The scale model is intended to serve as a guide to the preparation of the working drawing or plan and some slight variations in measurements may occur depending upon actual space or distances. It is the actual plan that will then be used as the basis for the estimate of the contrator’s quote for labor, materials, etc. One quotation will include the renovation of the main house and maid’s quarter. A separate quotation will be prepared for the new elevated 2-tank water supply and is intended for budgetary purposes. The SCOPE OF WORK for the renovation of the main hosue and maid’s quarter will involve the ff: 1. A new wall will be built on Ado’s side set-back about 4 feet away from the boundary wall/fence. It will provide access to water delivery, termite control, ventilation of the house etc. A gutterless roofing is possible. The existing drainage for the kitchen is a 4- inch PVC pipe with cleanouts and must be used because this leads to the main sewer pipe at CRM Ave. This drainage pipe is very close to the boundary wall at Ado’s side. 2. A new wall will also be built at Val’s side for the internet area and also on the kitchen area. 3. The roof height at the center will be increase to a total of about 10 feet from the botton of the truss. The present truss structure is about 4 feet high at the center. These were copnstructed using reinforcing bars of angle iron (maybe) and possibly be remodelled to the new height. It spans up to the original roof area of the home. The trusses at the proposed mezzanine are an additional to the original house and possibly be wooden trusses. Because of the increase in roof height existing walls inside will also be adjusted up to the ceiling. The bedrooms and bathrooms ceiling height will remain as is but the living area height will be increased by a few more feet and will have provision for skylight roofs on certain locations. Also the Dining area ceiling will adjust in height accordingly. OTHER DETAILS:

Also the Dining area ceiling will adjust in height accordingly.OTHER DETAILS:FLOORING The tiled floor on the living area will serve as the basis of floor tiles to finish the whole floor, however should supply of same kind of tile is not available other rooms may use similar tiles of the same size preferably at the kitchen, internet area, dining, and below the mezzanine. The mezzanine should have wooden floor or floor laminates. If wooden floor, it must be smoothen and varnished. The bathroom floor must use the 5x5 or 6x6 tiles and the portion on the wall also of similar dimension (optional).WALLS Extension walls will all be concrete hollow blocks (CHB) and interior walls which will extend a little bit upward as a result of higher roof height will conform with the existing materials like CHB or plywood wherever needed. It is suggested that light color e.g. white paint will be used inside and on the outside walls the color will have to be decided by the owner.ROOFING- must be galvanized corrugated GS sheets of reasonable gauge or equivalent type and with at least 2 coats the color of which the owner will decide.ELECTRICAL- A new electrical circuit breaker type panel box of at least 100 amperes will replace the existing fuse-type. Existing elecrical outlets will still be activated but in the areas like living room and mezzanine 110V are aditional to the 220V outlets. Refer to the scale model. Electrical boxes must be provided in the ceiling for lighting in areas like living room main (3), living room (narrow area 2), dining (2), Internet (2), Bathrooms (1), maids room (1), kitchen (2), mezzanine top (2), below (1), terrace (1), garrage (2). All bathrooms must have 1 GFCI type outlet each located near the wash sink. Outlet covers for 220V are white and 110V brown or black for identification.DOORS and WINDOWS- windows must all be jalousy glass type with metal grills outside for security. New doors must be the standard type with white paint except for the door below the mezzanine leading to the garage. The door must be taken from the existing door at the place near the main glass door entrance. The bacated space will have to be closed with CHB.WATER SUPPLY must be provided to all bathrooms, kitchen, and garage. Where new pipes are necessary it will be installed to replace old ones and also to other locations like mezzanine bathroom and maids bathroom.KITCHEN A countertop must be constructed at the CHB wall (inside) extending about 8 feet occupying the narrow end of the kitchen (Ados side). It must have a double wash sink and 2 faucets the drain leading to the existing drain line near the outside boundary wall. It must be tiled on top with like 1 foot of tile on the wall (white). At least 1 GFCI electrical outlet must be installed at 220V. Also one 110B GFCI type outlet with brown or black plate corner be installed near the 220 outlets with white corner plate.

IMPORTANT:1.A written agreement or contract must be prepared and signed by the contractor and the owner.2.The total amount or price of the project must be indicated in Philippine currency (pesos). A progressibe billing or instalement payment must be agreed upon between parties.3.The number of days of completion data must be indicated and a penalty clause for everyday delay maybe imposed with fine.4.Payment must be in MANAGERS CHECK and not cash payable to the contractor.5.Scope of work as written above must be part of the contract work.
