Trends in home design are usually replaced in a few years by the latest items that catch consumers' attention. Large

expanses of glass – window walls – have been popular for quite a few years and that popularity is continuing to grow, making the trend of enjoying the outdoors while relaxing indoors less of a trend and more of a standard in the future. Creating windows and doors to be more energy efficient, more functional and more aesthetically beautiful is the primary focus of manufacturers, who have rolled out some amazing products within the past several years, helping to increase the value and appeal of new and remodeled homes.

The new sizes of MultiGlide™ doors which were introduced by Andersen Windows last summer have caught on with professionals and homeowners. These included sizes optimal for a pass-through window for outdoor entertaining. "MultiGlide™ doors are now available in increased widths to fit openings up to 50 feet, helping to create a seamless transition from indoor to outdoor living areas," said Paul Ward with N.A. Mans and Sons. The Andersen Easy Connect Joining System also continues to be recognized by building professionals. The system was a 2019 Hive 50 Honoree in Building Technology. Since its launch in March 2018, research reveals that the Andersen Easy

Connect Joining System can reduce the number of installers needed by one-half when comparing the installation of a 12-foot wide-by 8-foot high pre-assembled window combination unit with four individual 3-foot-wide-by 8-foot high window combination units. The Easy Connect Joining System also won the Best Window and Door Product award and Best in Show at the 2019 International Builders Show.

Mans Lumber and Millwork showroom locations have been open since early May and offer curbside pick-up, as well as delivery options. "We are seeing pent up demand, especially with our Installed Sales Division, which is a growing part of our business," said Paul. In addition to Andersen and Jeld-Wen, Mans has added Loewen to their

window offerings. "Loewen is an ultra-high end product," said Paul. Loewen, a Canadian company, crafts luxurious windows and doors that serve as statement pieces in custom residential homes. "An example is their Timber Frame Curtain Wall System where the windows actually bear the weight of the roof," said Paul. This wall system combines the interior warmth of wood with outstanding product performance, ultimately making expansive views of the outdoors possible.

Marvin, headquartered in Warroad, Minnesota, streamlined its brand last April. The company now has three product collections which are organized by the degree of design detail, flexibility and customization possibilities. "The Lifestyle Series windows use a patented triple-pane glass design that meets or exceeds sound transmission ratings, with the ability to cut outside noise by up to 50 percent depending on the glass package chosen," said Rick Ditzek with Carter Lumber. "This window series has it all: beautiful aesthetics, energy efficiency and sound reduction capabilities. Traffic, barking dogs, and lawnmower noise aren't as intrusive with these Lifestyle Series windows, helping make our homes the refuges that we all seek." There are three levels of glass packages offered with this line, including Performance, which reduces noise by 34 percent; Sound Control which reduces noise by 52 percent; and Ultimate Performance which offers optimal energy efficiency along with a 52 percent reduction in sound transmission.

For those architects and builders of high-end luxury homes, Building Integrity/Sun Structures offers window and door products for clients who want something special. “Our company provides unique, premium glass fenestration and structures," said Mike Wozniak, founder and owner. “With the trend toward creating a strong connection with the outdoors, it’s all about the glass. In my 25 years of business, I have come to realize how critical it is to partner with suppliers who constantly push the science and aesthetics of framing a space in larger expanses of glass. Effectively taking the indoors out requires an array of moveable glass walls and doors, for which we rely on Solar Innovations® Architectural

Glazing Systems." Solar Innovations® develops and manufactures custom-designed folding, stacking, sliding, lift &slide, pivoting and multi-track sliding doors, as well as skylights, conservatories and greenhouses, with thermal aluminum framing and thin sight lines, at their Pennsylvania location. Controlling these moving glass walls with a WiFi app is a new development. Mike’s other prime luxury supplier is Optimum Window. They are a diversified manufacturer of steel windows and doors, both of which are currently trending in luxury building and remodeling. Optimum Window features true hot-rolled as well as cold-rolled steel hand-crafted windows and doors. Based in New York, they have decades of experience developing thermal steel frame designs that work well in the Michigan climate. “Steel windows are able to support the largest pieces of glass with the thinnest frame sections," said Mike.

"Homeowners love to enter their wine rooms through a glass door that feels like a bank vault door. We have collaborated on some great projects with stunning, thin black steel-framed glass interior walls to separate areas in open-concept homes with show-stopping results.”

Window and door manufacturers in many states, including Michigan, halted production during March and April due to state-mandated Stay-At-Home orders. Unfortunately, due to a number of factors, including the COVID crisis, Weather King Windows and Doors ceased operations in May. The company, a long-time HBA member, was based in Farmington, Michigan. "We want to express our gratitude to our loyal customers and to our employees, many who have been with us for decades," said Matthew Ball. While it may seem to be counterintuitive to discuss paying your invoices early after all that we have all gone through, this is the perfect

time to do so. Our company and several of our trades implemented this process years ago and much of our success is attributed to this program.

What is early pay? There are multiple reasons to pay early and multiple facets to the process. These reasons apply to you whether you are a builder, remodeler, developer, subcontractor and often, a supplier or service provider.

I will describe this from my perspective as a builder and each of you can extrapolate this to your business. The key to being able to do this is based on your cash flow. Keeping more in “float” or getting to the point where you can, is the key to making this process work for you. Here is what we do and how we handle the process:

1. Each and every supplier we utilize is contacted to ask what their terms are. 30/60/90, etc. Most will give no up charges for up to 30 days and start charging finance charges after that. Each is different. The magic question is: If I pay you within one week of being invoiced, can I get a discount? For over 50% of our suppliers, they are always fighting the cash flow issues and most will give an early pay discount of between 2% and 5% if paid within one week. A discount compared to paying finance charges can be dramatic. If they offer, we take advantage, if they don’t, we pay net 30 or handle on credit card (see below).

2. We have the same conversation for each subcontractor. I often pay within 2 – 7 days and receive a discount of between 3% and 10%. Not only does this significantly help the bottom line, it builds credibility and the trades want to work for us because we pay better. In addition, for longer contracts like framing, we pay them weekly to keep them in the cash flow and they never want to leave because they don’t have to wait.

3. Several suppliers will not offer a discount but do offer use of credit cards for paying. Logically, this does not make sense as most are paying between 4-5% for their clients to be able to use a charge card, which we always point out when we are discussing how much will they offer us if we pay early. Some are stubborn so we pay on a cash back credit card. The top two are the Visa Spark card which gives us 2% back and Amex which pays 1.5% if we pay them off by the due date in full.

The key to this is having cash flow, making sure you or your bookkeeper starts these conversations and tracking your progress. On an average for the last 10 years, the bottom line for this program has been between $50,000 and $100,000 savings each year. That is real money in your pocket just by paying early! I consider this the low hanging fruit that many companies can incorporate into their business dealings. Larger or smaller businesses will have varying degrees of this amount but who would not like this added money?

Here we are at the beginning of June and our collective

expectations for 2020 are COMPLETELY different than they were even as late as

February or early March.The unprecedented response to the COVID-19

pandemic has create an economic crucible the likes of which we’ve never seen.

Like many of you, I’ve been seeking out various sources to try to understand what are the reasonable expectations we should have, especially when it comes to new home construction and permit activity.

From listening to Economic Forecast presentations from the NAHB and other experts in real estate, to collecting the monthly economic data we compile for our monthly permit forecast model, here are some of my observations and/or expectations:

• New home permits in southeastern Michigan (Macomb, Oakland, St. Clair and Wayne counties) will see a dramatic “v-shaped” dip in activity from March through July, returning to trend in August 2020, as illustrated on the Month-to-Month Permits chart.

• From initial indications in states where residential construction was allowed to proceed during the past two months, there appears to be a growing interest for detached single family product by those who currently or formally were living in either urban, rental settings subject to higher density of people, public transportation, etc.

• While 20% unemployment is never good for anyone (even if created with knowledge it would result and only temporary), the fact that 80% remained fully employed while working from home may indicate that the willingness and ability to buy a new home is still at the forefront for those who were planning on such a purchase prior to the COVID-19 crisis

• While many people were used to eating, sleeping and watching TV in their homes pre-COVID, the past two months may

be the first time many people actually “lived” in their homes. This bodes well for both new home construction and remodeling in that home owners have a new perspective and appreciation of what they need from their residence, either now in their existing home or features that they will require in a new home.

THURSDAY, NOVEMBER 5TH • The Reserve in Birmingham

Last year, Michigan experienced 11 fatalities that resulted

from falling. Eight of these were from elevation. Working from heights is dangerous at all levels, but simple and effective solutions can mitigate risk and reduce injuries if implemented correctly. The heights of the last year’s worker’s falls range from 6 feet up to 30 feet, and involved everything from working off of ladders, to working on unfinished balconies. While the greater the falling distance increases the likelihood of severe injury, it does not mean that short falls (10 feet or less) should be ignored. In order to stay within compliance, you must protect workers while working at heights of 4 feet or great for General Industry, and heights of 6 feet or greater for Construction. Here are the types of fall protection and prevention that you must consider while working at elevated surfaces.

GuardrailsGuardrails can both be temporary or

permanent construction as long as they meet the requirements listed in OSHA Fall Protection Systems Criteria and Practices 1926.502(b), which include a 42” top rail (+/- 3”) with an equal spaced mid-rail, and the ability to support 200 pounds in a downward direction. Guardrails are ideal for maximizing the working space, offer significant prevention of falls, and give workers confidence when working above tanks and other hazardous material (compared to fall protection systems).

Safety Net SystemsSafety nets are, by design, to be a last line of

protection. The idea of a safety net is to “catch” any item or person who falls over an edge, and prevents them from landing/hitting a lower level. They shall be installed as close as possible and extend at least 8 feet to 13 feet past the outer working surface, depending on the distance away from the working surface. Safety nets must be tested if feasible upon each installation to ensure integrity and strength. Not all buildings will support or allow such a structure built, as to why you do not frequently see these.

Personal Fall Protection SystemsPersonal fall protection, such as body

harnesses, horizontal lifelines, lanyards, self-retracting lifelines, shock absorbing lanyards, and adequate anchor systems are amongst the most common types of preventing serious injury from falls. While they do not always prevent falls, the idea is to either greatly limit the length of a fall, or absorb a fall almost completely to allow the individual to get assistance back to safety. Injury can still occur when using fall protection, especially if used incorrectly. Full body harnesses (not body belts) must fit each individual properly and all fall protection equipment must undergo competent inspections prior to use.

Ladder Safety SystemsA ladder safety system is an affixed

construction to a ladder that allows the employee who is climbing, to do so with both hands without having to continuously hold, push

or pull on any part of the system while climbing. They are required on ladder systems over 24 feet. Their main purpose is to provide a vertical life line that “catches” the fall if someone missteps or falls from a ladder while ascending or descending.

Warning Line SystemsWarning line systems seem to be growing in

popularity with ease of installation and ensuring compliance. These are great measures that show a 6 foot buffer zone around the side of roof or other leading edge that is unguarded. These warning systems are great for those who need to do routine or lengthy work on such an area. As long as the warning line can withstand 16 pounds of force applied horizontally without tipping over, and the rope, wire, or chain that it is constructed out of can support 500 pounds after being to stanchions on either end, without breaking or taking up slack.

Regardless of what system you end up going with, there should always be a competent person who provides training on the proper usage and maintenance of equipment and indicating the hazards and concerns of all elevated work. This training should be held prior to the employee starting the task. Not all elevated work is dangerous when performed within compliance and statistics show that workers get jobs done quicker and better when they are confident in their own safety.

Lead Paint Bills Would Impact Rental Housing

Despite the

legislature’s

minimal session

time the last couple

months, activity has

continued on various bills

as legislators work from home. This includes

a set of bills introduced in January which

address lead-based paint. The bills affecting

rental housing break down as follows:House Bill 5361 – Requires inspection before

a sale of residential real property constructed before 1978. The inspection must be made by an inspector certified under the Public Health Code, and the inspection report must be provided to the buyer prior to a purchase agreement.

House Bill 5362 – Amends the Housing Law of Michigan to allow for rental housing inspection fees to include the cost of lead paint inspections. This bill also amends the law to allow rents paid into escrow when a certificate of compliance is suspended to be used to defray lead paint abatement.

House Bill 5364 – Amends the Public Health Code to lower the threshold of lead found in the blood of a minor in the section of the law that subjects landlords to penalties when they have knowledge of the lead paint in the rental and did not make a good faith effort to control it. This bill also adds to the landlord’s burden of proof when defending against a claim.

House Bill 5366 – Creates a new tax on architectural paint of $.25 per gallon. Under the bill the proceeds from the tax would go toward grants for lead abatement and reduction in residential rental dwellings.

House Bill 5367 – Allows a taxpayer to claim a credit against their Michigan Income Tax for the lead certification fees they incur as a result of a lead paint assessment/abatement activity.
