Response to Facility EmergenciesInattentive Driver Crashes into Lobby and Tenant Space

•. Inattentive driver in parking garage crashed through storefront doors into lobby at lunch hour•Staff removed doors and debris in preparation for car removal.

After assessing the conditions and developing a plan, and under the watchful eyes of the City of Philadelphia Licenses and Inspection and Fire Departments, John secured a forklift within 90 minutes from Diamond Tool Inc.

In-house staff back a forklift into tenant’s space to lift the front of the vehicle to avoid a potential fuel or oil spill. Due to differences in elevation, vehicle was 3’ off the ground in the tenant space

Emergency Response to Critical Systems Failures

Electrical Bus Duct Failure At 800A Bus Plug

•Failure occurred on a weekday at 11:30 am.• Full mobilization of resources to begin restoration occurred in under 2 hours.•Power was restored to complete electrical riser in 13 hours, with critical tenant operations resuming in 15 hours.•Two bus plugs and one section of bus duct was procured by John R. Smith, Jr., (Operations Manager) for permanent corrections by the electrical contractor.• The root cause remains undetermined at this time. •The previous IR Scan 10 months earlier did not indicate any deficiencies.

Snow Removal• Beginning in Winter 2010-2011 John developed and implemented a multi-stage process to move from outsourced snow removal to removal with in-house staff.• In Winter 2013-2014 with a record number of winter events requiring attention (26) and snow totals (70 “) achieved an estimated savings total savings over 200K in three winter seasons to provide an equal level of service.

• Leveraging a past vendor relationship and volume purchasing discounts, achieved savings of 33% on the same inhibited surface treatment product specified for a recent $3M Streetscape hard surface campus project• Being efficient in our snow operations we also provided support to neighboring properties and organizations when appropriate at no cost to maintain good relationships along with clearing streets bordering the campus and sewer inlets.
