6.The front of the home has a negative slope towards the front. This looks to have allowed moisture to beentering under the crawlspace area. THis area may need regrading and should be evaluated further by acontractor.

There are multiple issues found and obvious repairs needed with the EIFS system. This includes guttersand face boards terminating into the siding, lack of flashing and caulking and also exposed cracks andholes from poor attachments of exterior fixtures. Initial testing found moisture behind the siding in manylocations. . Removing the EIFS system will need to be done to determine the extent of the damage frommoisture intrusion. A EIFS contractor can give you further estimates on repairs.

DOORS (Exterior)

8.Most of the exterior doors have significant water damage at the base of the mouldings and door casings.Some stick and are difficult to open from swelling and water damage.

WINDOWS

9.Several of the windows have rotted areas or wood damaged around the trim and edges. THese also havebeen installed directly against the EIFS system, which could have other hidden issues with water intrusionfrom poor installation practices.

DECKS, BALCONIES, STOOPS, STEPS, AREAWAYS, PORCHES, PATIO/ COVER AND APPLICABLERAILINGS

10.The decking does not look to have been attached or flashed to the home properly, and is insteadattached directly to the eifs system. This should be looked at further and evaluated on what repairs willbe needed.

18. (2) The toilet is loose at floor at the bath in both the bonus and hall. Repairs may involve re-setting thetoilet on a new wax seal. I recommend a qualified licensed plumber repair or correct as needed.

7. Structural Components

20.Visible signs of water intrusion in the crawlspace are present from dampness and from water stains inthe crawlspace. Water intrusion if not corrected can lead to other problems including mold and causeexcessive moisture to floor system that can lead to deterioration and increased repair cost.. .

FLOORS (Structural)

21.(1) Signs of fungi growth is present on the floor system in crawlspace in several areas. We did notinspect, test or determine if this growth is or is not a health hazard. The underlying cause is moisture. Irecommend you contact a mold inspector or expert for investigation or correction if needed.

VAPOR RETARDERS (ON GROUND IN CRAWLSPACE OR BASEMENT)

22.The vapor barrier (plastic) on the crawlspace ground is missing in over half of crawlspace and isdeteriorated in areas. A vapor barrier provides added protection to the floor system from moisture ordampness that can enter from ground. A qualified person should repair or replace as needed.

VENTILATION OF FOUNDATION AREA (crawlspace or basement)

The foundation vent(s) are below ground level at front of home which can allow water to entercrawlspace. A half-round window well should be installed. The dirt inside well should be replaced withapproximately four inches of gravel. A couple of inches clearance between gravel and vent openingrecommended.

INSULATION UNDER FLOOR SYSTEM

The insulation is loose/fallen and is wet with condensation which indicates the need for ventilation in thecrawlspace. Insulation that has fallen to the ground or has become damp from the ground or fromcondensation usually needs to be replaced with new insulation. A qualified contractor should inspect andrepair as needed.

The space constructed for the Main return filter could be sealed better. Not enclosing or sealing this areaproperly can allow air to be drawn from other areas of the home, and this unfiltered air can causeducting to get dirty and block off the coil in the hvac unit. Many times can be fixed by sealing ofcaulking this area properly.

COOLING AND AIR HANDLER EQUIPMENT

27.(2) The foam sleeve on suction line is missing foam sleeve in area(s) at the attic unit. Missing foam onsuction line can cause energy loss and condensation. This foam sleeve can be replaced easily. Irecommend service or repair as needed.

The downstairs furnace did not operate when tested under normal controls. The upstairs furnace coverwas off and needs proper securing.

The upstairs unit has the flue pipe touching the insulation for the duct work. This is not sufficientclearance and needs to be corrected.

Both systems need to be inspected and repaired.

This Property Inspection Report contains observations of those systems andcomponents that, in the professional judgment of the inspector, are not functioning properly, significantlydeficient, unsafe, or are near the end of their service lives. If the cause for the deficiency is not readilyapparent, the suspected cause or reason why the system or component is at or near end of expected servicelife is reported, and recommendations for correction or monitoring are made as appropriate.

State standards define the scope of a home inspection. Clients sometimes assume that a home inspection will includemany things that are beyond the scope. We encourage you to read the TN Standards of Practice so that youclearly understand what things are included in the home inspection and report.

Home Inspectors are generalists. Our position is to discover basic visible defects with the home and either suggest action orrecommend further evaluation by a specialist in the appropriate field. In many cases generalists can not diagnose conditions withmajor components or systems, due to the lack of specific licenses. Only individuals who carry the proper credentials can make properassessments.

Any repairs or work suggested in this report should only be performed by qualified licensed individuals. Wewill not be responsible for any and all repairs made by sellers or unqualified individuals. While the inspectormakes every effort to thoroughly inspect all aspects, so areas can be overlooked due to human error, or theevent that areas are inaccessible. Some areas that are accessible can prohibit full view because objects oritems that block or hinder full view of the space. Certain repairs may need to be done and a additionalinspection may be needed to fully inspect an area.

Insulation that has fallen to the ground or has become damp from the ground or fromcondensation usually needs to be replaced with new insulation.
