LAP SWIMMING POOLLong and narrow pools designed for the avid swimmer or active persons/families that have the main functionality of swimming laps.

Often a new pool will be built at the same time as a new property in which the owner has employed the services of an architect already and the architect may then be involved in the design of the swimming pool. In this scenario, it is always a good idea to have your builder involved in meetings with the architect to ensure that the designs that are produced are practical for the builder to complete.

When building a pool in an existing property you may not wish to

employ the services of an external architect. The builder’s internal design service can offer a simple alternative that can ensure a clean communication and direction with the pool design.

There can be pro’s and con’s for either scenario, you should weigh up the options and discuss them accordingly with your builder and decide what works best for you. Often your budget will make the decision for you.

CHOOSING INCORRECT FINISHING PRODUCTS FOR YOUR POOL INTERNAL OR EXTERNAL AREAS COULD CAUSE VERY COSTLY FAILURES THAT YOUR BUILDER WILL NOT BE RESPONSIBLE FOR IF THEY HAVE ADVISED YOU AGAINST USING THOSE PARTICULAR PRODUCTS.

There are many product performance and design considerations that need to be made when selecting materials and this is where you should be consulting with professionals. Design considerations can range from percentage of available sky, sun aspect, surrounding foliage, depth of pool, landscape design, house colour/design or even just how the addition of water to a chosen tile will affect the water colour. WHAT DO I NEED TO KNOW ABOUT CHOOSING FINISHING MATERIALS?

MODERN STYLE

COLONIAL STYLEAlternatively on the other end of the spectrum, you may have purchased, own or have built a colonial style home with many of beautiful windows and balconies that shows off a more traditional look, you may then wish to design a pool to suit. More traditional designs for the pool may be considered that could include overhanging wooden pergola with similar design to the house and more traditions surfacing materials such as beautiful beige French pattern travertine with a beautiful white mosaic which provides a delicate light blue colour to the water.

If you have just finished building your dream modern or contemporary style house that is very symmetrical with the multiple block shape, you would consider having a more modern style symmetrical pool that would complement the new home. Some ideas for a modern style home with symmetrical design may include raised square spa adjoining the pool or raised pool with infinity edge facing the house. Often in these modern contemporary style home there are grey tones incorporated and the design of the pool may then include some bolder material selections that complement such as rectangle silver travertine in a brick pattern complimented by a grey mosaics which gives off a more cooler looking blue grey water.

DO YOUR SUMS BEFORE YOU START AND ASK YOURSELF IF ANY SAVING YOU WILL MAKE IS WORTH THE TIME AND RESPONSIBILITY IT WILL TAKE. AS AN OWNER-BUILDER YOU ARE GUARANTEEING THE WORK YOU UNDERTAKE.

It is an offence under the Home Building Act (maximum penalty $22,000) for the holder of an owner-builder permit to:

• Knowingly engage an unlicensed contractor

• Lend your permit to another person

• Refuse to disclose to an authorized officer the names and addresses of contractors working on the site.

RESPONSIBLITIES YOU MAY NOT BE AWARE OF AS A H.O.B.As an owner-builder, you will be responsible for:

• Overseeing and supervising all tradespeople

• Ordering of materials and management of the building site

• Obtaining all necessary council and authority approvals

• Ensuring that the financial, taxation and insurance requirements of the building work are met and fully comply with all laws

• Being aware of your obligations under the Workers Compensation Act 1987 and Occupational Health and Safety Act 2000 and providing a safe work environment that complies with WorkCover requirements

• Ensuring any contractor engaged is appropriately licensed and insured to do the work contracted for

• Warranting that the work and materials will be fit for the purpose and that the work results in a dwelling fit for occupation.

These organisations exist purely to benefit and improve the building industry as a whole. However, there are many excellent companies that choose not to affiliate with industry organisations and this is not necessarily a sign of less quality workmanship or ethical standards. Your decisions should be based also on referrals, guarantees, thorough research and personal preference. Do your investigations always before choosing a builder to ensure your complete satisfaction.

REFERENCES – CLIENTSWord of mouth business is the best form of advertising for any company, and most companies (depending on the privacy of their work) should be able to supply you with the details of their latest and or oldest customers for you to speak with in regards to the builders work.

ABILITYDifferent builders hold different skill sets and it is important that your builder is experienced in the type of construction that you are engaging. If you were building an overhanging swimming pool on the edge of a cliff, the construction would require a heavy degree of engineering. In this scenario it would be wise to employ the services of a builder with experience in this kind of construction.

LICENSINGYou may wish to ask builders to show you that all of their licenses and insurances are up-to-date and relevant to the work that you are asking them to carry out before you sign a contract. Always be sure that the builder possesses the appropriate licenses for the scope of work involved.

EXCAVATION An access way to your site will be made to begin excavation. The pool layout will be marked so that you can protect any trees or areas from being affected by the pool and then the heavy equipment will be brought in to dig the hole. NOTE: Underground utilities will need to be checked before the digging begins. For more information visit “Dial Before You

STEEL WORKOnce the excavation has been completed and before concrete can be sprayed, the structure will be reinforced with steel rods for structural integrity and this steel work also assists in forming the pool shape.

PLUMBINGThe plumbing work will co-inside with the steel frame and all pipes will be finished with plumbing cap ends before concrete can be sprayed. The equipment will also be put into place to be eventually connected with the plumbing work.

PAVING/DECKINGAfter the steel and plumbing has been set into place you will then have concrete sprayed and shaped to form your pool base. The concrete will have to cure for around 4 weeks depending on the time of year.

POOL BARRIER INSTALLATIONIf contracted by the builder, the pool fence will be installed, otherwise the owner will organise this. It is required by law that the pool fencing is installed and certified before the pool can be filled.

WATER PROOFING & RENDERINGDepending on the project and the products being used, this is the stage where the pool will be rendered to a smooth finish and then waterproofed. If your builder is not waterproofing your pool you may want to ask them what measures that they are taking to eliminate leakage and calcification etc.

EQUIPMENT INSTALLATIONWhile the grout is curing, the builder may then connect the pool equipment in preparation for filling the pool and testing.

FINISHING TOUCHESBefore the pool can be filled, the final touches will be completed. Finishing touches may include inlet and outlets fittings and to the tiling or light fittings etc.

EQUIPMENT TESTINGOnce the pool is now ready to be filled with water and all equipment tested, connected and settings adjusted.

BALANCINGOnce all of the equipment has been tested the builder will introduce chemicals and adjust settings to the equipment to automate the system. NOTE: Additional adjustment may be required once chemical balance has settled

HAND OVERWhile the grout is curing, the builder may then connect the pool equipment in preparation for filling the pool, testing and handing over.

TILINGThe finishing touches are going to start once render and waterproofing (if required) have cured. The tiler will mark out lines, section at a time and then will begin to lay the tiles. Usually the tiler will leave the corners until last, but this will depend on the shape of your pool. Once all the tiles have been adhered, there may be a curing time before the tiler can grout, this will depend on the weather conditions and products being used. After curing, the tiler will then grout the pool and again allow the grout to cure for a predetermined period of time. NOTE: Curing of tile adhesive and grouts can vary from 7-28 days before the pool can be filled with water otherwise the performance of the installation materials could be compromised

WEATHER CONDITIONS Weather conditions can adversely affect the construction schedule as there are many stages of construction that will require clear weather or at least no rain to complete. If you are experiencing poor weather conditions, expect your builder to delay construction. Remember that your builder is only protecting your investment by ensuring that conditions are optimal for construction.

PRODUCT LEAD TIMES As most finishing materials such as glass mosaics and stone pavers come from overseas, you may have to wait for materials to arrive if they are not in stock. Once you have selected your materials, ensure that they can be delivered in time for the builders schedule and then place the order and pay for your materials to ensure that your delivery will be made on time.

TREE REMOVAL If there are trees in the way of your construction, you will incur extra charges and will also require council approval before you can engage the services of an arborist to remove them.

DELIVERY COSTSDelivery costs will depending on the finishing materials selected for your pool and are not avoidable unless you are able to pick up the materials yourself.

TILER AVAILABILITYDuring the busy times of the year which can run September through to December, there are often shortages of experienced

pool tilers which can sometimes cause delays. During these times, it is very important that all of the finishing materials are onsite for when the tiler arrives as they are often booked in week in advance and may have to be re-booked to return.

SUB-CONTRACTOR AVAILABILITYAs with tiler availability during the busy season, the same can be said for the availability of sub-contractors they may be required to complete your project. Keep in mind that sometimes it is out of your builders hands if a sub-contractor causes some delay, the best course of action is to communicate with your builder about the construction schedule.

HITTING ROCK OR STRUCTURESometimes excavators find things underneath your yard such as rock, old buried septic tanks or hidden concrete slabs which can require heaver equipment to break up and remove. If this happens, the cost of excavation may become a lot more than initially anticipated.

RUBBISH REMOVALCheck with your builder that rubbish removal is covered within the quote at the very beginning as this is an area that is often debatable towards the end of a construction. Even when rubbish removal is covered, there may be extra disposal costs if you are to hit rock or other buried structure in your yard.

SITE ACCESSIf for any reason you have blocked site access and are either away or at work you may be stopping crucial contractors from entering to complete your work. Always ensure that you understand what access is required by what dates and keep these areas clear to avoid delays.

RESPONSIBILIT IESThe pool owner may be responsible for certain aspects of the construction such as DA approval, fencing, electrical work and certifications etc. If you have not organised these tradesmen or certifications in time for the next step in the process, you may be holding up your builders schedule and this could cause major delays if the builder has to reorganise multiple contractors during the busy season.

PAYMENTIt is important that you understand your payment schedule and stick to it. If you don’t pay your builder, they may stop work until you do. Your builder will have many bills and contractors to pay that are a result of building your pool, ensuring that your payment schedule is meet will ensure a smoother flow of work.

POSSIBLE DELAYS OR UNFORESEEN COSTS REGARDING CONSTRUCTIONTWO COMMON MISCONCEPTIONS ABOUT BUILDING A CONCRETE POOL ARE THAT YOU CAN BUILD FOR $30,000.00 AND THAT THE CONSTRUCTION WILL ONLY TAKE 3 WEEKS. UNFORTUNATELY, THIS IS NOT TRUE AND IF YOU ARE LOOKING FOR A QUALITY CONCRETE POOL YOU WILL HAVE TO PAY FOR THAT QUALITY AND BE PREPARED TO ALLOW THE TIME TO CREATE PERFECTION.

When constructing a pool, it should be noted that there may be extra cost associated that you may not have thought of, or circumstances that could cause delays. It is near impossible to predict every little hiccup that may occur when you are at the mercy of mother nature and third party contractors and it is important to understand that there may be some small delays or extra charges if certain circumstances arise. Your builder will always do their best to avoid such inconveniences however, it is important to understand that it may happen. Below are some examples of situations that may cause such problems.

ENSURE THAT YOU HAVE CLEAR COMMUNICATIONFor requirements or specifications in writing to your builder and that they are agreed upon and understood by both parties, this will ensure that no communications are lost in translation.

LISTEN TO YOUR BUILDER’S ADVICEAn experienced builder will be knowledgeable about every aspect of the construction including finishing materials such as stone and glass mosaics and if they have a preference for certain products it is because they know how they perform. BE AWARE THAT THERE WILL BE CURING TIMESBetween 7-28 days when building with concrete and adhesive products for various stages of the process. Curing is very important for concrete & adhesives and curing times should never be ignored.

DEVELOPMENT APPLICATIONS AND APPROVALSYOU WILL NOT BE ABLE TO COMMENCE WORK WITHOUT HAVING THE DEVELOPMENT APPLICATION SUBMITTED AND APPROVED BY YOUR LOCAL COUNCIL.

ASPECTS OF THE CONSTRUCTION THAT YOU MAY BE RESPONSIBLE FOR

ELECTRICAL CONNECTIONS AND CERTIFICATIONSNothing will be running without electrical connections and you builder will not start the systems without electrical certifications.

GAS CONNECTIONS AND CERTIFICATIONSIf you have organise gas heating, you will have to connect and certify the connection before you are able to run this equipment.

SEALING OF ALL NATURAL STONEAll natural stone should be sealed with the appropriate sealers and it is wise to do this as early as possible by an approved sealer applicator.

MAINTENANCE OF THE POOL AFTER HANDOVEROnce the handover has been made, you will have to read the equipment manual and understand how to maintain your pool. Your builder will give you a run down on how to maintain your pool however it is also a good idea to approach a local pool maintenance store and organise for them to check your pool from time to time.

THERE ARE CERTAIN ASPECTS THAT YOU AS THE POOL OWNER MAY BE RESPONSIBLE FOR AND IT IS WISE TO DISCUSS THESE POINTS WITH YOUR BUILDER SO THAT YOU UNDERSTAND WHAT IS INVOLVED. OFTEN THE POOL BUILDER WILL LOOK AFTER SOME OF THESE AREAS HOWEVER, IF THEY ARE NOT, YOU MAY HAVE TO ORGANISE CERTAIN TRADES OR CERTIFICATIONS IN LINE WITH THE PRODUCTION SCHEDULE.

EXEMPT DEVELOPMENTExempt Developments are minor developments which do not require any approval from Council. State Environmental Planning Policy (Exempt and Complying Development Codes) 2008.

COMPLYING DEVELOPMENTComplying Development is a combined Development Application and Construction Certificate which meets specific criteria. Complying developments must meet the requirements as outlined in State Environmental Planning Policy (Exempt and Complying Development Codes) 2008.

To obtain approval for a Complying Development, you are required to submit an application for Complying Development Certificate (CDC). A CDC may be obtained from Council or a Private Certifier.

If your proposal does not meet all of the Complying Development requirements applicable to your development, then a Development Application will need to be lodged and approved by Council before you can build.

Proposals that are not exempt or complying are required to go through the development process as outlined in this guide.

DO I NEED TO LODGE A DEVELOPMENT APPLICATION?Some examples of proposals requiring the submission of a Development Application are:

• Erecting a new swimming pool, retaining walls, etc.

• Addition or alteration to an existing swimming pool

• Carrying out of demolition works

• Carrying out earthworks, excavation or filling

Plans must contain all relevant information, so as to reasonably assist Council’s assessment of your proposal. Investing in this process will often produce a better design and clearer plans that contain all relevant information.

SITE ANALYSIS PLANThe plan should show existing site conditions in relation to surrounding land and buildings. The plan should be drawn to a standard 1:100, 1:200 or 1:500 scale and should include the following:

• Orientation: North point, (true north), Scale (ratio and scale bar) and date

• Property Details: Property boundaries and dimensions, lot and deposited (DP numbers), strata plan, site area (square metres or hectares), easements, rights of way, sewer mains.

• Access: Access to public roads etc.

• Existing Development: Existing structures on site and adjoining property, location, distances from boundary height, current use (front and rear entrances), overshadowing by adjoining premises, fence locations and height, street frontage features (trees, kerbs, footpaths and crossings).

PLANS AND ELEVATIONSThese drawings should clearly show the proposed pool structure. The submitted drawings should be drawn to scale. Plans:

• True North point (not magnetic north)

• Scale showing ratio

• Plan number, date and address of proposal

• Front, side and rear setbacks

• Existing building/s on premises

• Location of windows and internal layout

• Dimensions, areas and proposed use.

ELEVATION AND SECTIONS• Elevations should show each orientation of the proposal

• A section from at least one direction of proposal

• Plan number, date and address of proposal

• Finished ground levels

• Height of retaining walls and fences

• Extent and level of any excavation to be carried out on the site

BASIX CERTIFICATE?BASIX (the Building Sustainability Index), is a web-based planning tool that measures the potential performance of new residential dwellings against a range of sustainability indices: Energy, Water, Thermal Comfort, Storm water, and Landscape. By reducing the environmental impact of these features, NEW homes are more comfortable and cheaper to run than most existing homes.

BASIX Certificates are currently required for all new residential dwellings, residential flat buildings, townhouse development, dwelling additions over $50,000.00 and swimming pools which exceed 40,000 litres.

Compliance with these targets is demonstrated through the completion of a BASIX assessment and the issuing of a BASIX Certificate.

From 1 February 2012, home warranty insurance is required to be obtained where the contract price is over $20,000 or, if the contract price is not known, the reasonable market cost of the labour and materials involved is over $20,000. Prior to 1 February 2012, the threshold was $12,000.

Where the contract price or the reasonable market cost of the labour and materials involved does not exceed $20,000, there is no legal requirement for home warranty insurance to be obtained.

Contractors who carry out residential building work must still hold an appropriate licence with Fair Trading where the labour and materials involved are valued at over $1,000.

Persons who contract and/or carry out specialist work (ie. electrical wiring, plumbing, gas-fitting, air-conditioning and refrigeration) require a licence regardless of the value of the work.

The builder’s name shown on the insurance certificate should be exactly the same as that on the building contract and the builder’s licence. Without home warranty insurance, you are not covered for defective or incomplete work should your builder sadly pass away, or he become insolvent or simply “leave the job”.

Policies issued after 19 May 2009 also cover you where your builder’s licence is suspended for failure to comply with a money order of a tribunal or court in your favour. Refer to the Home warranty insurance page on the Fair Trading website for more information.

It is recommended that prior to making any payment under your contract, you check the validity of the certificate of home warranty insurance by contacting the home warranty insurer whose contact details appear on the certificate. Refer to the Approved insurance agents and past approved insurer’s pages on the Fair Trading website for more information.

Other insurance may be required and it is also strongly recommended that you sight current contract works and public liability insurance policies covering your own and neighbours’ properties. For your own protection, check that all the people you engage to undertake any part of your building project have the necessary insurances in place and that the certificates are current.

Tip: Increase your finishing warranty with a product warranty that covers the glass mosaics, adhesives and grouts, from the glass mosaic and adhesive suppliers.

To obtain a full system warranty that the product suppliers will cover for up to 15 years, use glass mosaics that have been tested with the adhesive products that are being used. Quality product suppliers will offer system warranties that will cover the internal finish of your pool for much longer than the standard 3 years finishing warranty that your builder is required by law to supply.

Note: System warranties are only valid with an up to date written installations specification that has been written specifically for the supplier’s mosaics and may incur extra cost.

While swimming pools allow us to get together with our friends and family to share fun, fitness and relaxation, they can also pose a risk. There are some easy to remember rules that need to be followed to ensure the safe use of swimming pools and spas at all times. SPASA recommends these safety guidelines be followed at all times:

• Supervise children at all times around water. If you need to leave the pool or water area, even for a moment, take the child with you.

• Make sure your pool or spa has compliant fencing and childproof locking. Always remember that a swimming pool fence is not a substitute for supervision.

• Don’t leave furniture or other items accessible that children can climb on near your pool or spa fence.

• Be aware that hair, bathing suit strings and tassels or body parts can become entangled in an improperly covered drain or suction point.

• Display a resuscitation chart on your pool fence and take a CPR course so you will know what to do in an emergency.

• Familiarise children with water by taking them to swimming lessons at the local pool.

• Make sure all pool users are warned against sitting on, or covering, a drain or suction point. This can cause injury, or in extreme cases, death.

SPASA require contracts be presented in a clear and concise manner so as consumers cannot be misled. We recommend that members use SPASA contracts for Concrete Pools, Fibreglass Pools and Pool Renovations. The association also produces Preliminary Agreements, Variation booklets and Pool Handover Books. Please speak to your pool builder about utilising a SPASA contract.

SPASA (SWIMMING POOL & SPA ASSOCIATION OF NSW & ACT ) CONTRACT CHECKLIST

• The pool location on the property and the position of the filtration equipment must be clearly shown on a diagram and the contract price must allow for the supply and installation in these positions and for the supply and installation of all necessary pipework.

• Access for all necessary building works and machinery must form part of the contract price and therefore not to be deemed as an extra at a later time.

• A datum or fixed reference point must be nominated and the height of the pool to that datum point must be clearly shown.

• The cost of all “Prime Cost” items and site cost must be clearly shown on the contract before you sign. “Price on application” is not acceptable for such items as rock excavation, tip fee, special equipment, etc.

• The cost of overburden excavation and all above-ground formwork and structural requirements necessary to construct the pool in the nominated position, taking into account the height of the pool relative to its surroundings.

• If the walkway and coping is included in the contract price, the width must be nominated.

• The costs of plans and specifications and local government application fees (except for deposits and other charges).

• All applicable State and Federal taxes.

• The type and size of equipment appropriate for the excavation, including transporting to site, taking into account the access and working space.

• Suitable filtration, sanitation and heating equipment to do the job. Make sure you check the suitability of the equipment before you sign or you may find you are charged more lately for a “bigger size” or you haven’t got suitable performance out of the equipment provided. Check manufacturers’ recommendations.

• If cost of tipping is quoted, it must be included in the contract price.

• Full details of the type and size of filtration to be supplied, including any accessories (light, heater, chlorinator, etc.) should be provided.

• To prevent lengthy delays in obtaining approval from council, insist that your sales consultant submits plans to council within a reasonable time.

• The maximum deposit you are required to pay on signing a contract is 10% regardless of the value of the work.(Effective as of March 2015)

• Make sure the penalty costs (liquidated damages) for late completion are realistic…so your pool gets finished on time. (At least $50 per week for 10 weeks).

• Sanitisation. What will it cost to keep your pool suitable for swimming and healthy for your family? Your consultant should be able to provide the answer. If in doubt consult the manufacturer.

• Solar Heating. Are you getting enough “collector” to adequately heat your pool? A rule of thumb is that a collector area of 80 percent to 100 percent of the surface area of the pool is required. Insist that the amount of collector is mentioned in the contract. If in doubt consult the manufacturer.

• A cooling off period of 5 business days must be included in contracts exceeding $20,000.

• Information regarding statutory warranty must be included in the contract.

• A customer checklist must be included in the contract. It should be read and completed before signing the contract.

• If you are in any doubt about your contract, contact SPASA on (02) 9630 6300.

• While SPASA has no mandatory powers, it does have strict control over its Members. Before being admitted, an applicant must be able to prove to a Board of Directors that they maintain a high standard of work, stick to ethical business practice, and have experience in successfully completing contracts.

1. CORD/STRIP METHODHere you can see that the backing method used is covering the back side of the tile which is reducing the adhesion area to below the minimum 90% required for submerged conditions as stated by the Australian standards for swimming pools. This system can also be affected by heat from the sun once laid around the pool ready for tiling. Once heated, this system can be difficult to handle as the sheet can sag and distort affecting the alignment of the mosaics.

2. DOT MOUNT METHOD (NOT ALL ARE THE SAME)Here you can see that the backing method used looks similar to Ezarri except for the size of the joints. This ‘Dot mount’ is often described by suppliers as being exactly the same as the Ezarri JointPoint® system however, this system often uses a material for the joint which is affected by moisture or heat which can cause difficulties in production which results in inconsistent dot width and height. This system often doesn’t meet the minimum 90% required for submerged conditions as stated by the Australian standards for swimming pools.

3. POLYURETHANE CORD/STRIP METHODAgain you can see that this system doesn’t meet the minimum 90% required for submerged conditions as stated by the Australian standards for swimming pools. Cord systems can be difficult to use during the hotter months which can affect the quality of the finish and alignment of the tiles.

4. MESH MOUNTING METHODMesh mounted mosaics can fail due to the adhesive used to mount the mesh onto the tile, essentially the mesh is adhered to the adhesive (not the tile) which can eventually fail over time due to the mesh glue deteriorating.

EXAMPLE 2Here the missing mosaic tile has left a neat impression confirming that it was pressed firmly against the adhesive layer but did not achieve a bond. Parts of the dried film of backing-mesh glue remain on the surface where they prevented contact between the tile and adhesive.

EXAMPLE 1This picture of the rear of the sheet shows how cheap mosaics often come out of the box with a dirty oily residue that must be cleaned before the tiles can be laid. This is generally caused by poorly maintained production machinery and if this is not thoroughly cleaned, it will inhibit the adhesive from adhering to the tile which will cause the sheets to peel off.

CROSS SECTION VIEWThe comparison of the dot between the two samples shows that the dots on the imitation sample in Image 4 are much larger in width and also height than that of the Ezarri sample in Image 3. The Ezarri sample has smaller dots which allows for sufficient grout coverage.

OVERHEAD VIEWThe Ezarri sample in Image 5 shows that the spaces between the mosaics are slightly wider than that of the imitation sample in Image 6. The Ezarri sample offers more space for the grout when compared to the imitation sample.

THE BELOW CASE STUDY SHOWS HOW POORLY PRODUCED MOSAIC TILES, AND OR, ILL CHOSEN TILING SYSTEMS CAN CONTRIBUTE TO FAILURES IN SUBMERSED CONDITIONS. THIS PARTICULAR CASE PRESENTED WITH THE LARGE AREAS OF EXPOSED DOT MOUNT BACKING. AFTER EXAMINATION OF THE GLASS MOSAICS AND THE CHOSEN GROUT PRODUCTS, IT WAS REVEALED THAT THE LARGE IRREGULAR SIZED DOTS HOLDING THE SHEETS TOGETHER DID NOT ALLOW FOR SUFFICIENT GROUT COVERAGE, WHICH RESULTED IN A VISIBLE FAILURE.

Cause: Large and irregular sized dot mounting can result in poor grout coverage, some expansion and contraction seem to have caused the grout to pop off. It is possible, that a combination of large dot mounts and grout containing fine sand has resulted in weak points deteriorating over the backing.
