By virtue of a Judgment and Order of
Sale entered in Menifee Circuit Court
on July 6, 2020, to raise the sum of
$3,322.39, plus interest, fees, and the
costs of sale, I will expose for sale to
the highest and best bidder at the
Courthouse door, in Frenchburg,
Menifee County, Kentucky, on
Wednesday, August 5, 2020, at the
hour of 10:00 a.m., the following de-
scribed property:
Being the same property conveyed to
Bob and Betty Staton by Deed date
June 15, 2012, and of record in Deed
Book 109, Page 399 in the Menifee
County Clerk’s Office.
A certain tract or parcel of land in
Menifee County, Kentucky on the wa-
ters of Beaver Creek, and bounded as
follows, to-wit: On the north by the
lands of William Ingram heirs (now
James C Staton): on the east by the
old Beaver Furnace tract (now Chris
Holland); on the south by the lands of
William Bashford Heirs (now Orville
Thomas), and containing fifty (50)
acres, more or less.
However, there has heretofore been
conveyed out from the above bound-
ary of land two (2) tracts; (1) 22.9
acres to the United States of America,
see Deed Book 39, Page 5; and 5
Acres described in Deed Book 73,
Page 364, all in Menifee County Re-
cords, leaving a balance of 22 acres
more or less.
There is excepted therefrom the fol-
lowing property conveyed to Gilbert
Faye Back and Shirley Back, by Deed
dated March 27, 1999, and recorded
in Deed Book 82, Page 460, in the Of-
fice of the Menifee County Court
Clerk.
A certain tract or parcel of land in
Menifee County, Kentucky, on the wa-
ters of Beaver Creek to-wit,
Beginning at the South end of a drive-
way culvert located approximately 60
feet North of KY, RT. 1274 Approxi-
mately 5 miles East of the Junction of
US Rt. 36 and KY Rt. 1274, thence
running in an easterly direction ap-
proximately 50 ft. to a point a corner
marked by a steel pin, thence turning
in a southerly direction and running in
a straight line for a distance of ap-
proximately 69 feet, to a point a corner
with the Northern easement of KY, Tr.
1274 and the Back property, thence
turning in a easterly direction and fol-
lowing the Northern easement of KY.
Rt. #1274 for a distance of approxi-
mately 300 ft. to a corner marked by a
steel pin, thence turning in a northerly
direction and running in a straight line
for a distance of approximately 80 ft.
to the old KY Rt., 1274 right of way a
distance of approximately 357 ft. to
the beginning, containing approxi-
mately 0.75 Acres more or less.
There is also excepted therefrom, the
following property conveyed to James
E. Back, by Deed dated October 23,
2000, and recorded in Deed Book 85,
Page 774, in the Office of the Menifee
County Court Clerk.
A parcel of land in Menifee County,
Kentucky, on Route 1274 (Beaver
Creek), a part of the former Gilbert
Fay Back boundary of land, to-wit;
Commencing at the Intersection of the
R/W of Route 1274 and “Old Beaver
Road.” Thence west with “Old Beaver
Road” to stake, corner to P/L of Gilbert
Fay Back; thence North with his P/L to
stake at or near RECC pole, corner;
thence east to R/Q of Route 1274 at
line stake; thence South with the west
R/W line of Route 1274 to the begin-
ning point at intersection of road R/W,
containing One-half (1/2) acre, more
or less, conveyed by the boundary
and not specific acreage.
This propeprty is sold subject to all
real estate taxes, easements, and
off-sales of record; and reference is
hereby made to the office of the Meni-
fee County Clerk.
The terms of the sale shall be ten
(10%) percent cash or check at the
time of sale and the balance on credit
of thirty (30) days with privilege of the
successful bidder to pay in full at the
time of sale. The successful bidder
requesting credit must execute bond
with approved surety bearing interest
at the rate of twelve (12%) per annum
from date of sale until paid, which
bond shall have the full force and ef-
fect of a Judgment and should execu-
tion be issued thereon, no replevy
