It has been 20 exciting and fulfillingyears since I joined MAN Enterprise as aconstruction manager in Beirut in 1997.A lot has changed since that time as Ihave moved to different countries andhelped deliver numerous projects. Moreimportantly, a lot has remained thesame , such a s the suppor t i veenv i ronment and sense of belongingthat MAN Enterprise’s culture largelyembraces. As I reach my 20th year ofservice with MAN Enterprise, I'd like totake a moment to reflect on thesuccesses and challenges of the pastand where we go from here.

My rewarding professional journey withMAN Enterprise has seen a steadyprogression as my roles and responsibilitieswithin the organization have graduallyexpanded. As I moved from constructionmanagement and operations to estimationand commercial management, and thento project and corporate management, Ihave been fortunate to have experiencedand contributed to the various facets ofthe firm.

Construction companies are oftencharacterized by a conservative corporateculture and mindset. Despite growingfrom a company numbering a few towell over several hundred today, MANEnterprise has not allowed corporatebureaucracy, which regularly accompaniesa firm’s growth, to become entrenched.MAN Enterprise has maintained theagility and quick-decision making

characteristics of smaller organizations,yet benefits from the scale and capitalthat larger construction firms enjoy. Thisis a decisive advantage that we shouldbe mindful of and continue to closelyguard as we grow further.

This agility and flexibility has been goodnot only for business but for developingMAN Enterprise’s human capital as well.MAN Enterprise’s management hasbeen committed to enriching itsemployees’ experiences by providingopportunities across the business andstretching their potential. In a constructionindustry survey conducted for the WorldEconomic Forum, 77% of participantsmentioned that the construction industryis falling short on attracting and retainingtalent. Retaining and developing talentis one of MAN Enterprise’s core pillars forits strategy as it shields the businessfrom the boom-and-bust effects of theindustry and allows MAN Enterprise toremain competitive in the long run.

Our accomplishments are a direct resultof our belief in our company and ourcommitment to our vision and strategy.I believe that my journey of success inMAN Enterprise is currently beingreplicated with many of you as MANEnterprise continues to acknowledgeyour focused efforts and commitmentfor better results. In fact, my dedicationand perseverance on the job wouldhave been futile were it not for theculture at MAN Enterprise that endorses

and emphas i zes teamwork andexcellence. Excellence in execution isthe best marketing strategy.

Lebanon and the MENA region, in whichwe operate, are no strangers to thechanging winds of security, geopoliticsand economics. These changes havelong created a climate of financial andbusiness uncertainty and will continueto do so as we’ve seen in the recentdevelopments in the region. However,the long-term nature of our horizonsensures that MAN Enterprise is well-positioned to weather this uncertainty.

I have been fortunate enough towitness and contribute to the growth ofMAN Enterprise from a small contractingoutlet to a sizable and integratedcontractor with a regional footprint andan international outlook. I firmly believethat MAN Enterprise is endowed withthe right DNA that destines the firm tothrive and prosper irrespective of howadverse or favorable the circumstancesare. This is something that we shouldtruly be proud to be a part of.

MAN Enterprise and its partners AtlasPantou Co Ltd, ICM Group and CMBSociet à Cooperativa have beenawarded the contract of the constructionof the Limassol Del Mar. Located onthe coast of Limassol in Cyprus, thislandmark development consists ofluxur y res idences w i th th reeinterconnected blocks that form awave-like structure. With approximately50,000 m2 of residential apartments,high-end shopping, a dining plaza, andparking spaces, it has a total footprintarea of 7,800 m2.

Limassol Del Mar gracefully echoes therhythm of the landscape while bringingthe magic of the sea into the development.MAN Enterprise’s scope of work iscomprised of the enabling, structural,finishes, electromechanical works andlandscaping.

The new US Embassy Compound inBeirut, Lebanon is one of the mostprestigious US Embassy projects in theMiddle East. This landmark complex isbuilt over a land area of 180,000 m2.This large compound consists of ap-proximately 130,000 m2 of built-uparea and is comprised of 19 buildingsof various functions.

The principal building of the project isthe New Office Building (NOB). The NOBis a special construction project,and is extremely complicated at all levels.New construction technology wil lbe implemented therein in addition tocomplex special engineering works.

The remaining buildings are dispatchedover the property with impressivelandscaping. They are mainly residentialbuildings for diplomatic staff, in additionto security and parking buildings.

The scope of MAN Enterprise’s works onthis project includes the execution of allenabling works (excavation, shoring,piling) and the execution of thestructural concrete works.

Several challenges face MAN Enterprisewhile performing the work, includingthe execution of massive 3D shapeconcrete elements and façades withsophisticated formwork systems, thecasting of a considerable volume of fairfaced white concrete, and workingunder the highest levels of security andsafety standards in the world.

The project is located on a prominent13.5-hectare site on the Corniche incentral Doha and offers a total of36,000 m² of new enclosed space.

Public facilities include permanent andtemporary galleries, an auditorium, twocafés, a restaurant, a museum shop, andfacilities for school groups and VIPs,while staff facilities consist of a heritageresearch center, restoration laboratories,staff offices, and collection processingand storage areas. The museum issurrounded by an 11.5-hectare semi-public park and includes parking areasfor approximately 300 cars. The oldpalace onsite has been refurbished tobecome part of the new museum.

MAN Enterprise Qatar has entered intoa joint venture with EMPTY S.L., aSpanish Museography specialistcompany, to execute the museographyworks as design and build for thepermanent exhibit galleries over an areaof 8,500 m2, which forms a ring aroundthe museum’s central courtyard.

The above includes the fit-out of the 11permanent galleries with differentthemes from Qatar’s geological history,to the people of Qatar and their lifeexperience prior to the discovery of oil,followed by the LNG and concludingwith today’s Qatar. Works involve

abor t ive and enabling works toaccommodate the museography scopewithin the building’s existing finishesand the design, manufacture andinstallation of showcases, set works,models, a state-of-the-art audio visuals y s tem , l i gh t ing , g raph ic s andassociated MEP works.

The Nahr Beirut Tower buildingconsists of three basements, a groundfloor, mezzanine, technical floor, and 20upper floors. The basements include aparking area and service rooms, whilethe first and second floors also haveparking areas. The ground floor hasretail spaces, while floors 3 to 9 haveoff ices, and f loors 10 to 20 areresidential. The overall built-up area isapproximately 50,000 m2.

The project is located in Beirut /Corniche al Nahr, near the Beirut Riverand the bridge linking Achrafieh to SinEl Fil.

The total concrete volume is around28,600m3 including raft foundations,vertical elements and superstructureslabs.

The structural works were completed asplanned on February 2018. As for thefinishing work, the masonry work,followed by the plaster work, areprogressing well within the basementlevels. Consequently, the E/M workshave also been launched in thebasement areas along with the anti-carbonation paint for the ceilings andwalls.

The challenge in the project is the skinfaçades that consist of white precastpanels that will enlighten the towerhighway bays.

The expected completion date for the50,000 m2 tower is April 2019 andconsequently will be open to tenantsand retailers.

Located in the Pearl / Doha, theresidential towers sit in the middle ofan architecturally sophisticatedbeachfront area. Elegantly designedand complete with its own externallandscape along a stretch of whitesand, it offers the warmth of a seasetting.

Each 24-story tower has the capacity for225 residential units, with amenitiessuch as a main swimming pool, child’spool, fully equipped indoor gym facility,child’s room, outdoor play area, chaletarea with 7 villa units, and provisions for270 parking spaces in a two-levelpodium, all within 45,000m2 of built uparea.

MAN Enterprise’s scope of work includesturnkey / full construction for all works(in consideration of each tower ’sexisting structural site condition) up toits finishing phase. Metrix is handling theexecution of all MEP works, whileTecman Industry is providing thewooden doors.

Following my diverse experience indesign engineering, project manage-ment, and management consultingacross several countries with leadingcompanies, I was looking to work withan innovative construction companywhere I could combine the expertiseand skills I had gained and furtherdevelop my career. I was hoping to findthis workplace in Lebanon, and Ieventually found it at MAN Group.

I started my career with MAN Enterpriseas Operation Coordinator on the DAMACTower project in Beirut in October 2014,and supported the project team in deliv-ering this challenging project.

Following the field experience, I movedto the head office in October 2015 as partof a great team, and established theBusiness Improvement Office (BIO). Wehave handled multiple challengingimprovement and operational excellenceprojects. An example is the developmentand first deployment of Lean Constructionin Lebanon, which we tested andimplemented on the ABC Verdun project,before rolling out across all projects andareas.

The BIO was then incorporated into theProgram Management Office (PMO) andI was recently promoted to PMO Lead.The PMO’s major functions, in addition tothe BIO’s continual improvement role, are:the macro level monitoring and controlof the group’s various projects, supportingand helping the relevant teams achievetheir targets by adopting the latestindustry trends, standards and tools,supporting newly developed areas andsectors, assisting in the development ofnew partnerships, and conductingmarket research and analysis studies.

After 3 years with the MAN Group, I feelproud of being part of a world classcorporation that is continually seekingexcellence, and that truly embraces itscore values. The experience has beenchallenging, interesting and fulfilling onall levels.

I joined MAN Enterprise Qatar in 2005as the Electrical Site Engineer for theCeremonial Court project for the QatarFoundation. After the successfulcompletion of the project, I wasassigned to Al Jazeera IslamicHeadquarters Tower in late 2006where I handled the electrical worksuntil successfully handing over thepro jec t to the c l ient and loca lauthorities.

Subsequently, I moved to the headoffice as an Electrical Estimation Engineerin January 2008, and during that period,we were awarded many projects.

In 2009, I joined Metrix Qatar andoversaw electrical procurement inaddition to supporting the estimationteam. At that location, we built strategicpartnerships and mutual trust withlocal and international suppliers andsubcontractors with the best possiblerates, along with top-quality productsand services. In addition, I contributedto the ISO process and certifications.

In 2016, I was assigned as head of MEPprocurement. The task was challengingdue to the fast track projects anddelivery constraints, especially afterthe devastating blockade on Qatar.

In early 2018, I was promoted toProcurement Manager of MetrixQatar.

Throughout my 13 years in MANGroup, my career has been challengingbut experience rich in both commercialand technical fields.

I believe that we all, as a team, havesuccessfully joined our efforts topromote Metrix Qatar as one of thetop MEP companies in Qatar withGrade-A Kahramaa, Grade-A CivilDefense, and ISO certifications.

In 2004, I started my career as a secretaryin MAN Enterprise Qatar. I continued towork as support staff in variousdepartments until the prestigiousAmwal project was secured. I wasassigned as the Document Controllerof this project. It was a new experiencefor me as I learned construction terms,procedures, and the handling of projectdocuments. After the successfulcompletion of the Amwal project, I wastransferred to the renowned Gate Mallproject and then the Viva Bahariyaproject. During this period, I managedto pursue my studies and completedan MBA in Human Resources.

I gladly accepted when managementinstructed me to take the responsibilityof our labor accomodation. I took it as achallenge, and since April 2013, I havebeen in charge of MAN Enterprise andMetrix Labor Accommodation. It hashelped me sharpen my skills, developaccuracy, decisiveness, reduce time-consumption, and become fit for anychal lenge. Now, along with theaccommodat ion of labor, MANEnterprise and Metrix have the capacityof 2,400 workers, an achievement thatwould have been impossible withoutthe whole-hearted support of the MANTeam.

As I look back at the long span of 13years of work at MAN Enterprise Qatar,the evolution of my career and theexperience earned has made meconfident in my approach and ready toaccept any challenge. The reason for thesuccess and unity of MAN EnterpriseQatar is its coherence, teamwork andprofessional approach which is reflectedin the enhancement of MAN Enterprisefrom one project in 2004 to its presentstatus.

I fee l p roud to be a par t o f theprestigious family called MAN Enterpriseand am bound to excel beyond thelimits of dedication and devotion.

The construction methodology systemshaped by Tecman’s team for thechaotic façade is a masterpiece ofengineering and craftsmanship. It is, inbrief, a composite structure composedof a steel hot-dip galvanized structureand an aluminum chaotic patternassembled in three composite layers ofapproximately 24,000 m2 each, equaling72,000 m2 in total.

More than 2,000 tons of structural steelbuilt-up sections, in addition to morethan 1,000 tons of aluminum profiles,were assembled to form the envelopeand roof canopies of the NCCCP Iconic

Feature in the Education City of theQatar Foundation.

THE STEEL STRUCTURE

It is composed of 2,000 tons of built-upsection I Beams and a complex bracingattachment system that holds thestructure at a distance of 4.5 m from theconcrete building.

All steel members have been customizedin the Tecman Industry ManufacturingFacility in Nahr El Mott Industrial Valleyin Beirut, Lebanon.

atar Petroleum’s leadengineer stated that this is “apiece of art that Tecman Industryis erecting on our project.”

A new facility was erected swiftly tocater to the envelop works. It wasdedicated to the production of thestructure and equipped with a new setof digitized machinery, includingprecision CNC cutting platforms,continuous welding stations, compactversatile tapering machines, andbending and cutting machines, amongothers.

The aim was to produce al l thecomponents of the project under oneroof with high accuracy and within avery limited time frame.

Once this goal was achieved, anelaborate sophisticated labeling/shipment process was put in place toallow the transportation of the parts insequence to be hot dip-galvanized inQatar prior to erection on site (suchprocesses resulted in preserving thequality of the galvanization).

THE CHAOTIC FAÇADE

The chaotic envelop is the main featureof the rectangular building spanning290 meters in length, 145 meters inwidth, and 15.7 meters in height,topped by a cantilever canopy 7 meterswide all around the façade.

This chaotic façade pattern covers anarea of 24,000 m2 composed of 3 layerstotaling an area of 72,000 m2. It iscomposed of hollow square aluminumsections manufactured specifically forthe project with an anodized brushedfinish.

This masterpiece is composed of morethan 950,000 members to be assembledinto patterns. The members were cutwith high precision over very accuratetemplates in the factory, then shippedand assembled onsite using dedicatedassembly platforms for each type ofpattern using concealed inner sleeveconnectors. This particular assemblymethod resulted in a high level ofaccuracy and precision.

ENGINEERING AND MANUFACTURING STRATEGY

The façade screen was subdivided intoconstruction modules of 720*720cm elements in 17 different types ofpatterns, with each composed ofthree sub-patterns forming the triplelayer modules.

Once the accuracy and quality controlwas achieved over the assemblyplatforms, the module was then lifted toits final location on the façade andmounted within the structure overmovement pads designed to cope withthe structural deflection of the steelframe. | 10-11 |

This construction methodology wasinitially conceived to respond to thefollowing criteria:

1- Factory chain production manufacturing 2- Tight time frame for site assembly anderection

3-H igh accuracy (0 dev ia t ion indimensions) for 850 linear meters ofenvelop

SHIPMENT AND DELIVERY

The decision to manufacture the façadecomponents in Tecman’s facility in Beirutwas made for accuracy purposes,involving an elaborate labeling andshipping process.

350 land trucks were shipped followinga delicate sequence of delivery insynchronization with the site assemblyprogress to avoid an out of sequenceerection process on site.

Top to Bottom Construction:Excavation was performed below theclubhouse to add basements from topto bottom to serve as laundry, storage,and kitchen space since the availablespaces could not serve the 40 villas.

MAN Enterprise has been operating inIraq since 2003. The company has beeninvolved in several landmark projectsin Erbil, and in tendering manyadd i t iona l p ro jec t s that wereinterrupted by the war which ravagedthe country.

In 2012, the company signed a design-build contract for a 5-star hotel inBasra Sports City with the Ministry ofYouth and Sports in Iraq.

At that time, many of the requirementsfor starting the work needed to beaddressed such as:

Project Security: Mainly related topersonnel travelling to Basra, Iraq, for thefirst time as there were uncertaintiesover the security in the south governate.

Accommodations: With a lack ofproper accommodations in the region,the company opted to establish a campwhich could host over 400 laborers and100 staff members, with perspective forfuture contracts.

Material Limitations: In order tocontrol the quality and the availability ofmaterials, the site was equipped with amini batching and cement blockproduction plant in order to deliver thepre-stressed structure of the buildingand the proper partitions for insulationand fire rating.

Experienced Manpower: Most of theskilled laborers (for all trades) had to behired from abroad in order to ensurehigh-quality work.

MAN Enterprise has been operating inLibya since 2007. The company hasbeen involved in several landmarkprojects in Tripoli among which theprestigious Alghazala IntercontinentalHotel project, 400 keys/110,000 m2

BUA, was interrupted by the upheavalin the country.

Further to the liberation of Libya, manykey institutions required time to rebuildand adapt to the new environment. Allprojects were paralyzed by the revolutionwhich made any progress practicallyimpossible.

Despite the issues, in December of2013 the client signed a new addendumwith a revised commencement date ofJanuary 20, 2014.

At that time, most of the requirementsfor restarting the work needed to beaddressed:

Project Security: Mainly related topersonnel returning to Libya, MANEnterprise had to implement a strictplan for accommodation and transport.

Financial Institutions and ForeignCurrency Limitations: Completelydisconnected from the internationalfinancial world, there was no process inplace for transferring foreign currencyfunds.

Shortage in Material and Manpower:Despite the shortage in the country,MAN managed to acquire the necessarymaterials (sand, cement, concrete block,gypsum panels, etc.) to start work onsite.In addition, they were able to secure 150laborers / civil trade workers within thefirst month. This led the Libyan Heraldto write, “The cranes are moving againin Tripoli.”

Geographical and Cultural: Ghana isa large country with over 26 millionpeople.

Ghanaian people are a combinationof over fifty tribes speaking fifty differentdialects. The official language is English,and the most commonly spokendialects are Ga and Twi.

Transfer of Knowledge: Through theeyes of an international worker:Launching in Ghana has providedMAN Enterprise with the expertise towork in a West African nation.

When it came to executing constructionactivities with a high caliber performance,there were tremendous efforts exertedon the learning curve on how to transferthe knowledge of workmanship to anAfrican workforce and to Ghanaians inparticular.

When expatriate engineers or other staffwere employed as part of the area team,reluctance to adapt and understand

cultural differences was faced. Some ofit was due to the fear of health issues,and for others it was the inability tocope with societal norms. Normally ittakes two to three weeks to adjust. Inrare instances, the expatriate staff wouldnot be able to continue living andworking in Africa as the stress of thesituation was too great.

Ghana remains one of the most attractiveemerging markets in West Africa due toits consistent political and social situation,as well as its stability.

Construction Industry RelatedChallenges: MAN Enterprise hasfaced several challenges during theprocurement stages for clearingmaterials with the port and airportdue to continuous issues raised byCustoms.

The tax and financial laws are frequentlymodified, generating major challengeswith financial institutions for processingoverseas payments or transfers.

Building on the shores of Fujeirah

Geographical and Cultural: The Emirateof Fujeirah covers approximately 1,166km2, and its population is around152,000 inhabitants. It is almost com-pletely mountainous. Fujeirah is one ofthe seven emirates that make up theUnited Arab Emirates, and the only oneof the seven that has a coastline solelyon the Gulf of Oman, with none on thePersian Gulf.

Temperatures climb over 45 °C in summer,whereas during the winter period it isaround 25°C. During this period, rainfallis higher than in the rest of the UAE,partly because of the effect of themountains that encircle the emirate.

Working in such an environment withhigh temperatures, surrounding by largemountains, and dealing for the first timewith more than 1,000 workers, affectedthe performance and the productivityof the expatriate engineers and staff.

Transfer of Knowledge: The team atthe Fujeirah site (UAE) consisted ofmore than 20 engineers and 1,100workers who came from differentcountr ies and had great culturaldiversity. This diversity lead to manydifferent ideas and suggestions in theworkplace and it became a very difficultprocess to manage.

Social: The main task was to interactwith people at professional and personallevels and to develop cordial relationships.

The management team had to listen toeach employee to try to understandtheir logic so that they were capable ofmaking the right decisions.

Furthermore, there were limited socialactivities at that time in Fujeirah outsideof work hours. There were no malls, nocoffee shops, and no restaurants.Therefore, in order to keep the team

motivated, we had no other choice butto organize local gatherings during theweekend.

Shortage in Supplies and Subcon-tractors: Difficulties in finding localsuppliers and expert contractors, andmost of the construction materialswere unavailable in the local market.Therefore, help from nearby emiratessuch as Dubai and Ras al-Khaimah wereneeded over and above MAN Enterprisehad to build its own teams and selfperform most of the activities.

The MAN Holding Annual Gatheringwas held at Eau de Vie at the PhoeniciaHotel on January 25, 2018. All stafffrom MAN Enterprise Corporate, MANEnterprise Lebanon, Tecman Industry,and Metrix participated in the event.

Mr. Michel Abi Nader, Chairman of MANHolding, spoke about the state of theeconomy, the technical revolution, andthe effect of globalization on our lives.In addition, he mentioned the challengeof keeping up with the development oftoday’s world, and the expansion anddiversification of the Group.

Hence, Mr. Abdallah Mardelli summa-rized his journey with MAN Enterprisestarting as a Project Manager in 1998 tothe Area General Manager of MAN

Enterprise Lebanon. Mr. Mardelli'sopening speech highlighted theimportance of motivation in the workplaceand sharing clear values and vision. Heconcluded his speech by reminding hiscolleagues about the successes of thepast and the challenges which havealways resulted in achievements.

MAN Enterprise, Tecman Industry, andMetrix participated in the BeirutMarathon on Sunday, November 12,2017.

The marathon offered not only physicalbut also mental challenges with a senseof achievement. This year, more than250 colleagues and their familiesparticipated to support JouzourLoubnan, whose mission is to ensurethe appropriate irrigation, guardianshipand protection of trees. As a result,Jouzour Loubnan was able to plantmore than 110 trees.

This tournament reinforced a spirit ofathleticism, friendship, and sportsman-ship. NMOQ and the MAN EnterpriseHead Office played against each otherin the finals, with the latter winning thetournament.
