First and foremost, Happy New Year! All of us here at Home Renovation Magazine wish you and your family a happy, prosperous and safe journey through 2010. This past holiday season gave everyone much to think about in terms of friendships, family, hardships and things to be tremendously thankful for. It seems like the best resolution for this year focuses on the concept of “renovating”. Renovating our relationships, our attitudes and ways of thinking and our appreciation for what once seemed like trivial details in our lives. Success to us all in our resolution to renovate our lives! Thus, it is rather apropos that our theme for this issue of Home

Renovation Magazine is “Resolution to Renovate”, though in this instance we are focusing on the home front. With a heavy emphasis on “green” renovations, our intention is to encourage everyone to take the leap into the concept of long-term savings. Saving dollars today is great, but saving money over the months and years to come is even better. The important thing to keep in mind is that taking the green leap doesn’t require an “all at once” plan; even making one eco-friendly improvement at a time will be ripe with the savings you want to see in the cost of utilities every month!

MOST OF THE HOMES WE LIVE IN TODAY are certainly adequate for our needs. They keep us cool in the summer, warm in the winter, and dry when it is raining. They keep us safe. They also contain many of the things we require to live comfortably. Most homes have kitchens that allow us to prepare meals and store food. Our homes typically have a sufficient number of bedrooms and bathrooms for the members of our families to sleep, study, relax and grow. There are other homes, however, that have a more powerful impact on us. When we step inside and walk through them, we connect with them on more of an emotional level and feel a sense of comfort within them. The reasons for this “connection”, I believe, go beyond the colors and fabrics of the interiors. It is not necessarily the largest or most expensive home with which we make this connection; rather it is the scale, proportion and contrasting elements to which we are drawn. It is difficult to get a warm and cozy feeling in a Family Room with a two-story ceiling and harsh recessed lighting. These rooms are sometimes more suited for a game of handball, rather than curling up on the sofa to read a book. Too often we mistakenly use extreme height as a way to create “impact” and thus lose any sense of human scale and comfort. Spaces with high ceilings do have their place, but it is important to scale them correctly and to think of the whole space in terms of furnishing and lighting. An important characteristic of a pleasing home is the “contrast” that we experience as we move through it. You may not be able to describe all of the contrasting elements you feel or even be aware of them, but you are at some level impacted by them. Contrasts in a home include high and low spaces, light and dark spaces, inside and outside spaces. There are contrasts in color, function and materials, all of which enhance our gratification. There are many things to consider in designing a home. As important as the number of bedrooms, bathrooms, the size of the kitchen, and the number of cars to be garaged, the more esoteric aspects ultimately make the difference between an adequate house and a comfortable home.

Q: How many solar collectors do I need to heat my pool, my hot water and generate electricity for my home?

A: First of all, you mentioned three objectives: pool, hot water, and electric. Each application has a solar collector made of very different components to maximize the most cost-effective outcome.For example:1. Swimming Pool Collector: This is a low-temperature collector usually made of U.V. stabilized polypropylene that can accept pH fluctuations, or chemicals such as muriatic acid etc… There are different designs that can add longevity and performance to the system’s life and can be less invasive to your roof; the common lifecycle is from 10-15 years.

2. Solar Hot Water Collector: This is a high-temperature collector; the most cost-effective design is made of copper, nickel, and iscyranite insulation with a low-iron tempered glass designed to capture and lock in the sun’s intensity. That “free collected energy” is transferred to a double wall insulated storage tank for future consumption. The expected lifespan? 30 years+.3. Solar Electric Collector: This type of collector consists of crystalline solar modules or amorphous (thin film) properties. They generate an electrical field using sunlight (photons) that dislodge electrons (current) out of their position and send them through a pathway, creating DC current. This current is exported to an inverter, whose function is converting the DC (direct current) to AC (alternate current) for household usages. It can also feed a set of batteries for back-up storage, a DC light, motor, or other end-use DC application. Solar electric modules have warranties that guarantee their rated electrical output of 80% for up to 25 years and will continue generating free electric power for 30 years+.

Q: My wife and I recently purchased a foreclosed home. We have been renovating the inside for the past six months; unfortunately we have run out of money to fix up the outside. Any ideas?

A: First, I would like to thank the Granite and Cabinet guys...again... for taking my landscaping money! I know most people start renovating their home from the inside out. There are still many ways to ‘dress’ up the outside with little or no budget. First, make sure all your beds are weeded, shrubs are pruned and put down a fresh covering of mulch. Remove all dead plants even if it leaves a hole. An open clean and mulched area is better than looking at dead or “should be dead” plants. Next, pressure wash walks and driveways. Remember landscaping is not like building a house where you need four walls to hold up the roof. You can start with a little and add as it’s affordable.

Q: My home is overvalued and I am hesitant about doing any renovation in which I would not see any return on the money I invested. How does landscap-ing rate?

A: Besides my biased opinion, landscaping is the first impression you get when approaching your home. Also, according the American Association of Landscape Architects, “great landscaping adds 35% to the value of your home.” So I say “get landscaping”!

Q: We have neglected our pool and promised our kids we would fix it up before summer. Could you please break the ice for us?

A: Sure, just give me a check, signed of course, and at the end I’m sure you will be happy. I promise, it won’t hurt! There are a lot of variables so let’s keep it simple. Assuming your pool equipment works fine and you have a 400 sq. ft. area of pool, 80’ perimeter and 500 sq. ft. pool deck, a Diamond Brite resurface should cost about $3,000.00. New tile should start at about $1,200.00 and new coping should be around $1,500.00. You could also add a new deck for around $2,000.00. Hopefully, it’s not going to get cold enough for ice and this didn’t hurt as much as you thought.

Although eco-trends in building and renovation have gained enormous popularity, the definition of a green home is still slightly unclear. In order to clarify what makes a home officially green, organizations such as the U.S. Green Home Building Council (USGBC) and the Florida Green Building Coalition (FGBC) have established green certification standards backed by the Home Builders Association. So how exactly does a home earn the Green-Certified stamp? Well it all begins with the USGBC, who define their standard as LEED® (Leadership in Energy and Environmental Design). They created this system to encourage and accelerate global adoption of sustainable green building and development. The LEED® Rating System measures the home on the following aspects, which then convert into a strategically developed point system:

• Innovation & Design Process: special design methods such as custom architecture, strategic layout, etc.• Location & Linkages: the placement of the home in relation to its surroundings and the larger community.• Sustainable Sites: strategic use of the whole property.• Water Efficiency: using the best practices both indoor and outdoor.

What does it mean to be GREEN? Part i

• Energy & Atmosphere: energy efficiency, particularly in the heating and cooling design.• Materials & Resources: selection of environmentally sound materials and minimization of waste during construction.• Indoor Environmental Quality: improvement of air quality by reducing the exposure to pollutants.• Awareness & Education: the degree of knowledge the homeowner, tenant or building manager possess in regards to operation and maintenance of green home features.

Within each category listed above, there will be a point system ranging from “Good Practice” (the mandatory prerequisite) to “Better Practice” (worth one point), and finally “Best Practice” (worth two points). Prerequisites refer to 18 mandatory measures, which must be completed during the construction phase. The others are referred to as “optional measures”, which allow you to gain extra credits (or points). Similar to this outline, the FGBC also uses a point system that analyzes everything from the swimming pool/spa upkeep to the types of plants in the yard.

THE ENVIRONMENTAL “GREEN” MOVEMENT has certainly spawned quite a lot of exciting changes in the construction world and as is usually the case, where there is change, skeptics are sure to follow. So let’s see if we can clear up some of the more common green building myths and misconceptions. It’s also about simple things such as how you design it, where you build it, and how far you have to drive to get to it. (A monster house in the country probably wouldn’t be considered green!) IT’S TOO COMPLICATED: Granted, green building may seem slightly intimidating at first glance; but all it really means is building with efficiency and sustainability. Green homes can look just like any other home and they can be built to satisfy almost anyone’s personal taste. Furthermore, your home doesn’t have to be certified to be green. You can choose to put your money into the house and not the label. It’s entirely up to you. GREEN BUILDING IS JUST A FAD: Well, I hate to burst your bubble. OK, that’s not true either. I enjoy it! Some skeptics may consider green building to be a passing fad, but I’m here to tell you much more of the world’s population would agree that it is a growing movement in a new era where homeowners (among all people) are joining in the effort to conserve, reuse, and reduce.

Evaluate the Cost-Benefit Ratio First, consider the cost benefit of a new room. Garage conversions can go either way in that they can either be beneficial and bring a profitable return and raise the property value or they can become complete nightmares that actually compromise your home’s value. The rule of thumb is to look around. If the majority of the properties in the neighborhood have garages, a conversion could have a negative impact on the value or make the house less desirable. Check out the market first to see if garage conversions are considered desirable features in your neighborhood.

Make Sure You Have Your Zoning Permits Zoning laws vary by different cities. However, all areas require homeowners to have a building permit if they want to convert their garage into an extended residence. Unfortunately, without the appropriate permits, local officials could indefinitely dampen your dreams of a new room. In order for homeowners to sail smoothly with their plans, they'll need to show that the building structure is up to code and they'll also be required to submit a set of plans for future renovations and construction. In some cases, converting a garage into a rental unit turns the property into a two-family home. If a kitchen with an oven is installed, for instance, the property often is considered two-family. In some communities, however, installing a kitchenette without an oven may mean a property keeps its single-family status. Something else to keep in mind and sort out in the beginning stages is that some cities require a minimum room size for a garage conversion. Depending upon the size of your garage you may only be able to put in a studio apartment. Other garages or buildings not attached to your home may be suitable for a two or three-room apartment.

Do it Right the First Time Of course, if we could have it our way, we'd have the room of our dreams for the cost of pennies on the dollar. Realistically, you should expect to spend anywhere between $25k to about $40k. The cost can add up quickly if you consider all that goes into it - insulation, installing windows, electrical, plumbing, flooring, energy-efficient garage heating and cooling, paint, fixtures, furniture and so on. Your ultimate budget will depend upon such things as whether your garage has access to existing utilities, such as air conditioning. You also may be able to cut costs by doing some of your own carpentry work or other tasks - but this is only recommended if you know what you're doing. That last thing you want is to put in all that time, effort and money, only to have it look like a completely failed attempt. In this case, it might very well cost you more to fix it - so why not do it right the first time.

Consult a Professional Involving professionals in a garage conversion can help homeowners avoid major problems down the line. Although the do-it-yourself route is tempting, homeowners should consider consulting with an architect or designer to help plan the garage conversion project. The added benefit of a general contractor and designer is that one can plan on the aesthetics, the other on the functionality, and the two can work together to oversee every step. Using a licensed plumber is also important if your home has a septic system. Your county or state may require you to upgrade to a larger system if you add bedrooms, since your change indicates that additional people will probably be living there.

IN TODAY’S UNRELIABLE ECONOMY, IT MAY seem like a good bet to save money by putting off those long-awaited home renovations or repairs. But truth be told, some home improvements – both cosmetic and functional – could prove to be the most reliable financial investment you can make. Furthermore, experts agree that because most green improvements are designed to either improve the home’s energy efficiency (as with insulation) or environmental health (as with wall coverings), they also add value. According to Planet Green™ writer Collin Dunn, these five green improvements will result in the biggest payback.

1. Upgrade the Kitchen: It’s no secret that improvements made in the kitchen will, without a doubt, payoff. The same is true for green improvements. Dunn suggests that by simply upgrading the countertops or floors to an environmentally friendly material could potentially net between a 90-100 percent return on your investment.

2. Update the Bathroom: Most homeowners know that kitchens and baths are the areas experts advise us to invest the big bucks in. But while you are assured a good return, a complete overhaul is not always necessary – nor is it green. Sometimes simply re-grouting, repairing, or replacing the tile with a recycled material can do the trick. You could also add a new coat of low-VOC paint. If you want to take it one step further, consider swapping out the fixtures with newer green-wise models that increase water conservation.

3. Add Insulation: Dunn states that you can almost never have too much insulation and adding more can help you realize a return on your investment of over 100 percent! Studies also show that energy-saving measures are currently the “top performing home improvement, returning up to 250 percent on the initial investment”. While it can be a little tricky to add insulation to existing walls, beefing up the R-values (meaning its ability to retain energy) of your attic or crawlspace will help to lower your energy costs and dramatically increase the value of the home.

4. Improve Heating & Cooling Efficiency: Though most homeowner’s think of energy efficiency as a great way to save on monthly expenses, it should also be recognized as a proven selling point… and therefore, another great investment. Start by ensuring that your current system is at peak performance. Or, look into the possibility of installing a geothermal heat pump or solar heating element. Lower energy bills will benefit you and continually add value to your home.

5. Check the Windows: In most circumstances, replacing your windows will not improve the energy efficiency of your home. For instance, Dunn points out that if you have original wood frame windows on your 100 year-old home, replacing them can actually reduce the value of your home. He compares it to refinishing a valuable old antique − it might look shinier, but won’t be as valuable. So just remember the general rule, fix before you replace. Once you have decided to pursue “LEED® for Homes” certification, here is how the overall process breaks down:

Step 1: Contact a “LEED® for Homes Provider” and join the program.The “Provider” and the “Green Rater” refer to a qualified professional who can offer orientation and up-front technical assistance to builders. Once assigned, the Provider and the builder will agree to a partnership and both will register with the USGBC. Builders already experienced enough in green building may not require these services.

Step 2: Identify a project team.The project team consists of professionals who will plan, design and construct the home. Each member should also have some knowledge of the LEED® Rating System and all the category details. The team should determine the specific sustainability goals of the project and establish what is required to meet them. The Provider or Green Rater will assist in a preliminary rating of the home’s design plan.

Step 3: Build the home.Throughout the process, LEED® will provide the project team with guidance and reference materials on green design and green construction practices. The Green Rater is also expected to conduct on-site evaluations and performance tests. In most cases, at least two evaluations should take place: one during

construction just before drywall installation, and the other upon completion.

Step 4: Certify the home.Obtaining certification will involve two major components. First is the final field inspection and performance test. The Green Rater will head up testing and inspect all green measures on the project’s pre-determined LEED® checklist. The rater will then finalize the documentation package – which includes several signed forms – as listed in the guidelines. The rater will submit the packet for approval. The second component is obtaining your certification from the LEED® for Homes Provider, who has reviewed the documentation and determined if it is satisfactory. The Provider will notify the project team and the USGBC of the final rating. An official certificate and notification will come from the USGBC.

Step 5: Market and sell your LEED®-certified home.Builders registered with LEED® for Homes have the opportunity to market their home using exclusive press releases, signage, etc. approved by the USGBC and only available to homes associated with the LEED® brand.

With attention mainly falling to new swimming pool construction, we often forget that pools eventually reach the senior years – growing worn out, tired looking,or downright unsafe with age. UNFORTUNATELY IT SEEMS EVERYONE wants to “cash-in” on the green movement by telling you that their product will save you energy and cut your heating & cooling costs. One such fallacy can be found in new window replacements. Unless your home is still equipped with significantly outdated windows (such as the “slider” or “jailhouse” type), replacing them could be the least cost-effective thing to do. In most cases they will have to be replaced again before you even begin to see your payback. Even the National Trust for Historic Preservation is attempting to educate homeowners about the benefits of preserving the home’s original windows by proclaiming that “typically replacement windows are vinyl, aluminum or a composite with wood; and none will last as long as the original window. Repairing, rather than replacing, your wood windows is most likely to be the greener option and a more sustainable building practice.” According to some experts at Discovery Company’s Planet Green™, these are a few good reasons why you should repair and keep your existing windows, rather than fall prey to certain false advertisements.• The vast majority of heat loss in homes is through the attic or non-insulated walls, not windows.• Adding just 3 1/2 inches of fiberglass insulation in the attic has three times the R factor impact as replacing a single pane window with the most energy-efficient window.• Properly repaired historic windows have an R factor

Cabinetry Renovation Options WHEN IT COMES TO THE REMODELING OF YOUR KITCHEN, new appliances may be pricey and flooring costs may well…floor you; however the single biggest expense of all can generally “hang” in the kitchen cabinets. It literally pays to take a close look at what you already have and weigh the options carefully. Depending on the configuration and construction of your cabinets, you can replace, reface or refinish them. It would help to ask yourself some basic questions to decide which option is best for you. If the cabinets are not functional for your needs, determine if the counter-tops are too low (or high), if there not enough storage space or too few counter-top areas or if you really just think that the cabinets are ugly. Understanding your own needs will better guide you in your quest for updated cabinetry!

REPLACING

When you envision your dream kitchen and see an entirely different layout with additional storage availability, then complete replacement of kitchen cabinets is the way to go. Just remember that this approach involves major demolition and consideration of such critical elements as plumbing and appliance placement. It is the most invasive and expensive of the three options. You can choose from three levels of cabinets for your replacement: stock, semi-custom or custom. Obviously, as the degree of “custom” increases, so too, must your budget follow!

REFINISHING

If you like the style and configuration of your wood or laminate kitchen cabinets, refinishing is the most direct route to a cabinet facelift. Older cabinetry is typically well built, so preserving it is usually worthwhile. Refinishing kitchen cabinets is a very rewarding project. With a little effort in preparations and the use of high-quality ceramic finishes, kitchen cabinets can be made to look like new. Painting offers the opportunity to bring color into the kitchen, while the addition molding offers the opportunity to allow flat-faced cabinets mimic the appearance of more traditional frame-and-panel doors. Home decorating magazines are a great source of inspiration for mixing and matching colors. Paint stores are another one, usually full of brochures and pamphlets containing endless ideas on color coordination. In most cases, you will want to choose a primary color with one or two accent colors. Think twice about painting the bottoms of shelves and drawers; latex paint dries to the touch in a couple of hours, but it doesn’t fully cure for a few weeks. This could be a disaster if you weren’t planning to leave your dishes on the countertop for that long! Often, one of the most important upgrades you can make to kitchen cabinetry is to install new pulls or knobs to the drawers and cabinets. Knobs are usually held in place by a single screw, and pulls by two screws. With careful shopping, you will be able to install new hardware using the existing holes.

MODERN ARCHITECTURE BEGAN AS A CHANGE IN the way humans looked at life and the technological innovations of the 1930s. After World War I, the new aircraft industry presented Americans with sleek forms and streamlined shapes. Graphic arts and industrial design, two relatively new professions, exploited this fascination, producing modernized motorboats, railroad locomotives and even household appliances. In the automobile industry, fenders, hoods and trunks began melting into a single fluid shape. A few modernized buildings also appeared, giving the impression that they, too, were rushing toward the future. Though never common, Art Moderne was a far more popular residential design than the geometric Art Deco – as Art Moderne is often confused with and historically preceded by. Although both forms of art-chitecture zoomed in during the 1920’s, Art Deco went out like the “hare” by 1930 and Art Moderne “turtled” its way to 1980. Unlike its showy predecessor, Art Moderne actually is a style of architecture, whereas Art Deco is focused more on paint and decoration. One difference between the two rests in Art Moderne’s use of horizontal orientations and Art Deco’s use of vertical orientations. The two things they hold in common are stripped-down forms and

geometric-based ornamentation. Art Deco uses low-relief stylized graphics and applied motifs (ranging from florals to geometrics). Art Moderne is relatively simple and unadorned, relying instead on strong, horizontal elements like metal banding and coping at the roof line and clean metal balustrades to impart fresh, contemporary character. The use of curved window glass or glass block wrapping around corners of buildings further accentuate its unique aerodynamic or wind-tunneled look. Horizontal rows of windows or stripes also suggest speed and movement. The simple geometric shaping of these structures, often asymmetrical, is emphasized by a flat roof with no cornices or eaves and very open floor plan. Art Moderne architecture, though never a dominant style, is found scattered around the country with a larger number of spectacular illustrations in California and our very own state of Florida, especially the Miami area. Combinations of Art Deco and Art Moderne can be seen in the famous Art Deco district with traditional Art Deco being used for hotels, apartments and office buildings and Art Moderne capturing attention for transportation buildings, airport terminals and railroad depots. Yet when it comes to the overwhelming desire for the Art Moderne look, nothing compares to its scattered presence in the numerous private homes throughout our beautiful state!

2009 WAS DEFINITELY THE YEAR OF great adjustments. 2010 is the year of rethinking, rebuilding, and redesigning. We’ve gone from a spendthrift culture to that of penny-pinchers—and we’re better off for it! We’re getting back to focusing on the simpler, more important things in life. That couldn’t be more obvious than what we do with our homes and how we renovate them. However, the biggest challenge is sometimes just getting started, particularly, how we need to budget. The first step in budgeting is to plan how much you can spend (in other words, how much you can spend without having to borrow). Will you need contractors or will this be a do-it-yourself project? What about sustainability issues? Can you “green” (hence, better preserve) your renovations without outside help? Also factor in the time-line and don’t be ambitious: be realistic.

Secondly, pay for a home inspector to come out to the home for an inspection. Trust us, it’s worth it. Since you’ll be peeling back the skin on the house in order to renovate, it makes sense to take care of any potential issues that are blossoming. Most of these you wouldn’t see at first glance. Having an inspector give the home a “physical” will save money in the long run. Budget it in! After getting the report back from the inspector you’re now free to explore designers and contractors. You should be getting a variety of different bids. You’re doing yourself a disservice if you get just one! A very useful tip is to get a market analysis from a real estate agent you may have already worked with or one referred through an acquaintance. If you’re one of them… it’s possible that your electronics, computer equipment and work materials have multiplied and quickly conquered a certain area of your home that once appeared organized and spacious. According to Microtrends author Mark Penn, people who work from home actually put in more hours than those who report to an office on a daily basis, but report much higher rates of job satisfaction. Though this sounds positive, it’s also important to take into consideration the many possible distractions you might encounter while working from home. So perhaps you work in a home office one day a week or four. Maybe you use the office simply as a communication hub for the family, house and kids. Whatever the situation, it requires a space that is fun, flexible and functional. Some of the newer trends in home offices point straight to the great outdoors. Though it may seem unusual, more and more in-home workers are establishing creative workspaces in sheds or garages and on terraces and patios. Being outdoors allows you to distance yourself from the potential distractions your home may present. Some might say it also serves as a peaceful environment that is more conducive to productivity. Where do you start? Begin by deciding what type of space you want. If you don’t already have a useable area, you can easily acquire or construct one. Or, if you currently have a space that is not in use, clean it up and give it a new purpose. You will also need to determine if the space will be permanent or mobile. If you need to bring everything inside from time to time, make the additions more temporary. If it is permanent, just ensure that it will always be kept safe and secure while you’re away.
