Welcome to Foxborough and HOMEARAMA® 2011, our 49th edition of America’s Premier Home Show! Foxborough, a community designed by Cobblestone Development and The Drees Company, is the perfect location for the 49th

HOMEARAMA®. We are proud to host this show in West Chester, one of Ohio’s most thriving townships.

Foxborough straddles one of the highest points in Butler County providing sweeping vistas of the countryside and the alluring, evening lights of downtown. Another plus is that the community is located in Butler County’s much-sought after

Lakota School District, one of the state’s highest performing school systems. HOMEARAMA® has a rich tradition in the region and this year’s show is

no exception. You will experience quality craftsmanship, trendsetting designs and decorating and some other “wow factors” that are always part of the HOMEARAMA® experience.

Each of the homes will have a featured bedroom designed with a budget of $2,500. Material sheets are available listing the item, price and source so that you can recreate the same bedroom in your own home.

Our HomeZone tent provides a one-stop venue for attendees to check out a variety of home products and services at the show. Many of these vendors offer exclusive show discounts and prize drawings.

Be sure to complete the Peoples’ Choice entry form and drop it in the collec-tion box at the show entrance. Vote for your favorite rooms and the overall best home. A cash prize will be awarded to one lucky participant.

The HOMEARAMA® practice of bringing together a great group of homes that make a statement is once again at hand for this year’s show. The five offerings, ranging in price from $672,000 to $1,000,000, evoke thoughts of Europe, the Arts and Crafts movement, Northern inspi-rations and more that are sure to please even the most refined viewers. The convenient West Chester Township location is also a bonus feature this year. “These family-friendly homes are based in the family-friendly com-munity of Foxborough,” says Dan Dressman, executive director of the Home Builders Association.

New faces and old favorites come together to create dynamic spaces that will be remembered and perhaps duplicated for years to come. The five formidable builders who are represented, along with their architects/design planners, interior designers and landscapers, showcase their fascinating design elements on a practical scale. The latest trends in technology, bathrooms, kitchens and liv-

ing spaces are married to the idea of mixing family time with entertaining. Rooms flow into one another, master suites are relaxing retreats and home offices have never been lovelier.

The story behind West ChesterWest Chester is a community of more than 60,000 resi-dents and more than 3,000 businesses conveniently locat-ed along the I-75 corridor between Cincinnati and Dayton. One of the first settlers was Joseph McMaken. McMaken was born in Cumberland County, PA in 1755, and applied for land in West Chester on July 4, 1791. The community remained known as Union Township for more than 100 years until June 28, 2000 when Union Township became known as West Chester Township, to reflect the identity of the area.

West Chester is approximately 18 miles north of Cincinnati. Its history is connected to the beer industry having been home to the Muhlhausers, the Moerleins and other beer baron families. over, they came to their own conclusions and some of their answers are as different as black or white, chocolate or

Whistle While you Workmanchester by Wieland BuildersThe home office with workshop is a highlight of the Manchester, according to architects Ken Bowerman and Darren Myers. The homeowner can do office work and assembly work in two adjoining spaces, which are located in close proximity to a half bathroom. Also, the secondary entrance allows for easy access for business clientele.

PlAy tiMeCollina Bella Casa by Daniels hicks homesArchitect Mark Dierkers believes the half-court bas-ketball court in the lower level is definitely a highlight in the Collina Bella Casa. He also includes the vaulted, arched ceiling in the den and the walk-in master shower as features not to be missed.

Builder Jim Daniels agrees that the lower level is a real stunner with a billiards table, bar, media and cards area that overlook the half-basketball court. “The lower level will not only be an entertainer’s dream, but will be a big hit with sports fans,” says Daniels.

KEEP THE HOME FIRES BURNINGNew Brunswick by Zaring Premier homesThe two-sided circular fireplace in the lower level, which accents the gaming and media areas, is what interior designer Jill Neverovich finds to be one of the exciting features of the New Brunswick. She adds that another room in the home that is eye-catching is the classic kitchen. The space offers a built-in service/china hutch, complete cabinet pantry wall, illuminated accent cabi-nets, granite backsplash and modern appliances.

CORNUCOPIA OF IDEASThe augusta by Justin Doyle homesAccording to Doyle, the first-floor study is a marvel from the custom built roof enclosing this room, to the 62-inch wain-scoting and the five-piece crown against the wood beams in the ceiling. The master suite bath offers a shower design that features arched mosaic walls on both sides, which allows for a shower design without a glass door. The basement has many, many eye-catching details, the most of which is a custom Amish-built wine cellar hosting hundreds of bottles of wine.

The architectural team of Paul Studer, Mike Studer and Mike Frimming agree that the study is a highlight of The Augusta, but for a different reason. “The working home office is one of the more unique features of this home. It serves the needs of the growing number of employees working out of the home with the use of Internet access,” they say.

THAT’S ENTERTAINMENTKimberly ann by Willig Greystone Custom homesInterior designer Kimberly Fox thinks the fact that the Kimberly Ann is an environmentally conscious house is a definite plus. Builder Dan Willig concurs, noting that he is proud that the house is LEED certified and affordable to boot. He also likes the neutral color tones in this tran-sitional style because he believes it appeals to the masses as well as offers a good layout for entertaining.

The layout is a particular favorite of architect Michael Cox. He points out that the open “gallery” main hall and dynamic ceiling lines are favored aspects of the home.

It’s the age-old question: Should you buy new construc-tion or go with something that has been around for a few decades? Sentimentality might draw you towards the old colo-nial-style home that you grew up in, while something with a more contemporary flair that offers the trendiest bells and whistles might catch your eye. When it comes to home buy-ing, one size definitely does not fit all.

If you are in the joyous throes of parenthood, you probably are most likely lean-ing towards a single-family detached home, rather than a downtown condo. The big issue now is to decide whether you want a brand-new home that no one else has lived in or an existing home with some history, character and charm. Both selections have their pluses and minuses, and understanding how each home choice differs is crucial to find-ing the one that completes the picture for your particular lifestyle.

Nowadays, many new homes are built in communi-ties with a unified style that offer enhanced amenities, such as a clubhouse, pool, playground, tennis courts and more. These subdivisions

offer anywhere from a small amount of homes on a cul-de-sac, to hundreds of homes from a handful of builders. These homes will have to be constructed to the latest build-ing codes, and will most likely be both energy efficient, or “green” (see sidebar) and more expensive than older homes of a similar size.

Does newer always mean better?Do those features equal a higher price tag in your mind? Exact options and materials will vary from house to house, and builder to builder, but take the time to write down and consider these thoughts in support of buying new when making your final decision.

When it comes to new homes, you get the chance at contemporary styling, such as the always popular open concept living, with some flex-ibility in floor plans and mate-rials during the design and construction.

Repairs and maintenance will be lower due to the new-ness of the appliances, materi-als and more, and extended warranties will be offered. The idea that no one has lived in the house before may appeal to you, as the home will truly be a blank canvas for you to make your own, while homeowners associations will make sure the properties don’t become “too” unique, i.e., lawn ornaments will stay at a minimum.

The National Association of Home Builders (www.nahb.org) is bringing green to the main-stream with the NAHB National Green Building Program (NAHB Green) for all home build-ers and remodelers. The technologies and practices required to build a green home to NAHB green criteria will result in lower costs to operate the home. Explore this site to get started.

Energystar™ (www.energystar.gov) is a green program run by the U.S. Environmental Protection Agency. Products in more than 50 categories (including newly constructed homes) are eligible for the ENERGY STAR certification. They use less energy, save money, and help protect the environment. To earn the ENERGY STAR, a home must be at least 15% more energy efficient than homes built to the 2004 International Residential Code (IRC), and include additional energy-saving features that typically make them 20-30% more effi-cient than standard homes.

The U.S. Green Building Council (www.usgbc.org) is a 501(c)(3) non-profit community of leaders working to make green buildings available to everyone within a generation. Their Leadership in Energy and Environmental Design (LEED) Green Building Rating System™ encourages and accelerates global adoption of sustainable green building and development practices.

ing face to face might just do the trick. Regardless of your chemistry with that particu-lar person, you should also find out about the builder’s track record through refer-ences and sources such as the Home Builders Association, the Better Business Bureau and Angie’s List.

If it is possible, it will be hoove you to walk or drive around the new subdivision to get a feel for how full or empty it really is. This will also give you a chance to ask current homeowners in that community about the builder’s quality of work and whether or not contractual obligations were met.

Even though a builder can show you a model home, remember that is not what you are buying. You will be seeing the crème de la crème of features (granite counter-tops, theater rooms, walk-in showers), but your budget may not be able to afford such luxuries.

Above all, work with a real estate agent you trust! Whether you are buying new or older construction, the real estate agent is your advocate and is working for you and your best interest.

Established in 1934, the Home Builders Association of Greater Cincinnati is one of the nation’s oldest and most respected HBAs. It represents companies affiliated with the residential construc-tion industry in the counties of Butler, Brown, Clinton, Clermont, Hamilton and Warren. The HBA’s mission is to aspire to be on the leading edge of homebuilding through networking, education and industry advocacy.

HOMEARAMA®, the HBA’s signature consumer show, was established in 1962. In addition to this signature consumer show, the HBA has produced CiTiRAMA® since 1996. This new home showcase of urban lifestyles, in partnership with the City of Cincinnati, is scheduled September 17-25 at the Villages of Daybreak in Bond Hill.

A regional Cavalcade of Homes®, in partnership with the HBA of Northern Kentucky, a scattered site show, is held annually in May. The Tour of Remodeled Homes®, featuring renovation proj-ects throughout the region will be held October 1-2.

The Greater Cincinnati Home Energy-Efficiency Expo, a new consumer products show produced by the HBA, will fea-

The Home Builders Asso­ciations of Northern Kentucky and Greater Cincinnati are partnering to produce this scattered site show featuring remodeled homes in the Tri­State.

The show will once again provide the public the opportu­nity to see the talents of many different registered remodel­ers. The Tour of Remodeled Homes provides participating remodelers the opportunity to showcase their ability to improve a home through a simple beautification project on up to the complete renova­tion of an entire house.

The Tour is perfect for any homeowner—from those wanting to just add dimension and square footage to a room, to those looking for a little added cabinet space, to the person planning the gourmet kitchen of their dreams. The public can see many products first hand, enjoy the colors and textures of the interiors, and visualize their own remod­eled home. This show is the place to discover exciting new trends in home design, decora­tion, and construction.

September 17-25, 2011This year, CiTiRAMA®, which is produced by the HBA of Greater Cincinnati and the City of Cincinnati, hits a milestone with an even 10 shows under its belt. CiTiRAMA® will fea-ture five single-family homes ranging in price from $225,000 to $325,000. The event will be held at Villages of Daybreak, a development with 196 single-family homes and 102 condos located off Langdon Farm Road in Bond Hill. The Villages of Daybreak is in the Cincinnati Public School District.

❙ $2,500 bedroom in which each builder must stick to that budget when decorating that room. A handout will be available at each home with all the details in order to recreate the space.
