2017 Blue River Timber Sale Section 21, T16S, R4E, Lane County, Oregon 27.65 Acre Clearcut
Notice is hereby given that Dorothy L. Behm Family Trust, will receive sealed bids at the office Speer
Hoyt LLC, C/O Tom Hoyt, 975 Oak Street Suite 700, Eugene, OR 97401-3121 until 2 PM, Thursday,
October 12th
, 2017, for the sale of approximately 826 MBF, more or less, of designated timber. This
unit is being offered in the form of a one year Timber Cutting Agreement for a lump-sum payment. The
contract terminates December 31, 2018.
Owner: Dorothy L. Behm Family Trust (Seller)
Location of Sale Area: The sale area is located southeast of Eugene in the southwest quarter of Section
21, Township 21 South, Range 4 East, W.M., Lane County, Oregon. The unit can be accessed from
Eugene via Blue River Drive off Highway 126. Refer to the attached Maps to further define the location
of the sale area and to the attached driving instructions.
Timber Volumes: The timber sale area was cruised by Stuntzner Engineering & Forestry in July 2016
and August 2017. Our estimate of the volume is shown below as well as in more detailed volume reports
attached; however, Seller and Stuntzner Engineering & Forestry, LLC do not guarantee the acreage, the
number of trees located on the land, the volume and board feet, or any other estimate of volume, it being
understood and agreed that the Buyer relies solely upon its own inspection and examination of the
premises and the computation of the purchase price herein.
The sale area was cruised using a variable plot sampling method, sighting trees in/out at DBH using a
33.61 BAF in timber type 4 and a 25.15 BAF in timber type 1, resulting in 46 cruise plots. Timber
volumes are from the Super A.C.E. cruise program. This is a variable log length cruise program that
computes volumes from the cruiser's measurement of tree diameter, form (taper) and merchantable bole
height. Timber volumes are reported in terms of west-side scribner scale. Bole lengths were measured to
a minimum top diameter of 6 inches inside bark, or to 40 percent of the bole diameter at 16 feet,
whichever was greater. The minimum sawlog diameter cruised was 6 inches scaling diameter. The
preferred log length specified for sawlogs was 36 feet with log lengths down to 12 feet being specified for
utilization of the merchantable bole length.
Sorts are as follows for this cruise:
Domestic (DO) – Is an acceptable log for local markets and is the lowest valued sort used for this cruise.
Japan (RS/SS/IS/JGC/SLC) – Are sorts based on Weyerhaeuser export log sort specifications. This is a 9
inch plus scale end diameter sort.
Pulp (UT) – is a fiber log that does not meet the minimum specifications for lumber or veneer log grades.

The following is a summary of the timber volume by species from the Stuntzner timber cruise. In
addition to the summary table below, a Statistic, Species/Sort/Grade, and Stand Table report are attached
to cruise report in the back of this prospectus. Additional cruise information is available upon request;

Bid Opening: Lump sum, sealed bids will be opened at 2:00 PM Thursday, October 12th
, 2017 at
Speer Hoyt LLC, 975 Oak Street Suite 700, Eugene, OR 97401. The Seller reserves the right to waive
any and all irregularities in any bids submitted and to reject any or all bids. Only written bids will be
considered. All bids must be accompanied with a BID DEPOSIT made out for $5,000 to the Seller. The
appropriate attached bid form must be received at this address either by hand delivery, fax (541)485-5168,
parcel delivery, or mail by Bid Opening. If faxing bid, arrangements must be made to receive bid
deposits via money wire transfer, please contact Julia Linebarger-Taylor at (541)485-5151 to make
arrangements.
Each bid shall be a binding offer that shall not be withdrawn after the time of the bid opening. A
minimum acceptable sale price has been established for the timber offered for sale; however, the sale
cannot be awarded until after the Seller has approved the bid. This approval process will be completed by
2:00 P.M. Friday, October 13th
, 2017 at which time confirmation will be given as to the outcome of the
sale and the bid deposits of unsuccessful bidders will be returned. The deposit of the successful bidder
will be retained and applied towards the required performance deposit. Should the high bid at the sale be
below the minimum acceptable sale price, the high bidder will be given the first opportunity to negotiate
with the Seller for the purchase of the Timber. Seller reserves the right to reject any and all bids.
Successful bidder will need to sign Timber Sale Contract prepared by the Seller on or before Thursday,
October 20th
, 2017.
Description: The sale area is approximately 27.65acres to be clearcut. Sale lines are marked with pink
“Timber Harvest Boundary” flagging, “Timber Sale Boundary” tags and blue paint. The Timber Sale Map
shows the location of the boundaries as located on the ground. All trees within the flagged and painted
sale area boundaries are designated for cutting unless they have been marked with blue paint as a reserve
tree. All unmerchantable trees will be cut and treated with other logging slash. The purchaser of this
timber sale will be responsible for meeting or exceeding all Forest Practices Rules and Statutes
requirements.
Length and Payment terms in Timber Sale Contract: The length (Term) of the Timber Sale Contract
will be until December 31st, 2018. Payment in the Timber Sale Contract is cash upon closing.
Acreage: The Blue River Timber Sale combined gross harvest area is 27.65 acres more or less. The
acreage was determined by GPS within the timber stand and LIDAR imagery along the road.
Harvest Taxes: The timber to be sold is classified under the Oregon Small Tract Forest Land Program.
The Buyer shall be responsible for paying the STF severance tax and the State Forest Product Harvest
tax for all timber removed from the sale area.
Insurance: Buyer shall carry comprehensive public liability and property damage insurance, including
loggers broad form property damage, in the amount of $2,000,000 each occurrence, and combined single
limit automobile liability insurance in the amount of $1,000,000 each occurrence, all as more specifically
described in the contract. Buyer shall carry Worker’s Compensation Insurance in accordance with the
Laws of the State of Oregon. Buyer’s insurance shall name the Seller, Stuntzner Engineering & Forestry,
LLC, and U.S. Forest Service as additional insured.
Reforestation and Slash: The Buyer will be responsible for leaving the sale area in a plantable condition
following Buyers harvest operations. This will require the Buyer to pile all landings and slash
concentrations within the unit and/or use whole tree yarding techniques to achieve this condition.
Grubbing and piling will be required for any extreme concentrations of brush. All slash piles will be
burned by Seller. Seller will be responsible for all reforestation of the sale area.
Log Exports: There are no restrictions on log exports placed on the timber by the Seller.
Access, Road Construction and Maintenance: There is access available to the timber sale area from a
combination of Private and Federal government (USFS) haul roads. The haul routes approved by the
Seller are shown on attached Exhibit “D”. The U.S. Forest Service fees are $178.42 plus 21 c.y. of
maintenance rock and operator maintenance. Buyer will be fully responsible for payment of the USFS
road use fee and for compliance with all terms and conditions of the road use permit which is attached as
Exhibit “D” to the contract. Upon termination of log hauling, the Buyer shall put all sale area roads into
an equal or better condition than existed prior to commencement of operations. This work shall include, at
a minimum, grading roads within the sale area.
Boundaries: The Seller has marked the sale unit boundary with fluorescent pink “Timber Harvest
Boundary” flagging, “Timber Sale Boundary” tags and Blue paint. The Buyer shall be responsible for
trespass outside the marked boundaries. The Buyer shall be responsible for the protection of survey
monuments, boundary fences, and/or the replacement of such monuments or fences destroyed by
Buyer’s operations.
Logging: Buyer shall utilize logging methods and equipment that will minimize impact to the sale area.
cable logging is the preferred ground based yarding method. Some shovel yarding may be allowed,
subject to Seller’s approval. It is the intent of the Seller to allow winter time shovel logging on the sale
area as long as the operation of equipment is not causing rutting or excessive soil compaction. Seller
may temporarily suspend operations whenever, in Seller's sole judgment, they would cause excessive
damage to lands, water quality, water quantity or roads because of weather conditions during extreme
wet periods. Buyer will submit a logging plan, subject to Seller’s approval, that will identify the season
of logging, logging systems and equipment to be used, and the location of landings. No harvesting is
permitted until the plan is approved in writing.
Wildlife Trees: Wildlife trees have been left outside of the unit boundary. Buyer will be required to
leave downed logs within the sale area to conform with the Oregon Forest Practices Act.
Fire Precautions and Suppression: During the time that this contract remains in force, Buyer shall
independently make every reasonable effort to prevent and suppress forest fires on sale area and in its
vicinity, and shall require its employees, contractors, and employees of contractors to do likewise. Buyer
shall place its equipment, employees, contractors, and employees of contractors at the disposal of any
authorized Forest Officer for the purpose of fighting forest fires on or near sale area.
Field Representative: The Seller has designated Stuntzner Engineering & Forestry to be their field
representative and sale contract administrator.
Performance Deposit: The required Five Thousand Dollar ($5,000) Bid Deposit will be retained by the
Seller as a performance deposit. Prior to harvesting, Buyer shall increase the performance deposit to an
amount that totals Fifteen Thousand Dollars ($15,000) to be held in escrow by the seller until Buyer has,
to the satisfaction of the Seller, complied with State laws and regulations relating to this sale, including
payment of all Severance and Harvest Taxes, road maintenance requirements and to the reasonable
satisfaction of the Seller, complied with all other provisions of this contract.
Contract: A copy of the proposed Timber Sale Contract is available upon request at Stuntzner
Engineering & Forestry (541) 267-2872. The successful bidder should not expect modification of the
above stated terms in closing of the sale nor during the term of the executed Timber Sale Contract. Your
bid submission is considered confirmation of your understanding and agreement to honor the terms and
conditions stated herein. Questions or problems with that should be communicated for clarification prior
to bid.
It is the Seller’s policy not to record short-term timber agreements. If the successful buyer wishes to
record the timber sale agreement, a recordable Memorandum of Timber Sale Agreement can be prepared
and executed at closing.
Directions to Sale Area
The location map shows the location and approved haul route for the Blue River Timber Sale. Access for
sale inspection is described below. The gate at the Behm residence is unlocked.
From Springfield follow HWY 126 up the McKenzie River about 38 miles to the first Blue River and
McKenzie Schools exit. Turn left on the old McKenzie HWY (Blue River Drive) and drive about 1 mi. to
the Blue River bridge. Turn left on Blue River Road before crossing the bridge. Drive about ½ mi. to a
brown ranch style home on the left that has a rock wall next to the road. About 50’ beyond the home is a
logging road exiting uphill to the left. There is a “farmer” unlocked gate. Drive about ½ mi. to the SE
corner of the timber sale area and about 1 mile the top of the unit. Please keep the gate closed.
Please note that this access will be used only for inspection of the sale. The purchaser will use the USFS
road for haul and all other sale related purposes. The USFS road is gated and arrangements will be made
for purchaser’s access.

Timber Cruise Report
Cruise Objective
The primary objective of this cruise was to establish an inventory of merchantable timber for the
purpose of a lump sum timber sale. Volumes reported in the cruise report are based upon the July,
2016 and August, 2017 cruise dates.
Mapping and Acreage Mapping was done using the PC-GPS forest mapping software in conjunction with 2016 NAIP
aerial ortho- photos. Unit boundaries within the timber were mapped using a Garmin GLO GPS
receiver. Unit boundaries along the road were mapped using LIDAR imagery. Road acres within the
unit were removed based on 15 foot clearing limits. The resulting map can be found attached to this
report.
Timber Descriptions
Type 1 is a 5.21 acre merchantable timber type that is 64% Douglas-fir and 29% western hemlock,
by volume, with the remainder consisting of red alder and bigleaf maple. Timber ages within the
type were predominantly 35 to 55 years old with some older timber present as well. The average
Douglas-fir has a DBH of 17.2. Timber is of good quality and free of major defect.
The current net volume within the type is approximately 19.2 Mbf per acre.
Type 4 is a 22.44 acre merchantable timber type that is 88% Douglas-fir and 10% western hemlock,
by volume, with traces of red alder and bigleaf maple. Timber ages within the type range from 50 to
60 years of age, with scattered residual trees as well. The average Douglas-fir has a DBH of 14.9
inches. Timber is of good quality and free of major defect.
The current net volume within the type is approximately 32.3. Mbf per acre.
Cruise Method
Timber was cruised using a variable radius plot cruise method. Trees were sited at diameter at breast
height (DBH) using a basal area factor (BAF) of 25.15 in type 1 and 33.61 in type 4. Trees were
cruised to a minimum of 8 inches at dbh. Cruise trees had to contain a minimum of a 16 foot log with
a 6 inch scale end diameter.
The timber types were originally cruised in June, 2016. Plots were allocated on a 3.5 chain (231 feet)
square grid, which is roughly equivalent to 1.2 acres per plot. In total, 22 plots were sampled within
the timber sale area. All plots were measured for species, sort and grade. In August, 2017, an
additional 24 plots were allocated on a 3.5 chain square grid with a 1.75 chain offset north and east
from the original plot grid. The additional plots were sampled using the same method as the 2016
cruise. No adjustments were made to the original cruise data to account for growth between the
cruise dates.

Bole lengths were measured to a minimum of 7 inches outside bark or to 40 percent of the bole
diameter at 16 feet, whichever was greater. Logs were graded using Columbia River Bureau
rules. The minimum sawlog diameter cruised was 6 inches scaling diameter. The preferred log
length specified for sawlogs was 36 feet with log lengths down to 12 feet being specified for
utilization of the merchantable bole length.
Defect deductions were made as needed to each log segment with either a length, diameter or
percentage deduction. Most deductions were for sweep, crook, roughness, rot or forks.
