Friern Barnet: a vibrant, leafy suburb with tree-lined avenues full of Victorian and Edwardian mansions; rich parkland on the doorstep; a wide range of
local amenities; a select, affluent community. Easy access to central London, with the eclectic shopping off North Finchley High Street less than a mile
away.
Hemington Gate is in a prime position to take full advantage of this superb setting. Using traditional materials in a modern way, and blending contemporary
layouts with an exemplary specification, this exclusive new collection of just four 4/5 bedroom homes offers the ultimate in 21st century family living.

Just minutes from Hemington Gate is one of the neighbourhood’s numerous “outstanding” Ofsted-rated schools and colleges, while there is a select
range of high calibre private schools available around a mile away. The area is a treasure trove of green open spaces, with Friary Park, Coppetts Wood
and Glebelands Wood perfect for walking, cycling and running. Golfers will be in their element living here, with North Middlesex Golf Club on the
doorstep and Finchley and Muswell Hill courses nearby. The area also boasts popular rugby, football, cricket and tennis clubs, while both Finchley Lido
or David Lloyd offer an al fresco swim, weather permitting. Alternatively, there is a Virgin Active Health Club at nearby Princess Park Manor, where you
can either relax or enjoy a work out in the many facilities they have to offer.

While day-to-day essentials can be sourced on Friern Barnet Road, less than a mile away, North Finchley High Road offers a wider selection of high
street names. Quality supermarkets, retail parks and local independent stores stand side by side along the High Road, with banks, businesses and a
thriving arts centre. Just two miles away, Muswell Hill’s eclectic selection of cafés, bakeries and upmarket retailers create a delightful ambiance, offering
easy access to luxury brands, while fine dining – or simply a good night out – is always on the menu at one of the area’s superb restaurants, welcoming
pubs and cosmopolitan bars. As for entertainment, Alexandra Palace offers something for all the family, from musical performances, international
events, sports and community activities to ice skating, boating, pitch and putt or simply strolling in the 196 acres of parkland.

Hemington Gate benefits from easy access to London’s high speed travel network that connects residents with all major destinations. Rail services
from New Southgate station, which is within walking distance of Hemington Gate, are both frequent and plentiful, with trains travelling to Moorgate
at peak times and King’s Cross after 9.30am. The closest Tube station is Arnos Grove, 1.4 miles away, for travel into Victoria on the Piccadilly Line
(a 30 minute journey). Alternatively, Finchley Central, on the Northern Line, is a short drive, while East Finchley, also on the Northern Line, is 3.5 miles
away. In addition, there are an abundance of bus services in and around the area.
By road Hemington Gate is just five minute’s drive from the A406 North Circular Road. The nearby M25, M1 and M11 provide fast routes to other parts
of the UK. For air travel, Heathrow is 22 miles away, London City 18 miles and both Stansted and Luton airports can be reached within an hour.

Sheltered, select, inspirational: nestling within a gated development off one of Friern Barnet’s most charming avenues, Hemington Gate offers a tranquil retreat from
the hustle and bustle of London life. Each of these superb homes has a secluded garden with mature trees, in addition to a broad terrace to the rear of the kitchen/
dining room to encourage al fresco living. Each also has ample parking for two cars.
Martin Grant Homes has a reputation for building superb quality homes - and Hemington Gate is no different. We design each high-specification
home to maximise space and light with superbly fitted kitchens with integrated stainless steel appliances and bathrooms finished in stylish
white sanitary ware and chrome fittings.
Sustainability is very important to us as it is for many of our homeowners. Each Hemington Gate property will meet the code for sustanable
homes - Level 3, and incorporate a range of features that embrace ‘greener’ living - without compromising on home comforts or looks.
Each Martin Grant Homes property is meticulously planned and professionally built to the highest standards. We also want our homes to be
sympathetic to both the local architecture and the surrounding countryside, and wherever possible regional characteristics influence the design
to complement the surrounding area. Conservation is important and we make every effort to protect existing trees, and plant more to enrich the
landscape if the opportunity arises.
Attention to detail and strict site supervision combine to produce individually designed executive, family and first time buyers’ homes known for
their elegance and lasting quality and for enhancing their existing surroundings. Founded in 1978, Martin Grant Homes has earned a reputation
for building high quality homes and apartments in desirable locations throughout the Home Counties. A privately-owned family company, we’ve
continued to grow and we’re now recognised as a major house building force in the South of England.
Site plan not to scale. The layout is for guidance only and should not be replied upon for soft or hard landscaping details.
