Canal Pointe Community Garage Sale in May 2013
A Canal Pointe community-wide garage sale has been proposed and
approved again by the Management Board. So start gathering all those
unused and unwanted items that you would like to sell! More information

Labor Day Picnic – September 2012
Approximately 85 neighbors gathered at the clubhouse to share an end-
of-summer celebration. A delicious barbecue was provided by The
Charcoal Grill of Rehoboth. Despite the threat of a summer downpour,
everyone who attended, stayed into the evening,, catching up with
neighbors and meeting new residents. Picnic photos can be viewed at:

Pointe of Interest - By Wilson Chu
Our condo at Canal Pointe is just the perfect
getaway for me, my wife Kathy, daughters
Jessica and Laura and our cute little brown
Cocker Spaniel, Teddy. We love everything
Rehoboth Beach has to offer, and it’s just a
short two-hour drive from our home in West
Chester, Pennsylvania.
Jessica is an immunologist doing a post-
doctoral internship at the NIH in Bethesda.
Laura, who is in her third year of medical school
in Philadelphia, has completed a clinical
rotation at a pediatrics practice in Rehoboth
Beach and has scheduled her OB-GYN rotation
at the Beebe Medical Center in Lewes. Both girls
have enjoyed their time spent at Canal Pointe,
kayaking, biking, going to the beach, and
exploring the area.
I am Business Development Manager for the
Stationary Emissions Control division of Johnson
Matthey, a UK-based specialty chemicals
company. We manufacture catalytic products
to reduce air emissions from coal power plants,
gas turbines, diesel and gas engines and
industrial processes as well as marine vessels
and locomotives. I am responsible for
developing new business and advancing
emissions control technologies to meet current
and future applications, as well as to manage
all marketing activities in North America. I deal
with many federal and state agencies including
the DOE, EPA, DOC, NETL, the PA Congressional
Delegation, PA Senate and House and the
Pennsylvania DEP. I find the work extremely
exciting, and I feel that I am helping to make
the air cleaner for all of us.
In my spare time, I enjoy tennis, following sports
(especially the Philadelphia Eagles), and
reading. Tennis has been and will always be a
big part of my life. I don’t play much tennis at
Canal Pointe, though, because there are just so
many other things to do. My most precious
moments are those that I spend with the family.
Recently, we enjoyed exploring the natural
beauty of Cape Henlopen State Park, visiting
the Rehoboth Art League and eating at the
great restaurants in Rehoboth.
Single Family Homes
NV has sold 27 homes in 2012 at The Grande,
which is fantastic!! Total sold for single family
homes in the community is 146 with 148
remaining and available for sale. We are
quickly approaching the half-way point in home
construction in the community!
NV (per Jake Booth, NV Sales Rep) would like to
remind everyone of their “Referral
Program.” For anyone who is a referred and
purchases a home, they will receive $1,000

On-Line Discussion Forum
The Canal Pointe Discussion Forum is a
communication tool many of us neighbors use
to get and/or provide information about what is
going on in our community. As an example -
during the recent visit to our area by Hurricane
Sandy, some of our neighbors who stayed to
weather the storm kept the rest of us very
informed about what effects the storm was
having on our community. It was not only
comforting to hear that the storm's worst had
passed us by, but also that neighbors were
offering to check on neighbors' homes to assess
if there was any damage that might need
prompt attention. We of The Pointe join our
neighbors in expressing our appreciation to
those of you who kept us so well informed
during the storm.
The Forum [a.k.a. Canal Pointe Yahoo
Discussion Group] now has 173 members, 20 of
whom joined during the time of the storm. If
you are not yet a member of the Forum, you
are welcome to join this grass roots
communication tool used by many of your
neighbors. Messages are monitored to prevent
distribution of chain letters, religion, politics, etc.
I am happy to say that messages of that type
are seldom encountered. Sam Markman is to
be commended for the excellent job he does in
moderating and approving the messages in a
timely manner.

Forum have been:

Pet Corner - Dorothy Smith
I’ve always been a dog lover. Our first family dog was Jackie, a white poodle my mother won on a
buying trip to New York. My sisters and I were so much more excited about seeing a puppy at the
airport that we almost paid no attention to Mother’s return home! Jackie lived with us for 12 years and
brought us much joy. Our next dog was another white poodle, Buffy. She was truly a member of the
family and was my aunt’s favorite since she caused much less trouble than my sisters and I did!
When my job transferred me to the Washington, DC area, my aunt was not particularly sad to see me
go, but said there was no way I could take Buffy with me. So, thinking I needed an animal companion,
my sister gave me Brandy, another white poodle. Brandy was born with just one eye but that never

caused her a problem. Well, almost never. Marilyn moved into my condo for a month, bringing with
her, her cat, Agatha. Agatha soon realized that Brandy had a vision problem and would hide on
Brandy’s blind side and attack. In spite of the attacks, Brandy and Agatha became best of friends.
When Brandy died, I had no plans to get another dog. But Fate stepped in. A friend’s mother had a
black poodle that she was no longer able to care for. So Marilyn and I adopted Bitsie. Bitsie had to
have been the smartest dog of all time. She traveled with us everywhere, riding on the console of
whichever car we were in. Our neighbors loved Bitsie and there were frequent contests to see who
could take care of her when we were on vacation. We had Bitsie for 7 wonderful years until she
developed kidney disease and we had to let her go.
We had become so attached to Bitsie that we really didn’t want another dog. But Fate stepped in
again. A friend’s neighbor was leaving for Kuwait and needed someone to keep her papillon, King
Charlemagne, for a year. The friend knew how sad we were after Bitsie’s departure and thought
keeping Charlie would be the perfect cure. She was right! Charlie was, and still is, one of a kind – a
beautiful, smart, loving dog. After that year, Charlie’s mother was stationed in Afghanistan for two more
years and we were more than happy to continue keeping Charlie. Most folks thought that, at the end
of three years, Charlie would be our dog but we knew all along that he would return to his mother once
she decided to remain stateside. That finally happened and Charlie and his mother are living happily
together with Charlie’s new sister Queen Isabella.
Beautiful Berri
When Charlie left us, I decided to start
searching the want ads for a black poodle
puppy. After many months, I saw an ad with
three black toy poodles, two boys and a girl. I
immediately called about the puppies, we rode
over to see them, and selected the little girl.
“Little” is putting it mildly – at six weeks, she fit
easily in the palm of my hand. Her owner had
her in a show haircut and our hearts went out to
her right away. We brought her home, showed
her the ropes, and started thinking of a name
for her. We considered Bitsie II, but wanted a
name that fit the puppy’s own personality. She
became a terror chewing on shoe laces and
we almost named her Lacey. But one day, she
was tearing around the house, playing like
crazy, and one of us said “She’s a real pistol.”
Hence, the name Beretta, Berri for short. And
that name stuck!
Berri made a significant contribution to our lot
selection here at Canal Pointe. She was with us
on several trips to look over the area and
inspect lots. One day we were looking at lots 64
and 65 and Berri decided to poop right beside
the “available” sign on lot 65. We took care of
that and continued to look at other lots. Later,
we returned to lots 64 and 65 and, to our
surprise, Berri pooped again beside the sign on
lot 65. We decided that, since she had made a
deposit (or two) on lot 65, we should do the
same. And we did and here we are
homeowners on lot 65 at Canal Pointe!!

Hector Justiniani, our community representative, has provided the following information for
inclusion in our newsletter. We greatly appreciate his support.
1. The Board met on November 1st to
approve the 2013 budget which will
be sent out to all residents next
week. The board had a meeting
(December 8th) to present budget to
owners and ratify the budget.
The main goal as we worked on the
budget was to maintain current dues
at the same level. We were able to
obtain cost reductions in several
areas and added some services
such as security which was not on
the 2012 budget. Dues will remain
unchanged.
2. During the meeting of both Boards,
(Condo and Single Family) Michele
Herbert volunteered to head a
committee to create rules and
regulations that will be focused
toward renters and guests. Irene
Paonessa, rep for the single family
homes along with Michele Herbert
and Bill Krauss would like to extend
an invitation to residents who would
like to participate in the creation of
these rules. The objective is to
reinforce pool rules, trash, parking
etc. Interested residents should
contact Michele Herbert
3. As you might be aware, I just
recently sent an email reminding
residents of trash schedule and
requirement to keep trash totters in
their garage. The community has
grown overtime and so have the
amount of totters and services. While
this had not been enforced in the
past, we must do so now. A couple
of years ago, the majority of week-
end only residents had requested in
the annual meetings that this issue
be resolved by placing a trash
dumpster at the clubhouse. That was
finally approved last year and put
into place. While the association
pays for curb side pickup service, it
must also ensure that it is in the best
interest of maintaining, preserving

and enhancing the appearance of
the community as well as protecting
property values, trash bins are not
left visible. Bins left outside of the
garage do not only deteriorate the
overall quality and appearance of
the community but become a litter
issue when winds blows trash cans
and debris.
Please refer to Second Amendment to
section VIII 8.15 of the declaration which is
on the website and I have quoted for you
below.
“Section 8.15. Garbage/Trash Disposal.
“Unless provided by the Association, each
Owner shall provide garbage and trash
receptacles or similar facilities in
accordance with reasonable standards
established by the Developer or the
Association, which receptacles must be
kept in the Owner’s garage and may only
be placed outside on the designated trash
pick-up day for Owner’s Lot. The Developer
or Association may from time to time adopt
rules and regulations for the sorting of
garbage and trash into separate
receptacles or other handling according to
the nature of the materials or otherwise to
aid in recycling or other processes with
beneficial impact on the environment. No
garbage or trash incinerator shall be
permitted. No burning, burying or other
disposal of garbage or trash on any Lot or
within the Development shall be permitted.
The Developer or Association may from
time to time adopt rules and regulations,
including designation of the persons and
methods, for garbage/trash collections and
disposal, and all Owners shall be bound
thereby. Owners and the Association shall
use professional commercial garbage and
trash removal services.”

“Guardian” is now TPW!

The Newsletter team sent the following
questions to Hector at TPW. Here are those
questions and responses:
Security of clubhouses; unlocked door
leading to pool area during the
summer. Reports of unauthorized
people using the clubhouses during off-
hours (rumors have been going around
as to these reports). The door from the
clubhouses to the pool were intentionally
programed to unlock during clubhouse
open hours. The reason was that you did
not need a key to go onto the deck,
however you did need your key to re-
enter and exit. The door that remains
locked at all times is the front door and
once you are in the clubhouse you can
access pool without a key. If residents
are careful to lock the main door behind
them and not allow piggy backing, it
should not be a problem. The lack of a
pool attendant requires security
awareness by all. The 2013 budget
includes installation of video surveillance
at pool and clubhouse.
Back pool needs lawn service (grass
planting and weed control). Are there
plans to include these services for care
of the clubhouse lawns? Grass planting
has been constantly contemplated. This
of course requires installation of irrigation
system. Unfortunately it is not included in
the budget and Jon has offered to weed
and re-seed area.
Lawns/Lawn care services provided by
homeowner's association; destructions of
lawns by heavy mowing equipment,
spreading disease and weeds from lawn to
lawn (especially where lawn-care weed
control products have not been used).
This is a problem not only at the Grande.
Mowing equipment is heavy and will cause
damage when there is excessive moisture.
Sposato will delay mowing after heavy rain,
however in several instances damage still
occurs. Sposato is very responsive to attend

to these kinds of situations where they will
reseed damaged areas. On the other
hand, when mowing was delayed for a
week, complaints were received that grass
was too high.
Possibility of remodeling club houses to
include kitchenette room for community
gatherings and functions. Would cost
estimates for such improvements help with
the decision to remodel? Remodeling of
the clubhouses would have to be done
through a capital project and not through
the operating budget. A project like this
would entail raising the funds through
special assessments.
Update on Community Security
Services. What are the plans for continuing
the service? I just had a meeting with
security this morning to discuss service. We
are planning to continue using the services
even through the winter. While we had
initially thought of reducing the service in
the winter, that is when most burglaries are
occurring. The 2013 budget includes
services throughout the year. We might
reduce hours in random days in order to
have additional security in the summer. We
will also place into effect a flexible
schedule that will allow presence earlier in
the community as it gets darker much
earlier. We are working on that.
