The sitting room has an exposed brick fireplace fitted with a wood burning stove providing a fine focal point to the room. At one end there is a range of built in cupboards and bookshelves. Double doors open to the dining room which has lovely views across the field to the front. Adjacent is the kitchen fitted with an attractive range of old pine units under a wooden work surface.

The bedroom accommodation is split over two levels. Down a couple of steps from the inner hall are two double bedrooms, the one to the front enjoying the views of the fields. Upstairs is the main bedroom with a comprehensive range of storage cupboards and built in wardrobes. The fourth bedroom is up a further short flight of stairs.

The family bathroom is fitted with both a free standing bath and separate shower.

outsideThe property is approached via a drive to one side with parking for a number of vehicles. Beyond the drive is an area of lawn and mature planting.

To the rear of Rose Cottage is a terrace with steps up to a charming decked terrace and a summer house providing the perfect spot for outdoor entertaining. The remainder of the garden is laid mainly to lawn and has views over the countryside.

agents noteThe owners of Rose Cottage have obtained planning permission to build a new three bedroom home in a plot that was once part of the garden of Rose Cottage. Full details can be found on the Ashford Borough Council website and the planning reference is 18/01445/AS. It is anticipated that building will commence in May 2019 and will be completed in September 2019 and it is the vendors intention to live in this property.

In 2012 the property experienced some movement that was attributable to the presence of trees in the vicinity of the dwelling. The trees were removed and subsequent monitoring indicated that the problem has now been rectified and there is documentation available to evidence this.

Woodchurch is a large, social village, with much to offer. It has a fine Grade 1 Listed church and there is a well maintained village green in the heart of the village with a play area for children. The CE Primary School with 140 - 150 children has an excellent reputation. The impressive white smock windmill in the village has been fully restored and is opened to the public on Sunday afternoons and bank

holidays, throughout the summer. The Rare Breeds Centre just outside the village holds many family functions throughout the year. A lottery grant was awarded to the village to fund the restoration of a timber frame barn and this is now the Woodchurch Museum.
