The next frontier for BIM: Interoperability with GIS- Journal of Building Information Modeling, Fall 2010
“BIM provides physical and functional detail that is not
typically available in GIS.
GIS places facilities within an existing context, while BIM’s
focus is much more specific within the facility context.”
- John Przybyla, Woolpert

1. A process for project deliveryhow a team works together to design, build and operate a building
2. Information managementdata contributed to and shared by all project participantsthe right information to the right person at the right time
3. Leveraging technology - integrated solutionsencouraging creativity, providing more feedback, empowering a team

• Multiple “lives” of a BIM– Design intent model (goes to a contractor)
– Construction model (more details, sequencing (4D), cost)
– As build – handover the completed model to owner
– Life-cycle – the model is active during its life time, used for maintenance and operational phases
• Can take from several months to years
– Many iterations
It is a process

• BIM definition does not require 3d
• BIM is about information modeling, can be 2d (of course 3d is a huge benefit)
• Building design can be done in 3d without Information Modeling (e.g. in CAD)
It’s about information management

• A 3D CAD model only represents the geometries
• A 3D BIM model includes in addition:
– Objects, meaning the elements also include attributes and relationships
– Spaces, 2D or 3D polygons• Type of room
• Function of room
• Area and height
• Materials
• Technical installations
– Integration with 3D GIS• Georeferenced and geocoded

• Referencing BIM data, not loading it!
• In this process, the BIM data is not used to generate GIS data. The BIM data becomes an „external‟ resource to a GIS in the same fashion as links to multimedia.
• Referencing the BIM data, also means no risk of breaking the BIM – it can not be modifying!
• Live access to the BIM data as it is modified

• IFC data can be loaded into 3D GIS platform
• IFC data can be georeferenced in the design phase
• BIM-spaces can be automatically geocoded
• By doing so, the BIM-spaces will work as data portals or gateways on each room or suite basis
• The loaded IFC elements, including the geocoded BIM-spaces, can be stored and managed in spatial databases
• 3D spatial analysis can be performed based on various enquires and visualized in the 3D space

What’s in it for Government organizations?
• They can update the existing 3D City model and Base Map by use of the “as-build” 3D BIM
• Create dynamic 3D Maps which reflects the changes in the city in a short time frame
• Semantic attributes are represented on the elements and spaces
• By filtering processes the Level of Detail can be defined for both exterior and interior
• Very accurate roof and façade geometries
• Rich of exterior and interior details
• It will limit the airborne data capture

remains
Only the façade and roof remains

Only the roof geometry are kept

What’s in it for Government organizations?
• Migration from CAD to ”intelligent” 3D objects defines a new role for a 3D City GIS
• Geocoding of the BIM-spaces adds the possibility for a data portal, where data bases, public data registers, data archives etc. can be searchable and published to the 3D GIS
• Published data are editable and can afterwards be posted back to respective systems
• That means a high variety of spatial analysis are possible
• 3D thematic maps can be generated based on the query parameters

What’s in it for Government organizations?
• Use the ”as-build” model as an active 3D model during it‟s life-cycle… create potentials for:
• Life-cycle maintenance; the model will be available for professionals during reconstruction and modification during it‟s life time
• Data container; can generate very accurate lists of areas for e.g. cleaning, painting, polishing etc.
• The awareness of material, geometry and georeferencemake it usable for e.g. energy analysis
• Operational use; can extract info which is relevant for e.g. Fire Brigade, Police and Intelligence Services

• IFC is information and defines the best representation of the building in the industry. It is an international standard, defined and hosted by buildingSMART
• IFC is in principle a schema for a BIM, where data can be filtered and loaded into BIM and 3D GIS tools
• IFC is a format to exchange for the downstream processes, for example: IFC file sent to an energy analysis tool.

BIM and IDM
• IDM is a process to specify and ensure what types of information are required in the BIM model during the construction of a project, or the operation of a build asset.
• It also provides detailed specification of the information that a particular user needs
• For a Governmental organization, owning their building assets, there can be several IDM‟s for various purposes, e.g. Planning, Maintenance, Operational, Environmental etc.
