The nicest bedrooms exude a warm andintimate vibe. And that’s exactly whatclients Beatrice and Philippesought for their own boudoir.The couple, who live in a

large home with their two chil-dren, spent three long years ren-ovating their house. But theyran out of steam when they gotto their master bedroom. Thespace was cold and cavernous –and they couldn’t figure out away to bring any warmth to thespace.I decided that a restful,

monochromatic design was the ideal solu-tion for this project. And I selected an ethe-real, neutral color palette of cream, beige,gray and vanilla to help me along.The bedroom had a vaulted ceiling that I

wanted to showcase with a great lightingfixture. So I kicked things off by visitingone of my favorite lighting showrooms andselecting a magnificent polished silver-and-crystal chandelier.I then painted the space in a warm cream

to match the room’s existing neutral carpetand to give things a cohesive look. Next, Imapped out four distinct areas that wouldall flow together: a sleeping area, a fireside

lounge, a sitting room and avanity area.I created the sleeping area be-

neath the vaulted ceiling andagainst a striking wall of wood-grain paper. I brought in a king-sized bed with a gorgeous cus-tom headboard, added lusciousvanilla, gray-and-cream linensand pillows, and put in two ele-gant wooden bedside tables.I then fashioned a delightful

fireside lounge on one wall ofthe bedroom. I wanted to install

a gas fireplace, but Philippe wasn’t keen onunsightly gas lines on his new exteriorstucco walls, so I put in a wall-mounted,ethanol-burning unit that brings visualwarmth and a contemporary element to thespace. I flanked the fireplace with customcabinetry that I painted a soft gray.Across from the bed, by the room’s win-

dows, I created a seating area with a stone-colored sofa, a creamy armchair, a tufted ot-toman and a round wooden table. I chose a

multitude of accent fabrics in stripes, dots,solids and other patterns for the pillowsand drapes, and put down an ivory area rugwith a geometrical pattern.

Beside the seating area, I created a littlevanity area, which includes a beautiful wal-nut writing desk, an ornate mirror and awhite cane chair.

All that was left to do was find somestunning accessories. So I headed to a shopknown for its eclectic mix of global goodiesand chose a variety of accent pieces, includ-ing an amazing, white feather headdressfrom Cameroon that I hung above the cou-ple’s bed. A monochromatic design reallyneeds a touch of the unexpected to providesome intensity.

I always say “design is in the details,”and that was certainly true of this project.By playing with texture, pattern and a fewdabs of shimmer and shine, I created a dra-matic space using a single color palette.The once-frosty bedroom is now a restfulretreat where Beatrice and Philippe can re-lax and share some quiet time.

What colors are predicted for popularityin 2011? Benjamin Moore seems to haveall the answers this year. The paint com-pany conducts an annual Color Pulse pro-gram that forecasts color trends. ThisColor Plus forecast has won awards andeven received international recognition,so it stands to reason we should check itout. Let’s explore.The theme this year is balance becausecolor affects our mood and represents thesurrounding world. As I’ve said in thepast, if you are comfortable with the col-ors around you, you will be in better spir-its and perhaps even experience betterhealth. Four trends in the balance themeare: farm, order, escape and tribe. Eachtheme has a storyline.Farm represents society’s need to getback to basics, and that makes perfectsense right now. The feeling and colorcombinations are cow prints, textured hayand burlap feedbags. Also included aretea-stained colors, giving a rustic effect.The bright and vivid colors in this arenaare taken from fruits and vegetables, in-cluding peas, corn and carrots. Yes, thosecolors were popular in the 1970s. As usu-al, what goes around comes around.Whites will be a little creamier, and wewill see more butter yellows. Green is re-ally in. Earthy soil replaces gray as a neu-tral, and stenciling is back in full strength.Order involves a minimalistic, geomet-ric, stacking sort of Puritan look, bringingorder into our chaotic lives. Outlining isin, by means of strong colors on doorjambs and baseboards. Bright stripes andpolka dots are in, too. Primary colors willbe popular; so will black and white, withaccents in bright, primary colors poppingthrough. This theme works for the busyperson who likes primary colors. It isbright, bold and geometric.Escape is next. Ever feel you want to es-cape from reality? If the feeling is strongand constant, this theme is for you.Translucent, soft retro colors that inspireelegant fantasies and fairy tales are youranswer. Pearl and satin finishes will flour-ish, and pink will be the new red.Tribe gets us back to our core values.Communities (or tribes) have becomemore important. The colors in this themeare rich orange and berry hues, pairedwith spicy browns and bronze metallic.

Pop culture unearthedfor the plant worldOn Feb. 11, Walt Disney stu-

dios is releasing a new movie,“Gnomeo and Juliet,”bringing to the bigscreen two icons ofthe garden, superstarswith devoted fansacross the globe: gar-den gnomes and pinkflamingos. These pil-lars of pop culture areadored by gardeners,unlikely legends thatspark passion.Those that adore

one usually scoff atthe other; the fewwho festoon their gardens withboth are looked upon as needingto change their medication. Thesecheerful, brightly colored statuesare beloved by many; others, suchas Britain’s Royal HorticulturalSociety – organizers of the pre-mier Chelsea Flower Show –banned them for life. But love

them or hate them, they’ve carveda niche in garden lore.

“The appeal ofgnomes and flamingoslies precisely in thefact that they’re taste-less art,” says Dr. BrianOtt, Visiting Professorof Media Studies andpop culture expert atthe University of Col-orado, Denver. “Ourolder generation mayhave put them into thegarden with a straightface, but now – partic-ularly with pink

flamingos – people are doing ittongue in cheek, as a means ofirony.”Gnomes became popular cen-

turies ago, first being produced inThuringia, Germany, by PhilipGriebel, who based his sculptureson local myths of gnomes helpinggardeners at night. From there, thegnomes caught on, with societiespromoting them and fan clubs de-voted to ‘freeing’ them. ThoughTravelocity’s gnome mascot travelsthe world willingly, most gnomesare victims of pranksters who stealthem to send abroad.Flamingos are newer, intro-

duced in 1957 by Don Feather-stone, an artist who worked for

Union Products. Sold in pairs,with one standing tall, the otherwith head lowered to eat, flocks ofthese fowl are often used as aprank, planted onto lawns as asurprise greeting to the home-owner. To celebrate one famousflocking, the Madison, Wisconsin,Common Council declared theplastic pink flamingo the officialcity bird in 2009.“I have no idea why people

love flamingos so much, but weget calls from across the countryfrom people who want them,”says Claude Chapdelaine, vicepresident of Cado Products Co.,makers of the original plastic pinkflamingos.Purchasing the copyrights and

molds in 2010, Cado Products arekeeping the American icon aliveafter a brief stint out of produc-tion. “It’s taken us a little time toget ready for full production,”Chapdelaine says. “We had to putan addition onto our factory inorder to make them. But demandis huge, and this year we expect tosell over 100,000 pairs of them.”Gardeners are drawn to dis-

playing this kitsch for two rea-sons, Ott says: to make an ironicstatement celebrating tasteless-ness (which we actually reallylove), and as a conversation piece

in particular spaces. Stumble up-on one in the garden, and you’resure to question the gardenerabout their sanity.

Are the differences in devoteesof gnomes or flamingos? Ott be-lieves so, speculating that whatyou display says a lot about howyou want the world to view you.Someone who favors gnomes isprojecting a playful personality,one of ironic sensibility. Gnomesare whimsical, but because they’resmall, they’re less noticeable.

Flamingos tell a different story;the neon pink ornament is in-

your-face, projecting a sense ofcounter culture and flaunting ofrules. “By displaying flamingos,people are being transgressive;there’s almost a subversive ele-ment that’s less true of gnomes,”Ott says. “They’re socially edgy;the adult version of being a punkrock teenager with colored hair.”

Determine effect on taxes before selling

Q: I am 67 years old and own arental property. I would like tosell the home but don’t want topay taxes on the gain. Should Ilive in the property for two yearsand then sell it?I am still working, but I’m in

the poverty income tax bracket.The house has no mortgage, butthe taxes, insurance and utilitiesare eating up my savings. Isthere any way I could declare ahardship and avoid the capitalgains taxes?A: Before you make any deci-

sion, you need to know what effectthe sale of your home would haveon your federal income taxes. Ifyou don’t make much money now,you’re probably not paying muchto the federal government. If youknow what sales price you mightget from the sale of the rental prop-erty, you then can decide whetherto sell it and not worry about thetax consequences.However, if you’ve owned the

property for many years and thetaxes you owe will be quite signifi-cant, you may have some optionsto limit the amount you pay with-out fully eliminating the entire taxbill. The only sure way to defer thepayment of capital gains and otherfederal income taxes on the sale ofrental properties is to use a compa-ny that specializes in 1031 ex-changes. When you use a companythat handles 1031 exchanges, youbasically sell the current invest-ment property, place all the pro-ceeds from the sale with the ex-change company and buy a re-placement investment property oflike kind within a certain time pe-riod.

Using a 1031 exchange will al-low you to sell the property butwon’t let you get to the money.That money would be tied up inthe new property you would be re-quired to buy. It seems that youprobably want to sell the propertyand keep the money. If that’s thecase, you won’t want to use a 1031exchange.You talked about living in the

rental property for at least twoyears. Well, when it comes to yourprimary residence, if you havelived in the primary residence fortwo out of the last five years, youcan exclude from federal incometaxes all profits up to $250,000 (or$500,000 if you are married). Butthe key there is that the home mustbe your primary residence and youmust live in the home for two outof the last five years.In your situation, you could

move out of your current homeand into the rental property andlive there at least two years. But acouple of years ago, the IRSchanged the rules: If you owned arental property that was later con-verted into your primary residence,you would still have to pay capitalgains and other federal income tax-es due on the sale of that property

based on how long it was an in-vestment property and how long itwas your primary residence.So, moving into the home would

not eliminate your obligation topay capital gains taxes or other tax-es to the federal government, butthrough time would decrease someof the tax obligation.Still, it’s worth finding out exact-

ly what you’d owe. Because thehighest capital gains tax rate rightnow is 15 percent, you might findthat if you sell the property now,you won’t pay all that in capitalgains taxes.Real estate investors typically

take a tax break on their federal in-come taxes by depreciating theproperty. That depreciation may re-sult in a reduction in your federalincome taxes previously paid.When you sell the rental property,the federal government requiresyou to repay that benefit previouslygiven to you at a rate of about 25percent. In other words, if you took$100,000 in depreciation on yourrental property through the years,you’d owe $25,000 to the govern-ment when you sell.Given all of this information,

you need to understand what yourultimate liability would be if yousold the property. If you havesomeone who helps you with yourfederal income taxes, you can workwith that person to see what it isyou might have to pay if you sellthe rental property.

Dear Helaine and Joe: I’ve attached aphoto of a print with the words “Einzugin Paris ... am March 1871.” Eighteen-by-22 inches, the print illustrates theGerman victory in the Franco-PrussianWar of 1870-1871.I took it to a conservator, and the rips

are not repairable. The major rip in theleft upper quadrant was mended yearsago by gluing the back of the print to apiece of stationery. I am certain theprint must be at least 100 years old. Iam advised to sell it “as is.” Can you ap-praise this for me? Thank you. – B.W.

Dear B.W.: Many collectors are fascinatedwith war- and military-related items, every-thing from guns and uniforms to medalsand personal letters from the battlefield.

This particular print appears to be achromolithograph – or colored lithograph.Chromolithography is a mechanical pro-cess, but it can be an expensive one if donewell and can take some time to produce anumber of prints. However, it became away to mass produce popular images andmake them available to buyers, particularlythose who lived in urban areas. GodefroyEngelmann patented this process in Francein June 1837, and it first appeared in theUnited States around 1840.

This particular chromolithograph is ti-

tled “Einzug in Paris” (“Marching intoParis” or “Entering Paris,” depending onthe translation); it shows the Prussian armyunder Helmuth von Moltke and Otto vonBismarck entering the French capital afterthe Prussian victory in the short-lived war(July 1870 to May 1871). A number oflithographs depicted this scene, includingan American version titled “Der SiegesEinzug der Deutschen in Paris,” printed byH. Schile of New York and published byGeorge Schlegel Lithography in New York.

The real issue here is the condition ofB.W.’s print, and there is only one word todescribe it – terrible. The tears, the grime,the missing pieces of the margins that gointo the print itself and the glued-on piece

of stationery all conspire to make this itema marginal value at best.We advise B.W. to frame this piece and

love it, because finding a buyer at almostany price will be difficult, if not impossible.In this deplorable condition, a value of $20to $30 is generous.

While it’s easy this time of year to justdaydream about next year’s garden,there are some chores to be done. Latewinter is the perfect time for one of myfavorite garden tasks: pruning fruittrees. Most gardeners are nervous aboutmaking cuts to their precious trees, and,consequently, they prune only a little,and poorly, or not at all.

Pruning New and Old TreesWhen pruning young trees, the goal is

to create a strong branch structure andproper angles for future growth. Pruneto create three to five branches that havea 45- to 60-degree angle from the maintrunk. These branches should ideally beevenly arranged around the trunk and atleast 2 to 3 feet off the ground. You canspread the branches when they’re youngto grow at the right angle. Hang fishingweights with nylon wire on the branchesfor one growing season, or use wooden“spreaders” to push the branches apartto create the optimal angle.For established trees, always remove

dead, diseased, broken and competingbranches back to the trunk or a main

branch first. For a neglected tree, try notto prune more than 25 percent of thetree in any given year. Too much prun-ing can cause a lot of sucker growth thatyear. The exception would be a very oldtree that needs to be stimulated to putout new growth. The goal is to havelarge diameter limbs near the bottom ofthe tree and smaller ones at the top.Don’t prune limbs flush to the trunk ormain branches.

Basic Pruning CutsKeep these basic tips in mind:• Use sharp pruning shears for any

cuts on branches smaller than 1/2 inch indiameter. Use loppers or a pruning sawfor larger diameter wood.• Cut thin diameter branches 1/4 inch

above a bud that is facing in a directionyou want the new branch to grow. Makethe cut on an angle to shed water andpromote faster healing.• Horizontal branches produce more

fruit than vertical ones. Prune verticalbranches back to a main stem or trunk.• Prune moderately every year to

keep the tree healthy and fruiting con-sistently. The tendency of some fruittrees to bear in alternate years can becaused by insufficient pruning.

are twofold, because not only does the bor-rower need to qualify, but so does theproperty,” says Tommy Xintaris, a seniormortgage banker with Envoy Mortgage inHouston, which lendsthroughout Texas. “It’sa small box that bor-rowers have to fit into,but it’s a great programif they do.”First, the property

must be eligible by be-ing in a designated ru-ral area. The USDA sitelists counties designat-ed rural. But someproperties are eligiblefor USDA loans incounties that are notdesignated rural, Xin-taris says. Eligiblehomes can be found onthe outskirts of Austin,for example.“The best way to

find out about propertyeligibility is to enter anexact address,” Xintarissays.After the home’s lo-

cation is deemed eligible, the borrowermust meet income and credit standards.“Borrowers must have a low-to-moder-

ate income and yet be able to afford thepayments on the property,” says Paul Defn-gin, a mortgage planner with Apex HomeLoans in Rockville, Md. “USDA has estab-lished income limits. Borrowers can entertheir ZIP code, income and number ofmembers of the household and will knowimmediately if they qualify for the pro-gram.”To check on income limitations by

county, go to the USDA income eligibilitysite.Defngin says borrowers must demon-

strate they can afford the mortgage pay-ments by meeting the USDA debt-to-in-come ratios of 29 percent for the housingpayment and 41 percent for the overalldebt to gross monthly income.

The borrower pays an upfront guaranteefee of 3.5 percent of the loan amount,which most opt to roll into the loan. Undersome first-time buyer programs, borrowerscan have their closing costs paid.USDA loans are not available to in-

vestors. The home must be the borrowers’primary residence. Most constructiontypes are eligible, including manufacturedand modular homes, as long as they meetcondition standards.Nick Serrano, sales manager for Greater

Nevada Mortgage Services in Carson City,Nev., says the program is for people whodo not currently own homes.“The program isn’t limited to first-time

buyers, but if someone owns a house andwants to buy anotherwith this loan theyhave to sell it first andpay off the mortgage infull,” Serrano says.Unlike most low or

no-down-paymentloans, Defngin pointsout, USDA loans donot require mortgageinsurance.Lenders qualify bor-

rowers based on theircredit score and theirdebt-to-income ratios.USDA does not set aminimum credit score,and lender minimumsvary. Xintaris says En-voy Mortgage requiresa minimum score of600, while Serrano saysGreater Nevada Mort-gage Services requires620 and Defngin saysApex Home Loans re-

quires 640.USDA home loans also are not sub-

prime. “A lot of people are frightened bythe idea of zero percent financing, but thisloan is very different from subprimeloans,” Serrano says. “First, the loans areguaranteed by the government. Also, theloans are stable, 30-year fixed-rate prod-ucts and borrowers must fully documenteverything and qualify for the loan.”Serrano adds, “USDA loans used to be

the best-kept secret, but now this loan pro-gram has momentum. It’s so popular thatthey ran out of their budget earlier in2010, although Congress has restoredfunding now. The only negative ... is thefact that not every property and not everyindividual qualifies. But if someone doesqualify, there is no reason not to take ad-vantage of this program.”

Borrowers mustdemonstrate they canafford the mortgagepayments by meetingthe USDAdebt-to-income ratiosof 29 percent for thehousing payment and41 percent for theoverall debt to grossmonthly income.
