ABOUT KUNCHANJUNGA APARTMENTS

By developing climatic solutions for different sites and programs, Indian architect Charles Correa designed the Kanchanjunga Apartments. Located in Mumbai, the U.S. equivalent of New York City in terms of population and diversity, the 32 luxury apartments are located south-west of downtown in an upscale suburban setting embodying the characteristics of the upper echelon of society within the community. The Kanchanjunga Apartments are a direct response to the present culture, the escalating urbanization, and the climatic conditions for the region. Superficially, this 28 storey tower, with its concrete construction and large areas of white panels, bears a strong resemblance to modern apartment buildings in the west, however the garden terraces of this are actually the modern interpretation of the feature of the traditional Indian bungalow. The verandah wraps the main living area to protect it from the hot sun and torrential monsoon rains

ABOUT THE ARCHITECT

▪ Indian architect, urban planner and an activist.

▪ Born: September 1, 1930(Age 83)

▪ Education: Massachusetts Institute of Technology, University of Michigan

▪ Awards: Royal Gold Medal, 7th Aga Khan Award for Architecture, Gold Medal of UIA

ORIENTATION

IN MUMBAI, This building has to be oriented east – west to catch prevailing sea breezes & to open up the best view of the city.

Unfortunately these are also the directions of the hot sun & the heavy monsoon rains. The old bungalows solved these problems by wrapping a protective layer of verandas around the main living area thus providing the occupants with 2 lines of defense against the elements.

From the interlock of four different apartment typologies varying from 3 to 6 bed rooms each. Smaller displacements of level were critical in this work in that they differentiated between the external Earths filled terrace and the internal elevated living volumes.

These subtle shifts enable correa to effectively shield these high rise units form the effects of both the sun and monsoon rains. This was largely achieved by providing the tower with relatively deep, garden verandas, suspended in the air.

The kitchen is sequestered from the open floor plan of the living and dining, and possessed a separate service door for servants. No bathroom is accessible directly from the living space, but each of the six bedrooms was given such an amenity.

The polarity of the unit, which accommodates its cross ventilation functions well as a cooling strategy, does so at the sacrifice of privacy. The bedroom wall adjacent the living space, although separated by a half story and pony wall, contains only latticework. Some visual and roughly all audio privacy is lost, but perhaps cultural idiosyncrasies allow for such a candid space.

All bedrooms are spacious, with built in wall closets, separate full baths and balconies. Westward rooms look inward towards the bustling cityscape, and the eastward toward the Arabian Sea

ANALYSIS OF BUILDING PLAN

The building have been planed in east and west orientation. west side of the building have sea and east side have view of the city which playing dynamic role from the building. but orientation toward hot sun and heavy rain, the orientation can be rotate that may be give positive value. it’s also fine because veranda giving covering the cool breeze and giving comfort the living.

also the building have good access of day light and breeze through terrace garden and window the building have 4 different types of house, that is of variations expressed externally by shear end walls that hold up the cantilevers.

The surfaces cut away to open up double height terrace gardens at the corners is nice

IT HAS A CENTRAL CORE AND THE UNITS ARE ARRANGED ALL AROUND IT. It contains staircase well, elevator shaft, electrical shaft and fire fighting shaft.

The garden terraces of Kanchanjunga apartments are actually a modern interpretation of a feature of the traditional Indian bungalow; Veranda.

Whole structure is made of reinforcement cement concrete.

It is 27 stories building with concrete structure 6.3 m cantilever beam.

As a part of material brick masonry has been used.

Aesthetically point of view it is very nice because it has composition of the only squares & rectangular form using basic design principles.

it’s high rise view and end of the four side corner as verandah which also giving a good look with comfort
