P r oper ty Summar y 

On August 1, 2009, Christ the Redeemer Anglican Church, Inc. (the Buyer) entered into an 18 month lease agreement.

The underlying Purchase and Sales agreement gives us the opportunity to purchase the property at 188 Elliott Street for

the sum of $1.6 million not later than January 31, 2011. To date, the Property Acquisition Committee of CTR hascompleted nearly all of the due diligence items as required by the Purchase and Sales agreement and lending institutions.Our financial records are being audited, and soon we will be ready to meet with potential lenders.

We have a 15,980 square foot building with a 700-seat sanctuary, large parish hall and kitchen. The total property is

4.989 acres in the Town of Danvers, with a far corner of the parking lot in Beverly.

Zoning and planning studies show this property offers exciting potential for additional ministry, program and

administrative facilities. A recently completed property fit plan takes into account all local zoning, setback, easement

and open space requirements.

The current building space can be increased by an additional 17,000 sq. ft. assuming a single story addition, or 34,000 sq.

ft. assuming a two story addition - essentially doubling or tripling our facility in size.

Current parking can be expanded by at least 55 additional spaces.
