That’s exactly what happened to Queensland couple Steve and Louise. They bought an investment property and thought they had the safest tenant under the sun, a close friend who’d fallen on hard times. But nothing could be further from the truth; their friend and her seven kids wrecked the place. Steve and Louise were devastated. They poured all their spare time and money into trying to fix the house up and listed it on the market for $359,000. Trouble is, buyers in their area only want to pay 350,000 for a 4 bed highset house… Add to that some very dodgy half finished renovations, and Steve and Louise have no hope of finding a buyer. THE INTERIOR Despite Steve and Louise’s best efforts to fix their house up, everywhere you look there are unfinished jobs. Throughout the property there are missing architraves, flaking paint, rotting wood and missing handles. There isn’t a single room that’s finished. Then there’s the main entrance. You open the door smack bang onto a spiral staircase, which sits next to an old brick bar. The walls are painted in reds and yellows, making the house feel hot and stuffy in the heat of the Queensland summer and overstuffed furniture does little to increase buyer appeal. A large portion of the budget went on maintenance, leaving Shaynna very little for those designer touches. Thankfully paint is cheap, so one of the first tasks was to paint out all the warm colours, with a much cooler palate. Upstairs was kept to a simple white using TAUBMANS ® Endure Interior, Cloudburst . Downstairs was painted in TAUBMANS ® Endure Interior, Briar Leaf, to create a cool green feel. We didn’t have the time or the budget to move the spiral staircase from the front door, so creating a new entrance was all about clever design. The first job was to remove the old bar and open the space up. Next, Shaynna created a feature light of bamboo poles, which she placed behind the staircase. nook, with funky white retro furniture from VALIANT HIRE. The remainder of the rumpus room was dressed with cane furniture, to capture the feeling of Queensland resort style living.

Upstairs, Shaynna continued the modern meets 70’s retro theme. The furniture chosen was predominately white, with green and blue accessories to link with the room downstairs. Shaynna moved the furniture around, putting the television in an unused corner, which made enough space to have a lounge, and dining area.

The master bedroom was painted in TAUBMANS® Endure Exterior, Woodbine to keep it consistent with the rest of the house. The room was decorated with linen and accessories provided by VALIANT HIRE. The other bedrooms were de-cluttered and dressed.

ThE GARDEN

This house had zero street appeal. The flat façade and untidy gardens did little to inspire buyers. Charlie’s main job was to give the property a modern look that would appeal to first time buyers. The main problem was the front entrance, or lack of it. Building a new awning over the front door, gave the house a more interesting façade and provided much needed shelter. The old blue colour scheme was dating the property, so we repainted the weatherboards with TAUBMANS® Endure Exterior, Woodbine . The theme was carried through with brown pavers from BORAL MASONARY to create a new garden path. Finally we added new house numbers and a large pot from POTSONLINE.

The garden itself was treated to some new planting. The scraggy existing shrubs, half of which were dead, were pulled out and replaced with an array of grasses and other drought tolerant species. At the front of the house Charlie used a band of Grevilleas to break up the large expanse of cream.

The work in the back garden was purely maintenance. We weeded, mowed the lawns and trimmed the Travellers Palm. The lovely big deck which adjoined the kitchen was a wasted opportunity, so we painted it in TAUBMANS® Endure Exterior, Woodbine and the lattice in TAUBMANS® Endure Exterior, Athena. Finally, we added a 4-seater table from VALIANT and some potted plants for colour.
