmall, naked tree with giant pep-pers. My spouse, declaring it agoner, offered to take it out to thecompost pile.

“The plant’s just a bit shocked,it’ll come out of it,” I said, thenwatched as another leaf left theplant and slipped to the floor. Itnever recovered and, had I fol-lowed a few tips on bringing out-door plants in for the winter, thedemise of the pepper could havebeen prevented.

Gradually introduce the plant to

your house. Although impendingcold or frost may have you snatch-ing the plant from the jaws ofdeath to rush it inside, if theweather warms the following day,put it back out. Sudden changescan be as traumatic as the frost, re-sulting in yellowed leaves, leafdrop, wilting and even death.

If your plant is not already pot-ted, dig it up and put it in a 6-inchor larger container. Prune it backto one-third its original height, wa-ter it and put it in a sunny window.Choose a location in the homewith bright light, then clean thewindows. In the middle of winter,dirt on the glass can reduce theamount of light reaching the plant.

Most plants need some humidi-ty, so make their resting area wideenough to cluster the plants to-gether. If you have a large, shallow,waterproof pan, fill it with pebblesand set the pots on top. Keep wa-ter in the pebble tray to raise hu-midity near the plants.

Check the plants closely for

signs of insects or disease, payingattention to the sides and bottomof the container. Force insects outof the soil by submerging the potin lukewarm water for 15 minutes,then let the pot drain well. Be sureto let the water drain off withouthaving the plant stand in the pud-dle, so excess salt can flow away.

Not all plants are suited to livinginside. Herbs for culinary use maydo well, particularly chives,thyme, oregano, basil and sage.These grow well in normal house-hold temperatures, while plantssuch as mint or parsley like coolerro o m s .

Avoid over-watering plants justbrought in; lower light slows plantgrowth and reduces the need forwater. Let the top inch-and-a-halfof soil dry between watering.

Geraniums, impatiens andcoleus make excellent houseplantsonce they’re acclimatized to thehome. Put them in a cool room orbasement in moderate sun. Clipback leggy growth, water weekly

and fertilize once per month withan all-purpose liquid fertilizer.

Repot the plants into fresh soilin February, moving them to awarmer room where they will getplenty of light. As the plant beginsactive growing, water it more of-ten.

Bougainvilleas and mandevillasshould be brought in soon, sincethey don’t take temperatures be-low 45 degrees. Lightly prune theplant back, taking off no morethan one third of the vine, andplace it in a brightly lit spot. Watersparingly; although they’re notcactus, these plants like a bit dryersoil. Push you finger into the soilto the first knuckle, and if it’s dry,water the plant.

Gas and energy prices are ris-ing again, and that means Ameri-cans must tighten their beltseven further. You don’t need todread cooler temps and high gasbills when you have ceiling fansin your home.

If you already have fans inplace, check to see whether theyare Energy Star qualified. Ceilingfan and light combinations thathave earned Energy Star accredi-tation are about 50 percent moreefficient than non-conformingunits. The difference lies in im-proved motors and blade de-signs. A model with an EnergyStar light kit included provideseven greater energy savings, andthe bulbs don’t need to bechanged as often.

“Consumer demand for moreenergy-efficient products hasdriven the industry to integratenew lighting, blade and motortechnologies that save operatingcosts. New products integratingthe latest technologies are up to75 percent more efficient thanprevious models” says Steve Cox,vice president and general man-ager of Emerson Ceiling Fans.

Paul Vrabel, a principal at ICFInternational, an energy solu-tions firm that partners with gov-ernment clients, explains how tooperate fans correctly. “Put themon when you are in the room –during the day and when sleep-ing – and turn them off whenyou leave. Ceiling fans cool peo-

ple, not air,” he says. “Using fanswisely while turning down the(air conditioner) can save a lot ofm o n e y. ”

Ceiling fans do such an effi-cient job of circulating air, theyprobably should be everywhere.“Any type of room can benefit,”says Nathan Frampton, presidentof ceiling fan company Fanima-tion. “Bedrooms, family roomsand exterior living spaces are themost common applications, butwe are seeing (them used) morein larger bathrooms, walk-inclosets, home offices andgarages.”

Size mattersDennis Davenport, vice presi-

dent of product development forMonte Carlo Fans, concurs.“Consumers are installing ceilingfans throughout their homes,” hesays, pointing to the rapidgrowth of models in all sizes.“For example, fans with bladespans of 54, 60 and 72 inches areincreasingly popular for livingrooms, while those with 24-inchspans are being installed in hall-ways and walk-in closets.”

How do you estimate the bestsize for your needs?

“A good rule of thumb is a 36-to 52-inch diameter blade sweepfor rooms measuring 200 squarefeet or less,” Frampton says. “For

rooms 200 to 400 square feet, werecommend a diameter of 52inches or greater; if the space ismore than 400 square feet, twoor more fans will be needed.”

The number of blades makessome difference in airflow, how-ever, whether to choose a four-,five-, or six-blade version is real-ly a matter of aesthetics, accord-ing to Frampton.

It’s important not to underesti-mate. “The most common sizesold in the U.S. is a 52-inch di-ameter. This fan size provides ex-cellent results in rooms up to 150square feet, but can also be ap-propriate for smaller rooms sinceit can be adjusted with multiplespeeds and the direction of theblades can be reversed,” says JoeRey-Barreau, education consul-tant for the American LightingAssociation and an associate pro-fessor at the University of Ken-tucky’s School of Interior Design

Do you need a light kit?Many fans now come with in-

tegrated lighting or offer a coor-dinating light kit available as anoption. These lights do not offerenough illumination on theirown, but they are useful in aroom that already has some formof ambient lighting. “Ceiling fanlights should be considered asaccent and mood lighting,” Dav-enport says.

And we thought it would be agood idea to also share this informationhere. The second part of “Ed DelGrande’s Commonsense Guide” focuseson geothermal heat.

No matter what area of the countryyou live in, you may have noticed thatgeothermal heating and cooling systemshave started to draw some attention inthe building industry. Some say the rea-son for this is the current tax creditavailable for energy-efficient heating andcooling systems.

While tax credits may play a part forthe new interest in geothermal heat, I al-so believe the slowdown in new-homeconstruction has nudged many forward-thinking contractors to expand their op-erations into new fields of the industry.

Since geothermal heat is often called“green heat,” this may be an attractiveincentive for contractors like well-

drilling companies, HVAC businesses,pipefitters and even standby-generatorcompanies to retool their business a bit,educate employees and get involved.

While geothermal energy is an attrac-tive heat source, the major hurdle facingthe industry right now is the price. Ma-terial costs alone can be 50 to 100 per-cent higher than standard heating andcooling systems. Extra labor costs caninclude deep well drilling and groundloop tubing installations. Plus, mostcontractors install a standby power gen-erator to keep the geothermal system upand running under any condition. How-ever, if sized right, the standby generatorcan power the entire home so that in-vestment pays off.

As more contractors get competitivein this field, the prices should comedown, making geothermal energy a moremainstream and popular industry. Mean-while, the tax credit is an attractive in-centive for homeowners to take advan-tage of now. If you’re a contractor look-ing to stay ahead of the curve, now maybe the time to invest in geothermal tech-nology for your business.

Q: I bought a house as aprimary residence in 2006. In2007, I bought another homethat I intended to use as myprimary residence. I had in-tended to sell the first homebut the market softened somuch I decided to wait. Iended up renting the houseand plan to sell it once themarket improves.

I was recently informed bymy lender that their currentlending guidelines require myfirst home be owner-occu-pied. I tried to appeal butthey didn’t budge. I did someresearch and found commen-tary that said owner-occu-pancy is usually required forjust the first year. So I re-viewed my loan documentand found that owner-occu-pancy is indeed required forjust the first year.

I’d like to know if theclause from my loan docu-

ment is sufficient. Even iftheir current guidelines dic-tate owner-occupancy for allloans, will satisfying theterms of the loan I signedoverride their current re-quirements?

A: Yes. The documents yousigned govern your relationshipwith your lender. That said, thelender may question the truth-fulness of your loan applicationand the statements you made.

When you first applied foryour loan, you probably toldthe lender that you intended on

using the home as your prima-ry residence. At the closing ofthe purchase of the home andwhen you signed that largestack of documents at settle-ment, you once again stated tothe lender you intended tomove into the home and usethe home as your primary resi-dence for one year.

In some cases, some lendershave the borrower sign multi-ple documents that essentiallysay the same thing: you willlive in the home as your princi-pal residence and the lenderhas given you the loan on thebasis of your representationthat you plan to use the homeas your primary residence.

You probably found languagein your mortgage or trust deedthat states: “Borrower shall oc-cupy, establish and use theProperty as Borrower’s princi-pal residence within 60 days af-ter the execution of this Securi-

ty Instrument and shall contin-ue to occupy the Property asB o r ro w e r ’s principal residencefor at least one year after thedate of occupancy, unlessLender otherwise agrees inwriting, which consent shallnot be unreasonably withheld,or unless extenuating circum-stances exist which are beyondB o r ro w e r ’s control.”

From the lender’s perspec-tive, it’s suspicious that youpurchased your first home andthen purchased a subsequentprimary residence about a yearlater. It raises the question as towhether you truly intended onpurchasing the home as yourprimary residence and whetheryou maintained the home asyour primary residence.

If you moved into the firsthome and lived there as yourprimary residence and then de-cided to buy another home andmove, you should be fine. But

if you purchased the first home,moved in, and shortly aftermoving in decided to buy thesecond home, the lender mayfeel that you did not abide bythe terms of the loan and didnot intend to use the first prop-erty as your primary residencebut rather to buy and flip it.

While you may be getting in-consistent information fromthe lender, it’s probable that thelender’s guidelines have re-mained the same and the issueis you purchased two homes.

If you complied with theterms of the original loan docu-ments, the lender can’t retroac-tively apply loan conditions.
