Notes & General Guidelines• This inventory and schedule of condition report has been prepared by us (Knight Property Management), acting as an

impartial and independent party to the contract between the landlord and the tenant. We may also act as managing agent

for the property on behalf of the landlord.

• This report is an unbiased, fair and accurate record of the property’s internal condition, the property’s contents, and the

condition of those contents on the date the inventory was undertaken.

• We are qualified chartered surveyors but we have not carried out a building survey, Homebuyer report, or any assessment

of the property’s structure or external condition. If we report a property defect it does not mean that other defects do not

exist, or that the reported defect is the most significant defect. Any comments regarding defects are made in the spirit of

providing helpful and constructive advice. If you have any concerns about the condition of the property you should

commission your own independent survey.

• We are not furniture experts and offer no opinion regarding the value of furnishings, nor do we offer any opinion as to

whether a particular piece of furniture is a reproduction or genuine.

• We do not guarantee the safety or functionality of any of the property’s fixtures and fittings, and we have not tested any

gas appliances, electrical appliances or other service installations, except by normal operation. Unless noted otherwise all

electrical items are complete with plugs, bulbs, flexes, etc.

• Lights and smoke detectors have been checked for working order only. Where we have stated that a light or smoke

detector is working, this means only that it was working at the time of the inspection. We provide no guarantees or

warranties that these items will remain in working order. It is therefore essential that the tenant checks the smoke

detector on a regular basis.

• Tenants are advised to test all electrical items as soon as possible and report any faults to us.

• Roof spaces, cellars and locked rooms have not been inspected, unless we have agreed to do so by prior arrangement. Any

items in these areas will remain the landlord’s responsibility.

• House plants are considered to be perishable items and may not be included in the inventory.

• We may not have fully inspected heavy items of furniture if we were unable to move them safely.

• Where no comment has been made regarding an item then it is clean, in good condition and free from obvious defects. No

further notes are needed for its description.

• At the end of the tenancy the inventory report will be rechecked and any differences in condition between check-in and

check-out will be noted. We will indicate whether, in our view, there is any liability to the tenant, or whether any

deterioration can be considered as fair wear and tear. To clarify, fair wear and tear is the deterioration of an item through

normal everyday use. The tenant cannot be charged for fair wear and tear, but may be charged for any damage or

deterioration over and above this.

• Tenants should not damage decorations by fixing any items to walls (including pins, blue tack, etc).

• At the end of the tenancy all items must be returned to their original positions as indicated in the original inventory. A

charge may be made against the security deposit if we have to spend a significant amount of time locating and

repositioning items which are not correctly positioned.

• The tenant will be held responsible for any difference in the condition of the property (and its contents) between the

beginning and the end of the tenancy, less an allowance for fair wear and tear. A guideline of cleaning and checkout

procedures will be given to the tenant two months prior to their departure, to minimise deductions from the deposit.

• Regulations regarding furnishings, gas, electrical and similar services are ultimately the responsibility of the landlord.

Where the inventory notes “FFR label seen” this should not be interpreted to mean that the item complies with the

Furniture and Furnishings Regulations. Rather it is a record that the item had a label as described or similar to that

detailed in the Guide to the Furniture & Furnishings (Fire) (Safety) Regulations attached at the time the inventory was

compiled. It is not a statement that the item can be considered to comply with the Regulations.
