the far right. Paint needed to prevent damage to the exposed wood.

5. Balcony: Treated and stained wood - Balcony/deck ledger is mounted incorrectly on the left side section. Currently the deck ledger is being help to the wall by nails only. 1/2 lag bolts (see example photo below) spaced roughly every 16 inches are needed. Improper mounting can be a safety issue. Recommend a licensed contractor install proper mounting bolts.

drain pipe appears to be installed to help move water out of the crawl space, but the ground outside of the crawl space has negative slope leading towards the drain pipe. Leveling the outside ground, and adding an extension that is sloped away from the crawl space will eliminate the water issue.

Structure

1. Piers/Posts: Poured piers and wood posts - Wood posts should be secured to concrete piers to prevent any movement. It is recommended that a licensed contractor properly assets the issue.

2. Main Attic Sheathing: Particle board - Moisture stains noted on the east side attic sheathing (pictured below). Moisture meter came back with a higher than normal reading indicating that the stains are a current moisture issue. Evaluation and repair by a licensed contractor is recommend to prevent further damage.

3. Main Attic Moisture Penetration: Ongoing water penetration noted - Please see above notes.

Bathroom

4. 1st floor Bathroom Faucets/Traps: Metal fixture - Leak noted a P-trap junction. The coupler threads appear to be stripped out, and P-trap pipes will need need to be replaced. A licensed plumber is recommended to evaluate and estimate repairs.

Bedroom

5. Master Bedroom Windows: Vinyl slider - Faulty operating hardware. Channel balances need repair or replacement.
