Investors, prospective purchasers, and homeowners all may

find it helpful to keep abreast of sales activity in their home

town and the surrounding area. This report is designed to give a

market snapshot each month and then compare it with the same

month a year earlier. Please note that only closed sales statistics

from the previous year can be provided, explaining the absence

of numbers in the Active and Pending columns.

In order to capture all of the pertinent information, this

report will not be updated until after the middle of the month to

allow for late reporting on closings. If you have any questions

on the statistics or would like help calculating depreciation or

appreciation, please give us a call.

Notes: Looking at the numbers of properties that are pending compared to the number of sales closing

for the month, closings represent only about 25% of the pending inventory. This has been the case now

for the last few years. It is also interesting to note that the number of closed transactions for the month

this years is 40% less than the number closed the same month a year ago. Overall, the average sales

price increased slightly year over year which is consistent with June statistics as well.
