INTRODUCTION

After introducing you to the Lafarge Group, the Social Housing specification manual gives general overviews of the regulations and design considerations covering the planning and building of residential houses. It outlines the specifications for Steel Frame, Plasterboard Ceilings, Plasterboard Interior Walls, Interior Doors and Finishes making use of Lafarge Gypsum products.

Each of these individual sections contains its own overview of design considerations, technical data and detailed product specifications. We have also included drawings, performance data, site-work details and all the information needed to prepare a full specification that meets the unique design, practicality and installation needs for your project.

Social Housing is a strategic initiative for South Africa. In an effort to support this, Lafarge Gypsum has put together a high quality, cost effective and efficient solution allowing social housing developers to build sustainable, quality houses in a short time frame while keeping costs to a minimum.

In an effort to support skills development in the sector, Lafarge Gypsum provides a complete training program to help develop installer skills within the sector.

LAFARGE GYPSUM IN SOUTH AFRICA

Lafarge Gypsum is a member of the international Lafarge Group’s Gypsum Division, which has production facilities in 25 countries throughout the world. In total, the Division operates 37 wallboard plants with an annual production capacity of approximately 1,042 million m2 and 36 other plants which produce mainly plaster, plaster block, jointing compounds, paper and steel structural sections.

Lafarge Gypsum was established in South Africa in 2004, following the acquisition of MacSteel Interior Systems. The Business Unit operates a gypsum mine near Pofadder in the Northern Cape Province and two international class manufacturing facilities in the south-east of Johannesburg: a plasterboard factory at Roodekop, which began production in 2007 and a factory in Alrode, which manufactures steel ceiling grids, metal studs, aluminium profiles and access flooring.

The Lafarge Gypsum Head Office, the two factories, the gypsum mine and Gypsum’s stores throughout Southern Africa, employ a total of 500 people.

A Business Unit within Lafarge Industries South Africa (Pty) Ltd, Lafarge Gypsum manufactures and markets gypsum-based building solutions for constructing, finishing or decorating interior walls and ceilings in residential, commercial and institutional construction projects. Gypsum strives to be the leading supplier of interior finishing solutions in Sub-Saharan Africa, focused on plasterboard and complementary interior solutions, while creating value for all stakeholders in the business.

Lafarge Gypsum’s core product, gypsum plasterboard is marketed under the brand name Jumbo® Plasterboard. The company also manufactures other complementary products together with related fitting systems such as steel ceiling grid, stud and track and access flooring systems, aluminium profiles for doors, windows and partition frames and associated accessories. Lafarge Gypsum also supplies decorative mouldings, jointing and skimming compounds. These are used primarily to offer gypsum-based building solutions for constructing, finishing or decorating interior walls and ceilings in residential, commercial and institutional construction projects. Jumbo® Plasterboard and other complimentary interior solutions are sold to installers through a network of stores in South Africa, Kenya, Tanzania, Mauritius, Botswana and Mozambique. Lafarge Gypsum’s products are also distributed to specialised resellers and mechants.

INTRODUCTION - NHBRC

This Social Housing Manual should be read in conjunction with the relevant local building regulations. In addition, parties involved in the construction of Social Housing need to take cognisance of the far-reaching regulations governing the planning and building of residential structures that were published in March 2007 by the National Home Builders Registration Council (NHBRC). These were in the form of a Code of Conduct for Home Builders

Registration Council (NHBRC).

In terms of the Housing Consumers Protection Measures Act (Act 1995 of 1998), the NHBRC is empowered to establish and promote technical and ethical standards in the home building industry and provide protection for housing consumers.

Home builders are obliged to register with the NHBRC and submit information on any residential project to the council.

STEEL FRAME HOUSING

Steel Frame Houses

Lightweight steel framed housing is fast becoming an attractive option in the South African residential building market as an alternative to the established brick and mortar house. Among the many reasons for this are:

Single slab foundation The steel frame house requires a single slab as opposed to the traditional foundation, which has to be accurately dug out according to the wall plans.

Sustainable buildingThe Lafarge Gypsum Steel Frame System creates a strong, thermally efficient and desirable house. As a home owner’s family grows and their accommodation needs change, the internal wall layout can be readily changed without affecting the slab design. Extra rooms can easily be added.

Rapid construction The time required to complete a house is reduced by a third compared with traditional construction. The components of the frame can be partially / fully assembled in the factory and delivered directly to site leading to a quicker assembly on site. Once a section of the frame is in place, the builder can move directly to exterior and interior cladding.

STEEL FRAME HOUSING

Volume production benefitsLafarge Gypsum’s Alrode Steel factory is geared to prefabricate certified standardised steel sections of similar house designs. This helps ensure consistent construction quality and offers potential economies of scale.

Preplanned external wallsAll panels are prefabricated with the door and window openings already in place, enabling quicker installation of windows and doors.

Versatile internal wallsThe frame system makes provision for:• Easy installation of electrical and other wiring and plumbing within the wall cavities giving more space and a superior attractive finish to rooms• Easy installation of insulation to enhance comfort and acoustic values• Cladding internally with Jumbo ® plasterboard to give flat, smooth, elegant-looking walls• Completely square walls and corners making fitting of kitchens units and cupboards straightforward and neater

Steel frames for housing are manufactured and supplied by Lafarge Gypsum using the Frame Master ® technology in New Zealand, which has been installed and commissioned on the Alrode plant site in Johannesburg. An architect’s house plan is fed digitally into the Frame Master® machine’s CAD (Computer Aided Design) program to create an optimised frame design. From this, the Frame Master then manufactures cut-to-length galvanised steel sections. The sections are assembled to form a complete house frame, including door and window frames, plus the roof trusses.

The supply of Lafage Gypsum Steel Frame Housing Wall structure & Roof structure module frames, in component or made up modules,

manufactured from 0.8mm Grade 550 cold rolled Z275 galvanized sheet. The design criteria to comply with SANS (SABS) (AllParts) to the application of the National Building Regulations and SAFSA(South African Light Steel Frame Association) Code of pratice for Light Steel Frame Buildings. Refeference to be made to NHBRC (National Home Builders Registration Council, RSA), Home Builders Manual, part 1-3 and Agreement Board of South Africa, booklet B1, “refernce Criteria and minimum requirements for the assessment of innovative methods of construction.

Internal frame wallcladding to consist of 15mm Jumbo® Plasterboard cladding with insulation to achieve thermal property requirements. Internal ceilings to be constructed from Jumbo® Plastreboard, all to be installed to specification as prescribed by lafarge Gypsum. Finishes Cornices, Bulkheads, Trapdoors supplied by Lafarge Gypsum to be installed as specified by Lafarge Gypsum.

CEILING SOLUTIONS

Plasterboard Ceilings in social housing are too often viewed as purely an extra cost to improve the aesthetics of a room. Ceilings in fact perform a range of important functions several of which lead to energy cost savings and improved comfort of the occupant:• Healthier prevents dust and airborne irritants such as pollen entering a room through gaps in the roof when the gaps between the ceiling boards and the walls are sealed with a cornice. A ceiling is also a barrier against condensation falling from the roof• Sound insulation Plasterboard dampens sound reverberation (internal echo, external noise) making the home a more tranquil space for the occupant.• Energy efficiency and comfort - Less expensive to warm a house and less heat loss in winter (when coupled with insulation). Less heat entering the home in summer - Brightens the interior of the house. Less lighting is required reducing the electricity bill• Appearance a house looks more attractive and comfortable with the roof structure and utilities hidden from view The basic requirement for a Plasterboard Ceiling System is that it should be quick to install, practical and effective at meeting sound or fire insulation standards. Lafarge Gypsum has a flexible range of components to meet these needs and to satisfy a number of other requirements. The normal cost effective ceiling solution for social/affordable housing is the Lafarge Jumbo® 6.4mm Basic Residential Ceiling board.

The plasterboard being attached directly to the underside of ceiling grid system which is fixed to the bottom chords of roof trusses. Fixing is simple and they provide a smooth finish for direct decoration. The 9mm plasterboards can only be finished with Jumbo® Skimming Plaster.

Lafarge Steel Brandering can also be used in bulkhead construction. A range of joiners are available to facilitate easy bulkhead construction.

Detailing Joints and Corner Mitres

Jumbo® Decorative Mouldings transform an ordinary room into an attractive finished space. While adding a good finishing touch, the mouldings are also an excellent way to hide small defects at corners and join materials of different thicknesses.

WALLING SOLUTIONS

Plasterboard walls can be easily moved allowing new rooms to be created. Lafarge Gypsum partitions have considerable advantages compared with traditional masonry construction, since they:• Provide solutions to insulation and acoustic requirements • Achieve a uniform high quality finish• Are available in moisture and mould resistant grades suitable for bathrooms and are:• Lightweight • Quick to construct• Compact• Readily repositioned when room sizes need to change

A commonly specified and highly effective residential partition system is the Jumbo® Residential Wall. This Lafarge system is an economical friction-fit system used to assemble frames for compact, non-loadbearing, lightweight, fire resisting partitions. The unique design of the components ensures high strength with easy installation. The system is suitable for housing developments; particularly in meeting the 38dB sound rating that is included in the National Home Builders Registration Council (NHBRC) guidelines.

For social housing, important considerations when selecting partition walling systems are speed of construction, good technical performance and the ability to change the configuration of the house as occupants needs change.

WALLING SPECIFICATIONS

Residential Drywall

Jumbo® Lafarge Residential wall is a lightweight walling system which has no visible joints on completion. The internal framework consists of standard Ridgeback Stud and Jumbo® Drywall Track profiles manufactured from galvanised steel.

Tapered edge Jumbo® Plasterboards are screw fixed to the studs allowingfor plaster jointing. Paint or wallpaper finishes can then be applied for a joint free wall of subtle quality. This ensures sturdy framing for the Jumbo® Plasterboards.

Fire rating: Jumbo® Lafarge Residential (89 mm partition) has a 30 minute fire rating as per SABS 0177:Parts-1981. For further details as well as information on 60 minutes plus fire ratings please consult with our technical department.

ComponentsInternal FrameworkThe internal framework shall consist of floor and ceiling track with vertical Ridgeback Studs. The Floor Track shall be firmly screwed or shot fixed to the floor. The top track (Galvanised), shall be fixed to the Jumbo® ceiling grid or roof structure. When fixing to other solid surfaces the top track shall be mechanically screwed or shot fixed.

DoorframesDoorframes shall be Jumbo® Residential Fire, premade of steel or the wooden type if preferred.

PanelsTapered edge Jumbo® Plasterboards of thickness 12mm for 30 minute or 15.0mm Jumbo® Plasterboard for 60 minute (fixed to the vertical studs by means of drywall screws).

Installation (See Figure 1 & 2)Installation shall commence with the fixing of the track to the floor and the ceiling. Studs be fixed to

existing wall as a wall starter. The Ridgeback Studs are then installed vertically at maximum 600mm centres.

The 12mm/15mm thickness tapered edge Jumbo® Plasterboards are then held in place by means of 25mm drywall screws which are driven through the Jumbo® Plasterboard and into the Ridgeback Studs at maximum spacing of 220mm between screws.

The Jumbo® Plasterboards are held in place at the base by the skirting and fixed to the steel framework with 25mm drywall screws. Where the Jumbo® Drywall partition is being installed beneath a plastered ceiling, Galvanised Drywall Track is fixed to the ceiling.

The Jumbo® Decorative Mouldings are then fixed to the junction of the Jumbo® Plasterboards and Ceilings as per manufacturer’s recommendations. Board joining is to be carried out as per the Board manufacturer’s instructions which are available from Lafarge Gypsum technical staff.

Wall FinishesWalls should be primed with a suitable primer and then painted with a colour to suite.

Specifications for DrywallingThe partitions shall be Jumbo® Drywall 89mm and 132mm as manufactured by Lafarge Gypsum, and shall be installed in strict accordance with the design specification and the manufacturer’s instructions.

DoorsAll doors must comply with General Specification for Drywall Partitions.

Jumbo® 30-Minute Drywall SystemInstall Jumbo® 30-minute (89mm) drywall partition system as manufactured and supplied by Lafarge Gypsum (Pty) Ltd.

Installation is to be carried out according to Manufactures specifications or as per the SABISA General Guide Lines for Partitioning Systems and lightweight walls.

Jumbo®60-minute Drywall SystemInstall Jumbo® 60-minute drywall partition system as manufactured and supplied by Lafarge Gypsum (Pty) Ltd.

Installation is to be carried out according to Manufactures specifications or as per the SABISA General Guide Lines for Partitioning Systems and lightweight walls. Special attention should be given to the glazing and door details to ensure the compliance to the fire regulation if required.
