Even since the first quarter of 2020, prices have gone up 18% from $378,300 to $446,900. The percentage of homes for sale below $500,000 is only 50%! If you’re house shopping with $250,000 as your top price, know that only 9% of homes are at that price.One thing that has remained fairly constant is the number of sales of existing homes (not new construction) in each of the last 7 years. Since 2014, the highest number of sales was 8,160 (in 2016) and the lowest was 6,410 (in 2014). Last year, 7,450 existing homes were sold. New construction has filled some of the gap in meeting a huge demand for housing, adding (along with multi-family units) a total of 20,000 units of housing in Clark County since 2015.
