PROFILE

West Bali National Park is becoming a new world destination (New World Wonder

Destination), being the primary habitat of the Bali Starling bird or Jalak Bali (Leucopsar

Rothschildi). West Bali National Park founded in 1941, was originally an initiative by

the Dutch with the purpose to protect the endangered Bali Starling bird and the last

remaining wild bull, a native animal from which most of the Balinese cattle descend. The

park can be found in the most western part of the island with total area of 19,000 ha.

The Bali Barat Park is mountainous and it consists of primary monsoon forest,

mangrove forest (310 ha.), Lowland rain forest, savannah, seagrass vegetation types (40

ha.), coral reefs (810 ha.), sandy beaches, and both shallow and deep sea waters (3,520

ha.).

With the purpose to conserve and promote this exotic haven of flora and fauna,

Plataran Indonesia, together with PT. Trimbawan Swastama Sejati (TSS), is trusted to

manage the West Bali National Park as “a new world wonder” and as a world-class

ecotourism destination (sustainability development). With a tagline of “Plataran

L’Harmonie – The Getaway Planet, Nature Unleashed”, Plataran manages the West Bali

National Park area, covering an area of 382 hectares with a beach line of 10 km, making

it a truly exotic destination. Plataran Indonesia, through its business unit Plataran

Menjangan and together with PT. TSS as its affiliated company, has developed some new

investments in the West Bali National Park, including building high-end luxury villas,

Octagon Beach Club with an oceanfront infinity swimming pool of nearly 50 meters in

length and world class restaurant facilities, water-world, wedding chapel, a running

track for jungle run and phinisi and yacht operation owned by Plataran for diving

activities and sunset cruise dinner. Some of the new eco-tourism facilities mentioned

above complement the existing facilities in Plataran L’Harmonie at the West Bali

National Park such as horseback riding, biking, bird watching, diving, dining and The

Menjangan Resort.

Its growing tourism potential along with Indonesia's remarkable economic

development is still waiting to be developed and explored further. The future of this

area is indeed promising tourism development project in Indonesia. In summary, the

project has several advantages as follows:

1. Best Locationa. Located in Bali Island as the

most popular tourist destination in Indonesia and also in the world.

b. The travel and tourism segment of Bali’s economy grew by 8.4 percent in 2013, according to research by The World Travel & Tourism Council.

c. Bali, is attracting 10 million tourists a year and with that number the government expected to double by 2025.

d. Bali has stable political environment.

2. Supporting Regional Infrastructure

RoadThe Indonesian government will build 4 new highway that linking the South and North Bali. This new highway will pass through four districts in Bali (Badung-Tabanan-Jembrana-Buleleng) that will connect Denpasar and Gilimanuk along 156.7 km.

AirportTo support current airport (Ngurah Rai International Airport), the government set to build 2nd international class airport in Bali. The site under consideration is in Buleleng regency on the north side of Bali.

ElectricityThe government has been operating Celuk Bawang power plant (steam power plant) in Buleleng which has 426 MW production capacity as a part of the 35,000 MW national electricity supply program. The new power plant is able to cover 40% electricity needs in Bali.

Water SupplyIndonesian regional water utility company (PDAM) provides water supply in the area of Bali and committed piped 100 percent water service coverage.

INVESTMENT FEATURES

Land Investments status in Plataran L’Harmonies is a tropical forest concessions in 382

hectares area with a period of use / management for 35 years and 20 years with

renewal options given from government. The cooperation offered are:

1. Lease Rights in the form of Certificate of Lease Rights (CLR) in the period:

a. Medium Lease from 8 to 15 years, and

b. Long lease from 15 to 30 years, which can be extended based on the concession

license extended by the authorities.

2. CLR is listed on the List of Holders at Plataran L'Harmonie (Lease Rights Register)

and can be transferred or sold or pledged to the parties appointed by the CLR.

3. Land investment offered are as contained in the Master Plan with an area of 2.500

meters to 1,5 hectares with / or without buildings. If necessary, it can be facilitated

more area with the objective in the land use, such as for hotel, resort or other

natural tourism facilities which require more land.
