Could you live in a property without a hallway?

It appears that lots of people happily could as dozens of micro-flats have been snapped upin Croydon.

More than 80 tiny flats with a maximum of 400 square feet of living space went onto themarket last October in a bid to help first-time buyers get on the housing ladder - and themajority of them have already been sold.

Hundreds more of the miniature properties are due to be completed in the town thissummer.

The flats are ideal for people who hate clutter, with the smallest measuring just 28 squaremetres (301 square feet), but they aren't cheap - with the lowest priced Croydon flat costing£282,950.

Properties are hallway-free but high-spec, with each having granite worktops, full-heightglazing, solid wood floors, high-speed hyperoptic broadband and smart-control heating andsecurity.

Most of the properties also have a balcony.

A total of 82 micro-flats in South End, South Croydon, in a building called Central Cross,went up for sale - with only 30 remaining at the time of writing.

This is despite the fact that the development won't even be finished until later this year.

The most expensive home at Central Cross which remains available is on sale for £349,950and, with 442 square feet of space, is one of the larger micro-flats.

This follows another 119 micro-flats by the same developer - Inspired Homes - being put onthe market.

All 119 of these micro-flats, at Green Dragon House, on Croydon High Street, have alreadysold.

The developer believes the flats' open plan layouts make them feel far more light androomy than is actually the case.

Shared spaces have been incorporated into all the micro-flat blocks developed by InspiredHomes.

At Green Dragon House there is a yoga and exercise room, a communal roof terrace withseating, a second-floor garden with table tennis facilities and a residents' lounge.

There is also shared bike storage, tool stations and cupboards for deliveries to helpresidents with the practicalities of living in a micro-flat, along with concealed storage unitsin each property.

Some 235 more of the tiny homes are on the way in Croydon, with construction at ImpactHouse, on Edridge Road, due to start this summer.

But why the sky-high demand for such tiny apartments?

Martin Skinner, chief executive at Inspired Homes, said: "With so many young professionalsstruggling to get onto the housing ladder, they would prefer to own a small but neat, high-tech, high-spec apartment than nothing at all, so there is a lot of demand.

"Many of our buyers are used to renting in house shares so the idea of having their ownapartment and the privacy that comes with it beats having an often substandard, rentedroom hands down.

"They also appeal to those who want a two-bedroom micro property but only have enoughmoney for a one-bedroom standard size apartment."

Mr Skinner added that the smaller units are around 20% cheaper than larger spacestandard compliant new-builds in the same location.

Over the border in Sutton, Inspired Homes has sold all but eight apartments at its first sitein the borough, which is called Sutton Court.

Flats in Sutton Court, in Sutton Court Road, are a little cheaper than in Croydon, with pricesstarting at just under £270,000.

The micro-flats are all either one or two-bedroom properties, with open plan living roomsand kitchens, and a bathroom.
