    The Kakatiya Development Area (Warangal), (KDA), was notified by

    the Government as Development Area under the aegis of the Andhra

    radesh !rban Areas (Development A"t,#$%&, vide G ' s o* ##%%

    *A* dated + ## #$-# (.efer Anne/ure 0 1)* The Kakatiya !rban

    Development Authority (K!DA) was "onstituted by Government vide G

    ' s* o* #$-2 for the planning, development and management of

    the Kakatiya (Warangal) Development Area as per the provisions of the

    said A !rban Areas (Development) A"t, #$%& (.efer Anne/ure 0 11)*

    The Kakatiya (Warangal) Development Area lies between #% 34+5 and

    #- 3#65 orth latitude and %- 3#65 and %$ 34%5 7ast longitude* 1t is

    bounded in the orth by Karimnagar Distri"t, in the West by edak

    Distri"t, in the 8outh by algonda Distri"t and in the 7ast by

    Khammam Distri"t*

    The Kakatiyas ruled over a small territory near the area whi"h is thepresent e/isting Warangal :ity* The administration of the kingdom was

    organi@ed with emphasis on military, safety and prote"tion* There were

    ramparts or bur< towards the outer limits of the kingdom like =asanparthi,

    rembarthi, Kondaparthi, Kaniparthi, et"* 'n the other hand, the Kakatiya

    dynasty e/pressed itself best through promotion of religious art and "ulture

    and ar"hite"ture like the Thousand illared Temple at =anamkonda, the

    promoting and ensuring balan"ed and sustained growth of the prime

    "ity of Warangal and it s urban spread (whi"h in"ludes the proposed

    Greater Warangal uni"ipal :orporation Area), keeping in view the

    growth trends and form and stru"ture of the prime "ity*

    population of the Kakatiya Development area* This shows that the

    immediate villages surrounding Warangal are growing at a modest rate*

    1n view of the above modest growth trends of the surroundings, the

    Warangal uni"ipal :orporation has undertaken a detailed study for

    delineation of the urban spread area of Warangal based on development

    trends, for the purposes of e/tending the limits of the present uni"ipal:orporation limits (whi"h is under a"tive "onsideration of the

    Government)* 1t "overs an area of about s9 km in"luding the present

    :orporation limits of about -3 s9 km* 1t is larger than the :ensus urban

    agglomeration area of about 233 s9 km* The population of this urban

    spread as per 233# :ensus was %,66,2%- while it was -,%&,242 as per

    23## :ensus, registering a de"adal growth of #$*6+ J* The share of

    (v) :arry out all the development works and fa"ilities in the 8"heme as

    per the approved Land ooling 8"heme plans and drawings as per

    spe"ifi"ations and standards*

    (vi) The owner and li"ensed developer are re9uired to mortgage #&J of

    the saleable area to Kakatiya !rban Development Authority as

    surety for "arrying out the developments and "omplying other

    "onditions in the given time period of three years in the failure of

    whi"h, Kakatiya !rban Development Authority shall be empowered

    to sell the mortgaged plots and utili@e the amount so reali@ed for

    undertaking the infrastru"ture development works* 1n su"h an

    eventuality, the li"ensed developer and his asso"iates as well as

    the te"hni"al personnel shall be bla"k listed and not be allowed to

    undertake development works in the Kakatiya Development Area*
