Guidance notes 1. This form must be completed before you make any major improvements to your home
for example
Replacement windows/doors
Alterations to fixtures and fittings of your home including plumbing/heating
Putting up aerials and satellite dishes
Alterations to the layout of your property i.e. taking down a wall inside your flat
If you are not sure whether or not you need permission, please ask us.
On the application form you should give brief details of the work you want to do. You should also include details of how you propose to do it (.such as what materials will be used etc.)
2. Your contractor should be able to give you a specification (the detailed estimate will often be enough) and drawings if needed
3. All plans should show distances of proposed extensions from boundaries and heights of fences/walls

Terms and conditions1. You are responsible for getting any planning permission or building regulation
approval that is needed before starting work.
2. If YHN or Newcastle City Council has to pay any professional costs in relation to structural engineer reports, you will have to pay these costs, even if consent is then refused.
3. Use an approved contractor
4. Any work to gas heating installations or gas service pipework must be carried out by a Gas Safe Registered Engineer.
5. Any replacement windows and doors must be installed by a FENSA registered company
6. You must not start any work until you have received written approval from the Council. This will not be unreasonably denied
7. If and when consent is given, you must make sure that the work is carried out by a competent tradesperson, and to a satisfactory standard
8. If and when consent is given, the work must be carried out within 12 months otherwise another application will be needed
9. Work carried out without approval is a breach of the terms of your lease
10. If you decide to sell your property and you have made improvements which you did not get permission for, your sale might be delayed.
11. If you carry out works without getting permission or if you carry out the works after permission is refused, we can put the property back to its original condition and charge you for doing this
