THE ONCE BUSTLING INDUSTRIAL ZONE OF TENERIFFE HAS BECOME A NEW KIND OF VIBRANT HUB: SOCIAL, CREATIVE, ECLECTIC, CULTURAL. CONNECTED DIRECTLY TO THE CITY – WALK OR CYCLE ALONG THE RIVER, CATCH THE FERRY, TRAIN OR BUS OR SIMPLY

TAKE A SIX MINUTE DRIVE. THIS IS A SERIOUSLY APPEALING LOCATION.

Just 2.5 km north of the CBD lies Teneriffe, Brisbane’s most intriguing, lively, and contemporary inner-city suburb.

The once bustling industrial zone of Teneriffe has become a new kind of vibrant hub: social, creative, eclectic, cultural. Connected directly to the city – walk or cycle along the river, catch the ferry, train or bus or simply take a six minute drive. This is a seriously appealing location.

Brisbane’s urban renewal program has utterly transformed Teneriffe; a benchmark for successful regeneration and integration of heritage and contemporary architecture, which knits together a unique cityscape and brilliant atmosphere whilst maintaining a secluded village feel.

Although Teneriffe is entirely self-contained, it borders on New Farm, Newstead & Fortitude Valley – suburbs with energy and vitality, commercial and retail opportunities of their own. This location is woven right into the thick of it.

Brisbane’s young professionals would love to call Teneriffe home, and yet there is an under supply of the select, contemporary, amenity-rich residences they’re seeking. Fabric was conceived to address this need: 8 levels, 73 apartments, a boutique development big on stylish features and smart design.

6

Renowned architects designed these imposing buildings to represent the commercial success Australian wool producers experienced in the early 20th Century.

As container ships forced cargo shipments to the Port of Brisbane at the mouth of the river, wool trading at Teneriffe ceased. Through the conversion of these wool stores and factories to residential apartments, the area has been transformed from a riverside industrial hub to a mostly high-density residential area.

THE AREA OF TENERIFFE HAS A RICH HISTORY IN THE QUEENSLAND WOOL TRADE. THE FIRST WOOL STORE WAS BUILT IN 1909, WITH ANOTHER THREE STORES OPENING BY 1915. ANOTHER NINE WOOL STORES WERE BUILT, WITH THE LAST TWO CONSTRUCTED DURING THE 1950s.

From its origins as a friendly street party to recognise Teneriffe’s official establishment as an independent district, it has grown into its current status as one of Brisbane’s most significant festivals. Roads are closed throughout the area and crowds of 50,000 are attracted by its diverse program: bands and performances across four stages; activities, circus acts and a petting zoo for the children; artisanal stalls selling clothing, crafts, homewares and representing local organisations; the best, most mouth-watering selection of street food trucks in the southern hemisphere; and the ever popular Pork, Fork & Cork Laneway party.

One of the weekend’s favourite activities is the local historical society’s Magical Mystery History Bus Tour, where local experts explain the intriguing transformation, decline and revival across a couple of centuries of this village’s life.

The Teneriffe Festival, on the doorstep of Fabric, is a unique event that fully reflects the kinship, diversity, and identity of which this suburb is so proud.

TRUE, THIS IS AN ICONIC LOCATION AND EXCITING DESTINATION, BUT THIS SURPRISING LITTLE SUBURB ALSO HAS ASTONISHING COMMUNITY SPIRIT. FOR OVER 6 YEARS RESIDENTS HAVE STITCHED TOGETHER THE TENERIFFE FESTIVAL TO CELEBRATE THEIR NEIGHBOURHOOD WITH LIVE MUSIC, HISTORICAL TOURS, MARKETS AND STREET FOOD.

JAN POWERS FARMERS MARKETSThe Brisbane Markets are primarily a colourful bustling market selling fresh farm produce, flowers, breads, artisan products, meat, fish, poultry, plants, organics and food related objects.

It’s a feel good grass roots experience with a social and community slant and a lot of fun. They have a variety of exotic products and hold special promotions, entertaining events and chefs. It is a big, bustling, busy, open-air food market that sells all the most interesting food and plants, kitchen goods and wine, breads, meat, fish and fowl under the sun.

SITUATED ON THE SWEEPING BIAS OF THE SUBURB’S MAIN ARTERY, IT’S RARE TO FIND A NEW DEVELOPMENT WITH SUCH A PREMIUM LOCATION IN THE HEART OF TENERIFFE.

Fabric is just a brief stroll to the riverfront – the silky water threads throughout Teneriffe’s past and present. The wharf shaped this area: an old naval base and centre of Queensland’s wool trade, dictating the form of the neighbourhood’s industrial heritage and construction. Today, the Brisbane River is still intrinsic: for its ferry terminal and transport links; for cafés with uninterrupted water views; and for exercise – run, jog, ride or simply meander along the boardwalk.

1 6

TENERIFFE IS LESS ABOUT GLAMOUR, AND MORE ABOUT THE GENUINE CHARM OF NICHE

DESIGNERS AND VINTAGE RETAIL; AND THE INTIMATE, QUIRKY VENUES AROUND VERNON STREET: SPECIALIST BARS, CRAFT BREWERIES

AND AUTHENTIC DINING EXPERIENCES.

JUST AS THE RESIDENTS OF FABRIC WILL THRIVE ON LIFE IN TENERIFFE, SO WILL THE

LOCAL COMMUNITY EMBRACE THE PUBLIC FACE OF THIS BUILDING. THE LUSTROUS PODIUM LEVEL WILL HOUSE A FIRST-RATE BAR AND SUPERB RESTAURANT – REAL DESTINATION

VENUES FOR THE DISCERNING, WHETHER FROM NEARBY OR THE WIDER CITY.

FOR YOUR COMFORT, EASE, RELAXATION AND ENTERTAINMENT – THE ROOFTOP AT FABRIC WILL PROVIDE PEACEFUL SANCTUARY FROM THE EXCITEMENT OF TENERIFFE.

With exclusive access limited to residents and patrons, the rooftop amenity provided here takes Fabric into the realm of the extraordinary.

There’s room to breathe freely in the residents’ only yoga and reflection retreat, overlooking the cityscape, maybe preparing for the day ahead. Or use the space to decompress before hitting the neighbourhood nightlife.

Pool, sundeck, designer furnishings, barbecue facilities, and private dining areas, complete this exceptional outdoor habitat that renders Fabric the only development of this calibre in Teneriffe.

THE SPARKLING SWIMMING POOL, SUNDRENCHED LOUNGE DECK, PAVILION

SHELTERS AND LUSH LANDSCAPING WILL CREATE A SPA-LIKE ATMOSPHERE

OF TRANQUILLITY AND LUXURY AT THE BUILDING’S SUMMIT.

2 6

FABRIC’S INTELLIGENT, ARCHITECTURE WILL OWN ITS LANDMARK POSITION ON THE CURVE WHERE THE BEAUTY OF FLORENCE STREET MEETS THE CONVENIENCE OF COMMERCIAL ROAD. YOUR NEW HOME WILL CREATE A REMARKABLE DESIGN FOCUS FOR TENERIFFE.

2 7

Designed with intention and crafted with skill, this purpose-built development takes its cues from near and far. Inspiration has come from the immediate surrounds – the patchwork of neighbouring woolstores and warehouses, and also the successful, sleek city loft conversions of NYC.

The glass and warm metal screen of the ground floor podium articulates the early 20th century industrial legacy of Teneriffe. This will house the two boutique venues, which in turn will elevate Fabric from a mere apartment block to an intrinsic part of the pattern of Teneriffe life.

The upper façade of the structure – comprising 73 apartments across 7 storeys – will be clean, dark and sophisticated, with its distinctive curved apex: a handsome expression of the overall design aesthetic.

The aesthetic of this building has been specifically formed to be distinctive, and yet folds naturally into the existing tapestry of its urban landscape.

2 8

These are undoubtedly captivating interiors, with an elegant dialectic playing off the glamour of contemporary design set against a hard edge of engineered history. Materials are both raw and polished; finishes are both textured and smooth;metal is set against mirror; soft carpet contrasts with premium flooring.

The apartments are further enhanced beyond the ordinary by smart design features such as sliding panels that immediately convert the use of space, bespoke feature walls, and elements of black framing.

FABRIC HAS A DEFINITE INDUSTRIAL-LUXE DESIGN ETHOS, WHICH IS SUFFUSED THROUGHOUT THE FIBRE AND FEEL OF THE BUILDING.
