There was a tiny built-in wet bar, a walk-in pantry, a too-large laundry room, unattractive fluorescent ceiling lightingand a peninsula with a row of cabinets above it that offered anarrow view of the world and downplayed the glorious viewof the back yard.

When they called, Chris and Susie had ideas of their ownand were getting kitchen design advice from friends andfamily. They needed professional advice to clarify and amal-gamate their styles and to advise them how to invest theirmoney wisely in their home.

“The kitchen was just so cramped,” Chris explained.“Opening the dishwasher door blocked lower cabinets, mak-ing it awkward to put dishes away. The walls featured adrop-dead ugly, floral wallpaper and a headache-provokingflorescent light box.” Knowing this project was extensive

Texas Lone Star flag. This all Texas event, set in the heart of historic

Great Texas musicians like The Jazz Band, The Zach Tate Band,

Montgomery’s renowned antique and gift shops will be open.

historic buildings and be sure to tour the N.H. Davis Pioneer Museum.

A portion of the proceeds from the festival will benefit historic down-

town revitalization projects and local charities.

Amy’s plan was extensive. “A goodportion of the actual usable footage of thekitchen was wasted with the old walk-inpantry, useless wet bar and huge laundryroom,” she explained. “My challenge washow to open the space up to the socialareas, how to integrate the chefs’ work-space into the living room, reorient theweird island, add storage and balance tothe design.”

One way Amy shrank the utility roomwas to move the freezer to the garage. Shethen stacked the washer and dryer andrelocated the door from the breakfastroom to behind the “old” refrigerator,gaining an additional 6-1/2 feet of spacefor the kitchen.

She also reoriented the island to paral-lel the sink wall for better traffic flow andenlarged it to create additional pull-outstorage for pots and pans, as well asadding a desired prep sink. Having themain work areas accounted for allowedAmy to design the bar/pass-through area.“This was a ‘social zone’ and gave Chrisand Susie an open view to the den fromthe cook top,” Amy noted. Open kneespace for bar stools and an under- counterwine chiller made this a truly functionalentertaining space.

“At first, we were worried that thecabinet stain, floor tile and paint colorwere going to be too dark, but we trustedAmy and deferred to her expertise, andwe are really happy that we did,” Susiesaid. “As a geologist, Chris gravitatestoward earth tones. If he had made the

and required the expertise of my design associ-ate, Amy Abbott, I asked her to accompany meon the first meeting. After that meeting, I turnedthe entire project over to Amy, who transformedthe space completely.

“You asked a lot of pertinent questions abouthow we live in our home,” Susie explained.Since they both enjoy entertaining, watching tel-evision and cooking, I suggested they integrate

the kitchen and living room together by creatinga large opening between the two rooms. “Thiswas such a simple, ingenious solution—whyhadn’t we thought of that before?” Susie said.

“That first visit kindled our enthusiasm as tothe possibilities, exceeding our expectations.You not only sensed where the design was good,but also how it could be better,” Chrisexplained.

BEFORE: The old peninsula and the cabinet above it offered a lim-ited, narrow view from the breakfast room into the kitchen. Themassive overhead fluorescent light fixture, dated floral wallpaperand old pantry closed in the kitchen.

AFTER: Removing the pantry, overhead light fixture, peninsula andupper cabinet, opened up the kitchen. Additionally, relocating thefridge, installing a window where the pantry was, and enlargingthe pass-through helped to maximize the use of the entire space.The 18” x 18” tile floor is Reaction Series and backsplash is Nocetumbled travertine, both from Master Tile.

“Chris was also concerned about moving the kitchen window onefoot, but the final balance and symmetry that resulted is extremely pleas-ing. We would have regretted it if Amy had not talked Chris into it,”Susie said.

After Chris got over the sticker shock of the project (which he put onhold for a year), he often reflected upon our first meeting when Amy andI both said his notion of doing what he wanted for $25K was not feasi-ble—that new cabinets and appliances alone would cost more than that.

The kitchen remodel influenced other areas. They ended up paintingthe living room sheetrock to match the kitchen. Generally speaking, the tax credit is 30 percent of the cost of the project, upto a maximum of $1,500. The tax credit mostly applies to cost of materialand not installation, although there are some exceptions to that limitation.Also most of the tax credits are for existing homes, although there are a fewbreaks for new construction. Qualifying products include heating, ventilat-ing and air conditioning (HVAC), insulation, roofs, water heaters, windowsand doors. Be aware that not all ENERGY STAR qualified products are eli-gible for a tax credit. Visit www.energystar.gov for more information. Alsoconsult with your tax advisor about your particular situation.

THE REST OF THE STORY

There are, of course, many other compelling reasons besides a tax break tomake these home improvements. Take windows and doors, for example. AliZare, president of Affordable Sunrooms, reels off a host of reasons: “New

doors and windows will lower your energy bill. They reduce fading of furni-ture and flooring. They lower the amount of dust and pollen in your home,which is great news for people with allergies. They lessen outside noise. Youget added security. They beautify your home and increase your propertyvalue.”

As for hot water heaters, Tom Massimin, co-owner of Hot Water Guys,is a big fan of tankless gas hot water heaters, which qualify for the tax creditincluding installation. He points out that tankless hot water heaters comparefavorably to tank heaters in durability: a typical tankless heater lasts 25 yearswhile a tank heater has a life span of only about six to eight years. The con-tinuous access to hot water that tankless hot water heaters afford is prettysweet, too. Tankless water heaters not only use less energy by heating wateronly when needed, they also waste far less water than a traditional tankheater, especially when multiple tankless water heaters are installed in thehome.

2. ATTIC INSULATION.Not as glitzy, but you’ll realize the glamour of good insulation whenyou save hundreds each month in electric bills. Simply adding insideattic foil from truss to truss costs about $600 in a 2,400-square-foothome and can shave bills by $100-150 a month, says TommyLouwerse, construction manager at Houston Custom Constructionand Remodeling.

Insulation is cheap in the scheme of things and can even be a DIYjob. A home-energy assessment – you can hire someone or do ityourself – will indicate what type of insulation, among other things,will most effectively reduce energy consumption and, therefore, cost.See also: Gimme a Break, p. 20.

3. WINDOWS.Window replacement ranked in the top 10 remodeling projects withthe greatest return – nationally (about 77 percent) and in Houston(almost 70 percent) – according to The Cost vs. Value Report byHanley Wood, 2009-10.

Sure, windows can be expensive, about $300 a piece, but new onesbring new life to a home (think open and close!) and can also saveenergy. For this reason, there are rebates and other financial incen-tives for window replacement. When shopping, look for the “ENER-GY SAVER” label and opt for double panes with low-e (low emissiv-ity) coating. “New windows save money, give curb appeal and helpwith resale if you decide not to stay,” Louwerse says.

4. STORAGE.Sounds minor enough, but increased storage space changes lives.

“I think this is the No. 1 issue people have with their homes – nothaving enough space to store their things or having it set up so thatit is functional,” says Tammy Overstreet, owner of Accent Cabinets.

Increasing storage space occasionally requires adding-on, but normal-ly is a far less minor reorganization and rebuilding of existing space,Overstreet says, so it’s normally less costly than many home improve-ments. “Behind a kitchen remodel, closets are the next best remodelyou can do as far as getting your money out of it and also as far asquality of life.”

5. DECK ADDITIONThe addition of a wood deck was a top remodeling project withmore than an 80-percent resale value, according to The Cost vs.Value Report. An outdoor deck also adds to lifestyle by creatinganother living space that can be used most of the year in climates likeHouston’s. The average cost for a 16-by-20-foot deck is about$10,000, and an outdoor kitchen can cost as little as $3,000.

Honorable mentionsSIDINGVinyl siding certainly spruces up a home, and because it’s long-last-ing and low-maintenance, you do it and can virtually forget it. Untilyou decide that, well, maybe it’s time to leave this house. The ROIon vinyl siding is between 70-80 percent (ranked 4th nationally andlocally in the top 10, according to The Report). The cost is about $1per square foot to do-it-yourself and professionally done about $7per square. Totals are anywhere from $3,000 to $12,000. Not cheap,but much of that money is recouped in value.

MINOR KITCHEN REMODELThe remodeled kitchen is a tenet of home value. It can also drastical-ly improve lifestyle because it’s one of the most – if not the most –utilized rooms in the house. Because a kitchen overhaul costs seriouscash, opt for a minor upgrade to merge aspiration with fiscal respon-sibility.

“You can cut costly corners by keeping your cabinets – refinishor repaint them – and your appliances,” Aston says. “These are thebig-ticket items.”

According to The Report, a minor makeover costs about$20,300 and basically includes new cabinet fronts and hardware, sinkand faucet, laminate countertops (although most professionals rec-ommend granite, saying it’s worth the money), flooring, oven andcooktop (look for financial incentives on energy-efficient models),and some paint.

It’s not cheap, but the job recov-ers more than 85 percent in resale,putting it in the top 5 remodelingjobs locally.

FRONT DOOR REPLACEMENTTalk about big bang for little effortand money. A home’s front door isthe window to its soul, and a newone has the power to transform ahome and save energy (at least in theway it’s sealed). Replacing your oldfront door with a steel model costsabout $1,100 and locally has a resalevalue of about $1,000 (almost 91percent return), according to TheReport.

ROOM ADDITIONMight wear you out just thinking about it, but adding a bedroom or bathroom can truly change familylife. No more line for the showerevery morning. An extra room for your teenager or the in-laws, whenthey visit. However, the actual worth may not shine through in resalevalue, which hovers around 70 percent.

When architect Reagan Miller, AIA, of Miller Dahlstrand beginsto design a home for a client, he imagines a would-be historyfor the home to help bring together the architectural stylingand functional aspects requested by the client. Miller’s design

of a three-bedroom home in Tanglewood is a beautiful example of his method. “For this home I wanted the design to feel like an old house that looked like

it might have been updated with the metal railings at some point,” says Miller.“I wanted to create a fairly formal front view for the L-shaped plan, whichbecomes less formal toward the back of the house.”

Miller started the plans for the story-and-a-half home inTanlgewood in early 2006 and the project was completed in mid-2008. Going beyond the ordinary, Miller used European stylingwith distinctive French influences, more specifically Bretagne.

Leuders Texas limestone dresses up the crisp edges of the front ele-vation, while pristine cast stone defines the formal entrance signaledby the subdued French gaslamp fixture. The slate roof gets addedstyle from two chimneys.

The L-shaped plan is set on a deep lot, which allowed for thegarage to be pushed to the far back end of the house. This arrange-ment provided space for a generous courtyard to surround the pooland leave a proportionate amount of green space.

At close to 5,000 square feet, the home is large by most standards,but does not feel cavernous, thanks to Miller’s thoughtful roomplan. “I prefer having divisions and clear demarcations with simpleroom shapes,” says Miller. “I don’t like to do a lot of gymnasticswith the floor plan.”

FORMAL INTRODUCTIONSThe French/European theme wasinspired by the background andtastes of the homeowner, a well-travelled English businessman.The windows and doors are remi-niscent of the older homes foundin France, but are larger in scale,which Miller chose intentionallyfor a subtle contemporary flair.

Just inside the front entrance isthe large gallery. This graciousspace is extended by the enchanti-ng view of the pool and back yard.The central gallery also providesoutdoor views through the studyand family room to the left,

and through the dining room to the right. Miller says he wanted tocreate long vistas throughout the home so the owner would feel visu-ally connected to the entire house.

The arched doorways that frame the gallery are the homes’ “bigmoments,” says Miller who worked hard to design a home thatwould exude an easy elegance without excessive flourishes. The goalwas not to look overdone.

Linda Eyles, ASID, came on board after architecture design wascomplete.

“Linda did well with her interior design,” says Miller of the unde-niably tasteful décor by Linda Eyles. “I wanted to create a quiethouse with simple lines so that furnishings could do the talking.”

“The owner had a variety of older European pieces,” says Eyles.“He wanted a quiet feel to the house—nothing too extravagant.He is a formal guy who maintains a certain level of privacy andcourtesy.”

The owner works long hours andtravels often, so he wanted a quietretreat. Overall the house is quiteserene and evokes the sense that it isall one, uncluttered library.

“I worked with many of the exist-ing furnishings,” Eyles explains.“He wanted to cull out some of hislesser pieces, so I kept and soughtout additional items that were wor-thy of the home’s design. Using hisentire collection of antique Orientalrugs was required. I worked hard totone them town, so they would feelless formal.”

MAKING CONNECTIONS

One of the first archways on the large central gallery leads to theequally grand stair hall, a stunning introduction to the second floor ofthe house, includes the three bedrooms. The hall spaces feature over-sized outdoor gaslamp-style fixtures, which lend a casual charm tothese formal areas.

“It was important that visual flow drew you in,” says Eyles. “Thereneeded to be a pretty vignette through each archway. This was essen-tial throughout the first floor—it was something I always had to thinkabout.” The result is a home that looks like a European country estatethat features a comfortable, human scale.

The kitchen, which connects to the living room through the twohall spaces, features a clean, quiet color palette. Neutral walls and asoft sage on the wood-paneled cabinets allow the English Country ref-erences to shine through, such as the light fixture and simple detailingon the white Carrara marble behind the cooktop.

In the dining room, sturdy furnishings are paired with deep earthtones for a formal, yet masculine look. Dinner guests enjoy views ofthe front yard, while a charming wine room connects the dining roomto the kitchen. “With its barrel-vaulted ceiling and nice cabinetry, the

wine room is so much more special than a butler’s pantry,” says archi-tect Miller. “It also works well as a gathering space for dinner parties.”

OUTSIDE INTEREST

Miller says he strives to make the most of urban lots. “There’s honestlymore thought given to the house in relation to the yard than to the inte-rior space plan,” says Miller. It was important to have the scale of theyard fit the back of the house.

The various elements are utilized in to fit the proportions of thehouse. The columns on the porch are sturdy wood timbers, which com-plement the layers of stone that wrap the first level. At the top of theporch, the exposed rafter tails testify to the robust roof structure.

DRAWN TO ARCHITECTURE

“For some reason I thought I wanted to be an architect in 7th grade,”says Miller.

“What I enjoy is working with people—it’s so people-oriented—and Ienjoy the problem solving with proportion and courtesy to the ownersneeds. I know it’s a privilege to be able to build a house. For me, there’s alot of care and thoughtfulness involved. I enjoy that process.”

HEY THERE. I’m Rusty. You can call me Russ or Trusty

Rusty or just about anything, really. Like a lot of people did five

years ago, I ended up here after times got really tough on the

Louisiana coast. You see my family had to give me up after

that darn oil spill in the Gulf. I’m a lab mix, and you can see

I’m a little thin, well I have to tell you I have some of them

heartworm thangs, but I’m gettin’ better, thanks to VCA

Animal Hospitals, who donated the medicine. So, I don’t just

wanna “get my life back,” like that fancy CEO whined, I want

to have a chance at a basic life where I can go for walks and

swims, and fetch sticks. Ooh and have a place to sleep and a

regular supply of those little round crunchy/meaty morsels. I’m

a whole year and 7 months old, so I love to play and I really,

really wanna learn some tricks (I think some of y’all call ‘em

manners). Just let me show you. I don’t have any cash at the

moment, but I can pay you back in tailwags, curious head tilts

and as many sloppy kisses as you can stand. I’m a super cool

dog – just ask all the other dogs here at the SPCA. We get

along great! I’ve been here since the end of July, so I’m ready to

make a fresh start in a new home. Are you ready for me?
