PENDAHULUAN
Laporan Stok Harta Tanah menyebarkan maklumat berdasarkan kepada skop berikut:-
i. Stok sedia ada mengikut sektor harta tanah iaitu kediaman, perdagangan, industri dan
riadah.
ii. Penawaran hadapan yang terdiri daripada data penawaran akan datang, mula
pembinaan dan penawaran yang dirancang.
Ingin dimaklumkan bahawa semua jadual data tersebut perlu dibaca seiring dengan catatan teknikal
yang disertakan bersama laporan ini. Maklumat berkenaan harta tanah perdagangan iaitu kompleksperniagaan dikategorikan kepada pusat membeli belah, arked dan pasaraya besar manakala bagi
pejabat binaan khas terdiri daripada pejabat kerajaan dan swasta.

The Property Market Stock Report disseminates informations on the following scopes:-
i. Existing inventories of properties on a sectorial basis namely residential, commercial,
industry and leisure.
ii. Future supply comprises Incoming Supply, Construction Starts and Planned Supply.
Please be informed that all the data tabulated should be read in line with NAPIC’s Technical Notesattached in the report. Information pertaining to commercial properties ie shopping complex is
categorized into three sections ie shopping centre, arcade and hypermarket whilst for purpose built
ofce designated for publicly owned and private ownership.
We would like to express our gratitude to all those who had made this publication a success.

land ofces nation wide and other relevant government bodies for giving their valuable inputs to

RESIDENTIAL PROPERTY
Existing Stock
At the year-end, the existing residential units stood at
4,831,791 units including 96,879 units completed in the
year. Selangor continued her dominance with 28.6%
(1,383,134 units) of the total of existing stock, followed by
Johor and Kuala Lumpur with 14.9% (719,421 units) and
9.0% (434,484 units) respectively.
By property type, landed properties formed 69.4%
(3,354,856 units) of the total, comprised predominantly
terraced houses (1,961,947 units; 58.5%) and low-cost
houses (593,800 units; 17.7%) whilst stratied properties
contributed 30.6% (1,476,935 units) which comprised con-
dominium/apartment (526,485 units; 35.6%) and low-costat (478,003 units; 32.4%).
Completion
The year recorded 96,879 units of completions. By state,
Selangor contributed the highest number of completion at
18.1% (17,537 units) with Petaling and Klang accounted for
50.7% (8,898 units) and 21.0% (3,678 units) respectively
of the state’s total. Johor and Pulau Pinang followed suit
as evidenced by their contributions of 13.6% (13,223 units)
and 13.5% (13,101 units) respectively.
Landed properties formed 61.3% (59,412 units) of the total
completed units which comprised predominantly terraced
houses (40,121 units; 67.5%) and semi-detached hous-

Pada akhir tahun, unit kediaman sedia ada berjumlah
4,831,791 termasuk 96,879 unit siap dibina tahun ini. Sel-
angor kekal mendominasi 28.6% (1,383,134 unit) daripada
jumlah stok sedia ada, diikuti dengan Johor dan Kuala
Lumpur masing-masing dengan 14.9% (719,421 unit) dan
9.0% (434,484 unit).
Mengikuti jenis harta tanah, harta tanah bertanah mem-
bentuk 69.4% (3,354,856 unit) daripada jumlah keseluru-
han, kebanyakan terdiri daripada rumah teres (1,961,947
unit; 58.5%) dan rumah kos rendah (593,800 unit; 17.7%)
manakala harta tanah jenis strata menyumbang 30.6%
(1,476,935 unit) yang terdiri daripada kondominium/pang-sapuri (526,485 unit; 35.6%) dan at kos rendah (478,003
unit; 32.4%).
Siap Dibina
Tahun ini mencatatkan 96,879 unit siap dibina. Mengikut
negeri, Selangor menyumbang bilangan siap dibina tert-
inggi sebanyak 18.1% (17,537 unit) dengan Petaling dan
Klang masing-masing menyumbang 50.7% (8,898 unit)
and 21.0% (3,678 unit) daripada jumlah negeri tersebut.
Johor dan Pulau Pinang mengekori seperti yang dibukti-
kan dengan sumbangan masing-masing sebanyak 13.6%
(13,223 unit) and 13.5% (13,101 unit).
Harta tanah bertanah membentuk 61.3% (59,412 unit)
daripada jumlah unit siap dibina yang kebanyakan terdi-
ri daripada rumah teres (40,121 unit; 67.5%) dan rumah

es (11,916 units; 20.1%). The remaining 38.7% (37,467
units) comprised stratied properties which included con-
dominium/apartment (19,813 units; 52.9%) and serviced
apartment (10,075 units; 26.9%). Most of the condomini-
um/apartment were located in Pulau Pinang (5,421 units;
27.4%), Kuala Lumpur (5,199 units; 26.2%) and Selangor
(4,934 units; 24.9%) whilst most of the serviced apartmentwere located in Kuala Lumpur (4,191 units; 41.6%), Selan-
gor (3,008 units; 29.9%) and Johor (2,587 units; 25.7%).
By proportion, the completions in 2014 (96,879 units)
formed 14.0% of the incoming supply of 2013 (692,475
units).
Incoming Supply
The incoming supply registered a total number of 759,220
units in the review period. Landed properties formed the
largest share, with 58.9% (447,190 units) of the total,
comprised predominantly terraced houses (278,507 units;
62.3%) and semi-detached houses (76,419 units; 17.1%)
whereas the remaining 41.1% (312,030 units) were strati-
ed properties which included condominium/apartment
(137,870 units; 44.2%) and serviced apartment (83,968
units; 26.9%).
Selangor, Johor and Pulau Pinang dominated the incom-
ing supply. Together, these states accounted for 48.3%
(366,836 units) of total supply.
Under Construction
The market registered 603,553 units of houses under con-
struction. By state, Selangor had the highest number at
20.8% (125,377 units), followed by Johor and Negeri Sem-
bilan, with 17.9% (107,962 units) and 9.4% (56,718 units)
respectively. By property type, landed properties formed
59.0% (355,844 units) comprised predominantly terraced
houses (215,232 units; 60.5%) and semi-detached houses
(59,947 units; 16.8%) whilst 41.0% (247,709 units) were
stratied properties which include condominium/apartment
(105,871 units; 42.7%) and serviced apartment (56,504
units; 22.8%).
Starts Construction
In the starts category, 155,667 units commenced construc-
tion in 2014. Landed properties formed 58.7% (91,346 units)
of the total start construction units; majority were terraced
houses (63,275 units; 69.3%) and semi-detached houses
(16,472 units; 18.0%). The remaining 41.3% (64,321 units)
were stratied properties which comprised condominium/
apartment (31,999 units; 49.7%) and serviced apartment
(27,464 units; 42.7%). Most of the condominium/apart-
ments were located in Kuala Lumpur (7,457 units; 23.3%)
whilst serviced apartments were mainly located in Johor
(14,246 units; 51.9%).

bentuk 14.0% daripada jumlah penawaran akan datang
pada 2013 (692,475 unit).
Penawaran Akan Datang
Penawaran akan datang mencatat sebanyak 759,220 unit
dalam tempoh kajian. Harta tanah bertanah memben-
tuk syer terbesar, dengan 58.9% (447,190 unit) daripada
jumlah, merangkumi terutamanya rumah teres (278,507
unit; 62.3%) dan rumah berkembar (76,419 unit; 17.1%)
manakala baki 41.1% (312,030 unit) merupakan harta tan-
ah strata termasuk kondominium/pangsapuri (137,870 unit;
44.2%) dan pangsapuri khidmat (83,968 unit; 26.9%).
Selangor, Johor dan Pulau Pinang menguasai panawaran
akan datang. Bersama-sama, negeri ini menyumbang
48.3% (366,836 unit) daripada jumlah penawaran.
Dalam Pembinaan
Pasaran mencatatkan 603,553 unit rumah dalam pem-

binaan pada 2014. Harta tanah bertanah membentuk 58.7%

Planned Supply
The planned supply of residential units stood at 646,049
units, increased by 8.8% (2013: 593,856 units). This in-
crease was contributed by higher number of building plan
approvals (186,174 units) as against lower number of units
commencing construction (155,667 units). Johor, Selan-gor and Negeri Sembilan, collectively contributed 55.3%
(357,058 units) to the total planned supply.
By property type, landed properties formed 56.7% (366,508
units) comprised predominantly terraced houses (221,642
units; 60.5%) and semi-detached houses (50,114 units;
13.7%) whilst stratied properties contributed 43.3%
(279,541 units), which included condominium/apartment
(93,389 units; 33.4%) and serviced apartment (71,569
units; 25.6%).
New Planned Supply
The review period saw higher new planned supply as evi-
denced by 186,174 units obtained building plan approvals
(2013: 152,285 units). Stratied properties formed 59.0%
(109,785 units) of the total new planned supply units which
comprised predominantly serviced apartment (57,775
units; 52.6%) and condominium/ apartment (36,848 units;
33.6%). The remaining 41.0% (76,389 units) were landed
properties which included terraced (48,430 units; 63.4%)
and semi-detached houses (16,054 units; 21.0%). Johor
had the most number of both serviced apartment and ter-
raced houses units, contributing 54.8% (31,647 units) and24.1% (11,674 units) respectively.
By state, Johor dominated the new planned supply catego-
ry with 27.6% (51,341 units) contribution. Selangor, Kuala
Lumpur and Pulau Pinang followed at 14.5% (27,023 units),
12.6% (23,530 units) and 9.2% (17,197 units) respectively.
By district, most of the new planned supply units were lo-
cated in Johor Bahru and Hulu Langat which contributed
22.9% and 4.8% respectively of the total new planned sup-
ply in 2014.
Penawaran Yang Dirancang
Penawaran yang dirancang bagi unit kediaman berjumlah
646,049 unit, meningkat 8.8% (2013: 593,856 unit). Pen-
ingkatan ini disumbangkan oleh bilangan kelulusan pelan
bangunan (186,174 unit) yang lebih tinggi berbanding bi-
langan unit kediaman mula dibina (155,667 unit) yang lebihrendah. Johor, Selangor dan Negeri Sembilan, bersama-
sama menyumbang 55.3% (357,058 unit) daripada jumlah
penawaran yang dirancang.
Mengikut jenis harta tanah, harta tanah bertanah memben-
tuk 56.7% (366,508 unit) kebanyakannya terdiri daripada
rumah teres (221,642 unit; 60.5%) dan rumah berkembar
(50,114 unit; 13.7%) manakala harta tanah strata meny-
umbang 43.3% (279,541 unit), termasuk kondominium/
pangsapuri (93,389 unit; 33.4%) dan pangsapuri khidmat
(71,569 unit; 25.6%).
Penawaran Baru Dirancang
Tempoh kajian menyaksikan penawaran baru dirancang
yang lebih tinggi seperti yang dibuktikan oleh 186,174
unit yang memperolehi kelulusan pelan bangunan (2013:
152,285 unit). Harta tanah strata membentuk 59.0%
(109,785 unit) daripada jumlah unit penawaran baru diran-
cang yang merangkumi terutamanya pangsapuri khidmat
(57,775 unit; 52.6%) dan kondominium/pangsapuri (36,848
unit; 33.6%). Baki 41.0% (76,389 unit) merupakan harta

Existing Stock
There are a total of 405,015 units of shops in the countryas at year-end 2014. Selangor recorded the most number
of shops at 86,157 units, forming 21.3% of the national to-
tal. Johor came second with 71,718 units at 17.7% share.
By property type, the majority of shop’s supply was 2-2½
storey shops which contributed 44.1% (178,802 units) and
followed by 3-3½ storey shops at 22.0% (89,221 units).
Completion
There were 9,511 units completed in 2014. Johor contrib-
uted the highest number of completion at 18.1% of the na-
tional share (1,726 units), with Johor Bahru, formed 57.0%
(983 units) of the state total. Kuala Lumpur came next at12.8% of the national share (1,222 units). Setapak contrib-
uted 43.4% (530 units) of the state total.
By property type, units completed in 2014 were mainly con-
tributed by 2-2½ storey shops at 38.3% (3,640 units) and
3-3½ storey shops at 37.0% (3,517 units).
By proportion, the completions in 2014 (17,423 units)
formed 24.8% of the incoming supply of 2013 (70,276
units).
Stok Sedia Ada
Terdapat sejumlah 405,015 unit kedai di negara ini padaakhir tahun 2014. Selangor mencatatkan bilangan kedai
tertinggi sebanyak 86,157 unit, membentuk 21.3% daripa-
da jumlah nasional. Johor di tempat kedua dengan 71,718
unit dengan 17.7% bahagian. Mengikut jenis harta tanah,
kebanyakan penawaran kedai adalah kedai 2-2½ tingkat
yang menyumbang 44.1% (178,802 unit) dan diikuti kedai
3-3½ tingkat pada 22.0% (89,221 unit).
Siap Dibina
Terdapat 9,511 unit siap dibina pada 2014. Johor meny-
umbang bilangan siap dibina tertinggi sebanyak 18.1%
daripada syer nasional (1,726 unit), dengan Johor Bahru
membentuk 57.0% (983 unit) daripada jumlah negeri terse-but. Kuala Lumpur di tempat seterusnya dengan 12.8%
daripada syer nasional (1,222 unit). Setapak menyumbang
43.4% (530 unit) daripada jumlah negeri tersebut.
Mengikut jenis harta tanah, unit siap dibina pada 2014 se-
bahagian besarnya disumbangkan oleh kedai 2-2½ ting-
kat pada 38.3% (3,640 unit) dan kedai 3-3½ tingkat pada
37.0% (3,517 unit).
Mengikut nisbah, siap dibina pada 2014 (17,423 unit) mem-
bentuk 24.8% daripada penawaran akan datang tahun
2013 (70,276 unit).

Incoming Supply
The incoming supply of shops stood at 78,763 units in the
review period. Start construction contributed 17,423 units
of the total incoming supply whilst 61,340 units were in theunder construction category.
Under Construction
In the under construction category, Selangor led with 23.8%
(14,625 units) and followed by Johor at 20.9% (12,799
units). By property type, 2-2½ storey shops recorded the
highest number at 39.7% (24,349 units) and followed by
3-3½ storey shops at 25.9% (15,859 units).
Starts Construction
By state, Selangor led in the construction starts with 4,170
units (23.9%), followed by Johor and Sarawak, with 2,530
units (14.5%) and 2,399 units (13.8%) respectively. By dis-
trict, most of the units were located in Petaling and Johor
Bahru which contributed 15.0% (2,611 units) and 11.1%
(1,939 units) respectively of the national total.
By property type, 3-3½ storey shops accounted for the high-
est in property starts with 32.7% (5,704 units) contribution
and followed by 2-2½ storey shops at 32.0% (5,576 units).
Planned Supply
The planned supply of shops in the country increased
by 15.4% to 68,649 units (2013: 59,507 units). Johor ac-
counted for 26.3% (18,078 units), followed by Selangor and
Negeri Sembilan, at 15.2% (10,456 units) and 8.8% (6,057
units) respectively. By property type, 2-2½ storey shops re-
corded the highest number at 38.2% (26,246 units) and fol-
lowed by 3-3½ storey shops at 27.1% (18,608 units).
New Planned Supply
The new planned supply increased by 43.2% to 24,233
units (2013: 16,919 units). By state, Selangor had the high-
est number of building plan approvals, representing 27.1%
(6,570 units) of the national total. Johor and Kuala Lumpur
followed at 17.0% (4,129 units) and 11.1% (2,697 units) re-
spectively. By district, most of the new planned supply units
were located in Petaling (17.5%) and Johor Bahru (13.0%).
Penawaran Akan Datang
Penawaran akan datang kedai dalam tempoh kajian ber-
jumlah 78,763 unit. Mula dibina menyumbang 17,423 unit
daripada jumlah penawaran akan datang manakala 61,340unit berada di bawah kategori dalam pembinaan.

(10,035 unit) daripada jumlah, diikuti kedai 2-2½ tingkat
dengan 25.1% (6,083 unit) dan kedai 3-3½ tingkat pada
21.7% (5,250 unit). Kebanyakan SOHO tertumpu di Selan-gor 55.4% (5,556 unit), Kuala Lumpur 23.6% (2,364 unit),
Johor 12.8% (1,286 unit) dan Perak 7.7% (775 unit).
By property type, it was observed that Shop Ofce Home

KOMPLEKS PERNIAGAAN SHOPPING COMPLEX
Existing Stock
Total retail space offered by shopping complexes in the
market stood at 12,997,333 s.m. (904 buildings). Selangorled the market with 22.8% (2,969,646 s.m.) of the total,
followed by Kuala Lumpur with 19.7% (2,564,160 s.m.),
Pulau Pinang 12.9% (1,678,831 s.m.) and Johor 12.8%
(1,665,020 s.m).
In the review period, a total of 689,982 s.m., approximately
5.3% of retail space from 26 buildings came on-stream.
They comprised fteen (15) shopping centres, three (3)
shopping arcades and eight (8) hypermarkets.
Shopping Centre
Total retail space within shopping centres increased to
9,414,503 s.m. (465 buildings). The increment contributed
by the completion of fteen (15) buildings with 541,386 s.m.
of space. Selangor and Kuala Lumpur continued their domi-
nance in the existing stock, each with 22.3% (2,099,645
s.m.) and 21.4% (2,012,726 s.m.) respectively of the na-
tional total. Johor, with a total space contribution of 11.7%
(1,099,510 s.m.) came next and followed by Pulau Pinang
at 11.4% (1,075,694 s.m.).
Shopping Arcade
The total retail space in shopping arcades recorded in the
review period was 1,378,202 s.m. due to the completion
of three (3) buildings with a total retail space of 8,992 s.m.
Hypermarket
The retail space in hypermarkets grew by 6.8% to 2,204,628
s.m. due to the additional space from two (2) newly com-
pleted buildings with a total space of 139,604 s.m.
Completion
A summary of completions for shopping complexes by
states and types in 2014 are as follows:

The total ofce space in the country increased to 19,552,831
s.m. (2,408 buildings) attributed to 423,469 s.m., approxi-mately 2.2% of space that came on-stream during 2014.
Kuala Lumpur, Selangor and Putrajaya contributed 41.4%
(8,097,642 s.m.), 15.9% (3,115,800 s.m.) and 10.3%
(2,022,433 s.m.) respectively to the total space.
The total space for private-owned buildings stood at
14,417,275 s.m. (23 buildings) as 339,823 s.m., approxi-
mately 2.4%, were added to the market whilst total space
for public-owned buildings increased to 5,135,556 s.m. with
the completion of 83,646 s.m. Putrajaya and Kuala Lum-
pur contributing 35.2% (1,806,725 s.m.) and 9.4% (484,387
s.m.) of the total public-owned buildings.
Completion
Twenty three (23) new buildings completed in 2014, con-
sisting of eight (8) public-owned buildings and fteen (15)
private-owned buildings.

Jumlah ruang untuk bangunan milik swasta berjumlah
14,417,275 m.p. (23 bangunan) di mana 339,823 m.p. ,
kira - kira 2.4% telah ditambah ke dalam pasaran manakala
jumlah ruang bangunan milik kerajaan meningkat kepada
5,135,556 m.p. dengan 83,646 m.p. ruang siap dibina. Pu-
trajaya dan Kuala Lumpur menyumbang 35.2% (1,806,725
m.p.) dan 9.4% (484,387 m.p.) daripada jumlah bangunan
milik kerajaan.
Siap Dibina
Dua puluh tiga (23) bangunan baru siap dibina pada 2014,
meliputi lapan (8) bangunan milik kerajaan dan lima belas
(15) bangunan milik swasta.

By proportion, the newly-completed space in 2014
(423,469 s.m.) formed 19.8% of the incoming supply of
2013 (2,139,673 s.m.).
Incoming Supply
The incoming supply recorded 1,713,144 s.m. in 2014.Kuala Lumpur contributed the highest at 43.4% (743,546
s.m.), followed by Selangor at 23.9% (409,869 s.m.), Pu-
trajaya at 9.4% (161,532 s.m.) and Pulau Pinang at 6.2%
(105,840 s.m.).
Under Construction
The market registered a total of 1,560,373 s.m. of space
under construction in 2014. Most of the under construction
buildings were located in Kuala Lumpur (47.7%) and fol-
lowed by Selangor (25.2%).
Starts Construction
The review period registered 152,771 s.m. (12 buildings) of
start construction in 2014. They comprised six (6) public-
owned buildings and six (6) private-owned buildings.

Planned Supply
The planned supply of ofce space increased to 535,359
s.m. in the review period, due to more spaces in the new
planned supply. Kuala Lumpur was the major contributor
with 33.3% (178,084 s.m.) of the national total. Putrajaya
and Johor had another 27.0% (144,317 s.m.) and 21.7%
(116,252 s.m.) respectively.
Mengikut nisbah, ruang baru siap dibina pada 2014
(423,469 m.p.) membentuk 19.8% daripada penawaran
akan datang 2013 (2,139,673 m.p.)
Penawaran Akan Datang
Penawaran akan datang merekodkan 1,713,144 m.p.pada 2014. Kuala Lumpur penyumbang tertinggi sebanyak
43.4% (743,546 m.p.), diikuti Selangor 23.9% (409,869
m.p.), Putrajaya 9.4% (161,532 m.p.) dan Pulau Pinang se-
banyak 6.2% (105,840 m.p.).
Dalam Pembinaan
Pasaran mencatatkan sejumlah 1,560,373 m.p. ruang

Lumpur merupakan penyumbang utama dengan 33.3%
(178,084 m.p.) daripada jumlah nasional. Putrajaya dan
Johor masing-masing memiliki 27.0% (144,317 m.p.) dan
21.7% (116,252 m.p.)

Existing Stock
The country’s industrial stock stood at 97,123 units as at
year-end 2014. Selangor and Johor remained the maincontributor to the industrial property stock by contributing
37.1% (36,011 units) and 14.6% (14,159 units) respectively
to the total market share. By property type, terraced factory
continued to dominate the market with 58.5% (56,772 units)
of the total share and followed by semi-detached factory at
20.6% (20,038 units).
Completion
The review period registered 920 units of completion. By
state, Johor contributed 39.0% (359 units) of the national to-
tal, followed by Pulau Pinang and Pahang with 12.3% (113
units) and 11.8% (109 units) respectively. By district, most
of the units completed were located in Kulaijaya and JohorBahru which contributed 12.7% (117 units) and 12.1% (111
units) respectively of the total national completions.
By property type, semi-detached and terraced units domi-
nated the total completion. Combined, they contributed
82.9% (763 units) of the national total.
By proportion, the completions in 2014 (920 units) formed
10.3% of the incoming supply of 2013 (8,960 units).
Stok Sedia Ada
Stok industri negara berjumlah 97,123 unit pada akhir tahun
2014. Selangor dan Johor kekal sebagai penyumbang uta-ma kepada stok harta tanah industri masing-masing den-
gan sumbangan 37.1% (36,011 unit) dan 14.6% (14,159
unit) daripada jumlah syer pasaran. Mengikut jenis harta
tanah, kilang teres terus mendominasi pasaran sebanyak
58.5% (56,772 unit) daripada jumlah syer dan diikuti oleh
kilang berkembar sebanyak 20.6% (20,038 unit).
Siap Dibina
Tempoh kajian mencatatkan 920 unit siap dibina. Mengi-
kut negeri, Johor menyumbang 39.0% (359 unit) daripada
jumlah nasional, diikuti Pulau Pinang dan Pahang masing-
masing dengan 12.3% (113 unit) dan 11.8% (109 unit).
Mengikut daerah, kebanyakan unit siap dibina terletak diKulaijaya dan Johor Bahru, masing-masing menyumbang
2.7% (117 unit) dan 12.1% (111 unit) daripada jumlah siap
nasional.
Mengikut jenis harta tanah, unit berkembar dan teres men-
dominasi jumlah siap dibina. Bersama-sama, mereka me-
nyumbang 82.9% (763 unit) daripada jumlah nasional.
Mengikut nisbah, siap dibina pada 2014 (920 unit) mem-
bentuk 10.3% daripada penawaran akan datang pada 2013
(8,960 unit).

Incoming Supply
The total incoming supply of industrial units increased to
10,645 units in the review period. Selangor remained as the
leading contributor with its 32.7% (3,478 units) of the total
incoming supply in 2014 and followed by Johor at 18.2%
(1,935 units). By property type, terraced factory remainedthe most popular as shown by its 51.6% (5,493 units) con-
tribution and followed by semi-detached factory at 35.6%
(3,793 units).
Johor recorded the entrants of clustered factory in the year.
There were 272 units in the incoming supply and another
251 units in the planned supply. They were located in Johor
Bahru, Kulaijaya and Pontian.
Under Construction
In the under construction category, the number recorded
7,969 units. Selangor continued to lead with 35.8% (2,852
units) of the national total and Sabah followed with 16.1%
(1,283 units). By property type, terraced factories formed
the bulk, accounting for 59.1% (4,710 units) of the total
share.
Starts Construction
Starts construction outnumbered completions in 2014. The
starts category registered 2,676 units. By state, Johor con-
tributed 36.5% (978 units) and followed by Selangor 23.4%
(626 units). By district, Johor Bahru and Kulaijaya contrib-
uted 20.3% (542 units) and 10.4% (279 units) respectivelyof the total starts in 2014.
Semi-detached factories dominated the starts category with
54.4% (1,457 units), followed by terraced and detached
factories at 29.3% (783 units) and 11.5% (307 units) of the
total share respectively.
Planned Supply
By the end of 2014, the total planned supply of industri-
al units for the country stood at 17,944 units. Johor and
Kedah continued to have the most number of factories inthis category as shown by their 21.1% (3,788 units) and
17.8% (3,189 units) shares respectively. Terraced factory
dominated the supply with 35.2% (6,319 units), followed by
semi-detached and detached units, each with 32.1% (5,763
units) and 30.9% (5,540 units) respectively.
Penawaran Akan Datang
Jumlah penawaran akan datang unit industri meningkat ke-
pada 10,645 unit pada tempoh kajian. Selangor kekal pe-
nyumbang utama dengan 32.7% (3,478 unit) daripada jum-
lah penawaran akan datang pada 2014 dan diikuti Johor
sebanyak 18.2% (1,935 unit). Mengikut jenis harta tanah,kilang teres kekal paling digemari seperti yang ditunjuk-
kan oleh sumbangan 51.6% (5,493 unit) dan diikuti dengan
kilang berkembar sebanyak 35.6% (3,793 unit).
Johor merekodkan kemasukan kilang berkelompok pada
tahun ini. Terdapat 272 unit dalam penawaran akan datang
dan 251 unit dalam penawaran yang dirancang. Kilang ini
terletak di Johor Bahru, Kulaijaya dan Pontian.
Dalam Pembinaan
Di bawah kategori dalam pembinaan, sebanyak 7,969 unit
dicatatkan. Selangor kekal mendahului dengan 35.8%

gan 54.4% (1,457 unit), diikuti kilang teres dan sesebuah
masing-masing sebanyak 29.3% (783 unit) dan 11.5% (307
unit) daripada jumlah syer.
Penawaran Yang Dirancang
Pada penghujung 2014, jumlah penawaran yang dirancang
bagi unit industry di Negara ini berjumlah 17,944 unit. Johor
dan Kedah kekal memiliki bilangan kilang tertinggi di bawahkategori ini seperti yang ditunjukkan syer sebanyak 21.1%
(3,788 unit) dan 17.8% (3,189 unit). Kilang teres mendomi-

obtained building plan approvals during the review period.
By state, the highest number of new building plan approvals
was recorded in Johor (1,286 units; 42.3%), followed by Se-
langor (445 units; 14.6%), and Perak (348 units; 11.4%). Bydistrict, most of the new planned supply units were located
in Johor Bahru and Kulaijaya which contributed 26.3% (799
units) and 11.3% (345 units) respectively. Semi-detached
factory dominated new planned supply by contributing
52.6% (1,598 units) of the total new planned supply in 2014
and followed by terraced factory at 26.3% (801 units).\

Existing Stock
At the end of 2014, there were a total of 2,805 hotels in
the country, contributing 202,829 hotel rooms. The review
period saw an increase of 42 hotels with a total of 5,430
rooms completed. The 1-5 star rated hotels formed 66.0%
(807 hotels: 133,828 rooms), orchid rated hotels 7.2% (507
hotels: 14,611 rooms) and unrated hotels 26.8% (1,491 ho-
tels: 54,390 rooms) of the total supply of hotel rooms in the
country.
Johor continued as the state with the largest number of
hotels (375 hotels) while Kuala Lumpur had the largest
number of rooms (35,322 rooms) of the total stock in thecountry. Kuala Lumpur, having 86 hotels and 28,881 rooms
registered the largest number of 3-star to 5-star hotels in
the country, contributing 25.5% share.
From the national total of 2,805 hotels, 75.1% (2,107 ho-
tels: 144,956 rooms) were located within cities and towns,
16.8% (472 hotels: 35,220 rooms) at beaches, 3.1% (87
hotels: 12,208 rooms) on highland and the remaining 139
hotels (10,445 rooms) were located along lakes, rivers,
within golf courses and theme parks.
In Johor, 76.0% (285 hotels: 16,501 rooms) of hotel’s sup-
ply were located in the city and towns whilst another 17.9%
(67 hotels: 4,906 rooms) were beach hotels. In Pahang,
60.9% (53 hotels: 10,886 rooms) of hotels located on high-
land whilst in Pulau Pinang, 89.0% (153 hotels: 11,374
rooms) of total hotels in the state were located in city and
towns. Beach hotels were mostly located in Terengganu (91
hotels: 4,010 rooms) and Pahang (88 hotels: 4,306 rooms).
Completions
In the review period, 42 hotels with a total of 5,430 rooms
entered the market. The newly completed hotels are as fol-lows:

Incoming Supply
In 2014, the incoming supply recorded 102 hotels (22,119
rooms). Pulau Pinang had the most number of hotel rooms
in the incoming supply and followed by Kuala Lumpur
and Melaka. Together, these three states made up 50.0%
(11,053 rooms) of total hotel rooms.
Mengikut nisbah, siap dibina pada 2014 (5,430 bilik) mem-
bentuk 22.4% daripada penawaran akan datang pada 2013
(24,211 bilik).
Penawaran Akan Datang
Pada 2014, penawaran akan datang merekodkan 102 hotel
(22,119 bilik). Pulau Pinang mempunyai bilangan bil ik hotel
tertinggi di bawah penawaran akan datang dan diikuti oleh

Under Construction
Approximately 82.7% (18,302 rooms: 81 hotels) of the in-
coming supply contributed by under construction category.
By state, Melaka had the most number of hotel rooms un-
der construction in 2014 (3,503 rooms: 13 hotels), followed
by Pulau Pinang (3,465 rooms: 12 hotels) and Kuala Lum-pur (2,819 rooms: 10 hotels).
Starts Construction
Twenty one (21) hotels with a total of 3,817 rooms com-
menced construction in the review period. They were in
Kuala Lumpur (4 hotels: 901 rooms), Pulau Pinang (4 ho-
tels: 296 rooms), Johor (3 hotels: 808 rooms), Perak (3 ho-
tels: 344 rooms), Sarawak (3 hotels: 623 rooms), Labuan (2
hotels: 166 rooms), Negeri Sembilan (1 hotel: 610 rooms)
and Melaka (1 hotel: 69 rooms).
Planned Supply
There were 80 hotels (15,245 rooms) in the planned supply.
Pulau Pinang had the most planned supply with 15 hotels
(4,115 rooms) and this represented 27.0% of total planned
supply in the country.
New Planned Supply
The new planned supply of hotel rooms registered 6,172
rooms (25 hotels) in 2014. They were in Perak (6 hotels:
2,249 rooms), Johor (4 hotels: 1,191 rooms), Pulau Pinang(4 hotels: 750 rooms), Selangor (3 hotels: 833 rooms),
Kuala Lumpur (2 hotels: 379 rooms), Negeri Sembilan (2
hotels: 231 rooms), Perlis (2 hotels: 128 rooms), Putrajaya
(1 hotel: 243 rooms) and Sarawak (1 hotel: 168 rooms).
Dalam Pembinaan

2.0 Stages of Dissemination

2.1 Inventori Sedia Ada
Inventori sedia ada (stok) adalah unit yang telah
memperoleh sijil layak menduduki CF) atau sijil layak
menduduki sementara (TCF) sebelum tempoh kajian
termasuk unit yang siap dibina dan memperoleh CF/TCF
dalam tempoh kajian. Angka dalam inventori sedia ada
adalah jumlah terkumpul dari suku-suku sebelumnya
ditambah dengan suku semasa.
Inventori harta tanah sedia ada yang terdapat dalam
laporan terdiri daripada:
a) Suku sebelumnya
Inventori sedia ada pada akhir suku sebelumnya ditambah

2.1 Existing Inventory (stock)
Existing inventory (stock) are units that have been
issued with the certicate of tness (CF) or temporary
certicate of tness (TCF) prior to the review period
plus units completed and issued with CF/TCF within
the review period. The gures in the existing inventory
are accumulated gures from previous quarters plus the
review quarter.
The existing property inventory in the publications
comprises of:
a) Previous Quarter
The existing inventory as at the end of the previous
quarter plus the adjustments that occurred within that
period but was not included in the previous publication.

2.2 Siap dibina

yang mana kerja pembinaan bangunan telah siap dan
CF/TCF telah diperolehi dalam tempoh kajian. Angka
dalam peringkat siap dibina bukan merupakan angka
terkumpul dari unit siap dibina suku-suku sebelumnya
tetapi mewakili hanya satu suku kajian sahaja.
2.3 Penawaran akan datang
Penawaran akan datang merangkumi unit yang mana
kerja pembinaannya sedang dijalankan termasuk unit
mula dibina dan CF/TCF belum dikeluarkan dalam
tempoh kajian. Unit dalam penawaran akan datang
mewakili jumlah terkumpul yang mana unit dalam
pembinaan dalam suku kajian dan suku sebelumnya
ditambah dengan unit yang memulakan pembinaan
dalam suku kajian. Ianya tidak mengambil kira tanah
kosong tetapi termasuk unit tertangguh.
Pengiraan penawaran akan datang adalah berterusan
dan belum menyamai jumlah bilangan penduduk.
Penawaran akan datang yang disebarkan dalam
sebarang laporan suku tahunan merangkumi penawaran
akan datang yang diselaraskan bagi suku sebelumnya
dan penawaran akan datang dalam suku kajian.Penawaran akan datang suku sebelumnya perlu
diselaraskan dalam suku kajian atas sebab-sebab
berikut:

Any change in the space occupied.
2.2 Completions
Completion is the term used when the building
construction works are completed and a CF/TCF is
issued within the review period. The figures under
completions are not accumulated from previous quarter
but represent only one review quarter.
2.3 Incoming supply
Incoming supply comprises units where physical
construction works are in progress including starts and
CF/TCF have not been issued during the review period.
Units in the incoming supply represent accumulative
totals where units under construction in the review
quarter and from the previous quarter are added to the
units that have started construction in the review quarter.
It does not include vacant land but includes delayed
units.
The calculation of incoming supply is on going and
has not reached a total population count. Incoming
supply d isseminated in any quarter publ icat ion
includes the adjusted incoming supply for the previous
quarter and the incoming supply in the review quarter.
Incoming supply of the previous quarter have to beadjusted in the review quarter because of the following
reasons:
An increase in coverage
Delayed data from the previous quarter but
received during the review period,
Operational errors.
Delayed units are those where the foundation work has
physically started but not completed and no construction
activity has taken place for a period of more than 3 years
from the date the development was approved.

2.4 Mula dibina
Mula dibina terdiri daripada bangunan-bangunan yang

Kerja asas dan kerja tapak bagi bangunan
bertingkat rendah atau kerja bawah paras tanah
termasuk cerucuk dan asas bagi bangunanbertingkat tinggi, telah dimulakan,
Ianya tidak termasuk kerja-kerja membersih,
merata dan menyediakan infrastruktur
Angka dalam peringkat mula dibina bukan merupakan
angka terkumpul dan mewakil i bangunan yang
memulakan pembinaan dalam suku kajian sahaja.
2.5 Penawaran yang dirancang
Penawaran yang dirancang merangkumi unit yang mana
kelulusan pelan bangunan telah diperolehi daripada pihak
berkuasa tempatan dalam suku kajian. Unit tersebut
belum memulakan pembinaan secara fizikalnya. Unit
dalam penawaran yang dirancang termasuk jumlah
terkumpul daripada suku-suku sebelumnya ditambah
dengan unit dalam penawaran yang baru dirancang
dalam suku kajian. Pengiraan penawaran yang dirancang
adalah berterusan dan belum menyamai jumlah bilangan
penduduk. Penawaran yang dirancang yang disebarkan
dalam sebarang laporan suku tahunan merangkumi

Planned supply comprises units with building plan
approval obtained within a review quarter from the
local authority. The units have not started physical
construction works. Units in the planned supply
include accumulative totals from previous quarters
plus uni ts in the new planned supply in the review
quarter. The calculation of planned supply is on going
and has not reached a total population count. Planned
supply d isseminated in any quarter publ icat ion
includes the adjusted planned supply for the previous
quarter and the planned supply in the review quarter.

be adjusted in the review quarter because of the
following reasons:

4.1 Struktur

yang dimiliki oleh badan separa kerajaan.
4.3 Tanah kosong tidak dikira dalam inventori sedia
ada. Setelah ianya memperoleh kelulusan pelan
bangunan, ianya dimasukkan dalam penawaran yang
dirancang dan seterusnya memasuki pelbagai peringkat
pembinaannya.
4.4 Harga jualan unit adalah balasan yang dinyatakan
semasa pindah milik (Borang 14A Kanun Tanah
Negara), yang menggambarkan nilai pasaran.
4.5 Min ialah purata mudah daripada harga jualan.
4.6 Median ialah harga jualan di mana separuh daripada
cerapan akan berada di atas paras harga jualan dan
separuh daripada cerapan akan berada di bawahnya.
4.7 25 percentil e ialah harga jualan di mana 25%
daripada cerapan berada di bawah paras tersebut.
4.8 75 percentil e ialah harga jualan di mana 25%
daripada cerapan berada di atas paras tersebut.
4.9 Minimum ialah harga yang paling rendah bagi
beberapa cerapan yang diperolehi.
4.10 Maksimum ialah harga yang paling tinggi bagi
beberapa cerapan yang diperolehi.
5.0 Harta Tanah Kediaman
5.1 Denisi
Rumah tempat tinggal adalah termasuk mana-mana
bangunan, teneman atau mesuaj yang keseluruhannya
atau sebahagian binaannya, disesuaikan atau diniatkan
bagi kediaman manusia dan sebahagiannya bagi
premis perniagaan. Istilah kediaman manusia adalah
termasuk bangunan yang dibina untuk manusia tinggal
bersama keluarga. Bagi tujuan laporan ini, rumah
kedai, yang mana sebahagiannya digunakan untuk
perniagaan dan sebahagian lagi untuk tempat tinggal
adalah dikecualikan daripada harta tanah kediaman
tetapi dilaporkan sebagai kedai.
4.0 General Terms
4.1 Structures
The structures include permanent, semi-permanent and
temporary construction.
4.2 Ownership
Include all shops/purpose-built ofce/shopping complexes
owned by government and private sectors. Governments
comprise federal, state and local authorities. Private sector
embraces private companies and quasi-government
agencies.
4.3 Vacant lands are not included under existing inventory.
When they obtain building plan approval they are
included under planned supply and progresses into the
construction stages.
4.4 Sale prices of units are declared considerations stated
on transfer (Form 14A of the National Land Code), which
reects market value.
4.5 Mean is a simple average of sales prices.
4.6 Median is the sales price for which one-half of the
observations will lie above that price and one-half will
lie below it.
4.7 25 percentile is the sales price for which 25% of the
observations fall below that price.
4.8 75 percentile is the sales price for which 25% of the
observations fall above that price.
4.9 Minimum is the lowest price for a given number of
observations.
4.10 Maximum is the highest price for a given number for
observations.
5.0 Residential Property
5.1 Defnition
Denes housing accommodation to include any building,
which is wholly or principally constructed, adapted
or intended for human habitation or partly for human
habitation and partly for business premises. The term
human habitation would include buildings constructed
for humans to live with their families.For the purpose
of this report, shop houses, which is partially used as
retail and partially for human habitation is excluded
as residential property but reported as shop.

Seksyen 3 Akta Akta Pemaju Perumahan 1966
(Kawalan Dan Lesen) dan (Pindaan 2002),
Laporan ini termasuk pangsapuri khidmat yang
didefinisikan sebagai penginapan jangka pendek
samada dimil ik i o leh individu sebagai rumahkedua, rumah korporat atau sebagai pelaburan
yang dijadikan sebagai hotel. Pangsapuri khidmat
yang dimiliki oleh individu dengan ciri-ciri berikut:
Unit berstrata dengan syarat nyata sebagai
kediaman atau komersil.
Unit yang dibina di atas tanah komersil hendaklah
diperuntukan sebanyak 15% daripada ruang binaan
sebagai kemudahan untuk kegunaan awam.
Pangsapuri khidmat yang dibina di atas tanah
kediaman memerlukan pengagihan kawasan
kemudahan kurang daripada 10% yang mana ianya
tidak dibuka kepada orang ramai tetapi bagi
kegunaan penduduk setempat sahaja.
Pemilik mungkin mendiaminya sendiri atau melantik
syarikat pengurusan untuk menyewakannya secara
harian, mingguan, bulanan, tahunan atau
pengongsian masa.
Laporan ini tidak termasuk unit yang disewa atau
dijalankan sebagai hotel yang mempunyai lesen hotel dan
unit yang dimiliki oleh pengusaha hotel.
5.2 Jenis Harta Tanah
Maklumat merangkumi kediaman individu samada yang
terletak dalam atau luar skim perumahan di dalam
kawasan pihak berkuasa tempatan. Jenis harta tanah
kediaman termasuk teres, berkembar, sesebuah, unit kos
rendah, rumah pangsa, pangsapuri/kondominium, unit
berkelompok, pangsapuri khidmat dan rumah bandar di
semua peringkat.
Walau baga imanapun, ins t i tus i , kuar te rs dan
unit setinggan t idak termasuk dalam laporan ini.
6.0 Kedai
6.1 Denisi
Kedai merangkumi stor kecil di mana barang runcit
dan perkhidmatan diniagakan. Barang yang dijual dan
perkhidmatan yang disediakan memenuhi keperluan
harian pelanggan.

This report included serviced apartments which is
dened as short-term accommodation either owned by
an individual as a second home, as corporate housing oras an investment that maybe run as a hotel.The serviced
apartment owned by individuals with the following
features:
Stratied units with title condition as residential or
commercial use.
The units that are built upon commercial titled
lands are required to allocate more than 15%
of the built up space not for supporting facilities
that are open to the public. Serviced apartments
built upon residential titled lands are required to
allocate not less than 10% of the built up space for
supporting facilities that are not open to the public
but facilitate internal residents only.
The owner may occupy the unit himself or elect a
management company to rent the unit on a daily,
weekly, monthly, yearly or timesharing basis.
This report excluded serviced apartments that are
run with hoteliers licence and those units owned by
hoteliers.
5.2 Property Types
The data is conducted by survey within local authority
area.Property types include terraced, semi-detached,
detached, low-cost units, ats, condominium/apartment,
clustered units, serviced apartments and town houses at
various levels.
However, the property excluded from this report

6.1 Defination
Shops are small stores where retail goods and services
are sold. The goods and services meet day-to-day

7.0 Industri
7.1 Denisi Unit perindustrian iaitu bangunan / kilang yang terlibat
dalam aktiviti pembuatan dan penyimpanan (gudang). Akta
Penyelarasan Perindustrian 1975 (ICA) mendenisikan
“Aktiviti Pengilangan” sebagai membuat, mengubah,
mengadun, menghiasi, memperkemas atau dengan
cara lain merawat atau menyesuaikan apa-apa barang
atau bahan dengan bermaksud pengunaan, penjualan,
pengangkutan, penghantaran atau pembuangannya
dan merangkumi pemasangan bahagian-bahagian dan
pembaikan kapal tetapi tidak termasuk sebarang aktiviti

7.1 Defnition
Units that are buildings/factories that engage in
manufacturing activity and storage (warehouses).
The I ndus t r ia l Co -o rd ina t ion Ac t 1975 ( ICA)
defines industrial activity as the making, altering,
b lend ing , o rnament ing , f in ish ing or o therwise
t rea t ing or adapt ing any ar t ic le o r substance
with a view of its use, sale, transport, delivery or
disposal; and includes the assembly of parts and
ship repairing but shall not include any activity
normally associated with retail or wholesale trade.
Industrial units also include stand-alone storage
facilit ies or warehouses that is not mentioned in
the ICA definit ion. However the publication has
not captured the data on storage facilit ies.
7.2 Property Types
The data is conducted by survey within and outside
local authority area.Property types include terraced,

flatted units.
8.0 Purpose-built Offices
8.1 Definition
Purpose-built (as opposed to multi-purpose) signifies
one primary use with supporting uses complimenting
it. The intended use incorporates an ori ginal design,
which optimises space for its benefit. When the
orig inal design is renovated by 75% to benef i t
another use, the original intention is replaced by the
new use.
NAPIC publication of purpose-built office inventory

Merangkumi Hotel yang menyediakan penginapan

perlu membayar kemudahan yang disediakan. Bilikyang disediakan adalah lengkap untuk penginapan
sementara dan khidmat pembantu hotel.
Termasuk di dalam laporan ini adalah:
Hotel yang menawarkan 10 bilik dan ke atas yang
dikenalpasti oleh Kementerian Pelancongan.
Motel, rumah tumpangan, chalet, kabin, kotej, rumah
kampung, hotel resort.
Hotel binaan khas dan bangunan pelbagai guna atau
bangunan yang diubahsuai yang mempunyai lesen
untuk beroperasi sebagai hotel.
Tidak termasuk:
Hoste l , pangsapur i kh idmat dan rumah rehat
kerajaan.

by the Ministry of Tourism·

Pangsapuri Khidmat yang dimasukkan dalam Laporan
Stok Harta Tanah Riadah merupakan sesebuah
bangunan yang turut menyediakan penginapan jangka
pendek yang mana tetamu hotel atau pengunjung perlu
membayar kemudahan yang disediakan. Setiap unit
menyediakan ruang yang lebih besar berbanding denganbilik hotel dan mempunyai suasana seperti sebuah
rumah yang dilengkapi dengan ruang tamu, ruang
makan, dapur dan bilik tidur daripada satu hingga empat
bilik beserta bilik air. Perkhidmatan yang disediakan
sama seperti hotel. Unit-unit ini adalah sebagaimana
yang terdapat di dalam stok kediaman kecuali ianya
dimiliki oleh pengusaha hotel atau dijalankan oleh
mereka sebagai alternatif kepada bilik hotel.
Termasuk di dalam laporan ini adalah pangsapuri
khidmat yang dimiliki oleh syarikat yang mengurusnya
dengan lesen pengusaha hotel.
Tidak termasuk di dalam laporan ini adalah pangsapuri
khidmat yang dimiliki oleh individu tetapi diuruskan oleh
pihak pengurusan yang mana unit-unit ini disewakan
dalam tempoh mingguan, bulanan atau bulanan.
Bagi mereka yang tidak mempunyai lesen hotel tidak
termasuk dalam Laporan Stok Harta Tanah Riadah.
11.2 Jenis Harta Tanah
Penyebaran NAPIC termasuk semua hotel yang berada
di dalam sempadan negeri.
11.3 Pengelasan
Penerbitan adalah termasuk hotel yang diber i
penarafan atau tidak. Pengelasan hotel ditentukan oleh
Kementerian Pelancongan Malaysia berdasarkan taraf
antarabangsa. Hotel kelas ekonomi diberi penarafan
okid (3 peringkat) dan selain itu adalah penarafan
bintang (5 peringkat). Penarafan bintang bagi hotel-
hotel di Malaysia dikendalikan oleh Kementerian
Pelancongan.
11.4 Ketibaan Pelancong
Diperolehi daripada Jabatan Imigresen berdasarkan
tempoh kajian.

11.2 Property Types
NAPIC dissemination includes all hotels within the
state boundary.
11.3 Classification
Both rated and unrated hotels are included within
the publication. Hotel rating classification is carried
out by the Ministry of Tourism Malaysia based on
international standards. Budget hotels are rated by
orchid classification (3 levels) and the others are by
star classification (5 levels). The rating of hotels in
Malaysia is on going and carried out by the Ministry
of Tourism.
