Information provided by www.ABoR.com. Data release is the 20th of each month. For the most current information please call us on the 21st or after. According to the Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS®, Austin-area home sales continued last year’s competitive pace in May 2014 while prices increased. Also, for the first time in more than 3 years, the number of active listings on the market grew compared to the prior year. The 2014 President of the Austin Board of REALTORS®, explained, “The Austin market has been in need of housing stock for some time now, so it’s encouraging to see an increase in listings over last year. With sales volumes remaining strong, the market is still competitive, but the options for buyers are beginning to increase.” The total inventory* of Austin-area homes in May 2014 was 2.6 months, the highest rate of inventory seen in Austin since last September but still a slight decrease of .1 months from May 2013. Measured in months, Austin’s monthly housing inventory is the result of the current number of active listings divided by the average home sales per month of the prior 12 months. “The May 2014 increase in active listings was not quite enough to offset Austin’s continual year- over-year decrease in housing inventory, which looks at homes sales over a 12-month period. However, if active listings continue to increase on a monthly basis, we will eventually see an increase in Austin’s housing inventory level.” Active listings increased by 4% and new listings increased by 7% in May 2014 compared to the prior year. Homes also continued to sell quickly, spending an average of 40 days on the market, which is 4 days less than 1 year prior. In terms of sales volume, 2,943 homes were sold in the Austin area in May 2014, which is 3% more than the same month last year. In the same time period, the median price for single-family homes rose 8%, to $249,000. The Austin market has featured year-over-year increases in median price every month for almost 2½ years. According to the Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS®, Austin-area home sales continued last year’s competitive pace in May 2014 while prices increased. Also, for the first time in more than 3 years, the number of active listings on the market grew compared to the prior year.

The 2014 President of the Austin Board of REALTORS®, explained, “The Austin market has been in need of housing stock for some time now, so it’s encouraging to see an increase in listings over last year. With sales volumes remaining strong, the market is still competitive, but the options for buyers are beginning to increase.”

The total inventory* of Austin-area homes in May 2014 was 2.6 months, the highest rate of inventory seen in Austin since last September but still a slight decrease of .1 months from May 2013. Home owners will be off to a good start with their new yards by following these important “move-in” steps. First and foremost, members of The Professional Landcare Network (PLANET), the national landscape industry association, recommend making safety a priority for your yard by doing the following:

1. Do a walk-thru of the yard and check for any dangers. Inspect the trees and evaluate the health of mature ones. One of the greatest assets in a yard are mature trees — they not only provide beauty but also shade and significant cooling to the home. Make note of any trees that don’t look healthy, may be diseased, leaning or are too close to the house. Consult with a licensed arborist to assess the health of your trees.

2. Evaluate the hardscape. Make sure any hardscape areas – stone or retaining walls, concrete or brick patios, tile paths, or wooden decks — are not heaving or creating tripping hazards.

3. Inspect the drainage around the house. The drainage should not cause any water to stand near or next to the foundation, which will prevent saturation of the soil and affect the foundation.

4. Make a plan to perform routine maintenance and clean up. Clean up any brush or debris in the yard. Weeding and mulching is an inexpensive way to make a yard look great; it also provides health benefits to the plants. Consider planting annuals to add some color and impact to the yard. Learn about your plants and shrubs and how to best take care of them.

5. Check the soil. The soil is the foundation of everything in the yard — grass, plants and trees depend on healthy, well-balanced soil to flourish. Composting will improve the soil. Your lawn care professional or a DIY soil kit available at home improvement and lawn/garden centers can test the soil’s condition.

6. Study the PLAT map. The PLAT is a map, drawn to scale, showing the divisions of the piece of land; this is helpful for any restrictions that could prevent home additions.
