Before diving into explaining what we do di f ferent ly to sel l homes for our cl ients , I wanted to tel l you a l i t t le bi t about our company.. .

At John Bugea Real Estate, we are a boutique, ful l -service, residential real estate brokerage that s t r ives to provide al l of our cl ients with the highest possible level of customer service, and we were establ ished with the goal of set t ing a new standard for ski l l and professionalism in the real estate sales and property management industry.

Our sales agents are al l committed real estate professionals, and they each receive in-depth and ongoing t raining in cut t ing edge tools and proprietary sales systems that al low them to serve their cl ients in a way that is unmatched elsewhere in the industry. We also support our sales agents with an in-house market ing department that uses custom, high-end design, professional photos, and social network market ing s t rategies to advert ise al l of our l is t ings.

Also, our leadership team is well posi t ioned to support our agents, with extensive experience in not only the real estate industry, but also in business, archi tecture, underwri t ing, design, construct ion, invest ing, and f inance. Their background in real estate includes residential sales, property management, and they have successful ly managed the associat ions of some of the more prominent subdivis ions in Baton Rouge. One of the f i rs t tasks we perform for our cl ients is to research and prepare a Comparat ive Market Analysis (CMA), as well as an analysis of current ly act ive l is t ings. These reports wil l clearly compare the recent sales and current l is t ing prices of nearby s imilar propert ies. This wil l inform you and your agent and al low for the best l is t ing price to be determined based upon your speci f ic needs and expectat ions.

Before deciding on the best l is t ing price for a property, we wil l have discussions with you in order to bet ter understand your speci f ic motivat ions, goals , and t imetables in relat ion to the sale of your home. These various factors af fect how a property should be priced, and a ful l and complete understanding of them wil l factor heavi ly into decis ions related to developing your home’s pricing s t rategy.

The abil i ty to correct ly price a l is t ing is of the utmost importance when sel l ing a home. Using our experience & expert ise, we wil l work with you to devise a successful pr icing s t rategy for your home. Any needed repairs and improvements, as well as a review of current market condit ions, wil l factor heavi ly into the pricing decis ion.

The f i rs t s tep in preparing the home to be l is ted wil l be to perform a pre-l is t ing preparat ion consultat ion. This process wil l include a thorough walk through of the property, during which t ime we wil l advise on the most marketable adjustments, repairs , and improvements you can make to the property. This wil l help to ensure the property shows as well as possible, as well as maximizing the potential sales price.

Aside f rom pricing, the most important aspect of a successful l is t ing is the best possible photographs. This is especial ly t rue in today’s market , s ince potential buyers are doing the majori ty of their property searches online. We work to arrange furni ture and prepare the home for photos by assis t ing in the organizing and de-clut ter ing process, and we wil l also use high-end, professional- level photography.

After the l is t ing photos are taken and we prepare a property descript ion highl ight ing the special aspects of the home, we wil l work to produce a custom branding package. This package wil l include a high-quali ty brochure and a coordinated websi te devoted to your home. Other parts of our market ing s t rategy wil l include placement on a variety of websi tes and e-newslet ters , and our social media s t rategies.

We wil l then coordinate showings with buyers and agents. Af ter each showing, we wil l fol low up to receive feedback. This feedback wil l then be passed along by way of regular updates. Af ter the f i rs t few weeks, we wil l review the l is t ing’s performance with you. I f not yet sold, we wil l suggest any changes that may need to be made to make the l is t ing more marketable, as well as discuss holding an open house.

After reviewing feedback from potential buyers and making any necessary adjustments to the l is t ing or the property i tsel f , we wil l then make another market ing push. This wil l consis t of a direct market ing campaign in which we update potential ly interested buyers and agents and send out postcards and e-newslet ters featuring your home.

Once we receive an of fer, we wil l work to evaluate i ts s t rengths and weaknesses. I t is important to ful ly understand each di f ferent aspect of the of fers and successful ly weigh them against each other. We wil l then assis t in the negotiat ion process to ensure the best possible deal is reached. After an of fer is accepted and inspect ions are complete, we wil l then work to negotiate the f inal terms of the sale.

During the l i fe of the l is t ing, and especial ly af ter an of fer is accepted, various inspect ions and appraisals wil l have to be completed. We wil l help to coordinate these inspect ions and appraisals with al l of the involved part ies. I f repairs are necessary as part of the post- inspect ion negotiat ion, we wil l be able to suggest competent vendors and oversee any repairs to make sure they are completed correct ly and on t ime.

After we have come to terms with a buyer and inspect ions have been completed successful ly, we wil l begin to work with you, the buyer’s agent, the closing at torney’s of f ice, and the buyer’s lender to coordinate everyone’s schedules and f inal ize the t ime and place of the closing. We wil l also s tay in close contact with the buyer’s agent in regards to the buyer’s f inal loan approval , and pass along regular updates.

As the closing approaches, many things wil l need to be done. We wil l send regular reminders of tasks that need at tent ion and provide a pre-closing checklis t . Once the f inal documents are received, we wil l review them closely and, of course, be present at the closing to ensure the process goes smoothly and to resolve any last minute issues.

Confirm that all insurance coverages on the property are canceled after the closing and new policies are in place for your new home.
