Kay’s Cross

The idea for Kay’s Cross came about when I was hiking at the Kaysville East Wilderness trail. On

an afternoon in the middle of October I realized that this area had enormous potential for a spook alley

type attraction. Upon my arrival at home I began writing down ideas and talking amongst family and

friends about the possibility.

What is Kay’s Cross?

Kay’s Cross is a planned haunted walkthrough that will feature many spooky themes such as

demons, ghosts, werewolves, witches and the mysterious Kay’s Cross. Since not much is known about

the actual Kay’s Cross we will have plenty of room to create our own mystery.

My goal is to build a Halloween experience that will actually be realistic, professional,

memorable and scary. By using simple yet engaging content that is featured in a highly vegetated area, I

will provide visitors with an authentic experience. The Kaysville East Wilderness, still affectionately

known as the Vita Course, is the perfect location for this project.

1. The Vita Course already has many well established trails, lots of trees and other vegetation that

will enhance the walkthrough.

2. The location is right off of HW 89 and thus will be easily accessible.

3. Kaysville lies right in the middle of Salt Lake City, Bountiful, Layton and Ogden and will have the

potential to draw in thousands of visitors for the entire month of October.

Competitor Information

There are several haunted attractions located in the Salt Lake City valley and in the Ogden area. Here

are the ones that I feel I will be competing with directly. Note - the following information comes from

the businesses’ web sites.

• Haunted Hollow - Located at 1550 S. 1900 W., Ogden Utah

The Haunted Hollow is an indoor/outdoor haunted walkthrough that features trails that wind around

real trees and swamps. There are mines, dungeons, ghouls and demons to scare visitors.

� Ticket prices are $15 per person. No age limit. Kids 6 and below are free.

-$1 off coupons available on website.

-Group discounts – bring 25 people or more to get $3 off - Must be purchased online.

� Operating 25 days total

-Weekdays - 7:30PM to 10:00PM

-Weekends – 7:30PM to Midnight

-First day of operation was Thursday, September 17th

-Last day of operation was Saturday, October 30th

-Created by Tombstone Entertainment. Located on private land.

• Frightmares - Lagoon, Farmington Utah

Frightmares has numerous haunted and fun houses that are located indoors and outdoors.

� Admissions during Frightmares are $42.95. Rides are also included with ticket.

� Operating September 24th to October 30th

-Only open on weekends from September 24th to October 14th

-Various opening and closing times.

• Nightmare on 13th - 300 W. 1300 S., Salt Lake City Utah

The Nightmare on 13th

is a well established haunted house that features many animatronics and live

actors.

� $20 admission price per person

-VIP/Fast lane upgrade (no line waiting) for an additional $10

-Group rates – 20 people or more will purchase tickets for $12 per person

-$5 discount coupon available for being added to their e-mail listing

� Open 30 days total

General Questions and Answers

What will you do to ensure the East Wilderness will remain clean and well

maintained?

1. No new trails will be created. The walkthrough will ONLY be using existing side trails.

2. No trees will be cut down and no bushes will be removed.

3. No nails, screws, tacks or adhesives will be put on any existing trees or shrubbery. If I need to

hang decorations or props I will bring in my own hardware, wood ect.

4. My plans are to build a haunted walkthrough that looks like it is a part of all the vegetation to

provide a more authentic experience without removing trees, bushes, ect.

5. All trash will be picked up and thrown away in proper garbage containers. Staff will do daily

clean ups of the entire area being used.

What trails would you like to use for the walkthrough? Only the upper third of the

vita course will be used (see page 18). The main access road will only be used to get visitors to and from

the haunted walkthrough. No permanent displays or decorations will be put on the main access trail so

that when the haunted walkthrough is not in operation the trail can still be accessed by others.

When will this take place? Preparations will begin immediately. Planning will take about 8

months to complete and to iron out any issues/problems that may arise. Estimated start of on-site

assembly would be about the middle of September. Please see project timeline on pages 15 and 16.

When will Kay’s Cross open and what are the hours of operation?

1. October 1st (Saturday) 2011 is when the official opening night is slated.

2. Kay’s Cross will be open Monday through Thursday from 7:00PM to 10:00PM

3. Friday and Saturday from 7:00PM to 11:00PM – Need counsel approval for later than 11:00PM

4. Last night of operation will be on October 31st (Monday) 2011.

What are the prices for admissions?

Competitors have their single admission prices set at $15 to $20 (see page 5). I feel that the $15 price is

very reasonable especially if coupons are available.

1. Estimated at $15 per admission.

3. (Optional) - Have the ability to earn cash back depending on how you fair in the walkthrough.

How long is the walkthrough from start to finish? I have planned the haunted

walkthrough loop to last somewhere in the range of 40 to 55 minutes per group. Mostly depending on

scare events and walking speed of groups. The entire length of the walkthrough is three quarters of a

mile.

Will you be hiring employees or have volunteers? Yes. Depending on my needs and

budget I have plans to use about 30 to 50 people. Various positions for Kay’s Cross include cashiers,

parking lot attendants, walkthrough workers, security personal and supervisors.

� Background checks will be conducted on all employees/volunteers.

Will you be using electricity or water? Only electricity will be used at some points in the

walkthrough. I will be using electrical power for lights, decorations and other content to ensure a safe

and spooky experience. The power supply will come from batteries and generators.

� If generators are used I will make sure that there will be no fire hazard. I will dig out all weeds

and other surrounding vegetation (without removing trees and bushes) and lay rocks around the

generators.

� Generators will be placed near staff.

� I will require staff to check on generators a few times per hour.

What kinds of special effects will you be using? I would like to use black lights and fog

machines for some parts. Rope lights and lanterns (non-flame) for trail lighting will be purchased.

How will you get funding for this project?

1. From private and other contributions

2. NO funds will be asked from Kaysville City or its affiliates.

Do you plan on constructing any buildings or other types of structures? Yes. I

would like to build a few, very simple structures that will greatly enhance the experience. Please see

pages 19, 20 and 21 for sample designs.

� All structures will be inspected by Kaysville City.

What would you like Kaysville City to provide for this project? All that I ask is that I

could have use of parts of the East Wilderness for the last few weeks in September (for set-up and

rehearsal) and the month of October. Kaysville City will be given complete and generous compensation

- to be negotiated.

When would you disassemble this project? Tuesday November 1st 2011 will begin our

take-down of Kay’s Cross and all related aspects. Take-down will most likely last for a few days while we

disassemble structures, remove all decorations and finish cleaning and improvement of the Kaysville

East Wilderness, parking lots and all other areas utilized.

What about Liability issues? I will have waivers signed by each visitor to the haunted

walkthrough so that Kaysville City or any of its affiliates will not be liable for any incident, injury or

damages. This waiver can be crafted by Kaysville City.

� I will be purchasing general liability insurance.

How will this entire project help Kaysville City? First and foremost, Kaysville City will be

given a generous financial compensation for their permission in using parts of the Vita Course.

This project will bring business to Kaysville City through restaurants and other businesses. I would like

to create discount tickets and deals that can be received or redeemable at local Kaysville businesses (see

page 17 for sample).

Do you have information regarding restrooms, temporary fencing and

storage? In order to provide a safe and a secure environment, I have plans to use temporary fencing

in a few places. I will also rent a few portable restrooms and maybe even temporary storage if

necessary. Please see below for price quotes.

What kinds of props and decorations will you be using? I want to purchase many

costumes for werewolves, famer attire, black cloaks, skeletons and grave yard scenes. In addition to

these I would also like to purchase pumpkins, corn stalks, rope lights, and other spooky decorations.

I also want to build a few false houses or run-down shacks that visitors will NOT be able to enter. These

structures will serve as decorations and landmarks.

Safety and Security

Safety and security are my main priorities when it comes to this endeavor.

Trail Safety

All of the trails that I want to use are located very closely to the main road. I would hope that no

incident would happen to any of our staff or visitors but if the need arises, the main road will be used to

bring in medical or other personal.

� There are several locations on the trail that have large rocks on them. I want to dig these rocks

up and move them so visitors will not be tripping and falling.

� Trails will be well lit and clear of any major obstacles (branches, rocks, ect.)

� I will have signs hung at the entrance to the haunted walkthrough that state the condition of the

trail. This will be necessary for liability purposes and as general FYI.

� I will personally walk the trails every night before the opening hour to make sure that each trail

is easily visible and that there are no obstructions or other issues.

Structure Safety

I will require that all structures will have locks put at entrances/exits so that no one, besides the staff,

will be able to access them outside of operation hours. I would like to erect temporary fencing around

our structures so that they may be safe and secure and keep people out during non-operating hours.

� All structures will be constructed using general construction guidelines so that they conform to

all specifications to make them safe and secure for people to walk through.

� Entrances and exits will be clearly marked and easily accessible.

� All structures will feature some kind of lighting effect so they are visible.

� Even though fires and fireworks are absolutely not allowed, we will have fire extinguishers just

in case of emergency.

Visitor Safety

Before visitors enter the haunted walkthrough, they will have to read and sign a waiver - this waiver can

be created by Kaysville City. I will have signs created and placed in several highly visible locations that

state the nature of the trail, walkthrough and other general information that will keep them safe.

� I will create a safety policy that ALL visitors will have to read and understand. We will let them

know that purchasing a ticket is the same as signing their name for this safety policy.

� I will emphasize that anyone caught outside of the trails will be dismissed from Kay’s Cross

� All staff will be responsible for making sure that no visitor goes off the trails.

� Anyone that is caught being rowdy or violating the safety policy will be dismissed from Kay’s

Cross and if necessary, the authorities will be notified.

Staff Safety

Keeping my staff safe is just as important as keeping my visitors safe.

� Staff must also comply with safety policy and procedures.

� All staff will understand personal responsibilities and job descriptions.

� Staff will be trained on what to do in emergency situations.

� All staff will know where nearest First-AID kits and fire extinguishers are located.

� Staff will report any safety or security incidents to their immediate supervisor who will then

report the incidents to management.

� All staff must have a flashlight with them at all times.

� Staff will be able to bring water and snacks to their respective work areas. These items must be

hidden from visitors and not consumed while visitors are present.

General Safety and Security

I would like to hire a security person to walk the trails during non-operating hours to make sure there is

no vandalism or other security/safety problems. If props or other content are not stored in structures

then I will have them stored in the portable POD/trailer during non-operating hours.

� All supervisors and managers will be given radios and have cell phones on them at ALL times.

� Supervisors must stay in their assigned locations during operating hours.

� ALL issues will be reported to supervisors and management.

� Major safety and security issues will be reported to local authorities.

� All incidents of safety and security will be recorded in a logbook.

� First AID kits will be distributed and placed in highly visible areas.

� Obviously, alcohol and smoking will be strictly prohibited.

� General Liability insurance will be purchased.

Estimated Monthly Visitors

Due to the central location of the Kaysville East Wilderness, I feel that 6,000 total monthly

visitors is an achievable goal for Kay’s Cross. Listed below are my target goals categorized by local cities.

The above statistics were created using 26 days of operation. Values rounded to whole numbers.

Obviously, our largest amount of visitors will be located within close range to Kay’s Cross. We

will target high school students, college students and even military personal by offering discount

coupons and other deals.

Kaysville City will provide the largest estimated percentage of visitors while Salt Lake City will

bring in the largest number of estimated monthly visitors.

Parking

Option A

The most likely location for parking would be the Kaysville East Wilderness parking lot. There is

enough room to park 45+ cars per hour (about 135 people per hour) and, if given permission, some

vehicles may be able to park alongside the road.

Option B

The park-and-ride close to the 200 N and HW 89 intersection could possibly be used for visitor

parking. There are 90 parking spots available which figures to about 270 people per hour. Kay’s Cross

would feature a free shuttle system that would travel up and down in 15 minute intervals. I would hire

local bus drivers to work a few hours each night. This option would keep traffic around the Kaysville

East Wilderness to a minimum. This option will most likely discourage some visitors from attending

Kay’s Cross. I would like to provide “free” donuts and hot chocolate for those who do choose to use the

free shuttle system.

Parking Lot Attendant Procedures

Parking lot attendants will be responsible for helping visitors find available parking and doing minor

security duties. Radios will be given to each attendant so that they can coordinate parking and if any

other issues arise they can contact managers and other staff.

1. Parking lot attendants will wear reflective vests so they will be noticeable.

2. Radios and flashlights will be given to each attendant for communication and safety purposes.

3. Traffic cones will be used to help guests navigate safely in the parking areas.

4. Parking lot attendants will watch and be responsible for looking after trash dumpster in parking

lot.

5. Parking lot attendants will not be allowed to wear costumes.

I will hang signs and make sure that all visitors know that the parking lot attendants, the

management, other employees/staff and Kaysville City are not responsible for lost and stolen items or

damage done to their personal vehicles.

Employees will not be allowed to park at the visitor parking spaces.

Marketing and Advertising

Kay’s Cross wants to target mostly Salt Lake, Davis and Weber counties. I will utilize radio,

newspapers, Facebook , websites and word of mouth to spread the news about Kay’s Cross. Creating

coupons for local Kaysville businesses will boost traffic to our great city.

To make the Kay’s Cross location more noticeable, I want to create several large color print banners

that can be staked into the ground and set up around the 200 N and HW 89 stop light. These banners

will have dates/times and other information printed on them. This location is excellent because

thousands of vehicles pass this location every day.

Trash Disposal and Procedures

As part of our commitment to keep the Kaysville East Wilderness clean and maintained our

project will feature trash bins conveniently placed throughout the area in well lit locations. Note - I will

NOT allow food to be brought while attending unless it is for medical purposes or otherwise stated.

I will also be renting a trash dumpster from a local company to be placed in the parking lot of

the Kaysville East Wilderness, or at another location that is approved by Kaysville City.

All Kay’s Cross employees/volunteers will be responsible for doing daily cleanups of their

surrounding work areas including trails, structures and in the vegetation. Kay’s Cross management will

heavily emphasize that ALL employees/volunteers know that it is their responsibility to keep the

Kaysville East Wilderness clean and well maintained for every single day of set-up, operation and take-

down of this project. All trash found in the East Wilderness will be put in the trash dumpster.

Locks will be placed on garbage dumpster for safety and security purposes.

Project Timeline and Project Goals

January to March – Finalize architectural drawings for all structures.

1. Purchase webhosting for www.KaysCross.com

March – Have 75% of “scare events” planned out and finalized.

April –

1. Rent fog machines and generators and test fog in planned areas at Kaysville East Wilderness.

2. Purchase small amounts of black lights and other lighting effects. Test out lights at Kaysville East

Wilderness.

May –

1. Begin searching for staff, volunteers and management (will not hire until September).

2. Look for deals on costumes, props and wood; purchase if necessary. Begin to gather materials.

June –

1. If needed, apply for loan at Golden West Credit Union (preliminary application started).

2. Have 100% of “scare events” planned out and finalized.

3. Start bi-monthly meetings with management and other staff to plan budgets and finalize other

decisions. Create safety policy and procedures.

4. Create website.

July – Purchase costumes, props and wood.

August –

1. Construct smaller structures that can be moved on location in September.

2. Meet with local businesses to discuss collaboration on deals and coupons.

restrictions, safety and security, staff roles and other important info. Emergency training will begin.

1. Begin onsite construction and assembly of all structures.

September 21st – All structures MUST be completed by this day. Building inspections will begin.

September 22nd – Coordinate staff roles with scare events and practice (on-site and non-

costume).

September 24th – Practice today in costume and make changes if necessary.

September 26th –

1. Practice today in costume and make changes if necessary.

2. Install all lights, fog machines and other special effects and conduct final tests.

3. Install all temporary fencing and make necessary adjustments.

4. Purchase corn stalks and pumpkins.

September 27th –

1. Practice today in costume and make changes if necessary. Have test group go through the

haunted walkthrough and submit feedback

2. Use test results to adjust content.

September 28th – Receive and set-up restrooms.

September 29th – Finish set up for all props and decorations.

October 1st – Opening day – All employees report 2 hours early for preparations and final practice.

Local Business Collaboration

To increase visitors to Kay’s Cross and to encourage local business, I will approach local Kaysville

businesses to offer discount coupons that can be redeemed at Kay’s Cross. These coupons will be

created and printed from Kay’s Cross’ marketing budget.

Coupons will be redeemable onsite at Kay’s Cross and will feature times, dates, location,

discount info, a map to Kay’s Cross, website addresses and more. Please see below for a sample

coupon.
