Greetings readers! Welcome to the 13th Issue of ‘Journey With LBS’. So much has taken place over the last few months and we are so excited to share these updates with you.

Before that, I must take you back to a significant day in the history of LBS. I was reminded of this moment as I sat for a recent personality interview which made me reflect on my journey with LBS. It was the defining moment when I returned to Malaysia to lead LBS, a journey which began 35 years ago. It has been a long journey filled with humbling lessons and great achievements. Through hard work, dedication, and a dynamic team, we have achieved more than we had ever expected. LBS has so much more to show and I am confident will continue reach even greater heights.

2017 began on a high note. A notable milestone included the strengthening of our portfolio as we welcomed our latest subsidiary, ML Global Berhad into the fold. It was also a significant and defining moment for me as a Malaysian when the Embassy of People’s Republic of China nominated me to attend at ‘Lianghui’, China’s annual parliamentary and consultative sessions organised by the Chinese People’s Political Consultative Conference (CPPCC) and National People’s Congress (NPC) in Beijing. This was a landmark event closely followed by global markets for the future direction of China, as the world’s second largest economy. It was truly an honour I will cherish for the rest of my life.

We have always been a firm believer of constantly moving forward and raising the bar in every aspect. Driven by this

philosophy and the constant support of our customers and stakeholders, I am very pleased to share that LBS has received a number of recognitions over the past few months. These include:

1. 21 March 2017: The StarProperty Awards 2017

a. Poseidon: D’ Island Residence (Honours) b. Best Touch & Feel: Midhills (Merit)

2. 5 May 2017: The Property InsightPrestigious Developer Awards (PIPDA) 2017a. Top 10 Developers 2017b. Personality of the year

3. 12 May 2017: BCI Asia Awards 2017a. Top 10 Developers 2017

4. 22 May 2017: The BrandLaureate BestBrand Awards 2017a. The Brand Influencer

Awards and recognitions aside, the main reason we push ourselves to be better is to continue meeting, if not exceeding, the expectations of our customers and stakeholders. There is a saying that goes, ‘Managing a career is like a morning jog. If you choose to skip a day and stay in bed, you may not pick it up again the next day.’ The lesson here is simple; persistence is the pathway to enjoying the fruits of your labour. This philosophy best describes the approach we take in growing LBS as a productive organisation.

Full steam ahead into 2017, we have set our new sales target at RM1.5 billion. With this, you will be pleased to know there are several exciting offerings planned for the second half of 2017, namely BSP6, BSP Bayuan Mas, LBS Alam Perdana, Skylake Residence and Bukit Jalil.

Moving on to updates on the international level, I have been very fortunate to gain the honour of promoting greater bilateral collaborations between Malaysia and China. Many of you may remember we launched the Melaka Cultural and Trade Centre in Zhuhai, China last year, which was graced by the Chief Minister of Melaka, Datuk Seri Ir. Hj. Ir. Idris bin Hj. Haron, and the Governor of Guangdong Province, Mr. Zhu Xiaodan. The centre, which is a part of our transformation plan for the Zhuhai International Circuit (ZIC), serves as a platform to share our unique Malaysian identity and further strengthen the ties between Melaka and Guangdong Province.

Coming back to our customers in Malaysia, we constantly look at new ways to engage and excite you. So, we introduced the LBS Perks & Plusses campaign to reward 14 home buyers with the experience to watch the Pan Delta Super Racing Festival at ZIC in September 2017. These are just some of the many activities that have taken place in the first half of the year. You can indulge deeper by reading about our other exciting initiatives in the following pages.

Before I end, I would like to thank you for your continuous support and interest in the activities we embark on throughout the year. Rest assured that LBS continues to uphold our core values of INTEGRITY, EFFICIENCY and ACCOUNTABILITY in order to be the best at what we do; and that is meeting your needs while progressing as an award winning property developer. We are just getting started so keep your eye out for an equally exciting second half of the year!

We have always been a firm believer of constantly moving forward and raising the bar in every aspect. Driven by this philosophy and the constant support of our customers and stakeholders, I am very pleased to share that LBS has received a number of recognitions over the past few months.

The Malaysian banner was flying proudly at China’s annual parliamentary and consultative sessions organised by the Chinese People’s Political Consultative Conference (CPPCC) and National People’s Congress (NPC) in Beijing recently. LBS Bina Group Berhad (LBS) Group Managing Director and Federation of Malaysian Lim Associations (FMLA) President, Tan Sri Lim Hock San, represented Malaysia at the landmark event, commonly known as ‘Lianghui’, which is closely followed by global markets for future direction on the world’s rising economy.

During the meeting with international delegates, Tan Sri Lim highlighted notable efforts by the Chinese community in Malaysia, following their migration, in preserving and promoting Chinese culture. He also highlighted the evolution of Chinese culture in Malaysia, citing examples like the popular 24 Festive Drums concept created by two talented Malaysians.

To date, there are approximately 1,300 Chinese primary schools and 60 Chinese Independent High Schools, numerous Chinese Associations and media houses in the country.

In addition to expressing his optimism towards China’s investments in Malaysia, Tan Sri Lim contributed a number of proposals at the meeting, namely:

1. For the “One Belt One Road” initiative to be taken to a higher level with the Chinese central government progressively promoting its strategies to people of various ethnicities in different countries.

2. For the Chinese government to strengthen its policies on food safety by enforcing the law on the catering industry, and taking action on unscrupulous food merchants to protect the safety, rights and interests of consumers.

3. Echoing Chinese Premier, Li Keqiang’s

call that agreements should not be changed

indiscriminately, and newly appointed officials

must not ignore the agreements made by

previous officials.

4. For the improvement of the Chinese

government system in order to strengthen

the confidence of foreign Chinese investors

abroad. Tan Sri Lim hoped that a system be put

in place to enable foreign Chinese investors to

follow-up on the status of stalled projects as a

result of a change in leadership. He also put

forward the importance of equal treatment

among foreign and domestic investors by the

Chinese government.

Following a discussion with the Overseas

Chinese Affairs Office of the State Council of

China, Tan Sri Lim also put forward several

suggestions regarding initiatives promoting

international partnerships, namely:

1. The formulation of guidelines relevant

to Malaysian Chinese investors, viewed as

foreign investors of Chinese descent.

2. Simplifying the Chinese government’s

policies and complex procedures in addition

to sharing more information about China with

the Chinese associations in Malaysia. This is to

help more Malaysian Chinese investors obtain

accurate information and promote stronger

trade bonds between both countries.

3. The need for greater collaboration

between both China’s Overseas Chinese

Affairs department and Malaysian Chinese

international associations to promote Chinese

arts and culture in Malaysia. In addition,

the allocation of funding or scholarships for

Malaysian Chinese students to pursue further

education in China should be considered.

4. The need for a clear differentiation of roles

between the State Council’s Overseas Chinese

Affairs Office and the All-China Federation of

Returned Overseas Chinese (ACFROC).

5. A suggestion to relax its visa procedures

for Malaysian Chinese visitors to benefit the

promotion of trade and cultural exchanges

between both countries. The move will

also ease the burden of Malaysian Chinese

travellers who wish to visit their relatives.

In the discussion with ACFROC, Tan Sri Lim

also highlighted the Malaysian government’s

support of the ‘One Belt One Road’ (OBOR)

initiative through the established cooperation

on various aspects at the government level.

He cited the example of the establishment of

Malacca and Guangdong province as twin

cities. With both governments proactively

establishing a clear framework through the

OBOR initiative, Tan Sri Lim concurred that

Malaysian and Chinese businessmen now

have more opportunities to work together.

Tan Sri Lim also indicated that he was fortunate

enough to participate in the establishment

of Melaka and Guangdong as twin cities.

He stated that he strongly believes that the

twin city status will bring unlimited business

opportunities to the governments and people

of both countries, taking the China-Malaysia

bilateral relations to the next level. He added

that the launch of the Melaka Cultural and

Trade Centre in the Zhuhai International

Circuit (ZIC) officiated in 2016, is set to boost

the economic and cultural exchanges and

development in both countries. As such, Tan

Sri Lim took the opportunity to appeal for the

prioritization of the project at the meeting.

Tan Sri Lim was among 38 non-voting

Chinese delegates from 30 countries around

the world who attended the 11-day meeting.

He represented Malaysia in the exchange of

ideas with leaders from various organisations

in China including the Overseas Chinese

Affairs Office of the State Council Director,

Qiu Yuanping; ACFROC Chairman, Lin

Jun; China Zhi Gong Party Chairman, Wan

Gang; National Committee of CPPCC Vice-

Chairman, Wang Yajun; and CPPCC Vice-

Chairman, Leung Chun-ying, among others.

“It was the ultimate honour to contribute to

this year’s ‘Lianghui’ meeting as a Malaysian

and a Chinese descendant. This was truly a

once in a life time opportunity I will cherish for

the rest of my life. I have gained much insight

into the Chinese government policies in

relation to foreign citizens of Chinese descent.

I believe the China government will continue

to develop the nation into a people-centred

and practical country. China’s peaceful and

steady development will in turn greatly benefit

the economies of neighbouring countries and

ultimately the world,” said Tan Sri Lim.

Bilateral trade between Malaysia and

China from January to October 2016 hit

RM191.65bil, up 1.2 per cent from the same

period last year. Malaysia’s total trade with the

world’s second-largest economy is expected

to gain traction and reach RM443.78 billion

this year. Meanwhile, the Tourism Ministry

reported a total of 2.2 million tourists from

China to Malaysia in 2016, with the average

spending per traveller at RM3,500. This

year, the ministry is targeting to attract three

million tourists from China.

KUALA LUMPUR — Malaysia and Chi-na’s bilateral relationship is on the right track to promote China’s ‘One Belt One Road’ (OBOR) initiative to boost Malay-sia’s economy. LBS Bina Group Bhd Group Managing Director, Tan Sri Lim Hock San said he believes as long as the relationship progresses well, Malaysia has great poten-tial to move to the next level in the next three years.

“Malaysia continues to view its strong economic relationship with China, as its top trading partner, as a crucial compo-nent in helping Malaysia realise its goal of becoming a high-income economy by 2020.

“And OBOR has become an important part of bilateral ties over the past few years, with Malaysia not only playing a role in the initiative but also promoting it through a series of meetings and confer-ences,” said Lim, who attended the Chi-nese People’s Political Consultative Con-ference (CPCC) and the National People’s Congress (NPC) in Beijing recently.

Speaking to Malay Mail in an interview recently, he noted that there is a need for capital (funds) and therefore initiatives that promote Malaysia as an attractive destination to foreign investors are keys in boosting local economic activities. “For example, the upcoming East Coast Rail Link funded by China’s state-owned enter-prise China Communications Construction

-portunities for economic growth from that part of Peninsular Malaysia while enhanc-ing the value of the land in the years to come,” he said.

The LBS Bina Group Bhd Group Man-aging Director is also the President of the Federation of Malaysian Lim Associ-ations (FMLA), which represents some 800,000 people bearing the Lim surname in Malaysia. These account for 11% of the seven-million strong local Chinese popu-lation. The association was established in 1981 with 72 branches throughout the country.

can see the share (of small business activi-ty in the economy) is moving forward, and now we are seeing a recovery in our eco-nomic performance.

-gressive relationship with China and both

tie-ups. Taking up this a step further, we should raise greater awareness between entrepreneurs of both Malaysia and China, letting them know the exis-tence of OBOR-linked projects in these two countries,” he said.

Lim also believes that the OBOR initiative will provide better legal protection for

the Ringgit by the fourth quarter this year,” he said. The LBS Group Managing Director expects the heavy Chinese investments into Asian countries will spur the return of for-eign funds to Asia, and Malaysia.

“Most of the foreign funds are now in the US because they think they can gain better investment there. Nonetheless, if the policy does not materialise to their expectations, they will reinvest in Malaysia,” he said.

On the Renminbi’s aspirations to become a global currency following its October 2016 admittance into the basket of curren-cies which forms the International Mone-tary Fund’s special drawing rights, Lim said China will try to strengthen its currency us-ing capital controls.

Chinese citizens can convert and remit freely up to US$50,000 (RM221,000) equiv-alent per year.

As far as property developers are con-cerned, Lim expects the local market to

improve in the third and fourth quarter this year. During the meetings with inter-national and local delegates, Lim said he had many opportunities to network and build contacts with businessmen there.

“It was a great pleasure to get to know them, and some of them may have the in-terest to come and visit Malaysia with an intention to create join venture business with LBS

“It will be a win-win situation. LBS has land in Johor Bahru and Kota Kinabalu to

the progress of LBS’ 264-acre Zhuhai In-ternational Circuit (ZIC) upgrading and transformation plan with its partner Zhu-hai Jiuzhou Group-Holdings Ltd, Lim said the group is still awaiting approval which is expected sometime this year.

“The plan is to comprehensively trans-form and upgrade the Zhuhai Internation-al Circuit and to highlight the history of Malaysia and China’s bilateral relations which began through the Malacca port as well as taste of Malaysian culture through the centre there.

International Circuit upgrade will be divid-ed into three parts: motorsport & service amenities zone, tourism zone, and the Ma-lacca cultural and trade center,” he said.

He added that stadium authorities are currently planning the initial work of the Malacca Cultural Centre with the full sup-port from the Malacca state government to guide the work.

This is in line with the policy of both China and Malaysia to promote the tour-ism industry.

“The development is expected to be completed within one to two years de-pending on the funding, planning and fea-sibility,” he said.

Lim said Malaysia has a good reputation among the Chinese, and China is actively promoting Malaysia. “Our Prime Minister has been doing a good job in enhancing the bilateral relationship between Malay-sia & China. Many told me Malaysia is a very good location for China to invest in when I was in China’’

be it tourists or investors. It is expected that three million- Chinese tourists will visit Malaysia this year. They are big spenders and we will be able to garner more income,” said Lim.

During the meetings, Lim represented Malaysia in his capacity as the FMLA Pres-ident. He expressed his optimism towards China’s investments in the country.

“I contributed a number of proposals in the group discussion such as OBOR linkag-es, in addition to recommending that the Chinese government strengthen its food

safety policies,” he said.He also proposed for the improve-ment of the Chinese government system in order to strengthen the

up its doors and we can see how their econ-omy has matured over the years. “For Chi-na, Malaysia is an important node in the maritime silk road segment of OBOR that covers Southeast Asia,” he added.

Malaysia’s strategic location comple-mented by its port infrastructures along the coasts, provide many opportunities for collaborations in the maritime domain. Geo-graphically positioned between Thailand and Singapore, Malaysia is a useful connec-tor in China’s broader infrastructure plans which include a high-speed railway Beijing envisions would eventually run from Kun-ming, China down to Laos and Thailand and onwards to Malaysia and Singapore. CHINA-Malaysia ties are at anall-time high and both coun-tries must continue to leverageon what one can offer the oth-

e r.That was the core message from LBS

Bina Group Bhd Group Managing Di-rector Tan Sri Lim Hock San, who at-tended China’s recent annual parlia-mentary and consultative sessions.

Lim explained that the events, oftenreferred to as Lianghui (which meanstwo meetings in Mandarin), comprised

the Chinese People’s Political Consul-tative Conference (CPPCC) which playsan advisory role and National People’sCongress (NPC) which is legislative inn at u re.

He was in China for 11 days fromMarch 3-13 to attend the Lianghui andwas there in his capacity as the Pres-ident of the Federation of MalaysianLim Associations.

He was nominated to attend theevent by the Chinese embassy in KualaLu m p u r.

“In China, everywhere I went, theypraised Malaysia because of the way ourPrime Minister has nurtured the na-t i o n’s relationship with China. China’seconomy is still very strong and this isgood for both our economies.

“Malaysia is strategically located andenjoys a good relationship with China, and there are manyChinese investors andtourists coming here,”said Lim.

This year, he saidthree million Chinesetourists are expectedto visit Malaysia, witheach spending an av-erage of RM5,000 inthe country.

Besides network-ing with China’s of-ficials as well as withmembers of the Chi-nese diaspora fromaround the worldwho had gathered forthe Lianghui, Lim alsoshared his experienceand observations with the Chinesewhile in Beijing.

He proposed that China’s “One BeltOne Road” (OBOR) initiative be taken toa higher level with the Chinese centralgovernment promoting its strategies tonon-Chinese audience.

“I have spoken to Chinese companiescoming to Malaysia to invest and I al-ways tell them to collaborate withMalaysians of all races. Greater edu-cation efforts targeted at non-Chinesecommunities are important to raise theawareness and understanding aboutC hi na’s “One Belt One Road” polic ywithin the business community and in-vestors alike,” he added.

Lim also echoed the Chinese PremierLi Keqiang’s call that agreements ap-proved by officials who are subsequent-ly promoted or rotated to otherprovinces should be honoured by theincumbent office-bearer, saying thatnewly-appointed officials must not ig-nore the agreements made by their

p re d e ce s s o r s.“ I n r e l a t i o n t o

strengthening theconfidence of foreigninvestors abroad inthe Chinese govern-ment, I hope that asystem is put in placethat enables foreigninvestors to follow-up on the status ofstalled projects as aresult of a change inl e a d e r s h i p,” he said.

He also highlightedthe importance ofe q u a l t r e a t m e n tamong foreign anddomestic investors bythe Chinese govern-

ment .A key takeaway from his Lianghui

experience that he hopes to see im-plemented in Malaysia, is the ability ofthe Chinese central government to filterdown key policies and directives to thegrass root level.

“In China, when the president sayssomething, it goes down all the way tothe provinces. People are aware of theChinese government’s policies. Thepolicies formulated at the Lianghui aremeant to help the Chinese peoplet h e re,” he remarked.

He said that the Malaysian govern-ment could also elaborate more to the“rak yat” level to explain how, for ex-

ample, the budget benefits them.He said effective communication of

policies is a very important step thegovernment should continue. This willgreatly help the “rak yat” see the goodwork being done and how it benefitsthem.

Lim also touched on LBS Bina’s in-vestments in China, namely in relationto the upgrading and transformationworks carried out at the Zhuhai In-ternational Circuit (ZIC).

He believes the land has great po-tential and he is confident that LBS Binawill benefit from the developments inthe area, especially with the 29km-bridge connecting Hong Kong to Zhuhaischeduled for completion by next year.

The bridge is expected to effectivelyreduce travel time to 30 minutes be-tween these two places.

Asked about the outlook for theproperty market in Malaysia, Lim saidthe market is expected to improve inthe third or fourth quarter of this year.

He also expects the ringgit to im-prove around the same period.

“In my opinion, funds (from the mar-ket) went back to the United Stateswhen Donald Trump was elected as thepresident. On the positive side, I believeMalaysia, supported by the EconomicTransformation Plan, continues to be anattractive destination for investors,” heobser ved.

Balancing his responsibilities to var-ious associations and organisations inMalaysia, Lim shared that his role inleading LBS Bina to greater heights asan internationally recognised developerremains a priority.

“I am always looking at strategies. Weare always planning at the manage-ment level to take LBS to the next level,”he said.

LBS Bina Group Managing Director Tan SriLim Hock San was selected to attend the11-day Chinese People's PoliticalConsultative Conference and NationalPeople's Congress meeting in Beijing inMarch as one of the 38 non-voting Chinesedelegates from 30 countries globally. Here,he shares his views and experience on theannual political gathering.

The consolidation was completed in November 2016.

With this consolidation, MGB could leverage on MITCE established track record of more than 10 years in constructing high-rise building and landed residential properties as well as commercial properties. Also, by leveraging on the management team and employees who possess excellent skills and the know-how in the construction industry, MGB could commit to continually deliver excellence through value driven innovation and provide quality assurance, hence realising value to all its

RRRemainnss Opttimiistic AAboout 2201177LBS Bina Committed to Meeting the Needs of Malaysian Home Buyers with 92% of Projects Comprising Residential Developments

Award-winning developer, LBS Bina Group Berhad (LBS Bina), has started the year with a keen focus on providing home buyers more options in the local residential property segment. Amidst a softening property market, LBS Bina attributes its continued resilience to its capabilities of applying the right strategy, with the right offerings, at the right time.

Following a successful year, LBS Bina delivered a total of 1,971 residential and

non-residential units which enabled the Group to achieve an impressive RM1.238 billion in sales, as at 31 December 2016, surpassing its initial target of RM1.2 billion. 1,366 units of the total comprised homes priced below RM500,000 which contributed 70 per cent of the Group’s total sales. 87 per cent of its developments were delivered within the Klang Valley while the remaining 13 per cent comprised developments located in Ipoh, Pahang and Johor.

In order to keep the momentum going, LBS Bina Group Managing Director, Tan Sri Lim Hock San, today announced the line-up of projects for 2017 with 92 per cent comprising

residential developments and 8 per cent non-residential developments.

The property developer also announced a total of 12 new launches, amounting to a Gross Development Value (GDV) of RM 2.349 billion, constituting approximately 5,543 units due to be launched in 2017. Approximately 4,284 units of this total will consist of affordable homes priced below RM500,000. Understanding the importance of accessibility and location to affordable home seekers, LBS Bina assures that these quality yet affordable residential developments will be located within the Klang Valley.

The Group continues to be cautiously optimistic about Malaysia’s property market in 2017.

“We believe home buyers recognise the value of a good development. It incorporates quality living spaces, convenient amenities and facilities, community living and connectivity. This is where LBS Bina excels, through years of experience developing a wide range of homes catering to the specific needs of home buyers, be it in the affordable, medium range or premium market segment,” Tan Sri Lim concluded.

In recognised of its efforts in support of this endeavour, home-grown developer, LBS Bina Group Berhad (LBS Bina) was recently listed in the Top 10 Developers category at the BCI Asia Awards (BCIAA) 2017.

The property developer’s flagship luxury development, D’ Island Residence, proved to be the lynchpin with its integrated eco-friendly features. The exclusive development is considered a conservation initiative by the developer as the area was originally a tin mining location. Believing in its potential, LBS Bina took on the task of transforming and upscaling the land into a thoughtfully designed township, making sure to leverage on its natural surroundings. In addition to transforming this parcel of land, LBS Bina was determined to transform the general perception on developments built on former tin mines by showcasing the potential and economic value of developments in such locations.

LBS Bina designed each landed residential unit to include rainwater harvesting systems with the aim of conserving water. Each home is also thoughtfully designed to leverage on natural resources including the allowance of smooth air ventilation

throughout the home and natural sunlight to illuminate key areas. These features were built with the aim of encouraging home owners to reduce the use of electricity by means of air conditioning and lighting. This feature is further extended to the public areas around D’ Island Residence in the form of energy efficient LED streetlights, which typically consume 25 per cent to 80 per cent less energy compared to regular High Pressure Sodium (HPS) street lamps, thus creating an eco-friendly environment.

Going the extra mile, the developer also took steps to maintain the cleanliness of the 1,000-acre lake surrounding the township. Additionally, measures were set in place to ensure ongoing construction would not affect the lake’s water quality.

The BCIAA 2017 – Top 10 Developer Awards is a prestigious annual event that honours architecture and developer firms with the most significant contribution towards sustainable developments in the seven regional markets across Asia namely, Malaysia, Hong Kong, Indonesia, The Philippines, Singapore, Thailand and Vietnam. Year 2017, we are looking at a number of 39 teams who have joined the 8th year of annual bowling tournament! It is evident that the number of bowlers has been increasing over the years. What’s the drive of joining the game to each bowler, it does not really matter. For the true purpose of this team-building activity is to strengthen the bond between teammates, as well as making beautiful memories to be remembered and reminisced.

Thanks to each member of LBSclub who made the event fruitful! The exciting game was held on 21 April 2017, once again at Sunway Mega Lanes. Attractive prices and trophies were awarded to the winners of both individual and team categories. Nonetheless, every bowler gained something from the end of the game, the ‘intangible’ price which is memory.

VICTOR’S COLUMN

Upbeat on Malaysia Economic Growth

• The inflation pressure is coming from the cost-push factor and not related to demand-pull, therefore it is likely not to persist. Malaysia inflation rate is expected to normalize to below 3% in the second half of the year. The full-year inflation rate in Malaysia is expected to stay around 3%.

• The Edge Financial Daily reported that economists expected the OPR to be maintained at 3% as the current economic condition did not warrant the central bank to hike the rate. Also, BNM has said that at the current level of the OPR, the stance of monetary policy is accommodative and supportive of economic activity.

New homes are trading at substantially higher values in Canada than the US in April. The average new home in April 2017 was 51% higher in Canada than the US. The same time last year, prices in Canada were only 36% higher. It appears in a post-crash United States, new home buyers are taking much more conservative strides. In a hasn’t-crashed-in-decades Canada, new home buyers are optimistic about future values. The gap between new home sale prices in Canada and the US is growing substantially. The US is a country with a booming economy, almost 10 times the population of Canada, and less land mass. Somehow, new home prices in the US are dropping compared to the same time last year. In sparsely populated Canada, prices are increasing – despite the precarious position of our economy.

• Ocean Pride in Tsuen Wan released 496 new units in the first round of sales in May 2017, which was over-subscribed 28 times. The company received more than 14,000 cashier checks, breaking the overbooked record of primary property created by Sun Hung Kai Properties in March. Nearly 10,000 home buyers queueing up for 496 units released.

• The selling price for the smallest units were 8.33mil HKD. A week later, Cheung Kong Property Holdings raise the price of its third batch of Ocean Pride apartments by 10 per cent. Prices for the 122 units in the third batch of Cheung Kong’s Ocean Pride apartments next to the Tsuen Wan West subway station will be priced between HK$12,700 per square foot and HK$22,000 per sq ft after a 20 per cent discount.
