Leading with VisionPNC was first to…
• Largest corporate LEED certified green building in the world,PNC Firstside Center
• First LEED certified building in Delaware, J. Richard CarnallCenter
• First green bank branches in the United States located in NewJersey, Ohio and Pennsylvania
• First Green demolition, Pittsburgh Public Safety Building.Recycled 97.95% and 2,850 tons of the building. The amount ofreused material was 2,500 tons of concrete equivalent to 10 milesof sidewalk, 350 tons of steel equivalent to approximately 350automobiles and 9 tons of aluminum window frames. The energysaved from the recycled aluminum alone would equal theelectricity used by a single family home for 90 years.

First Steps
Urban Linkages
Site
Brownfield redevelopmentBrownfield redevelopment•Former rail station classified as brownfield – mitigated by PNC•Land owner removed existing structures•PNC performed hazmat abatement prior to PNC building program
Urban RedevelopmentUrban Redevelopment•Recovered industrial site adjacent to a city bikeway and a new light-rail commutertransit station in the historic firstside district•No staff parking has been provided on the 4.66-acre building site•By comparison, a similar building located in a typical suburban “greenfield” locationwould have required at least 20 additional acres for parking, buffers and the lessbuildable slopes typical of Western Pennsylvania•Architecturally, the building responded to the context of the existing urban fabric inpart by breaking down a very large building into smaller components
Pittsburgh Parking Authority Garage•Pittsburgh Parking Authority agreed to locate municipal garage next to PNC Firstsideat edge of Pittsburgh downtown, based on PNC’s encouragement•½ mile to rail to existing transit lines•¼ mile to 2 bus lines – PNC Firstside close to at least 20•New rail station is directly adjacent to Firstside
Eliza Furnace bike and walking trailEliza Furnace bike and walking trailCity of Pittsburgh desired extension of the “Eliza Furnace” bike – walkingtrail. PNC donated planting and paving surfaces, extended trail throughthe Firstside property
Firstside Light Rail station
Port Authority of Allegheny County agreed to build the FirstsideLight Rail station based on anticipated ridership due to PNCFirstside employees and surrounding businesses

Open Space to Exceed ZoningOpen Space to Exceed Zoning
Open space requirements on site exceed zoningrequirements
Water conserving irrigationDrip irrigation and plantings that conserve water
This certificate represents PNC’s Green Building commitment. 630 tons of
retired CO2 equates to the removal of approximately 224 cars and trucks
per year, 65,094 gallons of gasoline, 192 tons of waste recycled, and 14,655
number of tree seedlings grown for 10 years.
Local / Regional materials
Many of the materials used were manufactured and extractedlocally (500 mile radius) – steel, curtainwall, concretecomponents, brick.
Diffuse sunlight
LEED requirement 2% diffused sunlight must reach 90%of the spaces
Line of sight views
Partitions only 48 inches high (average) with glass panels thatallows sightline from deep within the building
LEEDLEEDTMTM INTRODUCTION INTRODUCTION
The U.S. Green Building Council’s (USGBC) Leadership in Energyand Environmental Design (LEEDTM) program is a leading-edgesystem for designing, constructing, operating and certifying theworld’s greenest buildings.
As the influence of the USGBC accelerates, the LEEDTM programis transforming the marketplace, by
• Increasing recognition of and value for high-performance building
• Providing market incentives for healthy, sustainable buildings
• Setting higher standards for building performance
• Affecting commercial, federal, state and local market segments’ building guidelines

Mission:
our commitmentTo create buildings that respect and protect the ecologicalenvironment in which we live and make a positive contribution to thecommunity in which they exist.
An approach to business
An approach to the community and its environment
An approach to an appropriate architecture
Translating our environmental/communityresponsibility into architecture
We will enhance both customers’ and employees’ comfort with daylighting and good indoor air quality
Our building seeks to reduce its impact on our environment,by reducing the water and energy we use, and the waste wecreate while simultaneously increasing our operational efficiencyand employee productivity
Overhangs, roof slopes, outdoor terrace, ADA friendly, integrated design of architecturaland engineering elements
Four layer glazing system, clerestory lighting, thermal break window frames, occupancycontrols, photovoltaic energy creation
Lots of fresh air, natural lighting all rooms, low toxicity materials, finishes and cleaning products, thermal comfort monitoring
