QUESTION: I had gran-ite countertops installedin the kitchen about fiveyears ago by Riya Im-ports L.L.C. in MonroeTownship, N.J.

There is a hairlinecrack about 22 incheslong in front of the sink. Itried reaching the in-

staller, but it apparentlyis out of business.

No help was availableat either Home Depot orLowe’s, or at other gran-ite suppliers.

Is there anything youcan suggest other thanreplacing it, which is tooexpensive?

ANSWER: I tried call-ing Riya, and the numberwas no longer in service.

It seems a shame thatthere is a crack in suchan expensive materialjust five years after yourcountertops were in-stalled.

This, of course, leadsthe Nick Charles of homeimprovement to want todetermine the cause ofthe crack. (Nora is vis-iting her aunt; she’ll beback next week.)

Some cracks in gran-ite are natural and arethe result of fissures thatoccurred in the forma-tion of the stone.

Polishing the granitehides these cracks forawhile, but they can re-appear.

The proximity of thecrack to the sink shouldindicate a possible sus-pect, but I have to turn to

the granite countertopexperts among my read-ers for advice.

It is regrettable thatyour installer has goneout of business, but thatis the nature of the ma-terials supply industry ina real estate downturn.

There should be some-one out there who canrepair granite or make adetermination of theseriousness of the crack,instead of trying to sellyou more of it.

A:Kipcon is a struc-tural engineering firm Ifound on the Web. Here’swhat its website saysabout roof stains:

“Soot and rust oftencause black and brownroof stains below andaround chimneys andother roof penetrations.

“When there is little or

no evidence of stainingon other areas of theroof, soot and rust arethe first suspects.

“Soot is the fine, blackpowder byproduct ofcombustion. Whether itcomes from a fireplaceor an oil furnace flue,soot will wash down theslope of the roof andleave a trail of discolor-ation across the shin-gles.”

Fromwhat I under-stand, the staining mightindicate that somethingis wrong with your fur-nace or your chimney.

Before you even call aroofer to see if he or sheis able to remove the sootfrom the shingles with-out damaging them, I’dask a heating contractorto look at the furnace andthe chimney.

Q: I fixed a leak in ourshower but the ceilingbelow it has a brownishstain. I tried paintingover it, but the stainbleeds through the paint.What should I do?

A: A stain-killing paintshould be applied first tohide the problem – acouple of coats usuallywork. Then use paintwith a primer to finishthe job.

Florida ended 2012 asthe top state in the nationfor foreclosure activitywith a 53-percent in-crease in filings thatsome analysts predictcould stifle the momen-tum of rising homeprices.

It’s the first time Flor-

ida has held the yearlongdesignation as top fore-closure state, knockingfive-year title holderNevada to second place,according to a new re-port from the Irvine,Calif.-based RealtyTrac.

Florida ranked sev-enth in 2011.

More than 279,200Florida homes received aforeclosure filing last

year.That means one in

every 32 homes state-wide was sent either aninitial filing, notice offoreclosure auction or anotice of final bank re-possession.

Slowing activity inother states as well aslenders making up forlost time following therobo-signing scandal

contributed to Florida’stop rank.

Nationwide, total fore-closure filings in thefourth quarter were attheir lowest level since2007.

But it was also in-creases in new mortgagedefaults — the beginningstage of the foreclosureprocess — as well asbank repossessions —

the final stage — thatpushed up Florida’srates.

RealtyTrac Vice Presi-dent Daren Blomquistsaid foreclosures won’tstart to taper off in Flori-da until the second halfof the year, adding thatthe higher level of activ-ity is both good and badfor the real estate mar-ket.

“The increase in bankrepossessions statewideshould mean more bank-owned inventory avail-able for sale in 2013,which may be good formany markets in Floridawhere buyers are hungryfor more inventory,”Blomquist said.

“But the increasedsales of those bank-owned homes may causesome short-term softnessin prices.”

Last year was markedby rising home pricesstatewide. The bump inprices may have contrib-uted to the reduction ofunderwater mortgages inthe state, according tothe RealtyTrac report.

In January 2012, about2.6 million Florida home-owners were seriouslyunderwater, meaningthey owed at least 25percent more on theirmortgage than theirhome was worth.

This month, seriouslyunderwater mortgages inFlorida were measuredat 1.9 million.

“Granted, that is stilla lot of homeowners andrepresents 43 percent ofall Florida homeownerswith a mortgage, but it isa significant improve-ment,” Blomquist said.

Some real estate ex-perts said despite theforeclosure increase,Florida’s housing marketis still on the upswing.

“I don’t think eventhis kind of bad newswill impact pricing,” saidKen Johnson, a professorwith Florida Interna-tional University’s HolloSchool of Real Estate. “I

just think we've finallyreached the bottom.”

Although Florida fore-closure activity washigher in 2012 than 2011,it was still 45 percentlower than in 2009, whenmore than 500,000 homesreceived a foreclosurefiling.

The RealtyTrac reportmade a distinction be-tween activity in statesthat require foreclosuresto go through the courtsystem, such as Florida,and those where a judi-cial foreclosure is lesscommon.

Florida had the third-longest timeline to fore-close in the nation at 853days. New York fore-closures take an averageof 1,089 days, while NewJersey is at 931 days.

The nationwide aver-age foreclosure timelineis 414 days.

Florida lawmakerswill again debate a fast-track foreclosure bill inTallahassee this year.

They will also beasked to extend a stipendawarded last year to thecourt system to hireadditional foreclosurejudges.

Buying a house is the largest financial investment most people make. Several years ago the NationalAssociation of REALTORS® published a statistic that less than 2% of buyers actually bought the houseon which they called. So statistically speaking, people who preview open houses tend to be shoppers, notbuyers. For many people, previewing open houses is also about shopping for a REALTOR®.

Most shoppers don’t know the surprising amount of work that goes into holding an open house. It’s notjust putting an ad in the newspaper and a sign in the yard. Both the sellers and the REALTOR® have alot of pre-open house homework to do. First, there is advising the seller on how to best showcase thehouse. Painting, cleaning, and repairs are done. A detailed home book should be prepared with records of

repairs and improvements, utility bills, seller’s disclosures, etc. The REALTOR® places ads in media. Announcement cardsare mailed to clients and the neighbors. A pre-open house sign is placed in the yard to announce the impending open housedate and time.

The REALTOR® previews other properties in the area. The brochure must be prepared. This could be a simple flyer, buttoday’s shoppers expect more. It may include information on other listings in the area, financing information, a map, andpublications or websites that can help the shopper make an informed decision. This information adds value to the shoppingprocess.

Most open house shoppers begin looking at open houses with the idea that they are going to buy within a year. An experiencedREALTOR® will recognize where the prospective buyer is in his journey and provide the kind of information and servicesneeded at that time. For the prospective buyer, the amount of preparation the REALTOR® puts into presenting the openhouse is a good indicator of the kind of services one can expect in the home buying process.

LOS ANGELES –WhenMolly Stanton firstlooked at the 1,000-square-foot SantaMonicahome being sold by ac-tress Noel Neill, bestknown for playing LoisLane opposite GeorgeReeves in the 1950s TVseries “Adventures ofSuperman,” the househad some impossible-to-ignore flaws.

There was extensivetermite damage, rottingstructural steel poles,and a floor plan with justone bedroom, Stantonsaid.

Stanton, however,instantly fell in love withthe hideaway, one of thelesser-knownworks bynoted Case Study design-er and builder RodneyWalker.

“I wanted to find amidcentury house thatwas nestled in nature,”she said. “It had amazinglight and energy. I lovedthe structure itself andthe interior space and itsopen feel.” She used adistinctly Los Angelesmetaphor to sum up thehouse’s appeal: “LaurelCanyonmeets the SantaMonica Canyon.”

Stanton’s stepfather,contractor Rick Holz,signed on to lead therenovation. The projectbecame a true familyaffair when Stanton alsoenlisted her stepsister,interior designer GinaHolz, and her stepbroth-er, architect Mike Holz.

Through the 10-weekremodel, family mem-bers united in their visionto preserve the architec-tural integrity of thehouse while updating itfor modern living.

“The fact that thehouse was amess wasmusic to my ears,” RickHolz said. “I wanted tomake the house look likeit did when RodneyWalk-er designed it.”

ors to be airy and light —“a treehouse,” she said.

Indeed, the housepractically floats overthe narrow canyon street,just blocks from theocean. Tomake themostof the small floor plan,Stanton’s stepfather re-moved a sliding glassdoor separating a livingroom and den to create asingle, loft-like livingarea. The contractor alsoupdated the plumbing,heating and electricalsystems and added in-sulation.

The addition of mod-ern amenities was subtle:A new laundry roomwascarved out of the livingroom, and the kitchen,master bathroom and

adjoining dressing areawere redone with re-straint.

“We straddled the linebetween keeping it cleanand staying true to themidcentury aestheticwhile adding a bit ofluxury for my sister,”saidMike Holz, who de-signed a television cab-inet that separates theliving and dining areas.

In other places, RickHolz tried to emulateWalker’s approach. Whentermite damage forcedhim to replace about 25percent of the wood-plank ceiling, he used2-by-4s installed withtheir narrow edges down,creating a look and tex-ture that echoed the orig-

inal design. He also builta fence and amotorizedentry gate using thesame off-the-shelf pan-eling that Walker chosefor the exterior of thehouse.

“My dad was so pas-sionate about this,” sonMike said. “He got in-volved in ways that Ihave never seen. He wasworking on a 30,000-square-foot house at thesame time and couldn’tpull himself away fromthis tiny house.”

As for Stanton, the32-year-old actress ishappy with her firsthouse. And though thefloor plan still has justone bedroom, she said asmall space suits her.
