DESCRIPTION AND SITUATION Berrys have been favoured with instructions to market for sale 57.97 acres (23.46 hectares) of pasture land, wooded areas and a building situated approximately 1 mile north of Llandderfel. The land has direct access onto the public highway. The land is suitable for livestock grazing and is available as a whole or in lots, as required.

THE LAND The land extends to approximately 57.97 acres (23.46 hectares). The land comprises a substantial block of undulating grazing land interspersed with areas of woodland.

BUILDINGS The building is located to the north of the land directly adjacent to the access road to Field 1 and identified as Field 6 on the attached plan.

Livestock Building (13.8m x 10.0m (45’ x 33’)): An open fronted steel framed building, with concrete panel and block

walls and corrugated tin cladding under a tin clad roof. A feed barrier is to one side and doors are on each end.

DIRECTIONS From Y Bala take the A494 towards Corwen and continue for approximately 5 miles. The land adjoins the highway and is denoted by a Berrys for sale board. The land also adjoins the B4402 and is denoted by a Berrys for sale board.

VIEWING The land may be viewed at any reasonable time during daylight hours by prospective purchasers in possession of the sale particulars.

PLANNING The land is sold subject to any development plans, tree preservation orders, Town and Country Planning schedule, restriction or notice which may come into force, subject to any road widening or road improvement schemes, land charges and statutory by-laws, without obligation on the Vendor to specify them.

RIGHTS OF WAY, EASEMENTS & COVENANTS A residential and agricultural right of way will be reserved over the land in favour of Ty Uchaf. Further details are available from the selling agents.

A residential right of way will be reserved over the area coloured pink on the attached plan.

A number of public footpaths cross the land.

Overhead electricity apparatus passes over the land.

The property is sold subject to any wayleaves, public or private rights of way, easements, covenants and all outgoings whether mentioned in these particulars or not.

BOUNDARIES, ROADS & FENCES Field boundaries consist of ditches, hedgerows and walls/fences. The Purchaser shall be taken to have full knowledge of the boundaries and neither the Vendor nor their Agents will be responsible for defining the ownership of the boundaries.

ENVIRONMENTAL STEWARDSHIP SCHEMES We are not aware that the land is subject to any Environmental Stewardship schemes.

SERVICES The land has a natural water supply. Potential purchasers should make their own enquiries as to the availability of services.

METHOD OF SALE The land is being offered for sale by private treaty as a whole or in lots, as required. The Vendor will consider offers for any area of land as required by potential purchasers.

Potential purchasers are required to submit expressions of interest to Berrys by 1pm on Friday 19th June 2015 by com-pleting the form enclosed with these sales particulars. Once the expressions of interest have been received and consid-ered, the selling agents will contact interested parties to arrange for submission of offers.
